Absolutely not concerning, and completely irrelevant to the tower construction, though maybe not completely irrelevant to the memorial. It might be nice if there was some link to the memorial, just some sort of opportunity to clarify for those visiting the memorial that 9/11 was carried out by violent extremists who are way outside the mainstream of Islam, just like those who go around bombing abortion clinics are way outside the mainstream of Christianity. It's probably better to start a thread in CE for that discussion though because it is clearly unrelated to tower construction.

Regardless of how the communications ring comes out, from street level it will be perhaps the tower's least visible element, and on the skyline level the details of the ring would be hard to discern anyway, so even if they make it as utilitarian as it gets, it will not have too much impact on the tower's look except for postcard shots and other closeups of the top.

You really get a sense of how huge the construction site is in that video clip. I don't think Manhattan has seen a construction zone this big since the days of Robert Moses.

And, aside from militaty installations, it's never seen a construction site this secure and quality-controlled. They are combining quantity and quality, both of unheard-of levels for the city, and physical/legal complexity of the site perhaps unparalleled anywhere in the world (Asian megaconstruction sites tend to be bankrolled and built by a much simpler, straightforward developer/legal system), and some people still wonder why everything is taking so long.

I just hope we see the difference when it's all done, and it really is quality construction. A lot of stuff going on around the world right now (outside of the Burji Dubai) is really not that great on a number of terms. Their construction has been messy and quick, the design somewhat lame. I somehow feel the Freedom Tower will be better than most of them when everything is done, hopefully I'm right.

Ward on 1 WTC: Would be ‘Pleased’ With $60 Rent

By Eliot Brown
May 31, 2010

Port Authority executive director Chris Ward apparently scheduled a few media interviews to run here during his European marketing trip for One World Trade Center (The Freedom Tower). In a Reuters story from over the weekend, Mr. Ward talked numbers on rents for the tower.

From the story:

"We'd be pleased in this market to start off with a $60 square foot rent, but if someone wanted to talk about a million square foot deal, we're open for business," said Ward.

"If someone wants daily access to that view from the top on the 88th floor, we'd hope to talk rents of $100 and upwards for that really valuable space," he said.

That's significantly lower than the $80 per square foot deal the agency struck with Beijing Vantone last year. Then again, perhaps Vantone had to pay a premium for its lack of a strong New York track record. The company had been involved with two prior New York leasing deals that had fallen through.

The calculus for pricing rents in the building is a bit different than the typical new office tower. At $3.2 billion for 2.6 million square feet of space, it is perhaps the world's most expensive major office tower and is not expected to make money in the short- or mid-term for the agency. (History repeats itself: the original World Trade Center towers, which were also built by the Port Authority and propped up by government tenants, were a huge drain on the agency's balance sheet for years).

While the Port Authority surely wants to be mindful about its losses, one would imagine that whoever is running the agency over the next few years will face political pressure to get it leased up, presumably leading to lower rents than comparable buildings in private hands. After all, an empty, money-losing, government-built tower is far more of a political liability than a full, money-losing, government-built tower.

The agency is also planning to bring on one of two private developers--Stephen Ross or Douglas Durst--to be the new public face of the tower. While the agency has said each is planning to invest about $100 million for a stake of the tower, it has not disclosed the details of how the winning developer would get a return on his money, making it impossible to evaluate how the deal will impact the agency financially.

By 2012 it will be topped out at 541m / 1,776ft. No doubt.

Let's open. That would be a nice treat!

Compared to the progress we saw earlier with this tower, it's going at a good pace. Glad to see it moving upward.

The concrete is only 1,500 to 1,600psi? I'd expect it to be much stiffer than that. Anybody know?

Indeed. Cheap, basic concrete used for sidewalks and driveways is usually at least 3000psi. Thus, the concrete being used in 1WTC is 5-6 times stronger than a sidewalk.

:previous: Yeah and over 60000 cubic yards of that concrete has already been poured, which is as much that was used at ESB.

New hotel offers up-close views of ground zero
Updated at 05:38 PM today

AP Eyewitness News

NEW YORK -- At rates from $199 a night, guests at the new World Center Hotel can get as close to the hive of activity that is ground zero as it's possible to get without a hard hat.

The 169-room hotel just south of the World Trade Center site celebrated its grand opening Wednesday and Mayor Michael Bloomberg proclaimed World Center Hotel Day. But in what hotel executives call a soft opening, guests have been staying there for months as construction was completed floor by floor.

Deena Mendlowitz, an improv performer from Cleveland, said after checking out that it was "phenomenal" to see the rebuilding firsthand.

Mendlowitz said she visited New York in 2002 and the trade center site was depressing then, just a year after the Sept. 11 terrorist attacks.

"It's more hopeful now," she said. "It seems like they're reaching the next phase, which is great."

Some of the hotel's rooms have floor-to-ceiling windows that overlook the trade center site or the former Deutsche Bank building, which was irreparably contaminated when the twin towers were destroyed and is being dismantled. The 20th-floor restaurant terrace is just about level with the formerly 40-story Deutsche Bank tower.

The hotel's Web site advertises its proximity to the trade center rebuilding process and to the financial industry. Some rooms have been made into corporate apartments for extended stays.

"People choose to be here for a number of different reasons," said Cheryl Palmer, vice president of Club Quarters Inc., the company that's opening the hotel.

She added, "There are people who want to come and view the site. People do appreciate the opportunity to be as close as they are to the rebuilding."

yay. they are almost finished with the steel floor of the 26th floor and now they are starting to build the inner steel core for floors 27 and 28.

so once the 28 floor is complete how tall will the tower be?

:previous:okay let me do the math if the base consists of 20 floors at 211 feet and each office floor is 4 meters then at the 28th floor the tower will be 316 feet

Where in the world did you get 211 Feet from? The Base alone is just 187 feet or 186.8 feet to be accurate. Each office floor is 13.4 Feet. To the top of the 20th floor just do 13.4 X 8 Office Floors, which comes out to about 107.2 feet. Then add the base 186.8 + 107.2 Feet = 294 Feet. When we hit the 30th Floor we'll be over 300 feet, about 321 feet so we're getting there.

wow so when the 28 floor is complete the tower will be about a 1/4 of the height of the Empire State Building.

Looks like the 26th floor is decked out and the cranes have jumped as have the work platforms. The core cement is up to the underside of the 6th floor, I would be shocked if they did not go ahead with the steel erection this coming week.
