The symbolic centerpiece of the effort to rebuild ground zero, a 408-foot spire that brings the Freedom Tower to its projected height of 1,776 feet, could be jeopardized by a new technology emerging as an alternative to the broadcast antenna planned for the inside of the spire.

Some members of the Metropolitan Television Alliance, a collection of 11 broadcasters that has said it intends to use antennae installed on top of the Freedom Tower, have already been using multiple, low-power transmitters placed closer to street level, in lieu of a tall, single antenna.

...A developer who runs the Empire State Building and who is a critic of the Freedom Tower plans, Anthony Malkin, said if broadcasters aren't planning to use the antenna, it shouldn't be built.

"Common sense would say that it doesn't make a lot sense to build something for which the known user set is not prepared to make a commitment," Mr. Malkin said in an interview.

The Port Authority could decide to build the spire to its planned height for purely symbolic reasons, or it could find another marketable use for the spire.

A deal to broadcast 11 stations from atop the planned Freedom Tower has fallen apart, seemingly bringing to a close years of negotiations. According to multiple people familiar with discussions, the Metropolitan Television Alliance, a consortium of local television stations, last month informed the Port Authority that it would not be proceeding with a deal for its members to broadcast from an antenna atop the 102-story tower at the World Trade Center site.

The collapse of the deal further strains the finances of the Port Authority at the Lower Manhattan site, as a basic agreement struck with the MTVA in 2003 called for an annual rent of about $10 million, on top of a $20 million payment to build the antenna. The Port Authority owns the site and is building the Skidmore Owings & Merrill-designed Freedom Tower, known officially as 1 World Trade Center.

The agency is now considering whether to build a less costly antenna—the price was north of $20 million—with the hopes of striking a new deal later on, or to build a spire that has an aesthetic function alone. Antenna deal or not, the agency still plans for a spire atop the $3.1 billion tower to bring the building to its symbolic height of 1,776 feet.

“This continues to be part of the design,” Stephen Sigmund, a Port Authority spokesman, said of the 408-foot spire.

...Since, technological changes in the industry—including a switch from analog to digital broadcasting—have lessened the need for a new major antenna in Lower Manhattan. Already, there are two buildings where owners say they can accommodate all the television broadcasters in the city on their antennas: Wien & Malkin’s Empire State Building and the Durst Organization’s 4 Times Square.

“We’ve got a tremendously robust system,” said Tony Malkin, president of Wien & Malkin. “Every single broadcaster will be supported.”

“We are open and ready for business—plug and play,” said Jordan Barowitz, a Durst spokesman.

Still, the MTVA’s president, Saul Shapiro, said that there are technical benefits of having an antenna at the World Trade Center, and the group is still in talks with the Port Authority for a deal of some sort. “We have not ruled out going to the Freedom Tower,” he said, declining to comment on specifics about the discussions.

As always, Malkin is looking out for the Empire State, but now Durst is on at the Freedom Tower, so I expect some deal to be made.

Im shure the core construction takes into account the weight of a 400 ton spire. This spire is not being built with the primary purpose of broadcasting like other masts have been before it. But they shure have room inside the spire for it. Is 102 the last floor before the roof?

Variations of the spire/ring we've seen....

So, I thought the three communications rings were meant to handle all the broadcasting/relay needs of the tower.

With three levels dedicated to that purpose, why was putting antennae in the spire even necessary?

I'm not a broadcast engineer....Am I missing something?

^The rings are filled with directional antennas. You literally have to point the dish at where you want to broadcast. The spire contains omni-directional antennas, which as the name suggests, broadcasts in all directions simultaneously.

It's also higher, which for TV broadcasts is always better.

Anyways, this was a quick shot of NY in the movie "Click" with Adam Sandler.

Another good one is "Babylon AD" starring Vin Diesel. It's a passable tune-in/brain off action flick, but they showcase the new WTC better than any movie probably will until the thing is finished. Fun part of that movie is that the villain's HQ is in the tip of Two World Trade.

i see a major flaw in this pic. the tilt part of the roof of tower 2 is pointing in the direction of tower 1 v2, instead it should be the other way around.

I thought it was a good movie, though the ending sucked. There was an image of a completed WTC in a Spiderman comic book that I meant to post, but never scanned. (There was also an image of a "Freedom of Information Tower" that was a take on the Freedom Tower).

This is my first post, be gentle. :)

I have a couple of questions. It occurs to me that 2 key milestones are coming up soon for WTC1:

1) surpassing WTC7 and WFC to become the tallest building in the area, and
2) reaching the "octagon" cross section - you know what I mean? - the slices off the corners are getting bigger and bigger as it gets taller, and there is a specific floor where the corner slice will be exactly the same length as the side faces, so the horizontal cross-section will be a perfect octagon.

Would anybody care to hazard a guess as to when these 2 milestones will be reached? NYguy? Also, which will happen first?

Ground Zero Landlords Say High-Tech Demand Means No Office Glut

Rising demand for high-tech, modern spaces will prevent an office glut in downtown Manhattan as new towers rise at the site of the former World Trade Center, three landlords in the area said.

The bulk of the demand at the site of the Sept. 11, 2001, terrorist attacks will come from tenants now working in Midtown as they outgrow their space there and seek more technologically and environmentally advanced buildings, the office owners said at the Real Estate Briefing hosted by Bloomberg in New York today.

“People will very much want to be here because it will be the only game in town,” said Larry A. Silverstein, chief executive officer of Silverstein Properties Inc.

The two buildings ...at Ground Zero will add 4.4 million square feet (409,000 square meters) of office space to the downtown market, where the vacancy rate in the third quarter was at a six-year high of 12.1 percent, according to Cushman & Wakefield Inc. Were 1 and 4 World Trade to be delivered empty, that would push the rate to more than 16 percent, according to Kenneth McCarthy, head of New York-area research for Cushman.

Renters will pay a premium for new offices and the glamour of being in the city’s newest office neighborhood, Silverstein said.

“We’ll be seeing most of the tenants coming from Midtown to Downtown,” he said.

Brookfield Renovations

Expected demand has pushed Brookfield Office Properties, the owner of the World Financial Center, to invest “hundreds of millions of dollars” renovating and upgrading the complex, Ric Clark, president of the New York-based real estate investment trust, said during today’s panel discussion.

Since 2005, some 235 tenants have moved from midtown to downtown and collectively leased 5 million square feet, Clark said. The new tenants are a mix of technology firms, professional services, media companies and non-profits, rather than being from the financial services industry that dominated the area’s leasing before Sept. 11, he said.

“There’s been a great diversification of the mix in lower Manhattan,” Clark said. The addition of new space across West Street at Ground Zero is not a problem, he said. “It’s an opportunity.”

Bank of America

Bank of America Corp. has leases expiring in 2013 on 4.6 million square feet of space at Brookfield’s World Financial Center. The Charlotte, North Carolina-based lender inherited that space when it bought Merrill Lynch & Co., which had its headquarters at the property. Bank of America has told Brookfield it plans to “maintain a presence” at the financial center, Clark said in February.

Delays in completing the former Freedom Tower may have made it more commercially viable, said Douglas Durst, chairman of the Durst Organization Inc., which has agreed to take at least a $100 million cash equity stake in 1 World Trade.

With the bulk of the building ready for tenants in 2013, years behind the original plans, demand for new space will be higher, Durst said. He said he is planning to hold the top floors of the 1,776-foot (541-meter) tower off the market until at least 2015, in part to allow demand to recover and rents to rise.

‘Definitely Make Money’

“The building will definitely make money,” Durst said at the conference. “It’s not going to make the level of return that a typical investor would seek from the building.”

Durst said plans to lease a large block of space at 1 World Trade to the state of New York may not go through, with the state’s budget in disarray and cheaper space potentially available elsewhere.

With about 400 million square feet of office space in New York, and the bulk of it more than 50 years old, demand for new, high-tech space won’t ease, Silverstein said. Tenants have shown a preference for buildings that meet stricter energy-efficiency standards and are wired to use the latest technology.

“There are so many tenants out there with a need to be on the cusp of technology, and you can only get that in a new building,” he said.

Conde Nast is negotiating final details of a lease of as much as 1 million square feet at 1 World Trade. The closely held company, the publisher of Vogue and The New Yorker magazines, has its current headquarters at Durst’s 4 Times Square tower in Midtown.

Two more buildings are planned at the Ground Zero site, with an additional 4.4 million square feet of space. Construction of the foundations of those properties, known as 2 and 3 World Trade Center, has begun. No completion dates have been set pending additional financing.

You can forgive someone for thinking the view was from New Jersey when the rising sun is right behind the towers. Apparently in this comic book world the sun rises in the south sometimes.

I think the view is actually from "anime make believe land". And I thought "Hot Jersey chick" kinda had a better ring to it than "Hot TriBeCa chick"

Am I the only one who thinks that it would look better if the base was just a solid cube. The croppings in the corners create the illusion that it's tapered in the opposite direction than the rest of it if that makes sense and that bugs me for reason.

I am not even joking when I say that that is EXACTLY what made me think the entire building tapers, before there was a big disussion over it on this thread.

I think that's part of the charm of the building. Don't confuse it with the straightforward boxiness of the original towers. The tapered effect, combined with the spire
makes this the perfect skyline skyscraper.

I never see anyone capturing the process of the raising of the blue netting around the top. I would think that there must be a picture somewhere of the netting half raised and half still below the uppermost columns, but the newest pics either show columns exposed or completely covered. Is the netting raised in the dark of night?

That last picture from NYguy taken from the north showing 1WTC just beginning to poke up is by and all the most powerful shot in my eyes. It just goes to show how much progress has been made and the huge void is yet to be filled!!! :D

Yeh 4D Cityscape is awesome. I bought the New York City 4D Puzzle back last November. I bought mine online but I saw one of those in a gift shop around the World Trade Center Area, it was right in the window on display. Freedom Tower looks awesome in that model. The Twin Towers also look good in the model, it's the past, present, and future all in one model.

WTC1 sure is coming along! Wow.... What's that Crane on the side for? kinda odd.. they even built a temp support for it and everything...
Any ideas what its for? Offloading or for that street?

BTW: Looks like they added some water to the south tower's footprint fountain--doing a leak test? Coming along so well.
Also got that one building down almost as well. I thought they would NEVER get that deconstructed. :)

1WTC looks to be about right, but WTC 4 seems a bit small given it should have about 40-60 stories, right? The window spacing doesn't seem to match up, but perhaps that's just me :)

WTC 4 is squat in the rendition. I think it would actually be off the photo. Look at the older buildings in the foreground. They are about 15 floors, and probably have lower floor to floor heights than what the new buildings will have. Using those as a reference, you can clearly see WTC 4 will be taller.

Still a very cool photo.

Ok, maybe not WAY out of scale, but it's discernibly off. WTC1 is only about two times taller than WTC7 minus the spire in most renderings. This picture adds about 100 more feet to the height of the building itself, and I don't think that's simply parallax...

STR, could you please show us a view of the WTC complex from the future WTC5/old Deutsche Bank site?

Ehh...I'm afraid I'd have to go with "a bit" for T1, but "WAY" for T4. While it's hard to exactly duplicate angle and field of view, after messing around for an hour (10 minutes of playing around with angles, 50 tweaking the glass, which I'm still not happy with because I'm anal like that) this is the best recreation I could come up with.

The shot was taken from the NW corner of the roof of the building behind Site 5. Roughly 190-200 feet above the street. The shooter had a wide angle lens, 16 or 24mm equivalent. As such, perspective is really messed up for anything outside the center of focus (which was the ground, therefore the taller you get the greater the distortion).

STR, you're the man (or woman?) You're both right, I thought about the lens effect later on and realized that it had introduced a good deal of distortion into the image. In any case, I'm actually glad that it dominates WTC7 so profoundly...this is a good thing!

The building, also known as Freedom Tower, is currently under construction at the new World Trade Center complex in lower Manhattan. The glass was selected specifically by the tower’s design and engineering teams for its thickness and clarity. It will be the signature element in a 185 feet-tall podium glass wall that will incorporate more than 2,000 pieces of prismatic glass and welded aluminum screens. When completed in 2013, One World Trade Center will reach 102 stories and 1,776 feet, making it the tallest building in the United States.

Well folks from what I see on Earthcam they are removing the safety netting off of where the fire proofing was done which could possibly mean there almost ready to put cladding up soon.

It says the glass will be the signature element in the podium, but that glass sure as hell doesn't look like the prismatic glass that we've been told about for years and that we can see in the renderings. It just looks like ordinary glass.

Don't be surprised if they put up some curtain wall sections tonight while the steel crew is asleep. It is common for the tower cranes on a building to work the structure during the day and everything else at night.

Can somebody please explain the objects circled in the photo below (i.e. purpose). Thank you.
Also, there are some white markers placed on 1 WTC and I don't if they are meant to keep the glass properly positioned. If someone can clarify that would be great. Thanks.
