They are old pier boards. When a pier is no longer in use they allow it to decay, and that is when it would revert to that state.

You know, I've never understood why they still have those log posts in the water like that.. Why not dig them up and get rid of them if they aren't in use?

That area is zoned for highrise development, and there are proposals for considerably higher towers on some of the underbuilt sites.

And I certainly wouldn't call it an eyesore. IMO, it's one of the best looking buildings in its immediate neighborhood.

And why is it "out of place"? Because it's taller? So the WTC is "out of place"? ESB is "out of place"?

if those proposals ever start to go thru Manhattan will someday kinda have 3 skylines, the midtown rise, the new emerging soho rise then to downtown's rise........imagine that? and i agree, i think it's a good looking building

Personally I believe they should demolish all the small buildings and build supertall skyscrapers. I'm sure your 50 year old apartment can go and you can move into a nice more luxurious and modern place 60 stories high. It makes our skyline look way better and they are pleasant to look at.

...in the past few months, the Durst Organization has reportedly begun trying to lure broadcaster back to Ground Zero, to 1 World Trade Center (formerly known as the Freedom Tower). The first skyscraper to rise from the 9/11 rubble, 1 World Trade will top out in 2013 at a symbolic 1,776 feet. Today, steel for the building has risen to the 78th floor. Durst is well known to New York broadcasters. Among its other considerable real estate holdings is 4 Times Square, which is currently the third tallest structure in the city and whose 1,143 feet includes a 300-foot broadcast tower, mostly for FM stations.

"There has been talk of that, but I have not seen [a firm proposal] yet," says MTVA President Saul Shapiro. "They are trying to make the numbers work."

...One happy consequence of the 2003 deal, Shapiro noted, is that 1 World Trade was designed to support broadcast transmission facilities. In fact, he said, the MTVA owns a fuel tank for back-up generators in the building below ground.

...Shapiro said that Durst may have a tough time prying broadcasters off of Empire. The broadcasters are doing fine on Empire, although some would like to improve service by filling holes in their coverage, he says. It's not "mission critical" for any to move to another site.

No, I don't live in the Hudson Square neighborhood. Does this mean I don't have a right to my opinion? I can't comment on the Notre Dame Cathedral unless I live in the bell tower?

From a zoning perspective, the meaning of "underbuilt" is simply "built under Floor Area Ratio". There is no value judgment in the term.

No one here cares where you live, and no one has stated they want to replace your building with "more huge condos". Considering that Trump Soho isn't a condo, and that your neighborhood generally doesn't allow residential in most parts, that's basically a non-sequitur.

But if you want my opinion, yes, I would obviously prefer more highrises in Hudson Square as opposed to dumpy tenements. Higher density is preferable for environmental, land use, and taxation purposes. If you prefer lowrise neighborhoods, 90% of NYC is lowrise, so you have your pick of the city.

Um, you claimed you live in Hudson Square, but then you lie and call it "residential" and "quiet".

Residential uses are illegal in virtually 100% of Hudson Square. The neighborhood is overwhelmingly commercial, with huge (though usually not particularly tall) office buildings.

And Hudson Square is one of the loudest neighborhoods in the city, with proximity to the Holland Tunnel. West Street, Hudson Street, Varick Street, and 6th Avenues are all giant traffic arteries through the area.

That Trump building is an ugly piece of shit, and my neighborhood is NOT a construction zone. We don't need nor desire these buildings.

This is a value judgement, nothing more. I'm sure plenty of folks would say that your rundown tenement is an "ugly piece of shit". Who cares what they think?

And you personally don't determine zoning. Are you claiming that the city should be zoned exactly as you please, without consideration for anyone else?

A report released Thursday by the Alliance for Downtown New York finds the population of Lower Manhattan has more than doubled since the September 11th attacks, and the neighborhood is now one of the city's fastest growing residential and commercial areas. NY1's Bobby Cuza filed the following report.

After the attacks at the World Trade Center site, many believed Lower Manhattan would never recover and almost no one foresaw the neighborhood's resurgence.

The September 11th terrorist attacks on the World Trade Center not only claimed 3,000 lives but also drove away 65,000 jobs and more than 20,000 residents.

Ten years later, after more than $30 billion in public and private investment, the neighborhood has not just recovered, but a new report released by the Alliance for Downtown New York has found the area is booming.

“It was once a place that had an uncertain future, and today it’s a place that 56,000 people call home. Over 300,000 people work here and do business. Nine million people every year visit. It’s really had a huge comeback,” says Stephanie Jennings of the Alliance for Downtown New York.

The 56,000 residents living south of Chambers Street means the population has more than doubled since September 11th.

Downtown Manhattan is home to 8,428 companies -- 130 more businesses than in 2001 -- and the commercial vacancy rate of 9.7 percent is the fourth-lowest in the country.

The report's data shows a wide range of companies has moved here, from law firms to nonprofits.

“We’ve also seen a lot of media companies, especially in the last year, like BMI, the [New York] Daily News, American Media and some smaller companies too,” says Jennings.

The big catch is publishing giant Conde Nast, which signed on as anchor tenant in One World Trade Center. Those in the business of leasing office space say it is a new day Downtown.

“If you look 10 or 15 years ago, Downtown was largely financial services and government. That’s begun to change," says Kenneth McCarthy of Cushman & Wakefield, Inc. "Now we see a lot of different kinds of tenants.”

Downtown Manhattan is also now home to 18 hotels, triple the number a decade ago, with seven more in the pipeline. It also has the city’s tallest apartment building, designed by Frank Gehry.

While the total number of workers is 4 percent lower than 10 years ago, that is expected to change as the World Trade Center towers fill up. The fully completed World Trade Center will add almost nine million square feet of office space, again making Lower Manhattan the country’s third-largest central business district.

Next month, the National September 11th Memorial will open and it is expected to attract as many as five million annual visitors.

I went to the site & I took some pictures & videos the next day of the action taking place. I am very happy right now that I caught history in the making. Since I never posted this video on youtube that I took 2 years ago, I decided today that I was going to do a little special video like this on some "1WTC Freedom Tower History".
I am very happy about the GREAT PROGRESS that this tower has made in the past 2 years & I am VERY PROUD of ALL the workers who are involved in building this Great New Tower of the New WTC! I really can't wait for next year (or the year after) on this day to do a video like this on the finished look of the tower. :tup

Timmy Vassilakis is not just another hard hat. And in a city where success is so often measured vertically, this project is personal.

Vassilakis was a lowly apprentice for a heating and air-conditioning company on the 106th floor of the south tower of the World Trade Center on Sept. 11, 2001, assigned to fetch coffee for his co-workers on an idyllic morning much like Thursday.

He got out.

But when so many others vowed never to return to this chasm in Lower Manhattan, Vassilakis couldn't seem to stay away, installing pipes in what will eventually be the tallest building in the nation -- the Freedom Tower.

Last dozen or so pictures were all spectacularrrrr. Wanted to thank everyone for posting those!

My friends who are not interested in skyscrapers, or at least as much as I am, have started to take notice of WTC 1 and all agree this thing is gorgeous. If anyone has any doubts about the quality of the glass, even after all these incredible photos, the cladding is perfect. This building is going to be sublime.

That's the problem dude, some Flickr users post their pics some weeks (or even months) later than the picture's real date and a few of them don't even care to add the real date to the information. So when we do an advanced search, these shots appear like if they where taken recently. I'll be more careful :tup:

Some extracts of the article, really interesting thoughts from the architect:

Childs "hated" the design of the old World Trade Centre by Minoru Yamasaki. As a Yale architecture graduate, he says, "we'd march against skyscrapers like that, we felt they were destroying cities. . . it was cold, mean and awful. It didn't work."
The towers had two attractions, Childs concedes: they played off one another and their corners reflected light, "but they were not interactive with the pedestrian and were a touchstone of what not to do with urban design". They became a symbol of the city, "but they were only really loved after they were destroyed".
...
Childs hopes 1WTC will "restore the vibrancy to downtown". Elements of the old city grid have returned and there are no raised plazas, "so the pedestrian is engaged by the buildings at street level". Childs also asked that other architects design the other buildings: Norman Foster is building 2WTC, Richard Rogers the third building, and Fumihiko Maki the fourth.

If there's a fire, fresh air will be channelled into stairwells, which will be wide enough to allow emergency services "full" access while people are descending, and in an emergency the service lifts will take firefighters to just below the source.

It's not a problem. As long as the pictures are of the Freedom Tower, it's no big issue if the photo was from yesterday, or two days ago, people can post. Some photos will show more details than others or different views, so we're not restricted by date. If you strictly want to see the "as of now" status, there's always the webcams.

The Bank of America tower is 1,200 ft tall. They are speculating the WTC be at 1,126 ft by September 11, 2011 if I am not mistaken. So I say late December - Early January.

I'm guessing that tarp might be needed for temporary weather shiedling until the cladding situation is straightened out. You probably don't need the mechanical stuff open to the weather.

The black tarp is to protect the workers that are working on those floors, and to protect the floors from the environment. What is going on behind the black tarp isn't really hard to figure out. Just like on the videos for the construction of the original Twin Towers there is concrete work going on in there. You can see they remove the tarp once the concrete dries by looking at the areas were the tarp used to be. From there on out they just wait for the glass to make its way up there.

I believe he was referring to the black netting that started on the Southeast corner of the base floors 6-19 and has spread over the last few weeks to cover almost the whole South side as well. It even has its own external staircase near the Southeast corner.

Some have said it is protection for the workers preparing for the base cladding. I find this difficult to believe. It seems like a lot of work and resources for something they had so far done just with a swing stage. Up until they realized the prismatic glass wouldn't work, they had used workers on a swing stage through crappy weather to weld on all the white support brackets for the prismatic glass. Now suddenly they require all that scaffolding and netting? I think not.

This is may be partially for that reason but there is more to its use then we seem to know.
