After all these years we've seen some great skyscrapers, but the ESB STILL stands out. It's just perfect.

It helps that it's in the perfect location.

There are really already 4 with the rise of Jersey and Brooklyn's downtowns. I just hope the Hudson yards/west side developments end up as magnificent as in the renders and they dont die a death of a thousand cuts from height reductions, design changes and stalled projects. We have already seen a bit of that.

It probably won't remain that way for long when the Penn Station area gets redeveloped, Hudson Yards will then be absorbed into Midtown.

The inside still has to be prepared before the whole building can open to tenants. It should all be done and over with this year or the beginning of next year at the very latest.

One World Trade Center: Up New York's 'Freedom Tower'
Katherine Rushton travels up the tallest building in the Western hemisphere as it prepares to open its doors

.....The first tenants have now started to move into their offices. The mirrored, cubist edifice is expected to open later this year, finally restoring to the public a part of the city that has been out of bounds since 9/11.

“It’s a huge step — it’s no longer ground zero, it’s the World Trade Center now,” said Douglas Durst, whose company, the Durst Organization, has bought a stake in the building from the Port Authority of New York and New Jersey.

“It’s been surrounded for 12 years by barricades, inaccessible. This is going to make a dramatic difference.”

Around 55pc of the building has been let so far, to tenants including Conde Nast, the publisher of magazines such as Vogue and Wired and Vantone Industrial, the Chinese property group.

Talks with finance and media companies are still ongoing, and Durst estimates it will reach around 70pc occupancy by the time the building opens.

There are delicate nods to the Twin Towers throughout the building. In the cavernous entrance hall, the walls are lined with white marble slabs from the same quarry used to decorate the first World Trade Center.

I know that 1WTC incorporates a thick concrete blast wall around it's steel core, but does the concrete function as part of the core or is it solely to protect the structural steel?

On some renderings I can see that the concrete core of 1WTC becomes thinner in the upper quarter of the tower (because of the smaller floor area, too)

But on some other renderings it seems like the concrete core keeps the same thick from the base to the rooftop...

I'd be very thankful if someone could tell me which one is right...

It's mostly there to protect the steel. It does give some added strength to the core though, but it mostly protects it!

On some renderings I can see that the concrete core of 1WTC becomes thinner in the upper quarter of the tower (because of the smaller floor area, too)

But on some other renderings it seems like the concrete core keeps the same thick from the base to the rooftop...

The core of the building does get a bit smaller as it gets to the top. This is due to the building's rotation. You can think of it like this. The Twin Towers were perfect boxes except for their corners. This meant that the building's core were perfect boxes. Yes there were elevators, but it was mostly the same dimensions all the way to the top.

There is a big difference in One World Trade Center. It starts off as a square like the Twin Towers, but as it starts going up the sides of One World Trade Center tapers. This means that the top of the building is a square rotated 45 degrees. Due to this uniqueness the core also gets a bit thinner as it goes to the top to compensate for this rotation.

I have a question.

I know that 1WTC incorporates a thick concrete blast wall around it's steel core, but does the concrete function as part of the core or is it solely to protect the structural steel?

The blast wall is unrelated to to the core and has nothing to do with the building's structural strength. You wouldn't use a wall made to take a bomb to hold up the building. That wall is pretty much an independent structure with some non critical parts of the building connected to it. That wall mostly protects the people in parts of the lobby and hopefully keeps the elevators operational. The decision to include it was more political than engineering based.
And the building doesn't have a steel core. It's a concrete core with structural steel for reinforcement.

High-tech LEDs turning NYC skyline into a lightshow

http://thenypost.files.wordpress.com/2014/01/skyline.jpg?w=720&h=480&crop=1

By Lois Weiss
January 15, 2014

The city’s skyline is becoming a rainbow of dancing colors as more tall towers add programmable LEDs to their tops and antennas. What was once stagnant and mostly white or a primary color is now alive with tints and effects heretofore only seen on the Broadway stage.

Soon the nightly dance led by the Empire State Building will include the top of One World Trade Center, where the hues and swirling lights may be coordinated with those enlivening 4 Times Square and One Bryant Park — all owned in full or in part by the Durst Organization.

A spokesman for Durst declined to discuss their plans for turning on the spire lights at 1 WTC, but the company and co-owner, the Port Authority, have been testing them in the middle of some nights.

The Durst building LEDs are being programmed by Douglas Durst’s son-in-law Mark Domino, and can be controlled from his Android phone. “I’m very pleased with the spires on 4 Times Square and One Bryant Park,” said Durst last year.

Once 1 WTC’s 1,776-foot-high spire lights are added to the skyline, its nighttime silhouette will appear even taller than during the day, just as the Empire State Building’s full antenna lights make a dramatic difference, showing off its full height of 1,454 feet.

It wasn’t so long ago that the Empire’s three tiers of lights were changed by “a bunch of men changing gels,” and if a bulb burned out, there was a black void on the side of the building.

When owner Anthony Malkin, Chairman and CEO of the Empire State Realty Trust, traveled to Hong Kong and Shanghai nearly a decade ago, he recalled the “lights were truly amazing” even though he felt the skyline itself was not distinctive.

.....“I was walking down the street on one of the nights before Christmas,” Malkin recalled. “The people in the street were cheering at something, and I turned and looked, and it was at my building. And they weren’t even listening to the music.”

Nevertheless, Malkin considers having the lights synched to music on the Clear Channel stations as “crucial.”

Malkin also confided the Empire State Building will have a “star role” during Super Bowl week next month, but declined to share more.

“I love working with Marc; he is so smart and fun,” Malkin added. “The shows are getting better and we are getting better and better at doing them. For me, the skyline of New York is becoming more alive and we have caused everybody else to step up their game.”

Dear Durst Organization: It’s time to bring it on.

From 1:48 to 1:59 of that second video, what's with the sheetrock walls built in front of the windows? Why would the block the unobstructed panorama views?

NYGuy,

You said that 111w would "supposedly" rise. Is there some doubt as to whether it will or not?

I hope that's not the final podium lighting cause that's awful. The renderings showed something much nicer.

When is this one expected to be occupied? The PATH trains are at capacity during rush hour, so it will be interesting to see how they cope with another 20,000 new workers in lower Manhattan.

Previously, 26% of the workers in the old World Trade Center commuted from New Jersey by PATH.

It's currently just over half occupied. Some of the tenants include:

Conde Nast
US Army Corp of Engineers
US Customs
Border Protection
Federal General Services Administration
China's Beijing Vantone

Of the tenants in the original 1 WTC, what percentage will be back in the new one?

None. All the former tenants in the original World Trade Center are either in A) Midtown, or B) Left the City. They probably won't be moving back since they get lower rents at their new locations, have new buildings (Bank of America Tower.), or their rents in the buildings they are occupying now won't expire until 2022. Don't forget that the new World Trade Center is competing with the Hudson Yards, Manhattan West, and other new office complexes that are under construction in, or around the city. Not even the broadcast companies would move into the new World Trade Center yet since their lease won't expire for another ten years which again is 2022!!!!!!!!!

The company I work for relocated to Jersey City after they lost their offices on 9/11. Lower rent + lower taxes here means they won't be moving back.

IIRC Only 3 out of 5 revenue platforms are currently open. The H&M tubes have really tight blocks so you can push a lot of volume provided they alternate between Newark and Hoboken branches.
