It appears that the Hyatt House has topped out and the 8 story parking garage nearby is well underway. Both Mirabella and Oliv are moving quick. Oliv seems to be adding a new floor every 7-10 days.

The Watermark Tempe, a $150 million mixed-use development being built on the north side of Tempe Town Lake, has signed four more tenants in the food and beverage and health and beauty sectors.

Drnk coffee + tea and Qwench juice bar are two emerging franchise concepts from Southern California that signed leases. One offers organic lattes and teas and the other has a variety of juices and açaí bowls. Together Drnk and Qwench will occupy 2,408 square feet in the Watermark.

Utah-based Crumbl Cookies will occupy 1,353 square feet, and Phoenix-based Sugar Me Wax, a full body salon, will open its ninth Valley location at the Watermark in a 1,136-square-foot space...

The project already has signed four other retail concepts: Panini Kabob Grill, Obon + Sushi + Ramen, V’s Babershop and Dip Nail Bar...

So far, WeWork is the only office tenant to finalize a lease at Watermark.

This really surprises me. Surely with the mass influx of residents to Tempe and DT Phoenix, the office market has to follow at some point? I mean people want to work where they live, right? Seems like office space should be starting to fill by now. What gives?

Driving north on Rural road at apache Blvd you can really see a tunnel-like effect starting to take shape with the height rising along both sides similar to university drive. Once Phase 4 & 5 of novus start to take shape, driving in and out of tempe will be quite the view with so many cranes.

Office space doesn't follow residents, it follows whether companies are willing to endlessly expand. As the Valley gets a lot of backoffice stuff from the Bay Area, people are saying tech hiring has slowed there.

Watermark isn't appreciably near the light rail as well--it's probably overbuilt for where it is. The office property across Scottsdale Rd has had a lot of difficulty getting off the ground so it's possible the lake's north side isn't where businesses want to lease.

Carvana is looking for new office space in Tempe. They've filled their two HQ buildings in Tempe already and they took up space in old town recently - which is also almost full. They're growing like mad. So, who knows...maybe they take it.

But another factor into slow uptake of the office space is that either there's not enough room in there for people looking - or the rent is too high. Other considerations are the # of parking spaces available too. I'd imagine that building won't be empty for long.

Looking like Tempe might get the next Artspace Loft project (the live/work affordable artist housing). Mesa built the first when Phoenix couldn’t put itself together and now yet again Phx is losing out on this opportunity.

Infosys just temporarily moved into skysong but long term plans are to move into an 60,000 SF office space at Novus next year. I'm pretty sure they have their eyes set on the 777 Novus building. I'm sure that office will lease up fast!

Infosys Ltd., a digital technology and consulting services firm with global operations, opened a temporary Digital Technology and Innovation Center at SkySong on Friday, with plans to hire more than 1,000 employees by 2023 after it relocates to a permanent space.

Infosys already employs more than 1,000 people in Arizona who work out of clients’ offices. The new Scottsdale space, on the third floor of SkySong’s fifth building, opened Friday with 80 employees, said Ravi Kumar, president of the Bangalore, India-based company, considered one of the largest tech consultants in the world.

Infosys plans to move into a permanent 60,000-square-foot facility in the Novus Innovation Corridor by 2020. Novus is Arizona State University’s innovation zone under construction on the north side of the university’s Tempe campus.

“This is one of our six tech and innovation hubs in the U.S.,” said Kumar, who lives in New York. “We are looking for the future of digital talent and will extend partnerships with ASU and the Maricopa Community College district.”

Besides Watermark can we also talk about how the Grand's spec building has no tenants signed on to my knowledge? The only thing the Grand has going for them is that the Japanese bank that is in the 4 story building plans to add another building just west of it at 9 stories. Plus we have 100 Mill in the works...

I know Watermark is asking top top dollar--like $42/SF. More power to them if they can get it but my guess would be the asking price is keeping it unfilled.

Excavation for the underground parking at Farmer Apartments moving ahead at full steam. Whole foods looks much closer to opening too.

SIDE NOTE: Tempe is on fire. I drive through there frequently and I have never seen as many cranes or active construction sites. Even ASU has a couple building renovations taking place on University.

Hi everyone,

I usually lurk as I just moved to the metro early last year and Tempe proper late last year, however, I noticed that they have began clearing the golf course for next phase of Novus(?) if I’m not mistaken. They are full steam ahead with a bunch of bulldozers/trucks on site moving around dirt. I’ll have to snap a pic when I get a chance.

I have an extensive project tracker in Google sheets for Phoenix that I need to update. We should collaborate. I have been secretive about it because I wonder about profiting off it but I think the market for doing so is already handled by a couple companies.

I too have a development tracker that I update regularly. About every quarter of the year. When those companies produce market reports a lot of it has misinformation or reports project U/C when they aren't even approved etc. Even companies like Yardi and Costar get things wrong since they aren't on the ground in Phoenix like I have been. I'm sure there's a price to pay for accurate data.

Completely random topic. I was coming home from LA yesterday and noticed a Carvana vending tower off I-10. I think this is the 2nd vending tower in the LA area. Does anyone have a full count/locations of these by any chance? Last I read, there were 11 or 12 of these. Is Tempe's still the tallest?

Edit: Found my answer. I guess there's 19 up now as of July 17th. Had no idea there were this many across the nation.

The golf course is almost completely flattened. Also I don't know if the pics do it justice, but the amount of land being cleared here, is MASSIVE...

I wonder what type of archaeological investigations or monitoring are being required for the Novus area.

When I was a part of the light rail construction through that area the contractor came across multiple pre-historic peoples burials between Mill and Rural. The first one I saw was literally next to the old frat houses on the northeast corner of Veterans Way and University. The archaeologist carefully exposed the skeleton, removed it, and member of the SRPMIC did a ceremony. They did that for all burials uncovered. The one at veterans/University was especially interesting because with the skeleton was a shell that was hollowed out and used as a bracelet, which told the archaeologist that those peoples would trade with other coastal areas, possibly close to Rocky Point.

At the very beginning of the project the archaeologist would point out shards of pottery that were literally just sitting on the ground by the old railroad tracks (which were removed for light rail). When the old railroad was constructed the ground was just churned up and tons of pottery would surface. It was always such a strange juxtaposition seeing ASU students walking across the railroad tracks to class stepping through pieces of pre-historic pottery, and of course being oblivious to it.

The archaeological stuff is interesting to consider. I don't even know who does building inspection and traditional city services for ASU.

I thought it was a law if archeological finds came up during construction, they had to stop for archeologist to come in and inspect/recover artifacts? Isn't that what happened with Block 23? Not sure on the law part of it, but I thought that's what I read somewehere.

No kidding - especially with the proximity to L202 - a good thunderstorm coming up form the south is going to drastically reduce visibility there very quickly.

As you can see they're pretty much flat... however, I'm not sure if you can see in the pic but there's still a decent chunk of the course left to flatten towards Rio Solado and it seems as though they're pushing the corner towards McClintock as well. On the right you can see the extension of Dorsey being shaped out, if I'm not mistaken.

Also for dust concerns, they're actively watering as they dig.

And I just want to reiterate how MASSIVE this amount of land is... it's exciting to imagine what will come of it...

Also does anyone know what they're doing to University? They've been digging it up and closing one lane for the past couple of months and at first I thought it was sewage but now I'm not sure. I hope they're gonna repave it once all is said and done because it looks like a patchy mess currently.

As you can see they're pretty much flat... however, I'm not sure if you can see in the pic but there's still a decent chunk of the course left to flatten towards Rio Solado and it seems as though they're pushing the corner towards McClintock as well. On the right you can see the extension of Dorsey being shaped out, if I'm not mistaken.

Also for dust concerns, they're actively watering as they dig.

And I just want to reiterate how MASSIVE this amount of land is... it's exciting to imagine what will come of it...

Also does anyone know what they're doing to University? They've been digging it up and closing one lane for the past couple of months and at first I thought it was sewage but now I'm not sure. I hope they're gonna repave it once all is said and done because it looks like a patchy mess currently.

They've been doing this also on Apache sometimes closing the street at night using that same annoying spot light while they work. Some infrastructure upgrades?

The streetcar track is being installed on Apache blvd right now. On university close to rural they are doing wet utilities work for novus through the street.

Manjula Vaz, a Gammage & Burnham attorney representing Core Spaces, said at the Sept. 26 final Tempe City Council adoption hearing for Hilo Tempe that the building will only allow tenants who are 21 and older, and will allow co-signers as well.

Not allowing co-signers for tenants was an idea that members of city council brought up at the first hearing on Sept. 12. It was an idea proposed to ensure that current college students would not overrun the building and take away housing options from other Tempe residents...

Schell said in addition to sharing space, co-living spaces at Hilo Tempe will be all-inclusive, meaning utilities like internet are included in the price of rent...

Schell said that Hilo Tempe’s proximity to the Tempe streetcar, 142 bicycle parking spaces (compared to the building's over 50 parking spaces) and two spaces for car sharing services can help tenants afford to travel in Tempe without needing a car to get around.

Don't think the real project has a building permit. There was a building permit issued in August for that lot for a temporary power pole to provide power for the Tempe Crossroads student housing up the road on Terrace. I think that may be the source of the "building permit issued" on the Tempe Development Map. :shrug:

The Developer who initially couldn't obtain funding for the project has started a joint venture to help fund SkyView. Look out for resubmittals probably middle of next year (2020) at the latest.

San Francisco-based Opendoor, which employs 250 people at its Scottsdale location, is vacating its offices at the Quad and moving to Tempe.

Plans call for growing to nearly 1,000 employees at the Watermark, which Los Angeles-based Fenix Development Inc. is building on the north side of Tempe Town Lake. The company will move into 100,000 square feet of space at the Watermark, 410 N. Scottsdale Road by May 2020, general manager for Opendoor, told the Business Journal.

Opendoor invented the so-called iBuyer platform that allows people to sell their homes online.

The new space is four times the size Opendoor currently leases at the Quad in Scottsdale. Taking three contiguous floors in Watermark, Opendoor will be the largest single tenant to sign a lease at the new development.

Plans call for growing to nearly 1,000 employees at the new offices.

"Today, we have 250 employees in the Valley, but by the time we move in the first or second quarter of next year, we will have about 500," Reiling said. "We fully expect to use every one of those square feet over the next two years, which will put us at 1,000 employees just in that building."

While it will cost more money to lease space at the new Class A building, it will be worth it, Reiling said.

"It is a major investment," he said. "It's a step up in terms of the cost per employees we're spending on the office space, but it is an investment that pays dividends. Our employees are our most important asset."

Opendoor has three years left on its 25,000-square-foot lease at the Quad in Scottsdale.

"We are exploring options on what to do with the current space," Reiling said. "Subleasing is an option or have the landlord take it back. We are still investigating that."

Many of Opendoor's employees live closer to the Watermark, which will slightly reduce their commute time.

The Pier looks to have a lot more workers on site as of this week. I pass by everyday and usually there’s maybe 10 cars or so. Now it looks there’s about double. Also, it appears formwork for the elevator shaft is finally rising above ground level.

Part of the upper floors of this building are available for hotel suites type rental. They can be directly booked from the company https://www.sonder.com which has leased those units or from travel portals like Expedia, hotels.com etc. This adds another hotel type element to downtown Tempe.

A slightly different model is Stay Alfred that also rents apartments by night in the SALT building on Rio Salado. (It is the building to the immediate east of Bridgeview Condo.)

Both Stay Alfred and Sonder have different models than airbnb.

Interesting that they’re opening another Nekter juice bar within Whole Foods considering the standalone location at the union is a 3 minute walk down the road and then the other in Tempe Marketplace.

Also I’ve been seeing all sorts of positions opening up on indeed for this new location. The article says the baseline store will close, with all the openings they seem to have, would it be assumed those workers are not transferring? Or is this whole foods bigger?

The Baseline store has always struck me as small for a Whole Foods. Even as far back as 2007 when the new Whole Foods in downtown Tempe was first being touted, there was talk that it would be much bigger:

I heard they were able to sort of streamline their layout such that they didn't need to operate in Building 1. Which is surprising though because you'd think with a billion dollar development they would have fine-tuned their space...

After a couple years in the space I'm sure they found some inefficiencies, but you're right, you'd think space planning would be dialed in. However, in a city like tempe you gotta be innovative, right?! :P

Not sure about WeWork. But Opendoor will be moving it's 250 employees from Scottsdale to Watermark with plans to expand to nearly 1,000.

"What's more, the company also is in the preliminary stages of development on another site it owns near Tempe City Hall on Sixth Street west of Forest Avenue. That project likely will be a mixed-use building that is primarily residential with a significant amount of ground-floor retail."

This article mentions that Wexford is planning a new residential project at this location.. The only buildings on this street are a church and mosque. New high rise? :shrug:

Kind of funny that The downtown Frys is going to end up opening sooner than this Whole Foods when this complex was done like 6 months ago.
