One of the reasons I check this forum despite having no relation to Tempe is because of Culdesac. I really hope it's successful and I think it could do a lot to convince people nationally that car-free communities can work. I would seriously consider giving up my car to live somewhere like that where I am. That is kind of hilarious that Car and Driver even gave their opinion on the matter in the first place though lmao

Are there any plans for improved bike lanes between Culdesac and campus? I feel like that would make it even more easy to live there.

Funnily enough, the construction site at Culdesac has temporarily totally removed the sidewalk and bike lane. I used to bike that route for my college courses, and tbh it's pretty underused

Culdesac never once gave me the idea it was going to be affordable. It's garden apartment density never looked liked it was going to pencil out by itself in 2021, especially after it will require a small army of landscapers and an unusually dedicated property management staff to keep it attractive to existing and prospective tenants.

But I am old and pessimistic and have been surprised before about this project, like the fact it's even under construction.

Tbh I think the grocery store is probably enough of an amenity on it's own to justify it to tenants

It's a hype machine, and the national press has been easy to entice with all the rhetoric about a "car free" community. What most reporters seem to be forgetting (maybe because they're too young to remember or never learned history) is that it was once common to build apartment buildings without dedicated parking, and thousands of those buildings are still standing (although few of them are in Arizona).

I'm completely in favor of what Culdesac is building, and I hope it succeeds. Still, the hype bothers me, not only because it's ahistorical, but also because if the project fails, it creates the possibility of a "told ya so" mentality to be used to justify mandatory parking minimums in the future.

It's a car-free community which has really never been done before anywhere in a historically car-heavy suburb. The semantics of Tempe exploding in growth and urban development with a popular light rail line is lost along the way.

It would be nice if more media would address how cities developed before the car and suburbs, but most people weren’t even alive when we started building highways, so it isn’t surprising that people only look at it thru what they know. Just look at all the old nimbys in Scottsdale who hate any mention of density, limited parking, or public transport.

I went by the Cul de sac site this weekend and they have some storage units with power running to a white picket fenced area. Was that for the "ground breaking ceremony" or are they having some weird temporary use for part of the site?

Yeah, I assumed it was a ground breaking thing, but I don't know for sure.

The Cul De Sac event looked like a closed event. They had food trucks and weird art installations, so I have no idea what was going on.

The 'millennium' residential/ retail project east of the Spinatos/ Tempe Marketplace has broken grown!

The First and Farmer proposal is incredible. 130 du/ac is insane, does anyone think it will make it through the development process unharmed? City agenda says they'll decide on it at the Dec 9th meeting I think

South Pier has been planned (More like Dreamed) for the better part of a decade. IDK if there is any reality to the full plan coming through but maybe there is some life on some of those parcels as this facebook post seems to imply.

There was on one of them. I can't remember the name of it, but it was one gold tower and had a pier with a ferris wheel. Did it ever go to in front of the DRC yet, I can't remember...

I found a great video online of the Pier 202 development by one of the subcontractors. Great shots of the progress inside and views from up on the deck. Also has good details on the project as well.

This project still looks as shaky as an 8.0 earthquake. I hope they are getting progress payments.

I live very close to this project and I am praying it will turn out to be a hit and they can continue with the other parcels, as well as the work that ASU is doing nearby, it will truly connect the East Rio Salado area through to Tempe Marketplace hub for a more cohesive feel to this part of the city. Ill be very glad and assured when I see some glass being put in on those lower levels as well. Being able to bike to Mountainside from my house would be awesome and would feel a lot more "walkable" with infrastructure and people in the interim between tempe marketplace and state farm offices. :)

Yes, that side has a two-building apartment development that is 'Blue at Eastline Village.' Tempe Development map has shown it as in review for a building permit for a while, so hopefully the new fence means it starts soon.

It's crazy how much has changed in this view in 5 years. None of these buildings were there in 2016. Cant wait to see what this view is like in 2026!

Anyone see that there is a construction trailer on the site for the Millhaus development near Culdesac on Apache? There was an article in AZRE that they were breaking ground. So that means Culdesac, Millhaus and Eastline Village will all be in construction soon...should really change the vibe for that part of Apache....

Also what is Tempe doing with all that land north of the Price and 101 station? All the buildings are rotting....all fencing....why haven't they issued an RFP for that land...now is the time to do something with that, prime real estate!

I have had that same thought when riding by there. Shame to have all that empty space right next to the station wasted.

It's surreal that they have so much concrete built up but the timber part is nowhere to be seen. I have to wonder if these developers that have been stuck doing this woodframe construction might give up on it and switch to concrete midrises or whatever the zoning will allow. That stuff can be sourced locally from any one of the numerous cement plants in the area.

Unfortunately Tempe only owns a fraction of that whole site. There's no point in RFPing anything until a developer assembles all that vacant land. It's a good site, but unfortunately not a great site so I assume it will remain vacant for the foreseeable future.

I could be mistaken, but I don't recall this ever going in from of the DRC.

I was walking around DT Tempe and noticed 2 things. Work has started on the Hayden Station 'Arbor' on 3rd st and the area is fenced off. Also, the 2 restaurants complex (forgot their names) sw corner of mill and 6th st are fenced off and work appears to be started on something there.

This is the fifth project in Arizona for StreetLights, and the second in Tempe, with the first luxury multifamily community, The Cameron, opening in 2019.

With 335 luxury apartment homes, the interiors and overall ambience give a nod to The Alyssa’s location, drawing from the southwestern setting with warm color tones, stonework, and brass fixtures throughout. The Alyssa will offer studios, one-, two-, and three-bedroom floorplans with an average unit size of 881 square feet.

I believe these are apartments within 'Rio East,' right there on the north side of Rio Salado just west of the 101.

Not sure what that may be, the address it gave was 1131 E. Vista Del Lago Dr. which looks like it's the developer that began negotiating with the city a few years back on the RFP: https://azbex.com/developer-chosen-for-tempes-pier-202/

Looks like we might see a plan for the full buildout of these parcels coming soon! The market is ripe for this kind of development. I'm curious to know who the group is.

There's a new project in planning/entitlements review on the development tracker on the city website for "South Pier at Southbank - Mixed use". Not sure what that may be, the address it gave was 1131 E. There's a new project in planning/entitlements review on the development tracker on the city website for "South Pier at Southbank - Mixed use". Not sure what that may be, the address it gave was 1131 E. Vista Del Lago Dr. which looks like it's the developer that began negotiating with the city a few years back on the RFP: https://azbex.com/developer-chosen-for-tempes-pier-202/

whoah… if that comes to fruition, that’ll be insane. Kind of gives me Vancouver vibes. There’s still the parcels fronting Rio as well, will be interesting and exciting to see how dense this area gets.

The south bank of Tempe Town Lake could see a major new development near an already booming construction area.

A $1.8 billion mixed-use development is planned for 1190 East Vista Del Lago Drive, south of the lake and north of the former Karsten Golf Course. The project is in the early stages of hearings with Tempe City Council, which adopted a notice of intent to enter into a retail development tax incentive agreement with the developer at its Dec. 9 meeting.

That step is required by statute before moving forward on approving the development agreement or any more substantive approvals, Maria Laughner, economic development program manager for the city of Tempe, said.

The development agreement with the developer, South Pier Tempe Holdings LLC, an entity of McBride-Cohen Management Group, is expected to be before Council in mid-January.

Some of the basics of the project include 600,000 square feet of class A office space, 2,300 for-rent apartment units and 160 for-sale condominium units, 111,000 square feet of retail, 520 hotel rooms and central green areas for pedestrians.

The development will be built on 12.43 acres in seven phases over 15 years, according to the city of Tempe.

Good for the owners, sad for the rest of us. My favorite restaurant in Tempe. This is one property I hope does not get redeveloped. It provides nice variety to the surrounding high rises.

Not sure if its been mentioned - but it will sure be noticed in a few months after another logo goes up - but Carvana has taken another whole building from State Farm at Marina heights. Building 4 (9 floors) is now theirs along with building 1 (8 floors). That’s 17 floors - where each floorplate seats about 250 people.

This is on top of the 4 two floor buildings they have scattered around Rio Salado and Priest - and an undisclosed number of floors they are taking at a building located near I-10/Broadway.

They really should just build a pair of 50 story signature towers downtown at this point. Not sure why they want to have everyone scattered around like this.

They are planning to build a suburban campus at Priest and Rio so this is Temporary office space.

Amazon.com Inc. is planning to hire an additional 550 people in Tempe and has already expanded its office footprint in a brand-new office tower there.

The e-commerce giant expanded its lease in 100 Mill, the office tower in Tempe being developed by Cousins Properties and Hines and is set to complete construction in the first quarter of 2022.

Amazon had previously pre-leased 95,000 square feet in the building, and announced Tuesday it had expanded by 63,000. The company plans to occupy the initial 95,000 square feet in the first half of 2022 and the expanded space in the second half of the year.

Cousins Properties also announced Tuesday that San Francisco-based LiveRamp, a technology firm, leased 32,000 square feet at 100 Mill and plans to hire for 100 positions and have several executive leaders in the Phoenix market.

The two leases bring 100 Mill to 80% pre-leased ahead of delivery.

So there’s gonna be a big Amazon sign slapped on top of the building. Tempe has a pretty diverse sign line up. Everything except big banks. Makes the city look like a tech hub. Anyway, I’m surprised Pier 202 office hasn’t found a tenant yet to start construction.

Was just coming here to post about this crane as well… I’m pretty sure it’s one of the I.D.E.A. campus buildings. That plot has been sitting empty precovid prepped and ready to go. I recall a hotel being proposed around there could be that or another office.

Based on the location of the crane that went up - that's the exact parcel they are working on. Need to drive down Rio Salado and get a better view sometime...

I think this was discussed earlier after the Coyotes proposed their development. The current dam is pretty permanent - extending the lake down to Priest seems unlikely w/o the city giving up on a pretty big investment already. Maybe if the developers paid for it? Even so - can't imagine it'd be easy to remove the existing dam, but I suppose anything is possible.

The Lake's budgets seem dodgy from an O&M perspective alone and I just don't see the appetite to rebuild the western side or even drain the eastern pool, especially with post-COVID.

The O&M budget is partially funded by private assessments in a Community Facilities District. I think all of the land the lake could be extended west to are City-owned, thereby making the City of Tempe itself responsible for the initial bulk of the costs of the lake's own extension.

I would estimate a Priestward extension as a $200 million project and Tempe simply has different priorities.

In other words, I don't see a lake extension happening again for a very long time. There's no funding, political will, or desire to build it out further.

I've been following the Town Lake project since I first heard about it in the early 90's. It's absolutely stunning what kind of transformation the City of Tempe has undergone since the construction of the lake.

In 1993 as a high school kid, I visited Tempe City Hall looking for info on the lake. They gave me a bunch of various black and white handouts with some drawings and blurbs about what might be at the lake. I think there might have also been a color informational brochure. But the prize was a postcard that had an aerial rendering, which I have shared on this forum before, but not in many many years. I would have to dig to find the other handouts, I might still have them in my archive. At one time there was to be a pedestrian only island!

Spot the location of the once proposed 34 story Peabody Hotel! Isn't that where 'The Pier' is being built?

What's incredible to me is how much even the city underestimated the scale of lakefront development. It may seem slow and disjointed to some of you, but for me it's been wonderful to watch from afar. The fact that we can even debate needing to make the lake larger to accommodate ringing it in multi-use buildings is great.

I would love to get this view today. The best Google Earth has is 2019...

I wish they would get buried along the lake and upwards into Papago Park. They really ruin the views.

What's the story on the eastern pool? I remember seeing it there forever.

What is the cause? Why can't they drain it? Seems like an original engineering error.
