The building is being renovated for usable office space w/ retail. They have a twitter page showing the progress they've made inside. It's expected to be finished sometime next year.

GreenStreet redo will begin soon

Renovation of GreenStreet, formerly known as Houston Pavilions, will begin at the end of August, said Jonathan Brinsden, CEO of project developer Midway.

The renovation of the three-block long downtown retail, office and entertainment center is expected to be finished by early March, he said.

The initial work will focus on the middle block's courtyard, he said.

Once all renovation is complete, storefronts along Dallas will be lined with outdoor patios and the courtyard in the middle block will be expanded to allow for events. The center will have more landscaping, and each block will have a water feature.

None of the work will disrupt existing tenants, Brinsden said.

While he did not announce any new tenants for GreenStreet, Brinsden said he is "committed to bringing the right people to the project."

Current tenants include House of Blues, Forever 21 and McCormick & Schmick's.

Some of those commenters on swamplot need a good swift kick to the nuts. They are having those same stupid arguments of, I wonder how this area will handle the traffic, it will block out the sun. I'm so tired of morons like that. Projects like this don't increase traffic and if I'm not mistaken that entire neighborhood is covered in trees which block out the sun.

Word has it that Chevron's new tower will be a staggering 830' tall....making it the 4th tallest building in Houston and Houston's first 800' (800-899') building (other buildings are in the 900's and 1000' range). ALSO, this will be the tallest building built in Texas since 1985. HOLLA!

People in Houston have this (and not people on the forums but ones in real life, especially natives) "don't mess up our neighborhood, we like it the way it is, change is bad" sort of attitude.

I hate that. Tokyo and Seoul or Toronto and others didn't become what they are by staying still. They infilled and developed.

To me, "change is good" is Houston's mantra. But, yes, some neighborhoods are exactly as you describe. Overall, though, there are few cities in the U.S. where change has been as dramatic as it is in Houston (emphasis on "overall").

Where You’ll See the New 42-Story Highrise on Hermann Dr.

TEMA DEVELOPMENT is planning to build a 42-story residential tower on that recently surveyed fenced-in lot right beside its Parklane condos on Hermann Dr., according to a couple of Swamplot readers who saw the Corgan-designed building presented at a Museum Park neighborhood association meeting this week. One reader describes the highrise:

"The building has a unique design that will twist as [i]t goes up, changing the viewpoint of the higher levels (towards downtown, I believe). They’re planning a 5-story parking garage with one level below grade. On top of the garage will be an amenities level, including a pool and clubhouse among other things. It’ll be connected to the tower via a skybridge. The tower will be bordered by Jackson St. (west), Hermann Dr. (south), and Ewing St. (north). A private drive will be built on the east side as the grand entrance of the building, which will include valet parking. Entrances to the parking garage will be off this private street with a secondary entrance off Jackson St. . . . I believe they’re working with the same landscape architects who worked on the Asia Society building. . . . Lastly, the units will be for lease and not for sale. They expect it to hold 550 residents. I don’t remember the exacty breakdown of units, but it’s something like this: 20-30 studios, 140 one-bedroom, 30 two-bedroom, and 10 three-bedroom."

This graph from CoStar shows Houston as having the most office space under construction as a percentage of the market among 20 cities across the country.

Rising above our historical norm, new construction makes up about 2.5 percent of this area’s roughly 150 million square feet of space. About 1.1 percent of that is the new Exxon Mobil campus, CoStar says.

You have no idea how much Houston development surpasses my expectations. My goal was something by the 10th, got something by the 9th.

I'll be back on the 11th for hopefully something new. I love how Houston has a high caliber project (and mostly highrises/skyscrapers these days) being announced every other day.

I love boomtowns!! I've only lived in boomtowns my whole life, between the 7 cities I've lived in, when I lived in them they were all boomtowns and all of them still are except Chicago, which for development though ALWAYS have a lot going on.

We designed a high-performance computing center for a global energy client at their Houston headquarters. Most of the space is reserved for computers but this is also where incredibly bright geologists will use supercomputers to identify important energy explorations.

We began by defining the right balance and placement of silicone-based versus carbon-based life forms. In other words, where are the machines and where are the people? The team realized that this building could not simply be a hermetically sealed box because it needed to provide a home for the bright scientists and high-performance computing experts that our client employs. The project needed to focus on contemporary issues of workplace while highlighting the company’s innovative research. The result is a building that will ultimately serve as a front door to the campus, which is located on a prominent site in Houston’s Energy Corridor.

Expect Greystar and Finger Companies to be among the first developers tackling metal frames in Houston. Greystar’s newest metal frame project dubbed Elan Heights will begin in Q2 2014. It will encompass 260 units with an average square footage of 760. The mean rent will be $1,700.

Elan Memorial Park also planned (rendering n/a).

In 2014, Greystar will also begin Elan Memorial Park, which will be located in the Washington corridor submarket of Houston. It will be divided into two phases of 292 and 258 units.

Several years ago some threads were taken out of the forum to improve performance on an old server, but those threads have since been put back in place.

If a thread can't be found anymore then it may have been deleted permanently, for unknown reasons. We don't delete old threads anymore.

While not bad, I was expecting more of a twist. I actually find it more ordinary than anything. This really could have been a opportunity for a iconic addition and it was missed. Whenever I get my hopes up for that STELLAR long awaited design for Houston, it disappoints

It is a bit understated, if that's the right term, but that's one reason I like it a lot. I may even like it better than the Weslayan building that also has a twist design, although different.

Hines breaks ground on next Houston multifamily project

The bare bones of the former Café Adobe site on Westheimer is all that's left today of the iconic Tex-Mex restaurant— graffiti art tattooed on its exterior terracotta-colored walls.

But this month, Houston-based developer Hines will begin construction on that site for its latest luxury multifamily project, 21 Eleven, a 215-unit structure, its second in the Houston area.

The development, at 2111 Westheimer — as its name suggests — will have five levels of for-lease residential over two levels of podium parking, with no retail in the plan. The project is expected to deliver in early 2015 with completion set for summer 2015.

“I think you will see us develop our plans a little further for what we are calling, for now, 5 Allen Center,” he said. “It’s on two and a half acres on the western perimeter of downtown. We are contemplating there a 40-story tower with maybe as much as a million square feet.”

I may have already said it in this thread, but IMO that Macy's was not an appealing place inside either.

It smelled musty, was closed-in and dimly lit, etc. Sure there was a fun, adventurous element of it being like the last dinosaur, and I am glad I got to check it out once just for that.

I think it would be great if the city could land a modern Macy's as a tenant in a new building as occasionally rumored.

Even as late as the 60s and 70s, it was a great store. Very nice inside, a popular destination. But it should come down now.

Bisnow reports of a 2 acre site at Cambridge and Holcombe in medical center that will be put into the market. It's said that a highrise will be added on the site.

There's just something about Aug. 29 that developers can't resist. (It's Michael Jackson's birthday, that's all we can think of.) Two office towers are breaking ground that day: Stream's The Reserve at Sierra Pines II and Mac Haik's Energy Tower IV. Managing director Paul Coonrod says 154k SF Sierra Pines will be one of the largest blocks of Class-A space available in The Woodlands. It'll also be the tallest tilt-wall project in Texas (and possibly the country) when it delivers next August. It hasn't locked in any tenants yet, but the 25k SF garden might draw some in. It's adjacent to The Spires. Like The Parklane further north, there have been plans for additional towers since the first was constructed.

The HBJ is also reporting that nonresidential construction volumes in July are lagging behind last year, while the rest of Texas is up by 60%. That means Houston's new construction represents only 10% of the state (usually it's a quarter to a third of the state. Anomaly? The HBJ keeps talking about land and labor being in short supply for projects.

University of Houston-Downtown launches construction of $16.5 million welcome center/garage

The University of Houston-Downtown is getting a new garage and a new look, with construction beginning just as the fall semester arrives on Monday.

The 1960s-era garage for faculty and staff, on Girard street near Travis, is being demolished to make way for the $16.5 million project. School officials say it will include a new four-story garage, with a top floor with offices for admissions, testing, veteran, disabled student and tutoring services, along with a new state-of-the-art welcome center.

The glass-enclosed welcome center, which will serve as the main entry point to the university for all visitors, students and parents, will be angled to offer a breathtaking view of downtown Houston. It will include a theater for orientation before walking tours commence.

The project is expected to take 12-15 months to complete.

The timing of construction may seem odd, since the fall semester is about to get underway, but officials say student parking will not be affected. The garage that is being torn down provided parking space for faculty and staff, who will park in temporary lots on Main Street just north and west of the College of Business building. These replacement lots are newly resurfaced and will be ready for use starting Monday.

The student parking garage next to the College of Business on Vine Street is sold out during the day. Students are still able to purchase passes for after 5 p.m. in that garage. Apart from the Vine Street garage, students have three lots to choose from: the Washington Street lot, the Daly Street lot and the San Jacinto Street lot. The Naylor Street lot, formerly used to be for students, however, will now be used by faculty and staff.

Roughly 14,000 students are expected for the fall semester on the downtown campus.

With Texas one of the few bright spots in the U.S. economy, the skyline of swaggering Houston is where the action is as builders and global oil companies, from Phillips 66 to Exxon Mobil Corp, look past previous busts and spend billions on gleaming new buildings.

The U.S. shale oil and gas revolution - which has already changed industries from railroads to pipelines and refineries - is helping drive the voracious appetite for office space needed for the expanding workforce in the world's energy capital.

Demand is so hot that Houston is one of the few places where banks - including Wells Fargo & Co, which is seen as one of the more conservative big banks - will loan money for a new building without demanding developers first have a tenant.

"Houston is booming and bar none the strongest market in the United States of America," said Joseph Sitt, chief executive of Thor Equities, which has two projects underway in Houston.

There are some 56 office buildings totaling at least 11 million square feet under construction in and around Houston, according to real estate services firm CBRE Group Inc. That is equivalent to 190 football fields.

Exclusive: Developer moves forward with CBD's next luxe high-rise

Dallas-based Provident Realty Advisors Inc. closed on the historic Texaco building Thursday with plans to redevelop it into downtown’s next luxury high-rise.

As soon as the developer can get the permit approved, initial construction will begin and will eventually add 34,000 to 41,000 square feet to the structure at 1111 Rusk. Estimated time to obtain the permit is about two to four weeks, the developer said.

The building will cost about $95 million to redevelop, said Kip Platt, developer and partner with Provident.

First units are expected within 13 to 14 months and completion is set for 20 to 24 months after construction.

The high-rise gained an incentive through the Downtown Living Initiative program and will be connected to the tunnel system. In addition, the building’s historic façade will be repaired using funds from the TIRZ No. 3.

The project's unit count is 309 with an average unit size of about 1,065 square feet. The plan also includes about 8,000 square feet of ground floor retail and a 550-car garage.

Apparently, they're only moving ahead with the shorter Phase I. Phase II, which had been contemplated at possibly 38 stories overall, appears to be only 29 stories, according to the update inthe HBJ. They're about 3 months into design for Phase II.

What the heck are those two renders for? The Texaco building redevelopment? I hope not, I hope they build that tall residential in that pit behind the buildings, instead of that short thing. And Im super glad to see that something may be done with those beautiful buildings, theyve been in limbo for so long. Kinda retarded that they didnt use a Houston background though for the render, lol
