Kirby Collection mixed-use development rebranded after $182M sale

The mixed-use development formerly known as The Kirby Collection now has a new name as well as a new owner.

San Francisco-based Fowler Property Acquisitions announced Jan. 3 that it has acquired the mixed-use development from New York-based Thor Equities and renamed it Arrive Upper Kirby.

The transaction closed on Oct. 26 for $182 million, or $425,000 per residential unit and $400 per square foot of commercial space, FPA said. The roughly 1 million-square-foot property at 3200 Kirby Drive was developed for $125 million, Thor Equities said previously, and the Harris County Appraisal District valued it at over $153.2 million as of Jan. 1, 2021. For years a controversial proposal to build a high rise in the wealthy enclave of Boulevard Oaks appeared to be dead — a lesson in how land-use battles can erupt even in a city with virtually no zoning.

But after six years of sitting on the proposal — and the vacant, proposed site at Ashby and Bisonnet sitting dormant — the owners, Hunt Cos. of El Paso, last spring resurrected efforts to build the tower. They brought on a new development team, Dallas-based Street Lights Residential, to create a scaled-down version of the high-rise, now called The Langley, that they hope would win over neighbors who had fiercely opposed the earlier project dubbed The Ashby.

Almost a year after StreetLights filed updated plans with the city, the developer says it is weeks from breaking ground on the 20-story apartment building. The city of Houston approved StreetLights Residential's permit for site work and foundation work Monday, though it still is waiting approval to start vertical construction.

Stephen Meek, developer at Street Lights Residential, said the approved work could begin in early April.

“(The site now) is a brown field that looks like a black eye right at the entry of beautiful neighborhood,” Meek said. “What we're proposing is bringing something beautiful and something as architecturally significant.”

The spacious units and high-end design of The Langley are aimed at attracting well-heeled empty-nesters, and Meek believes some neighborhood residents would want to live in The Langley if they decide to downsize but want to stay in the area.

Many of the neighbors, however, remain opposed. Several houses around the project site are adorned with bright yellow signs with a menacing carton caricature of a high-rise and the phrase “Tower of Traffic” and "Protect Our Neighborhood" — a nod to past protests against the previous high-rise proposal.

Houston to keep part of Main Street closed for outdoor seating with hopes to expand idea citywide

Houston will close down traffic on seven blocks of Main Street permanently to allow businesses to maintain outdoor seating spaces initially established during the COVID-19 pandemic, with plans to expand the concept to other commercial strips in the city.

City Council voted unanimously Wednesday to permanently extend the “More Space: Main Street” program. First approved as a pilot in November 2020, the initiative converted portions of Main’s vehicle lanes between Commerce and Rusk into seating areas for bars and restaurants struggling amid the early days of the pandemic when residents had been urged to remain in their homes to prevent the spread of COVID-19..

So far, the program has enabled participating businesses to add a total of 45 tables and 154 seats on outdoor patios, according to Houston's Chief Transportation Planner David Fields. Bars and restaurants also reported increases in revenue, employee retention and customer satisfaction, he said.

“We surveyed the businesses. All of them said this was exactly what they wanted. They requested the city extend it,” Field said. “And people felt safer being out on Main Street because there were more people out on Main Street.”

The goal, Fields said, is to expand the concept citywide eventually, although it will require more research and conversations with local businesses to identify specific commercial strips that could be a good fit for the program.

“We definitely want to expand this once we get the permanent version up and going,” he said. “This is not something we would ever impose. This is something that we really want a commercial strip, possibly a group of businesses near each other, to see this downtown as an example and say, ‘Yeah, we would like to do that. Can you help work with us on that?’”

While “More Space” initially was designed as a tool for businesses to cope with COVID-19 policies, it has benefits beyond the pandemic and has helped create a more vibrant downtown culture, according to Melissa Stewart, executive director of the Greater Houston Restaurant Association.

“For so long, we would come to downtown, do our work and then run for the hills. That continues to change,” Stewart said. “We're continuing to see, much even to my surprise as a native Houstonian, more and more people willing to dine outside all year around. Houston is becoming a lot more like the big cities that we see in other parts of the country.”

I just returned from Palermo and a number of their main streets are closed to vehicular traffic and it was great!

The restaurants extend their outdoor seating and the entire street felt like a non stop street festival.

Glad we are moving in this direction.

I was in Palermo a couple years ago, I totally agree. Just gives a different vibe when you're able to just walk the street unbothered by city traffic.

Im on the otherside of the fence on this one.....streets are for cars not bikes not people...thats what sidewalks are for....if you want an outdoor eating area then buy up a parking lot downtown and use that

Houston Astros hope to break ground on connected hotel, entertainment center in the fall

The Houston Astros hope to start construction on a mixed-use project adjacent to Minute Maid Park as early as this fall.

Astros owner Jim Crane told the Houston Business Journal that the organization plans to build a hotel and entertainment center connected to the stadium. Crane said the development would be similar to The Battery Atlanta in Atlanta and Ballpark Village in St. Louis. Both developments feature a number of work and entertainment options adjacent to the stadiums of their Major League Baseball team counterparts.

The development will include a high-end, 4-star hotel, but the team has yet to secure a brand for the hotel, Crane said. The entertainment district is slated to include restaurants and an indoor tailgating area that can be used year-round. It will also include a walkway above the street, which will take guests directly to the club level of the ballpark.

The organization has hired an architecture firm and construction company for the project, Crane said, but the team did not confirm which companies it's working with prior to publication. Crane said the organization hopes to break ground on the project following the conclusion of the Astros’ season and that it could take about three years to complete. He added that the team might build the development in phases, with some parts of the entertainment district opening sooner than others.

NRG Park - Future Mixed-Use Plans

“It’s prime real estate, and it’s underdeveloped,” NRG Park CEO and Executive Director Ryan Walsh said.

That is something he hopes to change in the next few years.

Local leaders say Houston has no problem attracting people to attend events at NRG Park, but garnering significant commercial development would likely first require more residential activity, or there would need to be a concerted effort from government agencies, developers and stakeholders.

Walsh said conversations to revamp the complex are in the early stages and are being timed around the Houston Texans’ and Houston Livestock Show & Rodeo's leases expiring in 2032.

“We're in a unique position because people come to us no matter what,” Walsh said. “How do we get them to come early, come to the event and stay afterwards? Hang out for a little bit? That's a conversation that's happening now.”

“​​So the trend is to create these entertainment districts around the sports and entertainment complexes,” he said. “For us, I think it's a phenomenal opportunity to learn lessons from the others that have done this around the country, but also to make it uniquely Houston.”

Nothing is off the table for future renovations and development near the park, including a parking garage, Walsh said. Though the park has 26,000 parking spaces, the number one complaint Walsh gets is about traffic and parking, he said.

“We're totally sensitive to the fact that these neighborhoods and these apartments around us are incredibly impacted during rodeo or a Texans game or Final Four, for instance,” Walsh said. “So that's part of our conversations, how can we make this better, not just the Houston community at large, but our local community?”

NRG Park and its tenants want to benefit the community, he said. That could potentially come from adding green space, or maybe an educational component.

“There's a lot of really great opportunity. What that opportunity is has yet to be determined,” Walsh said. “But it's certainly part of the conversation that we've started.”

Thanks for the update on this, by far my favorite project going on in Houston. It blocks the very unattractive Embassy Suites perfectly. That building always stuck out while walking around Discovery Green and not in a good way.

Health Sciences Park

This 440,000 square foot project will integrate medical education and research in a collaborative environment right next to patient care on the McNair Campus, allowing trainees to enhance their learning in the classroom by leveraging their experience in the lab and the clinic. Education space that facilitates conversation and small-group discussion and research space focused on data science and population health will augment new curriculum launching in 2023. Research centers on this campus will be dedicated to data intensive programs that support translational research and provide a foundation for data-driven training program. The first phase of Health Sciences Park, including an 11-floor tower and parking, is planned to open in 2025. This will open space on the current campus.

This month we are beginning the pre-construction work on the McNair Campus for the Health Sciences Park. This will result in relocating those parking in the surface lot adjacent to the Jamail Specialty Care Center to new parking locations. I recognize that this will be an inconvenience, but it is an important step in achieving our vision of creating the Health Sciences Park. Our parking team is working with faculty and staff to accommodate their parking needs. Initially, we are keeping part of the lot open to allow our patients adjacent parking. Going forward, we will provide valet parking to patients at the same rate as the self-parking rate.

Brookfield Properties' revitalization of downtown's Houston Center campus is finally complete

A multiyear modernization at downtown’s Houston Center is complete and expected to attract new retailers to serve nearby workers and residents, according to owner Brookfield Properties.

Finishing touches on two buildings, the Highlight at Houston Center, a 196,000-square-foot retail complex at 1200 McKinney, formerly the Shops at Houston Center; and 3 Houston Center, a 51-story office building at 1301 McKinney, marks the end of a multimillion dollar project that began in 2019. Previous renovations were done at 2 and 4 Houston Center, as well as LyondellBasell Tower.

Transforming the 1970s- and 1980s-era buildings into a cohesive space for how people work today brought new plazas and gathering areas, reclad sky bridges, new facades, bright lobbies and upgraded meeting facilities and tenant amenities. Previous renovations consisted of a three-story glass facade at 2 Houston Center and updates to LyondellBasell Tower and 4 Houston Center.

this last view is the best view because it blocks the ugly ass Embassy Suites. every time I see it annoys me because they butchered the original design which would look similar to the new Ashby Highrise resurrection.

I need to visit HAIF more often. so much construction happening in Houston once again

The Ion approaches leasing milestone with spate of new tenants

The Ion District, Houston’s innovation hub at 4201 Main St. in Midtown, is quickly approaching 100% leased status. Ten new tenants have recently signed on to lease space in the Ion, accounting for a combined 35,000 square feet in the 266,000-square-foot building.

With the new leases, the Ion is now 86% leased.

Additionally, construction crews are currently working on building a new lab at the Ion. Rice University’s Nexus Lab will be designed for prototyping and scaling-up technologies, according to a news release.

The new tenants include:

-Carbon Clean, a carbon capture company that opened its new Houston headquarters in response to a 64% leap in inquiries following the passage of the Inflation Reduction Act last year.

-Cognite, a Norwegian software company for asset-heavy industries that uses industrial data to benefit customers.

-OpenStax, a nonprofit tech company publishing open-licensed college textbooks.

-Synopic, a startup building depth-enabled cameras to improve visualization and decision making during medical procedures

-Motif Neurotech, a medical equipment manufacturing startup working to develop minimally invasive electronic solutions for mental health.

-RedSwan CRE, a crowdfunding-style investment platform and marketplace of tokenized commercial real estate

-Nauticus Robotics (Nasdaq: KITT), which has created a sustainable fleet of marine robotics.

-Rice University’s Office of Innovation, which is designed to commercialize Rice-developed research and technology in part by being close to organizations that can use it.

I'm in the Common Desk here and we received an email last week about switching all tenant parking over to the garage in May. There's been more movement and chatter lately on the District... I'd put money on plans for Phase II being released in the coming months with a near-term timeline for construction to start.

This area can't truly take off until the next phase gets underway. Berkadia's Q4 2022 report shows the visitor lot across from the plaza as proposed MF. My guess is that would be the first out of the ground, it alone would really help catalyze the area.

Harris Health board members on Thursday unanimously agreed to move forward with a $2.5 billion bond proposal to build a new Lyndon B. Johnson Hospital and make what they say are sorely needed upgrades throughout the county’s public health care system, which treats the region’s poor and uninsured.

The board next will seek approval from Harris County commissioners, who will have the final say on the bond amount and whether the proposal will be placed on the November ballot. The proposed bond would finance the project over 10 years, with an additional $300 million in county funds and $100 million in grants and philanthropy.

GT Leach, Rama Cos. partner to build luxe Tanglewood-area condo building

GT Leach Constructors founder and President Gary Leach is for the first time preparing to break ground on a project in which he is personally invested as a partner.

Leach has teamed up with Rama Cos., a Houston-based development firm led by brothers Amir Taghdisi and Alan Taghdisi, to build a new boutique condominium project at 5010 Longmont Drive, in the northern Uptown/Tanglewood area.

The project they plan to build is The Beverly, a six-unit condo midrise that Leach and the Taghdisis hope will bring a new type of unit to the Houston market. Rather than putting multiple condos on each floor, each unit will take up an entire floor.

While Leach has built projects in the past where he had a small financial interest, he confirmed that this is the first time he has gone in on a project as a 50% partner.

Leach told the Houston Business Journal that he was attracted to The Beverly project because of its unique location.

"The site is so special due to its unrestricted reserve status," Leach said. "The other thing that attracted me to the project was my friendship with Amir and Alan."

Amir Taghdisi said the idea for The Beverly was to maximize the amount of space and privacy available to each unit.

“A key driving factor of this approach was to ensure each unit had the same incredible view,” Amir Taghdisi said. “Often, you’ll see condo buildings where only one side of the building has great views because the floor plates are all chopped up. But here, each unit will be able to look out over Memorial Park and the Post Oak skyline.”

Exciting news!!!

When I talked with the demolition workers, I asked them if they knew what they was going to built on this property. They said a 40 story apartment project. I told them no it was going to be a 5 story medical building and showed them the rendering. Turns out they were 100% correct. Just went by after getting my car washed at Mr Car Wash and I spot a sign for "Southern Land Communities" a division of Southern Land Company (not to be confused with Southernland Communities, which sells farm and ranch properties). They are out of Nashville, Tenn. and are a developer & construction company

Southern Land Communities does indeed develop high rise apartments.

Exclusive: New-to-Houston Moxy by Marriott hotel to open downtown soon

Downtown will soon have a new-to-Houston hotel open in the former State National Building, one that the project’s developers say will help to revitalize the area’s nightlife scene.

The historic 13-story building has been revamped to house a Moxy by Marriott, which is scheduled to open in either late June or early July, depending on when the city grants a certificate of occupancy. Moxy Houston Downtown will be located at 412 Main St. on the block of Main Street between Prairie and Preston streets.

Houston-based LMG General Contractors oversaw the construction of Moxy Houston Downtown, while New Orleans-based Campo Architecture & Interior Design served as lead architect on the project. The plan to convert the State National Building into Moxy Houston Downtown was first announced in 2021.

The Moxy brand is built around the idea of making a hotel stay as fun and energetic as possible.

Rather than checking in at a front desk, for example, guests check in at the hotel’s lobby bar and are treated to a complimentary cocktail along with their room key. The lobby will also feature a mechanical bull, while meeting rooms will have ping-pong tables in place of traditional conference tables.

“With the Moxy brand, everything is times 1,000,” said General Manager Terry Hix. “Once you’re ‘Moxified,’ you’ll never think of a hotel the same way again.”

Moxy Houston Downtown was initially scheduled to open earlier this year. However, Hix said the construction process has taken longer than expected because of the historic nature of the building. The former State National Building, built in 1923, is one of the few remaining early neoclassical office towers built in the 20th century.

The building features a number of notable architectural features that led to it being designated as a historic property by the city’s Office of Preservation.

“Almost everything had to be custom-built to be able to work in a historic building,” Hix said.

Yep. Market Square Park seems like the most “neighborhoody” part of downtown and the most active. Especially on Friday and Saturday nights. I wish there were more lots to develop on to increase the density even further. Especially for more residents. I hope they have mixed use on that last remaining lot on the park. Praying for office mixed with residential.

I don't live in Houston, but it seems like they missed and opportunity with 1550 On The Green, which could have been mixed use. But isn't there an ugly budget hotel right behind there? Maybe they can demolish it in a few years and build a tall residential in its place.

Not necessarily. The parkside space is a mix of retail & restaurant. 1550 was supposed to be the office tower of the trio Skanska has plans for the blocks they own in this part of Downtown.

There is a hotel/residential tower planned for block 276 while an office tower with retail components is proposed for block 251.

That hotel isn't that old; 10-15 years maybe. It's not going anywhere and is in a prime location as far as hotel space is...close to the GRB. The fact that it's relatively affordable makes it even more desirable. Plus, there are several open lots in the vicinity ripe for development.

I started thinking about how Discovery Green has changed development in this portion of downtown.

I recall walking through the block where One Park Place currently stands about 2004 or so when it was still part of the Houston Center Gardens. The balcony jutting out from 4 Houston Center over Austin Street made more sense design-wise as it had a decent view of what was the parkland toward the GRB at the time.

Anyway, I had thoughts of what COULD be - but didn't think they would necessarily come to fruition. The specific block I mentioned, I really thought would be as good as it got and that was well enough.

People also tend to forget that while there was some drop-off in proposals post early 80s bust, the pipeline started opening back up as early as 1987-1988, though clearly not in any boom-like state. Around then, there was a plan to build a 40-50 story hotel on that space that would've been the convention center's primary lodging provider. I think it got a lot more discussion around the time Houston hosted the G-7 Summit in 1990. It stayed around for a while till it was reduced in size during the 1990s, and ultimately ended up across the street as the current Hilton Americas, which was completed in 2003.

I have been visiting Discovery Green since the first week it opened and now I can't imagine how the previous configuration could have existed for 20+ years prior to the creation of the current park. The fact that there is a decent mix of lodging and still room for more (and others may be coming soon - see the Home2/Tru and possible HI Express and W Hotels among others), along with dining options that now are in and effectively ring the park at multiple points and the residential towers within a block or two - all proof of how an engaging and well-programmed civic space can make a huge difference.

This also doesn't take into consideration the mixed-use district that Crane wants to build a couple of blocks north and east near Minute Maid that will likely keep with the pedestrian friendly tone established by DG, as well as the two additional blocks Skanska wants to develop along the Dallas Street corridor (https://clarkcondon.com/portfolio/dallas-street/) that was improved a few years back. So much potential, and I think that something will come of it much sooner than later.

Rice University will soon have new residential colleges as the school works to enhance its physical infrastructure amid an expected increase in enrollment.

The project includes two new residential colleges, each with more than 300 beds, accompanied by dining, Rice President Reginald DesRoches and Kelly Fox, vice president for finance and administration, said in a May 19 message to the university’s community.

The buildings are expected to be completed by fall 2026. The Houston Business Journal has reached out for additional information on the projects.

Eight decades ago, when Baylor College of Medicine first established itself in Texas Medical Center, medical knowledge doubled every 50 years. Today, medical knowledge doubles every 73 days, and Baylor College of Medicine is bursting at the seams as it races to keep up.

To that end, the college is adding a 503K SF, 11-story medical education and research building to its campus. The Lillie and Roy Cullen Tower will be the first building of Baylor’s planned Health Sciences Park. It is expected to open in 2026.

The project is adjacent to TMC’s Helix Park, a 37-acre project that will support healthcare, life sciences and other business. The Cullen Tower will be on Butler Boulevard, in proximity to the other Baylor medical buildings within TMC.

The new tower will be a medical education facility for Baylor College of Medicine and a health science professional school, said Bob Pulito, president emeritus and principal at SLAM Collaborative and lead architect for the project.

“It’s probably one of the largest medical education facilities in the country right now,” Pulito said at a Wednesday event celebrating the kickoff of construction. “It will set a new benchmark for medical education.”

It will also be the most technologically advanced medical education building in the nation, according to Dr. Paul Klotman, president, CEO and executive dean of the college.

“I have been to the top 20 medical schools' educational buildings, and nothing comes close to this in terms of all the things you need for modern-day medical school learning,” Klotman said at the event.

Educational features include a 35K SF simulation lab that will simulate exams, labs and other situations to train medical professionals, Pulito said.

Anyone who says something like that is just grossly misinformed or has no clue to begin with.

I sort of had to roll my eyes through good portions of the Houston density thread in the City Discussions section for similar reasons - especially the poster who was showing some of the photos that I had linked in the project threads that were supposed examples of a lack of pedestrian friendly amenities or transit - when each project was within 1-4 blocks max of all the things they said that were lacking.

I don't know what it is, but I think the city in particular (and the area to some lesser extent) is hard to understand if you're not that familiar with it, only read stats online, or have not visited regularly or even recently. That's why I started a few different threads in the Texas/South Central section simply because there IS so much happening with regard to developments that aren't high-rise or skyscraper related that I really just needed to put it somewhere so I could keep track.

I also try to keep the General Developments thread going as well, and have started a few separate ones for larger projects, but even a few of those slip through (the Ismaili Center - a legitimately huge and IMO transformative project - is probably the best example). HAIF (https://www.houstonarchitecture.com/haif/) does a fairly good job of tracking just about everything in town and around the metro but even then not everything is covered and not everyone visits that site.

Measure to invest $2B into George R. Brown Convention Center area signed into law

The George R. Brown Convention Center and the surrounding area downtown could soon receive a big facelift thanks to a bipartisan measure signed into law June 19.

Gov. Greg Abbott’s signature on Senate Bill 1057 will allow the city and Houston First Corp., the organization charged with promoting the city’s convention and tourism industries, to receive a portion of the hotel-occupancy taxes in excess of the amount collected this year for the next 30 years.

Under S.B. 1057, the revenue collected will allow for improvements to the George R. Brown Convention Center and the surrounding area, which could include the East Downtown area. The state comptroller’s office estimates the revenue will exceed $1.8 billion over the next three decades.

“The passage of this legislation will have an enormous impact on Houston remaining a tier-one convention and major event destination, really for decades to come,” Houston First President and CEO Michael Heckman said in an interview. “It will modernize and enhance our convention center and our convention district in ways that are important not only to Houstonian leisure visitors but also convention attendees. It's important that Houston remain not only at par with our competitors across the country, but to stay a step ahead of the competition. This legislation will allow us to do that.”

S.B. 1057 is essentially an amendment to a 2013 law that provided Dallas and Fort Worth with similar incremental revenue from hotel-occupancy taxes. Under the new legislation, Houston will now benefit.

“The great thing is that Houston will receive the same benefits without having to raise new taxes,” Heckman said. “All of the revenue that will now come to the city will come from taxes that are already in place.”

The bipartisan bill was authored by state Sen. John Whitmire, a Houston Democrat, and was sponsored in the Texas House by state Reps. Sam Harless, a Republican, and Shawn Thierry, a Democrat. Both Harless and Thierry are from the Houston area.

The law allows the incremental revenue to be used not just for improvements to the George R. Brown Convention Center but also for the potential development of new hotels and venues within the convention district.

Heckman said Houston First and city officials have not yet decided how the new revenue will be used. However, he said his organization will begin creating a vision for the convention district later this year.

From there, Houston First will start planning for how to develop that vision in phases over the coming years.

The most prestigious school of public health in the state and fourth-largest in the country, UTHealth Houston School of Public Health will break ground on a 10-story, 350,000-square-foot tower in the Texas Medical Center that underscores the school’s mission of health promotion and disease prevention, sustainable access to affordable health care with improved outcomes, and training the next generation of leaders in public health sciences.

“This new, state-of-the-art facility will serve as a platform for our students, faculty and staff – allowing them to transform the lives and health of our communities through public health education and research,” said Giuseppe Colasurdo, MD, president and Alkek-Williams Distinguished Chair at UTHealth Houston.

The design of the new building, with an estimated cost of $299 million, embraces sustainability with plans for rainwater harvesting for irrigation, abundant natural light, access to greenspace, an upper-level terrace, holistic teaching garden, and building automation programming.

Located in the Texas Medical Center’s Helix Park, it will house state-of-the-art research laboratories and distance-learning technology, an auditorium, teaching kitchen for its dietetic interns, collaborative spaces, and classrooms in support of the school’s broad range of disciplines including epidemiology, genetics, nutrition, health policy, data science, and health promotion.

Downtown landlord Brookfield to transition its Houston office buildings to zero-emissions electricity

Brookfield Properties, one of Houston’s biggest landlords, is going all in on solar power for its entire Houston portfolio.

In addition, the Toronto-based global real estate developer and operator on Wednesday said it would transition all of its U.S. buildings, totaling 70 million-square-feet, to zero-emission electricity by 2026. The company, which also has major holdings in major cities such as New York, Washington, Los Angeles and Denver, will procure electricity from hydropower, solar, wind and nuclear sources.

In the Houston area, Brookfield said, its office holdings totaling 10.3 million square feet across 10 towers, including downtown’s recently renovated Allen Center, Houston Center and Heritage Plaza, will be powered entirely by electricity generated from a solar plant to be built at a Texas site yet to be determined.

A commitment from Brookfield, which uses about 90,000 MWh of electricity annually for its Houston properties, would help finance the construction of the new solar plant, according to the company.

“Essentially, Brookfield, as a customer, will commit to a substantial enough requirement for electricity to initiate construction,” according to Laura Montross, vice president, communications for Brookfield’s U.S. Office Division in New York.

Some of west Houston's best office space is filling fast up as companies hope to lure back employees

A pre-pandemic trend of companies migrating to the west side of Houston has kicked into high gear as companies increasingly seal deals for better offices closer to employees.

A major lease by Bechtel last summer to relocate to Westchase kicked off a wave of leasing activity in west Houston totaling 3.7 million square feet in the last 12 months, according to a new report by commercial real estate firm JLL. The deals included 2.3 million square feet in the last six months alone, with Fluor’s lease for 308,200 square foot at Three Eldridge Place for its relocation from Sugar Land, Kiewit’s expansion to 277,105 square feet in Energy Center I and Fugro’s relocation to 75,000 square feet at Republic Square in the Energy Corridor among the largest in 2023.

In the largest west Houston deal over the past year, Apache Corp. in November leased 332,500 square feet at One Briarlake Plaza in Westchase to relocate its headquarters from the Galleria area.

What’s driving it? The answer is two-pronged, according to Tyler Garrett, JLL's head of Agency Leasing in Houston.

A surplus of large blocks of available office space built when companies were in expansion mode before oil prices crashed in 2014 is aligning with a desire by companies to shorten commute times as employees return to the office, Garrett said. Many of Houston's neighborhoods are concentrated on the city's west side from Memorial to Fulshear and beyond.

“Houston is leading the country in return to office,” Garrett said. “A big part of that is culturally, the energy companies want people back in the office.”

Morgan Group opens Pearl Rosemont apartment complex on former hospital site in Midtown

Houston-based developer Morgan Group has opened its latest apartment project in Midtown after two years of construction.

Pearl Rosemont, at 2727 Albany St., opened its first units to residents June 15, though some of the 13-story building’s remaining units will be delivered over the next four months, company spokesman Joe Melton said in an email.

Morgan, which is known for developing its Pearl line of multifamily projects, first acquired the property at 2727 Albany nearly 10 years ago. It was previously occupied by the Kindred Hospital Midtown; that building was razed to make way for the new development. Melton said some of the previous building’s materials were repurposed for use in the Whole Foods Market in the nearby Pearl Marketplace at 3120 Smith St., which marked the first multifamily development in Houston to have a Whole Foods incorporated into it.

The new apartment building offers nine floors of units, sitting atop four stories of parking.

Southern Land Co. plans to develop a nearly 2-acre parcel in Upper Kirby into a mixed-use project consisting of a 36-story residential tower and a Class-AA office building.

The project will be at 2811 Kirby Drive, on the northeast corner of Kirby Drive and Kipling Street. The land is home to a former Wells Fargo location where Clay Development & Construction had planned to develop a 100K SF medical office building. Clay Development confirmed by phone that the project is no longer underway.

Upper Kirby is a network of historic neighborhoods just east of Greenway Plaza and River Oaks and west of Montrose that is growing in density. The area’s appeal is “undeniable” for Southern Land Co.’s first Houston development, Tim Downey, Southern Land Co. founder and CEO, said in a news release.

“We could not have found a better place to introduce an SLC community in Houston,” Downey said. “With all SLC communities, we focus on creating extraordinary places in coveted locations where walkability and conveniences are at the forefront, and this site certainly fits the bill.”

The 36-story residential tower will house 318 luxury apartment homes, including 18 penthouses, according to the release. Amenities will include an outdoor pool deck on the 36th floor and a garden deck on the seventh floor.

The garden deck will span the residential tower and the office building, according to the company. The seventh floor of the tower will include a residential spa and guest suites as well as a fitness center for both residents and office tenants.

The office building will total about 75K SF over a garage podium and about 22K SF of rooftop and ground-level restaurant and retail space.

Southern Land Co. is working with the city to finalize plans for the site and plans to break ground in spring 2024, according to the news release.

Texas Children’s Hospital kicks off $245M expansion of women’s health services

Texas Children’s Hospital continued the rollout of its multimillion-dollar investment into women’s health services with the conversion of the former Baylor College of Medicine clinic into a new tower.

The Texas Children’s Hospital Pavilion for Women will expand its OB-GYN services to the building at 6620 Main Street, which will be renamed Main Tower and will connect to the existing Pavilion building across the street through a skybridge. The expansion will bring about 190,000 additional square feet of space for TCH.

TCH CEO Mark Wallace said at an Aug. 4 ribbon-cutting event that the Pavilion for Women can be expanded vertically by 10 stories. Additionally, the TCH Fetal Center, which diagnoses and treats abnormalities in pregnancies in the Women’s Pavilion, will be expanded with an additional floor for more testing space, according to Dr. Aimee Jackson, a director at the center.

The tower project, which Wallace said cost $245 million, brings the health care system’s total investment in women’s health care to nearly $1 billion over the past 12 years. He said the Pavilion was created to address inequities in health care, including for women who might not be able to access Medicaid.

“I’ve said for years that one of the biggest problems in the world is gender inequality across the board, and that certainly applies in medicine and in health care,” Wallace told the Houston Business Journal. “One of the reasons why access is as challenging as it is in the Greater Houston area [is that] we have such a large, uninsured population. And so that's something that Texas Children's Hospital has embraced, since our inception.”

The expansions are targeted to ramp the amount of baby deliveries at TCH up from 7,000 per year to 10,000 per year, Wallace said. Rearranging services to the new Main Tower is predicted to increase the hospital’s inpatient capacity by 30%.

Expansions within the Main Tower include additional physical therapy services including a new gym for patients in need of recovery. TCH officials said the gym was prioritized due to previous TCH patients being restricted to treatment rooms.

The Main Tower’s OB-GYN clinic was operating for six weeks before Aug. 4, and director Dr. Robert Turner said the clinic could take about 4,200 patients per month. Turner said the clinic was designed to calm patients who are potentially going through stressful procedures with the use of creative art in waiting spaces. Main Tower will also retain some of Baylor's adult services clinics that were previously based in the building.

The former Battlestein's department store, adjacent to the JW Marriott at Main & Rusk is seeing ongoing work to rehabilitate the structure and add it to the existing building for additional rooms & a pool. This building was added to the plat for the hotel several months ago - now showing it as a structure with a single owner.

Per TDLR, this is being classified as an "addition" to the existing hotel.

Harris County commissioners approve $2.5B Harris Health bond for ballot

In November, Harris County voters will decide on whether a $2.5 billion bond should be approved to significantly upgrade facilities at Harris Health System, the county’s hospital district.

Harris County commissioners unanimously approved the bond proposal during an Aug. 17 special session of Harris County Commissioners Court. Dr. Esmail Porsa, CEO of Harris Health, presented the bond proposal to commissioners during a June 8 session.

The bond would help pay for the renovation of both current hospitals — the Lyndon B. Johnson Hospital and Ben Taub Hospital — and the construction of a new LBJ Hospital, among other projects. Although the hospitals were built a little over 30 years ago, changes to how patient rooms are allocated meant that capacity has decreased in the years since their opening.

The total cost of the planned projects is $2.9 billion, but Daniel Ramos, executive director of Harris County's Office of Management and Budget, determined that the hospital district’s credit rating would allow a bond of $2.5 billion. The remaining $400 million would be covered by $300 million in operational efficiencies and cost savings Harris Health expects to achieve over the next 10 years as well as $100 million in grants and philanthropy during that time.

At the Aug. 17 special session, Porsa also confirmed that the system had $300 million in overall funding for infrastructure, some of which could be used for the strategic facilities plan.

Porsa stressed the importance of the bond to revitalize aging facilities in the hospital district, which saw 261,901 unique patients last year, the majority of whom are uninsured.

“We need more than $2.5 billion to do what everyone in this room knows we need to do,” Porsa said. “$2.5 billion is our maximum borrowing capacity.”

Construction of the new LBJ Hospital would begin in early 2024 and would be completed by 2028, Porsa said.

The bond would also fund three new clinics in Harris County Precinct 2 (the Northshore/Cloverleaf area), Precinct 3 (northwest Harris County) and Precinct 4 (southwest Harris County), which Porsa said would begin construction in 2025. The clinics will pull from the $504.5 million that is not used for hospital renovation or construction.

Shawn Murphy from Skanska spoke at the Neartown Association meeting tonight. He said they are concentrating on finishing up 1550 On The Green by January and will start then be finalizing plans for their project here. If everything goes as planned they hope to start construction in 2025.

The two recent buildings they built are both LEED Platinum, the Capital Tower/Bank of America and 1550 On The Green and plan to do the same with this project.

Shawn Murphy also mentioned that they are self funded.

1 year of planning, 2-3 years for construction. Fronting Westheimer with wide sidewalks all around the project. Mixed use with residential but probably no office building component as of today's market for them.

He also said they tried to buy the Disco Kroger property but weren't able to acquire it.

A 17-story, Holiday Inn Express/Staybridge Suites hotel will be built near Minute Maid Park, adding a corner grocery for hotel guests and downtown residents.

Sugar Land-based Neway Hospitality plans to start construction on the dual-brand, 275-room hotel at 1319 Texas by the end of September, according to developer Ali Momin, president of Neway Hospitality. The project will replace a 20,000-square-foot, 55-space surface parking lot.

"Our main reason for building this hotel is the location based near Minute Maid Park and the George R. Brown Convention Center," said Momin, adding that some of the amenities "will be grander than what you would see in our typical Holiday Inn Express and Staybridge Suites in and around suburbs."

The hotel will feature 144 Holiday Inn Express guest rooms along Texas Avenue, and 131 Staybridge Suites extended stay rooms, outfitted with kitchens, on the Austin Street side. Room rates were not disclosed.

The shared lobby and amenities, including a bar area, fitness center, meeting room and outdoor pool, will be on the fifth floor atop four levels of parking. Rooms will be on floors six through 17 with those on the sixth floor offering balconies overlooking the pool.

The public parking garage will be available for hotel guests and downtown drivers, including those attending Astros games, Momin said. The development will include EV fast-charging stations on Texas Avenue and in the parking garage.

The street level will house an approximately 3,000-square-foot Urban Street Market grocery store with a deli, coffee and bistro on the corner of Texas and Austin, across from the Catalyst high-rise and 1414 Texas Downtown mid-rise apartments.

"There’s a lack of grocery store options in this part of downtown," Momin said. "This valuable addition to the downtown area perfectly complements the surrounding community and the extended stay Staybridge Suite Hotel situated at our location."

For those unfamiliar with the location, it is along Old Spanish Trail between Bertner Ave & Cambridge St, directly across from TMC Helix Park. It looks like several new substantial buildings will be going up here in the next few years, continuing to densify the area formerly known by some as TMC South. A connection between the Research Park and Helix Park continues to appear to be part of the plan, at least via the continuation of the walking path of the park component.

The MD Anderson South Campus vivarium got larger! I thought the vivarium was a small, inexpensive, modular building? The project was renamed to Biosciences Research Facility with a budget limit of $441,000,000. The building is only 3 floors above ground, yet costs nearly $500 million. wow!!

The current animal care and use program is challenged by the north/south campus separation that requires balancing access to animals based on researchers and lab locations. It is imperative that the physical location of the building be central to the majority of research buildings to minim street on animals and humans and to including confounding factors on data.

To facilitate these goals, a phased approach to the project has been determined to best meet the Institution's planning and research goals while aligning with the current budget. Due to the complexity of the vivarium's program and ensuring that future phases will integrate seamlessly to become a single multi-phased complex, specific operation and design drivers have identified to provide a framework for the Phase 1 program. The primary goal being to provide the best value for day one operational functionary with the ability to expand in future phases to create one, single cohesive facility.

Phase 1 is comprised of two occupied floors with approximately 211,728 gross square feet and an upper third shelled floor of approximately 78,0000 gross square feet. The ground floor is comprised of an automated central cage wash facility, cage wash support spaces, complete loading dock for all phases, and building systems support spaces. The second floor will enable a minimum of 30,000 rodent cages to be housed on one level, while the third floor will be shelled for future expansion (Phase 1.5)

Phase 1.5 Interior fit out will be built to suit and can enable the facility to either accommodate an additional 30,000 rodent cages and associated support spaces or provide specialty barrier housing for 13,300 rodent cages along with priority core research services as determined at that time.

Future Phase 2 will be a separate but connected building structure with the long term plan to expand directly south and horizontally from the Phase 1 building with full connectivity between phases. This future phase will include the remainder of the original BRF program of core research services including Aquatics, Small Animal Imaging Facility, Pathology, Behavioral, GEMF, specialty housing, and eventually accommodating the full 90,000-cage capacity – delivering a single, complete vivarium complex.

The project site is located on the corner of East Road and Bertner Avenue. Preparation of the site will include removing the existing MD Anderson Operations & Maintenance Storage Facility, the Hazardous Waste Storage Facility, and the existing surface lot parking. Once the site is cleared of existing structures, a new underground utility runs will connect electric services, water, sanitary and storm to the existing mains located adjacent to East Road and Bertner.

Due to the thermal load requirements needed for this large-scale vivarium, it was determined that the existing South Campus CUP would not be able to support this facility. In lieu of service from the existing CUP, Phase 1 will include a stand-alone thermal plant to provide the required chilled water for Phase 1 operations. The stand-alone plant will designed so that it can moderately expand into future phases. In addition, Phase 1 will include a tie-in connect to the existing ground thermal line at the west side of the site. The project team is currently analyzing integration of the new chiller plant into the mater distributed loop and optimization controls to determine cost feasibility.

A few years ago a MD Anderson engineer showed me where the future vivarium will be located. He was right! East Road and Bertner Avenue, by SCRB #3. This development has been in the works for at least 3 years. Glad to see it coming a long!

If you’ve picnicked, played or passed by Buffalo Bayou Park in the past four years, you’ve probably noticed a massive 35-story skyscraper under construction towering over the volleyball players and pedestrians below.

The Residences at the Allen tower has redefined the skyline near one of Houston’s most popular recreational destinations near downtown, and it could begin to redefine the residential and hospitality scene along the bustling Allen Parkway corridor, too.

Construction on the first $290 million phase of a broader mixed-use development is nearing completion roughly four years after Houston real estate developer DC Partners broke ground. DC Partners is planning more upscale restaurants, retail and greenspaces at the same 6-acre site in future phases.

The Residences at the Allen is the first luxury condominium-hotel tower built in Houston in years, a high-end high-rise with 99 condominium units paired with a 171-key Thompson Hotel in the same tower.

Most residential projects coming online in the broader downtown and Montrose areas in recent years have been luxury apartment rentals, but DC Partners wagered that Houstonians would pay to own a home in a high-rise with a unique design and hotel amenities overlooking Buffalo Bayou Park. So far, its bet appears to be paying off: Just 20 units are left for sale despite the headwinds of a slower real estate market. Residents are expected to start moving in this fall.

The latest addition to the portfolio, Auberge executives have revealed to Texas Monthly, will be in Houston, just outside the tony River Oaks neighborhood. That property, the Birdsall, is scheduled to open in late 2026. It will include a 105-room hotel and 44 private residences. As at the Commodore Perry, the amenities will be accessible to locals who buy a membership to the resort’s private club.

That answers that question about The RO! I was wondering what the third tower was that had started showing up in those renderings that are on the edge of the site. Had totally forgotten the hotel component. Makes sense now.
