The Uptown project looks like corner of Richmond and 610 feeder. That would be a huge (and welcomed) change to that area.

It's the northwest corner of Richmond and Post Oak. Post Oak basically takes the place of a feeder on that bit of the western side of 610.

Yeah, it is unusual and not expected. It's clear now why they only published renderings of the southeast and northeast views. The west side is ugly.

It's the northwest corner of Richmond and Post Oak. Post Oak basically takes the place of a feeder on that bit of the western side of 610.

There used to be a Mason Jar back in the day. Burned down. Next door to 24-Hour Fitness.

Waaaayyyyy back in the day, like late 70s, it was a TGI Friday's. Also, in the center of the strip mall when it was originally built was the Windsor Cinerama Theatre. I saw "The Battle of the Bulge" there with my parents when I was very small. Later, in the early 80s, there was a music venue called "Agora." I saw Talking Heads and B-52's among other things there.

I think it was called 'City Streets' when I was in my 20's in the 90's. Had several themed bars.

I did a quick google search: "City Streets" was on the Post Oak end, where the 24 Hour Fitness is now. The "Agora Ballroom" was about halfway between that and Sage Rd. There's an Office Depot there now.

I was in Houston today, primary in the medical center. First time in the city in about two years. Hardly recognized it with so many new talls downtown, med center, Uptown, Allen Parkway, etc.. I visited a family member on the 20th floor of the new Walter Tower at Methodist. Took some photos but am having problems getting them off of my phone. Will keep trying. They're excellent.

What do you all think of Post Oak Central, completed in the 70s and early 80s (from what I found online). I still think they are incredibly handsome towers, with the bands of black and silver. I remember when they went up, and they remain my favorites in Uptown.

When I was a kid, Post Oak was a two-lane, traffic chocked road that went from highway 90 (or maybe south of there) all the way up to Oak Forest or thereabouts. Where Uptown is, I remember Joske's (where I think Dillard's is now), the La Fonda Mexican food restaurant, a dance club with "go-go" girls where my sister worked, KPRC studios (a large quonset hut), and an amusement park. In about 1964, Loop 610 opened in that area, and development began. Seems like it didn't really start taking off in earnest until around 1970 or so with the Galleria.

Yesterday I drove 610 through Uptown on the way back to Austin. As I came over the high overpass at 610/59 looking north, the highrises made me feel a little dizzy. it was hard to take it all in and drive at the same time.

I love the original building in Post Oak Central. The second and third, not as much. My biggest complaint about Post Oak Central is the way the buildings meet the ground. They just sort of spring from the grass fully formed, like Athena from Zeus's head. Philip Johnson was, IMO, really bad at designing welcoming bases to his buildings.

As for Post Oak ancient history, the Dillard's building was indeed a Joske's. I remember going there with my mom. I also remember my mom calling the West Loop the "Post Oak Freeway" because the part south of 59 was built directly over Post Oak Road. I also remember her driving my sister and me back and forth over the 610 overpass over the Southwest Freeway so we could see the view. That's all there was of 610 at the time. Just the overpass. The freeway ended on both sides and traffic was directed onto the feeder roads.

Has absolutely nothing to do with development or whatever, but man do I miss The Mason Jar. I was so happy when they opened a location in Stafford in the late 90s - early 2000s. Of all the things on the menu, I remember the butternut squash most. Still one of my all-time favorite comfort foods.

I didn't know KPRC was in a quonset hut at one point. That's interesting. I guess at this point the only original TV studio left is 13's dome in West U?

I'm waaay too young to remember kitirik(but my Mom does!) however do any of the 90s kids here remember Disney in the Afternoon on Channel 39? There was a new disney cartoon every year. They would broadcast from something called the "Funplex" in Alief IIRC, which I guess was some kind of indoor amusement park.

I remember most of that. I was on Kitirik and also Captain Bob (KPRC). We are really dating ourselves.

Williams Tower (former Transco) still looks very modern, but it's been there a very long time. Hard to believe.

At one of the Galleria hotels, my cousins and I got caught by a security guard on the stairs. We were crazy teenagers and thought it would be fun to run up and down the stairs. I was old enough to drive so drove them to the Galleria. They were from Albuquerque.

Yeah....KTRK has been at the same location in West University since I was a tiny kid. The dome wasn't built at that time, though. One time, we went to the Kitirik show for my older sister's birthday. I fell off the edge of the bleacher seats during the show and screamed so loud that our neighbors watching the show on TV heard me. Such memories. West U is so old that the neighborhoods were already developed, but the commercial districts around there were not so much until the freeway was constructed, whenever that was.

There was a Felix Tex Mex restaurant on Kirby in the Village from the time I was about 3 years old until sometime in the 80s or 90s.

I have such good memories of growing up there. Later on, I spent time in New Jersey and then in the 80s, I worked in Santa Barbara for a while. I've been in Austin most of the time during my adult life, though.

Funplex was the awesome to the max. Maybe it was because I was young, but I don’t remember a larger multistory jungle gym.

KIAH's studio has been at Westpark and Hillcroft since they went on air in 1967, and it's the same building. Their old building, the one used initially by the former KNUZ-TV (the first Channel 39) and later KUHT on Cullen Blvd, just south of Wheeler Ave. on the UH Campus is also still around, though it isn't used for TV anymore.

Some of the same is true for the a few of the other stations in town as well. KTXH & KXLN started in office parks on Kirby Drive which are still around, though both have moved. KTMD started in an old O&G company's building off Westpark on Stoney Brook, but they moved to a tower on the North Loop back in 2005.

As for the kids shows - I'm from about the same time. I grew up watching Karen Kay on 26 after her stint as a VJ on Hit Video USA, and Miss Allegro on 39. I preferred the former over the latter, but I watched both. I remember when the replaced both in the early 90s. Tammy Lynn was on 26 and I remember she was not nearly as energetic as Ms. Kay. D-Solo took over on 39 and actually was a great replacement - did a lot of remotes / prerecorded segments. I remember one where they actually sent him to the tower site in Missouri City and he made it work. I think he started Street Flava at around the same time on Saturday nights and it's still on TV.

And the Fun Plex is still around (https://houstonfunplex.com/). I still remember it as Fame City when it was new-ish, but the Fun Plex name came a few years after.

Astros owner Jim Crane talks planned expansion surrounding Minute Maid Park

Astros owner Jim Crane said Friday that construction on a ballpark entertainment district surrounding Minute Maid Park is set to begin “probably within 12 months.”

The Astros’ lease with Minute Maid Park runs through 2050, and in 2019 the club purchased 1.738 acres of land surrounding the downtown ballpark with intentions of building a mixed-use development. Crane on Friday referenced the over $100 million the team has spent renovating areas like the Gallagher Club and Ultra Club inside the stadium, and said the next goal is to create an entertainment district in the area around Union Station and the now-closed Home Plate Bar & Grill.

The Texas Department of Transportation’s plan to reroute a portion U.S. 59 and Interstate 45 underground on the stadium’s southwest side, part of the North Houston Highway Improvement Project, will also clear room for the Astros to build.

“That whole area will turn into an entertainment area like a ballpark village like the Atlanta Braves, like the Cardinals, and some of the other teams,” Crane said. “We think that will bring a lot of people downtown. The area continues to improve around us. When we came in there was an old boarded up building where those apartments are. So I think this is going to be the spot. If they get the freeway done and it goes underground that’s going to be a park, so this area’s going to be a primetime area down the road for everybody to come down and enjoy the ballpark. And I think a lot more people are moving downtown which also helps us. So everything looks good, on the bright side.”

Developer reveals plans for luxury beachfront condos in Galveston

A new beachfront luxury condominium complex is planned for Galveston.

Tiara on the Beach will be developed by Houston-based Satya Inc., which bought the 2.86-acre property in 2020. The site is next to the existing Diamond Beach Condos complex at 10327 Termini San Luis Pass Road on the West End of Galveston’s Seawall.

The Galveston City Council recently approved the project, said Satya President Sunny Bathija, and he estimates construction will start by the end of next year or early 2023.

“Because it’s a beachfront project, we have a lot more to do than a typical building in the city because we have the coastal wildlife and we have to deal with the hurricane wind loads,” Bathija said.

Satya is one of the primary investors in several local condo developments, including The Sophie, Giorgetti Houston and The Westmore, all inside the 610 Loop.

The 175,000-square-foot Tiara will have about 65 condos for purchase, Bathija said, including penthouse units on the 10th floor.

“We are trying to cater to the limited amount of people who want to live in a (type of) luxury which they have not experienced in Galveston,” he said.

Prices have not been determined yet, Bathija said, but he expects condos to range from $850,000 to $2.5 million. Short-term rentals, such as through Airbnb, will not be allowed.

That stretch has some serious money but so sparsely developed. This is a welcome addition.

Midway's East River mixed-use development inks largest office lease thus far

Illinois-based Impact Networking is the latest office tenant announced for the massive East River mixed-use district planned for Houston's historic Fifth Ward.

The 16,000-square-foot lease in the East River 1 building makes Impact Networking the largest office tenant announced for the project thus far, according to Houston-based developer Midway. Impact Networking also will serve as Midway's managed IT service provider.

With the latest lease, only one floor remains available in East River 1 (Building C). Other companies that have preleased space in the office building include Houston-based commercial architecture firm Method Architecture, which will occupy 9,000 square feet, and Teal, which leased 12,000 square feet for its new corporate headquarters. Teal provides a cloud-based system for delivering hot water to buildings without water heaters.

When announcing the Impact Networking lease Nov. 4, Midway also said it has begun vertical construction on the retail, restaurant and offices spaces for Phase I, which will span about 26 acres at the intersection of Jensen Drive and Clinton Drive.

Phase I broke ground in August. It will include approximately 250,000 square feet of office space, 110,000 square feet of retail space and more than 13,000 square feet of plaza greenspace. The owners of The Astorian event venue near Sawyer Yards will open a new 20,000-square-foot private event space and rooftop bar in Trail Head 1 (Building F). Phase I also will include a five-story multifamily component, called The Laura, with 360 apartment units.

In October, Midway announced Broham Fine Soul Food & Groceries, Lick Honest Ice Creams and Urbn Dental have signed on as retail tenants in Phase I. Broham Fine Soul Food & Groceries, a new concept created by local James Beard Award-nominated chef Jonny Rhodes, will occupy 4,000 square feet in The Depot (the ground level of a garage structure). Urbn Dental leased a 2,612-square-foot space in The Depot, and Austin-based Lick Honest Ice Creams leased 1,124-square-foot space in East River 1 (Building C).

Limestone Commercial Real Estate President Brandi McDonald Sikes and Sobi Qazi are serving as exclusive leasing agents for the remaining office space in Phase I. Lacee Jacobs and Laura Harness from Midway’s Strategic Leasing and Advisory team are handling the retail space.

Phase I is slated to be complete in 2023. Meanwhile, East River 9, a nine-hole, par-three golf course open to the public, and Riverhouse Houston, a family-friendly restaurant and patio bar, are expected to open in 2022.

Apartment towers mark Miami-based company's second project in Texas and first in Houston

A master-planned development at the Texas Medical Center’s West Campus in the Energy Corridor will be gaining a second apartment complex to accommodate a growing workforce in that area.

Miami-based AHS Residential acquired a 6.6-acre parcel in the Ten Oaks property from Houston-based Wolff Cos. last month and plans to build three 12-story apartment towers with a total of 576 units.

The towers will be right next to another future multifamily complex, The Vic on Park Row, for which development hasn’t started yet.

The yet-to-be-named AHS complex will have one- to three-bedroom units with open-concept kitchens with granite countertops, stainless steel appliances, in-unit washers and dryers, and central air conditioning. Amenities will include a pool, a multipurpose clubhouse with a 24-hour fitness center, complimentary Wi-Fi in common areas and private parking.

Construction is estimated to start in April, and the apartments are expected to be ready for move-in in February 2024, said Juan Fernandez, director of real estate development at AHS Residential.

Rents will be determined by the market at the time of delivery, Fernandez said, but probably be upward of $1,300 for a one-bedroom and $1,900 for a three-bedroom.

The company is fully vertically integrated and will develop, build and manage the project, he said. San Francisco-based Gensler is the architect.

This will be AHS Residential’s second project in Texas and first in Houston.

Score another win for the BBP Master Plan, I think - at least maybe indirectly.

While the Ismaili group's selection of Houston makes sense based on the population and diversity within, the physical site selection definitely is another accomplishment of that master plan I think. Didn't realize that they had contributed the Tolerance Sculptures on that end of the park that will be near the Center.

The building itself looks like a solid, contemporary structure but seems to interpret or honor a lot of the modernist work around town. The grounds, though, are captivating. I like that they are open-ended in a way and that they engage both Buffalo Bayou Park (the catalyst) and West Dallas (the nearby corridor that is starting to become a benefactor of those improvements, based on the volume of development underway already).

In a way, the location of yesterday's announcement is also reflective of a similar project not too far away. It was in the GRB, facing Discovery Green, in that grand open space on the second level. A picture window on the "new" Houston. We all know how much of a catalyst that DG has been for it's surroundings and, hopefully, will continue to be. Perhaps this new center can continue to build on the development in it's immediate area as well.

What I also appreciate is the apparent focus on design in cultural developments like this in the past decade / decade and a half. Great structures like the Kinder Building and new Glassell School at the MFAH, The Asia Society - even the some of the upcoming projects like (IMO) the Houston Endowment headquarters on the opposite side of the bayou speak to a human scaled work that is smart, clean and engaging. Genuinely cool to see it happening in real time.

This is going to dramatically change that area which is pretty dodgy right now. The transformation will make this some of the most sought after space in the city...if all goes as planned.

Midtown certainly has some nice pockets, but this development will really change things.

Before my Dad passed, Midtown was starting to come around gradually. He told me that decades ago, he thought that area would eventually get redeveloped, and wished he had bought some property when it was cheap and hardly fit for human habitation.

When I was a kid, my Dad would also say that S. Main south of the TMC would become what Uptown eventually did become. That part of S. Main is way better than in the 60s, but it just didn't take off, even with the nearby sports complexes. Not sure why, because the location by the TMC would have been perfect for Uptown-type development.

Following the successful redevelopment of downtown Houston’s largest office complex, Houston Center, earlier this year, Brookfield Properties today announced new plans to renovate and rebrand The Shops at Houston Center. Fulsome upgrades to the existing retail center – which will be renamed The Highlight – will create a fresh, modern destination in the heart of downtown Houston, and provide a thoughtful amenity mix for tenants and visitors alike.

Rice University plans to break ground on its new arts building in 2022, and an alumnus will take the lead of the building's design.

The $25 million, 50,000-square-foot building, at 2030 University Blvd., is being built with university funds and donations. The lead gift came from billionaire Houston investment manager Fayez Sarofim and his wife, Susan, who are well-known for their philanthropic contributions.

The building will be named Susan and Fayez Sarofim Hall in honor of the couple's gift.

Rice announced Nov. 15 that Charles Renfro of New York-based Diller Scofidio + Renfro was selected to lead the design after a national competition.

Additionally, Houston-based Jackson & Ryan will be the executive architect, Houston-based OJB will be the landscape architect, New York City-based Fisher Dachs Associates will be the theater consultant, Chicago-based Threshold will serve as the acoustics consultant, Austin-based Martinez Moore will serve as the structural engineer, Houston-based Walter P. Moore will serve as the civil engineer, and Houston-based Wylie Associates will serve as the mechanical, electrical and plumbing engineer.

Sarofim Hall will be part of a Rice arts district that includes the Moody Center for the Arts, the Shepherd School of Music’s Alice Pratt Brown Hall and the new Brockman Hall for Opera.

For 40 years, Houston’s Orange Show Center for Visionary Art has been the guardian of experiential art environments in the city. Now, for the first time, the nonprofit organization is building a central campus with a permanent gallery that will unite two of its three spaces.

After spending the last few days in Houston in the Museum District it blows my mind that that area hasn't completely turned into the new "hip" part of the city. The area feels already urban enough to sustain some 24/7 amenities but its just not there yet. I can see this becoming the even more upscale and architecturally daring part of the city. The next ten years are going to be really fun to watch for Museum District. I wish Houston marketed itself a little better. There is so much going on on the ground that you would never expect coming from outside Houston or Texas.

Houston has a lot of potential and a lot of institutions and individuals who make incredible contributions to civic interests, either financially or through their talents. But then I also think it has elements that hold it back too. So many neighborhoods are sort of run down. The Museum District is right there but it's always been right next to the third ward and tends to be a target of things like robberies, shootings, etc and for every nice looking street there's another street with surface parking lots and homeless people camping out.

I think the city's perpetually troubled budget situation leads to a lot of neglect. The pensions, the property tax cap, and the bad decision to annex a lot of suburbia in the 1970s(thus getting a bunch of areas that cost more to maintain than they bring in and are also full of right leaning voters).

But I guess all big cities have these problems.

Yes, many if not most cities do. When I saw your description I was thinking you could have been talking about Austin as well. There's an awful lot of neglect and problems here. But I still think both cities have a lot of positives, and I enjoy both.

So I do Ride share. Picked up a real-estate developer this morning and got to talking with him.

He informed me that his Property Developement Group have bought the green space next to the BBVA Compass Bank Building on Post Oak ...across Post Oak from Dicks Sporting Goods.

He said they were going to put in a 40story mixed use tower there...construction should start around Jan 2023.

That's a great shot. No offense to Heritage Plaza and the iconic view from Buffalo Bayou Park, but the east skyline is more powerful looking.

It’s a shame they didn’t build a new tower downtown.

Hopefully, Chevron will move its HQ to Houston too.

From what I understand, they have plenty of space in that fairly new complex. I think it was built to house 15K at the height of the last oil boom a few years ago and I read somewhere that they have 10K there now. Exxon left downtown to consolidate in the suburbs, and even had extra space in the Woodlands.

I recall Chevron was supposed to build a new tower downtown a few years ago but they never did. I think they occupy two towers downtown, one of which was the former Enron building. I am surprised they have not moved but maybe they want to remain in the nexus of technology that is Silicon Valley.

I think the era of oil majors splashing out for huge trophy towers is about over. They are in a sunsetting industry and the piles of excess cash are drying up.

Uptown looks great, but the city/developers now need to focus on walkability and livability. Driving through the galleria is fun but where do I walk? What do I do there that I can't in the suburbs with all the strip malls.
