Good news, especially about the new midtown property. I can't seem to find where exactly it will be, did I miss it in the article?

Looks like the midtown apt will be located alongside the light rail at 3800 main st., great news!

A PAIR of West Gray lots — nearly vacant save their seen-better-days Freedman’s Town rowhouses in the back — have been put on notice as the proposed site for Dolce Living: that’s 5 stories and 176,344 sq. ft. of 1- and 2-bedroom apartments, with some street-level retail to sweeten the deal....A few blocks from the brand-new Carnegie Vanguard High School on Taft, these Fourth Ward lots are bound by Victor on the north, Gillette on the west, and Wilson on the east, with Bailey running between them.

Interestingly there are some historic rowhouses that currently occupy the site that will be transported (the ones not in completely disrepair). This will be located between Taft and Bagby on W. Gray and will add more units to recently completed phase 3 projects of Post and Camden. This part of Midtown/4th ward has been blowing up these past years.

Thats the kind of crap I hate about Houston, destroying old Victorian or bungalow homes for that modernist bullshit.

To each their own. My early imprint of cities occurred in Asia, not Europe: Modernism and international styles with right-angles everywhere are thus my preferred flavor.

That's another big thing houston needs to look at. Getting a ritz and a W and other luxury hotels would be great for the city.

I agree. Though, we need more than just luxury hotels. More hotels for more conventions and large events (all star games, NCAA final 4, superbowls, world cups, etc.).

That's an area that needs a bit of love. It seems to be poised for mid/high rise residential development given its proximity to the major office sites downtown.

this is a long shot... as i've certainly ragged on your fine city occasionally (probably out of jealousy) over the years, but i'm going to visit a buddy in austin mid-feb and would like to drop by for a day or so on the way. anyone want to take precious time out of their day to show me around? this would be sometime between the 19th-21st/22nd.

They had one. It was turned into a St. Regis, I believe. I am surprised they don't have a W though.

After many years of waiting, the City of Galveston will finally be getting their Downtown Intermodal Transportation Terminal, according to Guidry News:

The Port of Galveston hosted an official groundbreaking ceremony for the Downtown Intermodal Transportation Terminal, a project of the Galveston Livable Communities Initiative.

“This day has been a long time in coming hasn’t it?” said Master of Ceremonies Vandy Anderson in welcoming the crowd to the site of the terminal, at the northeast corner of The Strand and 25th Street. “A long time in coming; a lot of work; a lot of days; a lot of maneuvering, let’s say.”

Future plans for a mixed use in Energy Corridor:
CORE Real Estate just closed on 32 acres along I-10 in the Energy Corridor and is gearing up a large mixed-use project. Will the submarket get some of the retail and hotel uses it's craving?

Look for kickoff after the Park Row expansion is complete in Q3 and for delivery in 2014.
And also:
Wolff Cos EVP David Hightower kicked off our event in his role as Energy Corridor District's president. We snapped him with Brookfield SVP Paul Frazier, Giammalva Properties prez Vincent Giammalva, and Lincoln Property Co SVP Charlie Giammalva. David says there are 78,000 employees in the Energy Corridor, and it's projected that'll top 92,000 by 2030. (Most of the energy production will simply come from trying to remember everyone's name.) Energy isn't everything: Five of the top 12 employers there aren't industry related. There is 22M SF of office space in the Corridor (70% of which is Class-A). David says 2.9M SF is under construction (about half delivering this year) and 3.8M SF is close to groundbreaking.

Thanks guys for the compliments. Only made it up to nacogdoches tonight. Unfortunately I didn't have time to go around the city and do a last update. I'll be back though since my parents live in Kingwood.

Have a safe trip, man. It's supposed to storm pretty bad here Monday & Tuesday, over 4 inches of rain expected. Haven't come up with any suggestions for you other than those I've already mentioned...

Uptown heating up:Five Oaks Place

BHP Billiton Petroleum..."This building is still in the design phase, but once the building is complete, we will be the exclusive tenant so that we can consolidate our entire large professional workforce in Houston in our current and this future building,"...In 2008, Carleton Riser, head of Transwestern’s development group, told HBJ that the proposed building would be called Tower Five at Four Oaks Place and would rise up 30 stories, with 525,000 square feet of office space on 22 floors atop a parking garage with roughly 1,500 spaces.

This proposal is across the street from the Astoria residential mentioned above and will replace a 24 hour fitness that has already closed.

Indeed. However, they are building a scaled back version of it about 30' to the east of the torn down building. Everybody wins in the end.

I've been looking around Houston and there are a few things I can't figure out. Is the ex-Holiday Inn (31 story hotel downtown) planing to be restored, and what happened to the 57 story proposed skyscraper for BLVD Place. Thank you in advance.

1) There are no plans to restore the Holiday Inn at this time. There was a rendering floating around but it never passed that phase.

2) BLVD. Place was scaled back after the recession. The current version, under construction, does not include the 57 stoy tower.

It would seem that one of the (if not THE) most active area of the city is Post Oak Blvd. between Ambassador and Hollyhurst. There is 5 Oaks Place, The Cosmopolitan, and Boulevard Place.

What would be amazing is if they built all of the new developments happening in the metro area in downtown. If they did that, all of the surface lots would be gone in 18 months. But from what I have been reading/hearing/learning, due to the capital markets, it's next to impossible to build something without having around half of it pre-leased.

BLVD Place hasn't necessarily gotten scaled back. There are still sites left for two office towers and 3 more residential towers or one large residential box or hotel(s). What is being constructed now is phase 1-2, which is hanover residential tower, Whole Foods, and retail.

Awesome news. My old apartment that was demolished is two blocks west of this and is about to become ~300 apartments units. Add to that about 6 blocks west of this another apartment complex is about to start phase 2, Fairmont @ Richmond and Dunlavy.

Original plan called for a 16 story LeMeridien Hotel, a 35+ story W Hotel with condos up top, a 30+ story apartment tower, a 12+ story office tower AND low rise apartments with ground floor retail.

They are actually building FEWER apartments than they are tearing down and building a ton of retail space. Frankly, I think that's stupid. They should be doing the exact opposite. Apartments are filling up as quickly as they come on line, but retail is harder to fill (just ask West Avenue which is in a better location than this project... mostly because this project competes more directly with Highland Village and The Galleria being right in between those two).

BHP Billiton Petroleum said Monday it will hire hundreds of new employees and lease a 30-story office tower to be built at 1500 Post Oak Blvd. to accommodate its expanding shale business and future growth.

Construction is expected to start later this year on the new building, which will be connected to the company’s current headquarters at 1360 Post Oak Blvd, creating a two-tower campus. A glass skybridge will connect the structures.

The buildings will house several thousand BHP employees, many still to be hired. Some 1,800 existing BHP employees will office there, including workers in other locations. Employees in downtown’s Wells Fargo Tower and a building in Tulsa, Okla. will relocate to the Post Oak headquarters.

“We’ll probably be pushing 3,000 when we move into the new building,” CEO J. Micheal Yeager said at a press conference.

In total, BHP will occupy about 1 million square feet in both buildings. The new tower will have 560,000 square feet.

Transwestern will develop the new building for owner TIAA-CREF.

BHP Billiton deals in natural resources ranging from iron ore and uranium to oil and natural gas. The company is headquartered in Melbourne, with a major office in London, but the petroleum division is based in Houston.

Architectural firm Pickard Chilton designed the building, which is expected to open in 2016. Gensler also was involved.

“We have designed this new building with employee productivity and appeal as top priorities to retain current employees and attract prospective employees,” Yeager said in a statement. “We plan to hire hundreds of new people in the immediate future. To attract the most talent, we believe we need to offer them the best possible work environment.”

I cant wait to see the finished product! There are over 15 buildings under construction or proposed that are at least 20 stories in The Galleria, Energy Corridor, and Downtown! If only downtown was planned better though. Downtown would seem so much better if there were thin cobblestone streets for pedestrians only, and if all the streets in general weren't so wide. A downtown shouldn't be a grid.

Yep.

Original plan called for a 16 story LeMeridien Hotel, a 35+ story W Hotel with condos up top, a 30+ story apartment tower, a 12+ story office tower AND low rise apartments with ground floor retail.

They are actually building FEWER apartments than they are tearing down and building a ton of retail space. Frankly, I think that's stupid. They should be doing the exact opposite. Apartments are filling up as quickly as they come on line, but retail is harder to fill (just ask West Avenue which is in a better location than this project... mostly because this project competes more directly with Highland Village and The Galleria being right in between those two).

They are building fewer apartments, but the overall picture is that there is a lot of apartments being built in this general vicinity. You have all the apartments going up west in Uptown and east in greenway plaza. Also there are more garden style apartments directly north of this to knock over and add more apartments.

This location is great, north of Westheimer was/is getting very dense in this area east of 610.

Chronicle said today was the official groundbreaking for the 24 story tower with 366 rental units.

Will be nice to see a crane in downtown (assuming will be the first of many of the next 2 years...)

New Hines Tower

Hines, the Houston real estate firm that developed the Galleria and a number of skyscrapers in downtown, is planning and marketing a major new downtown office tower on Main Street that will be at least 41 stories tall and perhaps, even taller.

The building would be located at the southwest corner of Main and Texas Avenue, catty-cornered from the Rice Lofts, which was the historic Rice Hotel at one time. The Hines site is a city block known as Block 69.

It is official, but the article states that they have to find a major tenant before they begin construction. So it is pretty much...which Oil and Gas co needs some new room?

Rumor is Chevron will build their own new tower downtown, BHP is building Uptown, Shell, Connoco, and BP are staying in the Energy Corridor and Exxon Mobil and Anadarko arent leaving the Woodlands. Will be interesting to see who needs such a big space, and isn't headed West or North...

OK... what the hell building is that behind the Esperson Tower? There's no building that looks like that in that location.

As for Hines' proposal, it's going to happen and I wouldn't be surprised to see it go taller that 41 floors. Why? Because the rumored potential lease I've heard is for nearly 500,000 square feet. I'd think Hines would feel safer with more spec space on today's market than 300,000+.

Would love to see this one come in at 50 floors. Keeping fingers crossed.
