As the dominant landlord in Calgary with the most downtown office space in Houston and Australia, few office providers have as much experience in energy sector markets as Brookfield Property Group. Last Thursday, at Georgetown Luminaries, Brookfield Property Group chairman Ric Clark was asked about the company's position in Houston. "Our strategy is always to make hay when the market is booming, lease the space up on a long-term basis, finance it on a long-term basis, bring in financial partners and redeploy the money,"


Clark said. "But in the case of Houston, although the office market is pretty soft right now, every energy tenant really understands the leverage that they have so the deals are brutal." While the office landscape looks rough, Clark was more optimistic about residential.



"There's a lot of inflow to Houston and to other sectors, we think the residential market, in the long term, will be a good area to invest. We have the density to add 2,000 apartments to our project in Houston. It's something we're spending a lot of time planning and thinking about."

Development of Metropark Square in Shenandoah has been a long-time coming.

The 70-acre development has been the vision of retail conglomerate Sam Moon Group since 2003. The multi-use district will feature multi-family apartments, retail shops, hotels, entertainment venues and more.

Phase one of Metropark Square began in November 2016. The first tenant, AMC-10 (with an IMAX screen), has an expected move-in of November 2017 and opening of December 2017. Moon said much of the restaurant, retail, entertainment area will be open by March 2018 at the end of phase one.
Phase one will also include an outdoor pavilion/event space, where community events can take place in the future.

Phase two, beginning in the first quarter of 2018 and ending in 2019, consists of construction on a 329-unit, high-end housing complex that will take roughly 18-20 months to complete. A 150-room, select-service Hyatt House hotel will be in construction during phase two.

The final phase aims to be completed by 2020, featuring a proposed full-service Hyatt Regency hotel, a nationally recognized limited-service hotel and another multi-family living space.

Leasing flyer is out for One Market Square. Currently the garage is being built. Like Capitol Tower, the office levels will be constructed once a tenant signs on.

Renderings released Tuesday show a sleek development of glass and steel towers along a scenic 6-acre site on Allen Parkway.

DC Partners and Tianqing Real Estate Development are planning the $500 million-plus project whose first phase will include a luxury hotel and condominium tower, a retail pavilion and office building.

The HOK architecture firm is designing the project with "architecture never before seen in the Houston area," according to a statement. Transwestern Retail and Stream Realty Partners will handle retail and office leasing.

The project is proposed for the southeast corner of Allen Parkway and Gillette Street, across from Buffalo Bayou Park, roughly halfway between downtown and River Oaks.

Thompson Hotels will operate the project's hotel.

The condos will have balcony "plunge pools." The office tower will comprise more than 200,000 square feet of top-class space.

I've never been in one of the donut-style mid-rises, but I've wondered about the view from the apartments on the inside of the donut. Seems like the views would look right into the garage, unless I'm not picturing things correctly.

Doubt it, its funded and its a group that wants in on the Houston market (the partner). This is more like regent square where the Sovereign went up and they rest of the phases took for ever. Phase I is going to happen and soon, but true to Houston this thing will be sandwiched between a Federal Reserve Bank branch, a housing project, and a natural bayou with a beautiful park. I hope the overpass bridge gets finished like the rendering and in phase I.

I don't care for the sky bridge, I rather see people use the crosswalk that was recently placed there as part of the Allen Parkway improvements.

The design for the hotel/condo tower and lifestyle center is said to be locked in place, phase II and III may change.

HOUSTON (By Dale King) – Apartment demand in the Houston metropolitan area increased in early 2017, a multifamily housing report says. In fact, residents leased a significant number of units, resulting in a net absorption gain of 4,916 apartments during the first three months of the year, exceeding the net of 4,423 units absorbed during all of 2016, according to Berkadia’s Q1 2017 Houston Multifamily Report.

Rental numbers were strongest in the Westpark/Bissonnet submarket where occupancy was the highest in the metro region, 94.3%.

“A lot of product was priced to move,” Ryan Epstein, senior managing director, Investment Sales, in Berkadia’s Houston office told realtynewsreport.com. “There is more traffic in the city. More traffic, more demand.”

The first phase of Buffalo Heights is now under construction, the Houston Business Journal confirmed with a Midway spokesperson. That phase will include the previously announced 96,000-square-foot H-E-B store, 230 upscale multifamily units at a property dubbed the St. Andrie, 2,000 square feet of retail space and three floors of boutique office space in One Buffalo Heights, the mixed-use development's office building.

The H-E-B, which should deliver in spring 2019, will include a walk-up coffee and food concept that'll offer to-go and casual dine-in service.

“When we learned of the plans for Buffalo Heights, we knew it was just the type of community more of Houston is going to want," Scott McClelland, Houston president of San Antonio-based H-E-B Grocery Co., said in a statement.

The H-E-B will offer multilevel parking, a departure from its traditional single-level, suburban-style stores.

Buffalo Heights' multifamily development, the St. Andrie, will include a fitness and yoga studio with views of a resort-style pool, per the spokesperson. An open-air lounge with an outdoor fireplace and large TVs, as well as a game room, private dining room and business lounge, will also be available to residents.

What's shown as the hotel and lifestyle center is said to be the final design. Phase II and III may change.

Rice Village, a shopping district near Rice University, has begun the next phase of its ongoing makeover.

Fort Worth-based Trademark Property Co., which manages Rice Village, has been overseeing a multimillion-dollar renovation of the Rice Village District since 2015. The latest phase will update the retail space and streetscape on the south side of Amherst Street between Kirby Drive and Kelvin Drive.

Additionally, the tops of several retail facades will be removed and greenery will be added to “offer a visual glimpse of Rice Village’s rooftop parking.” Rice Village launched its new parking plan earlier this year, switching the location of the area’s free and low-cost parking. Now, customers can park for free for up to two hours in the central parking garage and rooftop parking area.

There also will be a new soft seating area with a crushed granite surface at the intersection of Amherst and Kelvin. Similarly, Morningside Plaza, another open space, opened earlier this year near D’Amico’s Italian Market Cafe, Nao Ramen Houston and Hopdoddy Burger Bar.

Other changes include widened sidewalks separated from vehicular zones with landscaped planters boxes, new crosswalks and public art added throughout Rice Village. A mural by Houston outdoor artist Daniel Anguilu will be added on Amherst, while both sides of Morningside parking garage will feature murals by another local outdoor artist, Tierney Malone. Elsewhere in Rice Village, other recent art installations include an origami-shaped aluminum owl by California metal sculptor Nathan Mabry and a mural by Houston artist Mario Enrique Figueroa Jr., better known as GONZO247.

The acquisition is part of a larger expansion plan that Choice Hotels has embarked on to bring another 10 Cambria-branded hotels to the Lone Star state — in downtown Dallas at Tower Petroleum, downtown Houston in the former Petroleum Building, Richardson, near the Houston airport, downtown Austin on Rainey Street, San Antonio, The Woodlands, Midland, Waco and Galveston.

The hotelier's plans in Houston to redevelop the Art Deco skyscraper, which was built in 1927, at 1314 Texas St. come on the heels of Choice Hotel executives partnering with Dallas developer John Kirtland.

Cannon said the development team is working on bringing the new Cambria-branded hotel at Houston's historic Petroleum Building to fruition.

"We are just starting work there; the key count will be different than Dallas," said Cannon, adding the hotel could open by early to mid-2019.

LAST MONTH DOMINION Church International, the church most recently inhabiting the triangular block at Dallas St. and Telephone Rd. holding Eastwood’s former Episcopal Church of the Redeemer, finally sold the land after putting it up on the market last August. A couple of readers tell Swamplot that Nextdoor is abuzz with the claim that Mir Azizi‘s company Caspian Enterprises, which bought the property, plans to turn it into some sort of lofts or apartments. Caspian does have something of a habit of splitting up old buildings into residential units; a permit for some interior wall teardowns in the church was issued last month, but no formal announcementshave been made about what the site’ll become.

They just started on it a couple months ago. They are dismantling the building and leaving the garage. Hilcorp owns it and is using the garage for contract parking.

Two new corporate campuses are taking shape in Springwoods Village.

Construction of HP's two-building campus in the CityPlace mixed-use district of Springwoods Village after ground was broken Tuesday by a venture of Patrinely Group, USAA Real Estate Co. and CDC Houston on the 378,000-square-foot campus, which will house about 2,400 employees. Completion is planned in the third quarter of 2018.

In late April, the Patrinely Group led venture started construction on CityPlace 2, a 10-story building to be occupied by American Bureau of Shipping. The 326,800-square-foot building will have 24,000 square feet of retail space on the ground floor.

HFF arranged construction financing for CityPlace 2 through American National Insurance Co. Completion is planned in the fourth quarter of 2018, according to the developers.

Russell Gordy and two Houston-based companies – Midway and Lionstone Investments – are working on Buffalo Heights, a large, multiphase mixed-use district at the corner of Washington Avenue and South Heights Boulevard.

It won't be the only project that Gordy and Midway collaborate on.

Gordy and Midway – the owner and developer, respectively, of the Buffalo Heights project – intend to develop a new office tower, hotel and high-rise multifamily complex on around four acres of land adjacent to 100 Waugh, Gordy told the Houston Business Journal.

"We spent a lot of money getting that ready, and then 2014 happened," he said, referring to the oil and gas slump. "It’s just sitting there."

Gordy calls the project "Northbank," and said they'll break ground on the development once the energy market bounces back.

The Jones on Main — a downtown property that’s undergoing a number of changes — reportedly will add a food hall.

The Houston Chronicle reports the food hall is expected to open in early 2018 in the JPMorgan Chase Building at 712 Main. Developers selected Austin-based Oz Rey LLC to develop and operate the food hall.

Specific concepts have not signed on to the 20,000-square-foot project yet, but it is expected to feature "chef-driven food outlets, a craft beer and curated wine bar, and art deco cocktail lounge and unique private spaces,” the Chronicle reports.

Renovations proposed at the time included connecting the two buildings at the ground level via a joint common space and adding classically inspired interior amenities throughout the space. Plans also called for a new restaurant and space for retail with sidewalk patios along Main Street and Rusk Street. The renovations were expected to be complete in early 2017.

More recently, New York-based WeWork signed a lease for approximately 86,000 square feet at 708 Main. The co-working giant is expected to move in toward the end of 2017. Houston-based custom menswear store Established Bespoke also signed a lease in The Jones on Main late last year.

CATTY-CORNER TO THE southwest of the area’s newest self-storage midrise, the block at N. Shepherd Dr. and Nett St. housing Bethel Church is now broadcasting plans for a mixed-use development from several large signs standing around on the property. A couple of readers reported the new decor from various angles late on Friday (including the one above, which includes a glimpse of finally settled, named, and opened FM Kitchen + Bar on the former Alva Graphics lot across the street). The church’s 1.48-acre block (bounded by Durham Dr. and Center St. on the other 2 sides) hit the market last summer, and looks to be getting wrapped into the Hunington development fold.

The conversion of the church property would put a mixed-use development right next to the Azure Apartments midrise currently going up right across Durham.

I am surprised that this area is considered Richmond. I never knew it stretched that far north towards Katy and Cinco Ranch. Growing up in Fort Bend County, Richmond/Rosenberg, known for the county fairgrounds, felt like quite aways from even Sugar Land.

A considerable part of the Museum of Fine Arts Houston's $450 million campus redevelopment officially broke ground on May 31.

A formal groundbreaking ceremony was held for the Nancy and Rich Kinder Building, a 165,000-square-foot building that'll contain 54,000 square feet of gallery space, a 200-seat theater, a restaurant overlooking the campus' sculpture garden and an underground parking garage. It's the largest structure underway as part of the MFAH's 14-acre expansion to its Fayez S. Sarofim Campus.

"This is not about us today," said Rich Kinder, board chairman of the MFAH and executive chairman of Houston-based Kinder Morgan Inc. "This is about a great project. … I'd argue it's transformational for Houston."

The building is set to deliver in late 2019 and is being built by St. Louis-based McCarthy Building Cos.

Kinder, whose foundation donated at least $50 million to the MFAH expansion, attended the building's groundbreaking ceremony alongside his wife and Kinder Foundation President Nancy Kinder, as well as Gary Tintertow, director of the MFAH; Anne Duncan, vice chairman of the MFAH and Steven Holl of New York-based Steven Holl Architects, which designed the Fayez S. Sarofim Campus master plan.

So far, $390 million of the campus' total cost of $450 million has been raised, Tintertow said at the building's groundbreaking.

The Nancy and Rich Kinder Building's perimeter will be lined with six small pools. It'll be connected to the 80,000-square-foot Glassell School of Art and the Caroline Wiess Law Building via two pedestrian tunnels. The Glassell School of Art, as well as the 36,000-square-foot Brown Foundation Inc. Plaza, are currently under construction and scheduled to open in January 2018.

The Sarah Campbell Blaffer Conservation Center, a 30,000-square-foot conservation center with studios and offices, will be built on top of a MFAH parking garage and should deliver in late 2018.

AUSTIN -- Like Willie Nelson sang in "The Party's Over," a controversial plan by state leaders to build a Texas State Music Museum in Austin had its lights turned out.

Two separate bills that would have established the new museum in the state Capitol complex, in part of a new government office building across from the Bullock State History Museum, died in the Legislature before it adjourned last Monday -- burying a plan endorsed by Gov. Greg Abbott and other top officials.

It also ended, at least for now, a push by Austin officials to get bragging rights for the state music museum over Houston. In fact, the death of the legislation is re-energizing supporters of a long-planned music museum in the Bayou City to push ahead with their plans.

It's also seen as a boost by others who operate or support music museums statewide. A group of nearly 40 private music museums across Texas that protested the Austin project say the dispute has spurred them to establish a statewide network to showcase the state's colorful and rich music ways that a single museum cannot.

"This has not been a doomsday. It has been an epiphany for everyone on the value of the music business in Texas," said Stephen Williams, a founding member of the Museum of American Music History, a coalition of more than 50 organizations, private collectors and families who he said has been working for years to get the museum located in Houston.

Williams and others who operate or support the dozens of private music museums in Texas said a meeting is planned in July at the Texas Country Music Hall of Fame in Carthage to organize those plans. Many of them felt the push for the new Austin attraction was government overreach.

A few years back Houston was granted designation for the project but never received federal funding from the state (http://music.blog.mystatesman.com/2017/03/28/austin-houston-in-heated-fight-over-state-music-museum-location/).

“This is about the state reneging on its promise to Houston. This is about the state competing against private museums,” MAMH founding member Stephen Williams said. “This is about Austin wanting to get something through a law that it couldn’t get through a statewide competition.”

Add another historic hotel renovation to downtown Houston's portfolio.

The 16-story office building at 1114 Texas St. will be redeveloped into a Hyatt Place hotel, Rahul Bijlani, senior vice president of CBRE Hotels, confirmed to the Houston Business Journal. Bijlani's client, Nick Patel of Pride Management Inc., owns the property and will lead the redevelopment, he said. Patel declined to comment for the story.

The 154-room hotel will open in December 2018, Bijlani said. The redevelopment will cost $14 million, according to a building permit filed with the city of Houston.

The 115,360-square-foot building at 1114 Texas was built in 1948, per public records, and was last valued at $1.9 million as of Jan. 1.

Only in Houston will you see an condo tower in the middle of a suburban shopping center surrounded by parking lots. :shrug:

It definitely is strange. Since there is only a few spots of parking out front anyway, I wonder why the tower and podium parking could not be moved closer to the sidewalk and the little parking that is out front could be incorporated into the garage.

It looks like they are trying to keep the new building at the same distance from the street as the existing building(s) and it looks like the first floor will have retail as well so I'm guessing to maintain a uniform look all the way around.

EDIT: and the developer, Weingarten is destroying what character that shopping center has left.

Irving, Texas-based Exxon Mobil Corp. (NYSE: XOM) will move 1,600 of its XTO Energy subsidiary’s employees from Fort Worth to the Houston area, according to multiple news reports.

The Fort Worth Star-Telegram and The Dallas Morning News report that 1,200 employees will move to Exxon’s Springwoods Village campus in mid-2018, and another 400 will move in 2020. About 350 employees will remain in Fort Worth, which will include the company’s central division and its midstream operations supporting Barnett Shale operations.

A luxury condominium is set to replace a cancelled residential project in Montrose.

Midtown/Uptown Development Partners plans to build Mandell Montrose at 2312 Commonwealth St., near its intersection with Fairview Street a few blocks north of Westheimer Road.

Mandell Montrose, designed by Houston-based architect Mirador Group, will feature condo units averaging 2,400 square feet of living space in addition to outdoor balconies and terraces. Each floor of the building will have four units, and buyers can choose from four floor plans with views of downtown Houston, Midtown or the Museum District.

Sudhoff Cos., a Houston-based real estate firm marketing the project, is expected to open a sales center on site in July. Construction is expected to begin in summer 2018 with the first residents expected to move in fall 2019.

Bill Krewson, a partner with Midtown/Uptown Development Partners, said Mandell Montrose’s design was inspired by New York City’s Tribeca neighborhood, known for its modernist architecture. The Houston-based development firm has experience with master-planned communities, commercial shopping centers, gated communities and mixed-use developments around the world.

The former proposal for the site, Flats on Fairview. Sales goal was met but construction costs were too high for the previous developer.

I don't see any issue of this not being approved.... now the financing and all that is a separate issue to if this gets built or gets chopped in half.
