Downtown Occupancy Third Quarter 2018 per Houston19514 @ HAIF (https://www.houstonarchitecture.com/haif/topic/39149-downtown-apartment-market/?page=3)

Downtown population continues to grow fast. A net 314 units were absorbed in the CBD, while zero new units were delivered. (Assuming 1.4 people per occupied apartment, downtown added almost 150 people per month during the 3rd quarter.)

The "Central Houston" market (downtown, Montrose/Museum/Midtown, Heights/Wash Ave., Highland Village/Upper Kirby/West U, and Med Center/Braes Bayou) delivered 786 new units during the quarter, with 975 units net absorption.

If you are asking about Block 58... it is the 47 story Hines Office Tower that should have the Hines Global Headquarters occupy a good chunk of space. If not, here are some renderings anyways!

Houston (Harris County) — Houston First Corporation selected Dallas-based Jacobs Engineering Group Inc. as the architect/engineer for planned improvements to the George R. Brown Convention Center.

The improvements are intended to take advantage of opportunities being afforded by a Texas Department of Transportation 10-year highway project adjacent to the convention center and surrounding area.

The Brown Convention Center hosts more than 400 events and some 600,000 visitors annually. Its eastern portion backs up to the elevated freeway, and the vision is to connect both sides of downtown Houston via a potential deck park.

Jacobs will assist with modifications while ensuring that the convention center remains fully operational during construction.

Brad Simmons, a Jacobs vice president and global director of built environment, said in a statement released Wednesday, “We have an opportunity to be part of a project that will embrace a new gateway to East Downtown and make the convention center and its connections to this newly created space unique and versatile, while maintaining operational functionality.

“Our efforts will focus on helping Houston First continue delivering a positive experience for the community that results in repeat visits in both the business and leisure markets – both during construction of the North Houston Highway Improvement Project and for years to come.”

The Jacobs team includes convention and exhibition facility design firm Populous, and OJB Landscape Architecture. They will plan, design and deliver visionary and technical solutions for the convention center, among the nation’s 10 largest convention centers. Houston ranks as one of the top 25 cities for convention, conference and seminar travelers.

Services will focus on maximizing the facility’s operational efficiencies, maintaining continuous business operations and coordinating efforts with the state transportation engineers, the City of Houston and others involved in the North Houston Highway Improvement Project.

“Houston First is very excited about this once in a lifetime opportunity to improve the connection and accessibility between Downtown and Eado. Joining these two areas will be a game changer, providing a more enriching experience not only for visitors to the George R. Brown Convention Center in the heart of Avenida Houston, but for all of Houston,” said Houston First President/CEO Brenda Bazan.

“We look forward to partnering with the Jacobs team and have every confidence in their expertise to make certain the GRB is able to continue attracting and delivering superior services to its clients during the transformation of an elevated freeway into a multi-use green space for everyone to enjoy,” Bazan said.

What will be the next large scale project for Eado? It's been really cool seeing all of the gentrification so far, along with infrastructure improvements. Eado has the potential to be really cool, especially when it will be connected to downtown.

IMAGES ARE LEAKING of the new tower Marathon Oil wants to build on a patch of recently-vacated land between CityCentre and the Katy Fwy. In an email sent out to employees on Tuesday, company CEO Lee Tillman set a tentative move-in date of 2021 for the imaginary building and wrote that its planned location was a plus partly because it’s closer to where the average Marathon employee lives, out in “west Houston and along the I-10 corridor.” The new whereabouts are just under 6 miles away from Marathon’s current ones in the eponymous Marathon Oil Tower at 5555 San Felipe, near the Galleria.

Clearly not.... or maybe you haven't tried driving through the Galleria area. I wish they would move downtown, but they are doing what's in their best interests and moving towards the Energy Corridor.

Frankly, a lot of the iconic Houston towers are old and needing renovation.

Clearly not.... or maybe you haven't tried driving through the Galleria area. I wish they would move downtown, but they are doing what's in their best interests and moving towards the Energy Corridor.

Frankly, a lot of the iconic Houston towers are old and needing renovation.

I drive through both on a daily basis... traffic in the so-called "energy corridor" is worse than in the galleria area... horrendous.

Next year, Houston-based Nitya Capital could have two separate multimillion-dollar developments under construction, one off Washington Avenue and the other near Memorial and Shepherd drives.

The first project, a 19-townhome project called Arya Heights near the corner of Washington and Studemont Street, will likely break ground within the first quarter of 2019, Swapnil Agarwal, founder, CEO and managing partner of Nitya Capital and sister company Karya Property Management, told the Houston Business Journal.

The second, a tower condo slated for a portion of land on the 15-acre Bayou Park Apartments property off Memorial and Shepherd, could break ground by the end of next year if plans and permits get sorted out by then. Nitya Capital closed on the almost 700-unit Bayou Park Apartments in late November, Agarwal said. It was the company’s biggest single purchase to date. Although Agarwal wouldn’t disclose purchase price, the property was appraised at $57.8 million in 2018, according to the Harris County Appraisal District.

Agarwal plans to keep the existing apartments and develop the tower condo on open space, he said. He gave a rough estimate of $250 million for the project.

Eventually, future phases could include high-end retail or a grocery store as part of a larger redevelopment of the entire 15-acre site, Agarwal said.

It's interesting how tearing down the Bayou Park apartments would likely halve the number of units available in that location. Also what kind of grocery store and retail are they going to build there? A Kroger, HEB, and Whole Foods are nearby already and those are the only chains there are now. Strip malls are dying out these days- are people in the area going to support amazing trendy new places like a jimmy johns, a seasonal tax preparer, maybe a nail salon? Randalls is slowly going away and Fiesta isn't going to fit in at that location. My prediction- they build a tower and tear down the apartments, then the business cycle goes in a downward direction and 10 years later its another empty lot like the others in that part of town. It's a vertical cul de sac surrounded by empty space that will ultimately be about as dense as an equivalent part of Katy or Cypress, so much for urbanity inside the loop.

I get more excited when multiple townhomes replace a single nasty old house on a lot with junked cars. The more fine-grained parts of town will over time become much more attractive and desirable because the entire neighborhood isn't being speculatively demolished and then left fallow for decades at random.

Regarding Bayou Park apartments: the article specifically says the developer is not tearing down the existing apartments, just adding a high rise on an unused portion. Parts of this complex flooded during Harvey, not sure it all come back online. BTW if the entire parcel was redeveloped to townhomes, at the current max allowed per sq acre, you're looking at just over 400 units assuming you wouldn't eat up a lot of your land with the new streets you'd need....tearing down the existing 900 apartments to build 400 townhomes would at be at best a wash vis-a-vis density.

Whatever happens to that site, the surrounding zip code 77007 is still growing fast. The conventional wisdom is it takes 5,000 people to justify a supermarket, the area should already support 6.

That stretch of 610 is always going to be the worst so long as it remains just 8 lanes wide. It would benefit greatly from some kind of separate HOT lane system similar to what they did with 635 in Dallas.

They are upgrading it again, and I want to say it will have separate lanes to bypass Uptown like the 290 upgrade at 610.

However, that stretch will always be bad (particularly 610/59) since it connects to the largest employment centers.

Plans for the highrise made their first appearance before Houston’s city planning commission yesterday, where they were deferred until the group’s next meeting in 2 weeks, but not before residents and representatives of the site’s neighboring subdivisions got a few words in. Roughly a dozen speakers from Westgrove Court — the 2-dozen-home residential neighborhood that lies southwest of the would-be tower, along Westgrove and Eastgrove streets — were particularly loud in decrying it. They noted that Westgrove St.’s current narrowness already makes creates tight squeeze for passing traffic.

The same goes for Eastgrove St., where a site plan submitted by the developer shows curb cuts giving access to a driveway at what’d be the southwest corner of the building.

When the variance request goes back for consideration on January 17, commission members will consider whether the building should be allowed to sit back 10.5 ft. from the building line along 3723 Westheimer as opposed to the current 25-ft. minimum. They’ll also weigh in on a 10.5-ft. canopy the developer wants to stick out from the building along at 15-ft. stretch of Westheimer. A representative of the developer has offered to meet with residents of neighboring subdivisions before then.

Developers behind Katy Boardwalk District have shared more plans for the long-awaited mixed-use project.

Preliminary plans for the Katy Boardwalk District were released in January 2015, but the project has changed substantially since then. The 169-acre development near Katy Mills mall will include a full-service conference center hotel, a residential component, retail and office space, and green space including a 90-acre nature preserve.

Developer KBH Venture LLC, an entity affiliated with Houston-based Sueba USA Corp., recently entered into a master development agreement with the Katy Development Authority to bring a full-service, four-star conference center hotel to the project, according to a Dec. 18 press release. Now, developers are preparing to break ground on the residential component in January and the hotel in fall 2019.

The hotel will have at least 300 rooms, a specialty restaurant, bar, pool and fitness center as well as conference center of at least 43,000 square feet, per the release. The hotel’s brand is expected to be announced in early 2019, and it’s scheduled to open in fall 2021.

San Francisco-based Gensler, which has a major presence in Houston, will design the hotel, and Houston-based KDW will build it. The Woodlands-based Benchmark Global Hospitality will operate the hotel.

The residential component, Lofts at Katy Boardwalk, is expected to be complete by spring 2020. It will feature 319 loft-style luxury residences with two resort-style pools, a fitness center, residents lounge, business center, and outdoor cabanas and grilling areas. Nearly all of the units in the first phase will be one- or two-bedroom floorplans, per the release.

A developer is seeking variances from the city of Houston planning commission for a 13.6-acre mixed-use development about 2 miles west of downtown.

Documents from the Jan. 17 agenda show plans for a development on six reserves just south of Buffalo Bayou, between West Dallas and Allen Parkway, extending from Marston to Tirrell Street. It's near the small Autry Park and South Shepherd Drive. Plans show a hotel, residential component, office building with two floors of coworking space, retail space, activity lawn and plaza.

While the variance form and plat document don't list the developer name, additional pages from the Jan. 17 agenda show Houston-based Hanover Co.’s name and refer to the project as Hanover Buffalo Bayou. Requests for comment from Hanover weren’t immediately returned. The form was submitted by Houston-based LJA Engineering Inc., and Baltimore-based Design Collective and Houston landscape architecture firm OJB are also listed on some of the pages.

In October, Houston City Council approved a deal to sell about 4.54 acres at 3540 W. Dallas St. to the apartment developer. The property is within the site where Hanover's proposed mixed-use project is planned, but Hanover hasn’t closed on the tract yet, according to Harris County Appraisal District records. According to a City Council agenda item from October, Hanover R.S. Limited Partnership will pay $30.6 million for the land, and the city will split the proceeds evenly with Harris County.

The variances requested include extending Marston Street across the project and adding another street, Buffalo Rising, to extend from West Dallas to Allen Parkway. A site plan shows two additional proposed roads, Autry Park Drive and Buffalo Park Drive. The developer is also requesting a zero-foot building line, stating in the variance application that “the size, and location of this development lends itself to require densification with the zero foot building line.”

The city planning commission will vote Jan. 17.

Hanover also has other projects underway around Houston. The developer's second tower on Post Oak, the 280-unit Hanover Blvd Place, will feature a clear-bottom “sky pool” jutting out from the rooftop deck. Hanover is the developer and contractor for Houston-based Weingarten Realty Investors’ (NYSE: WRI) The Driscoll, a $150 million, 30-story high-rise set to overlook the River Oaks Shopping Center. And Hanover River Oaks — a luxury apartment tower in the Upper Kirby area — broke ground about a year ago and will include a first-floor retail component.

Near Hanover's proposed Buffalo Bayou project, Atlanta-based Wood Partners could be one step closer to pursuing a new apartment building named Alta West Dallas near the corner of Shepherd and West Dallas. In November, the city of Houston planning commission approved a request to replat two tracts of land into one nearly 3-acre reserve.

Plans for a new $125 million mental health facility were revealed Jan. 11.

The project is a joint venture between the University of Texas Health Science Center at Houston and the Texas State Health and Human Services Commission. As previously announced, the project will be called the UTHealth Continuum of Care Campus for Behavioral Health and will be built using state funds approved by the 2017 Texas Legislative Budget Board and Gov. Greg Abbott.

The UTHealth Continuum of Care Campus for Behavioral Health will be the first public mental health hospital built in Houston in more than 30 years, according to a Jan. 11 press release. Construction is expected to begin this summer, and Houston-based Vaughn Construction is serving as the construction manager-at-risk. Architectural firm Perkins+Will, which was founded in Chicago and has a Houston office, designed the facility.

The new facility will be at 5601 W. Leland Anderson St., adjacent to the UTHealth Harris County Psychiatric Center. Both will be managed and staffed by the Department of Psychiatry and Behavioral Health at McGovern Medical School at UTHealth, and the combined campus will be the largest academic psychiatric hospital in the country, per the release.

The borrower, Houston-based Pelican Builders, is working to finalize plans for an as-of-right, 17-story condominium project, which will include 67 luxury residences and 191 parking spaces. The Mission Capital team of Jason Parker, Steven Buchwald and Alex Draganiuk arranged the financing from a national real estate finance company.

Located at the nexus of the highly desirable Galleria/Uptown and Tanglewood neighborhoods, the 322,708-square-foot property will provide the area with much-needed luxury residential product. Current plans for the development call for 67 well-appointed residences with on-site amenities that include a pool deck, resident lounge, state-of-the-art fitness center and a dog park. The project is expected to break ground in October 2019.

“Pelican is one of most seasoned condo developers in the region, and we received a lot of interest from capital providers interested in providing them with the land loan that will pave the way for the condo development,” said Parker. “With the property’s strong location and the unmet demand for luxury condos in this prime area of Houston, we were able to structure favorable financing with a national real estate finance company.”

Brookfield Properties, owner of Houston Center, downtown’s largest office complex with four towers and 4.2 million square feet, is launching the most dramatic renovation the 1970s-era property has ever seen. The project aims to give Houston Center an edge in a downtown market where the most desirable office buildings feel more like hotels with sleek coffee bars, pocket parks with WiFi and co-working lounges.

Brookfield acquired Houston Center in late 2017 and has spent the past year with architects from Gensler and Clark Condon designing the renovations, which, executives said, will transform the property into a vibrant, easy-to-navigate collection of buildings punctuated by new restaurants, shops and greenspace. A central plaza with a new monumental circular staircase is envisioned as a gathering place along McKinney Street.

Overall declined to say how much the company would spend on the Houston Center renovation, but said its investment would reflect the company’s confidence in the downtown Houston office market.

Houston Center occupies five blocks along McKinney Street on the east side of downtown, where the office occupancy rate is 81 percent, according to fourth quarter data from Colliers International. The property, which is 70 percent leased, is comprised of LyondellBasell Tower, 2 Houston Center, Fulbright Tower and 4 Houston Center. The Shops at Houston Center, a multi-story mall in 4 Houston, at the southeast corner of San Jacinto and McKinney, will also be renovated, Overall said.

Construction will begin next month and is expected to take nearly two years to complete.

Many Kingwood residents are raising concerns about the development of a high-end marina on a flood-prone plot of land.

Some in Kingwood say The Herons Kingwood Marina, a project that includes mixed-use high-rises, docks and a road expansion, will increase flooding potential and damage the community’s liveable forest identity.

The development is planned around the Barrington community just south of the intersection of Kingwood and Woodland Hills drives.

People will have a chance to comment on the marina during a public meeting at 6 p.m. Monday at the Kingwood Community Center held by residents to discuss the pros and cons of the project.

Romerica Group, a Houston-based urban development firm, is developing the project; Italian company Torrisi & Procopio Architetti is behind the design.

How so?

The area as it is already highly prone to flooding. Add a massive development into the mix and it becomes more uncertain. The San Jacinto river needs to be dredged first..though I believe they are working on it.

Houston-based Medistar Corp. is expected to begin construction on its next tower in the Texas Medical Center area around the end of the third quarter of 2019, according to a press release from Houston-based Transwestern.

Transwestern Executive Vice President Justin Brasell and Senior Vice President Lisa Bovermann are handling health care leasing for the project, dubbed Innovation Tower, per the release.

Plans for the medical tower first emerged in November 2017. However, as expected, much has changed since then.

Phase 1 of Innovation Tower will contain 476,500 square feet of medical and life science office space above a 1,700-vehicle parking garage, per the release. There will also be retail space and a penthouse-level restaurant and lounge. The building is outside the bounds of the Texas Medical Center, which restricts for-profit businesses from operating in nonprofit hospital complexes, Medistar CEO Monzer Hourani told the Houston Business Journal in 2017.

The development of Innovation Tower's second phase will depend on market demands. Phase 2 could include 410 luxury high-rise residential units or additional medical, biomedical and life science office space, per the Transwestern release.

Eventually, the tower is expected to be 48 stories and 1.6 million square feet, per the release.

Innovation Tower will be built at 6700 Main St., the site of a SureStay Plus Hotel by Best Western that Medistar bought around 2006 or so, Hourani told HBJ previously. The tower will be connected via a skybridge to Medistar's joint hotel-multifamily development across the street. The Intercontinental Houston Medical Center at 6750 Main St. opened earlier this year, and the attached Greystar apartment development, dubbed Latitude Med Center, at 1850 Old Main St. welcomed its first residents last summer.

“Once completed, Innovation Tower will be the first Class AA tower in the Texas Medical Center offering world-class building amenities to create a distinct live/work/play environment,” Transwestern’s Brasell said in the release. “Innovation Tower will be an iconic building and great complement to the Texas Medical Center."

Rice University will begin renovations in May on the historic Sears building on Main Street, a project that aims to transform the Midtown property into the centerpiece of what leaders hope will become a thriving innovation district.

Rice, which announced its latest plans for the property Wednesday, said the renovated 270,000-square-foot building will be renamed The Ion.

"I gleefully applaud this next giant step in the creation of an innovation hub that will take Houston closer to becoming a world leader in data science and digital technologies" Houston Mayor Sylvester Turner said in a statement. "As I said last year when the idea was unveiled, we have to leap, not stroll, into the economic frontier. Now the physical transformation of The Ion will help get us there."

The Ion represents the first phase in the development of Rice's broader innovation district to be developed across 16 acres of land in Midtown to include commercial development, housing and public spaces.

Through academic and corporate partners, the redesigned former Sears building will host educational events, demonstrations, hack-a-thons and programming. Restaurant and entertainment venues will be added, as well.

Completion of the project is expected next year.

Houston-based Hines is managing the development on behalf of Rice Management Co.

The renovated building will retain signature elements of the original art deco design, including historic corners, glass block windows, decorative tilework and a three-sided storefront with architectural canopies Rice said.

New York-based SHoP Architects, James Carpenter Design Associates, and James Corner Field Operations, along with the Houston office of Gensler, to are involved in the redesign of the 1939 building.

The building has been pared down to its art deco façade after metal cladding placed around the structure in the 1960s was removed.

I live in Kingwood. I would love something like this but the impact on flooding and drainage is a legit concern.

That has to be one of the cooler looking projects I've seen, I really hope there's some sort of work around.

It'd be a dame shame if that never happened.

In the 70s, a college roommate from Chicago and I took a tour of that area of Houston and this is one of the buildings we looked at. We both liked it a lot, along with several others along Richmond. But that was then, and this is now. I have no idea why I liked it. I certainly don't now.

The roommate was an architecture or architectural engineering major. I've always wondered if any of the members here from Chicago happen to be this roommate. He's in Chicago, and probably retired by now.

40 years ago Wilson, Crain, Anderson had their offices in the WMCA designed mid-rise at about 5400 Westheimer. The building still stands according to Google. I was a gofer for them one summer. These buildings not only had a grace and stylishness about them but were very well built. Fun place to work the summer of '73.

Houston-based Hines, the 61-year-old international real estate firm that's been involved in 29 developments in downtown alone, plans to start construction next month on its newest hometown project: a 46-story apartment tower the company says will be its most impressive residential development yet.

"This one's very special," said Kevin Batchelor, senior managing director with Hines. The cost of the project per unit, he said, will be the company's highest to date for a residential tower in Houston.

The building, which will be called the Preston, will go up at the corner of Preston and Milam streets on the site of the former Houston Chronicle garage. It will be the tallest residential building downtown, and its design will give it a distinct place in the city skyline.

The design sites the building diagonally to Houston's street grid, providing wider, uninterrupted views from the units, said Jorge Munoz, principal of Munoz + Albin, the architecture firm chosen to design the tower.

"It became very clear to us that by rotating the tower it would not only capture better views for the residents, but we would open up an urban plaza within our site," Munoz said.

The design also takes into account its location kitty-corner to two important neighbors: Market Square Park to the north and a new Hines office tower under construction to the south.

The building, which will have 6,800 square feet of street-level retail, will share the block with the historic Hogg Palace condominium building fronting Louisiana Street.

The new tower will be loaded with amenities and pricey finishes. The 373 units will have floor-to-ceiling windows and quartz countertops, stainless-steel Bosch appliances, wide-planked wood flooring and custom Italian-made cabinetry.

London-based Farshid Moussavi Architecture has won the commission to design the important new building on a high-profile, 11-acre site at the southeast corner of Allen Parkway and Montrose Boulevard. A rising star who also has taught for more than a decade at her alma mater, Harvard University, she was selected from a star-studded selection list of finalists that included David Chipperfield, Jeanne Gang and Rem Koolhaas.

“The rigorous competition was a vivid illustration of the global stature that an Ismaili Center holds in the architectural and built environment community, and of the attractiveness of Houston as a destination city for world-scale architecture,” said Dr. Barkat Fazal, president of the Ismaili Council for USA.

Houston’s Ismaili Center, the seventh globally, will be the institutional, intellectual and cultural center for the Shia Ismaili Muslim community in the U.S.

The Aga Khan Foundation purchased the Houston property in 2006 and in 2011 donated the seven monumental artworks — Jaume Plensa’s “Tolerance” sculptures of kneeling figures — that are situated just across the street in Buffalo Bayou Park.

The building will occupy less space than the landscaping, he predicted, with outdoor spaces that connect visually to the adjacent Buffalo Bayou Park.

Samji said a construction timetable and budget would not be finalized until Moussavi’s designs are complete. He expects the entire project will take several years.

Houston is home to one of the nation’s largest Ismaili Muslim communities, with an estimated 40,000 members.

As a non-believer will I protest this building? No. Not worth the effort in a world dominated by sheep who question nothing when it comes to organized religion. Will I celebrate this building? Also no. It is sad that some of the finest architecture through the ages has been associated with religious palaces such as this one will likely be. It’s as if the extravagance and expense of these “religious institutional buildings” goes right over the heads of their believers. Very sad indeed when those funds should be used to help people in need or you know, pay taxes to the state. The better question you should be asking is who are these “religious institutions” to dictate and brainwash their followers into believing certain types of other peoples are “morally wrong” or unacceptable? These hateful beliefs that get a free pass by most in society, breed hate and create division. But disrespect these “religious institutions”, they have the gall to demand apologies and respect for their beliefs! Hypocrisy at it’s finest. Unfortunetely, this building will equally represent that hypocrisy and extravagance rampant in not only Islam but in most of today’s major religions.

Good Lord, these Washington Avenue midrises are getting quite boring and formulaic. I've often wanted to see a developer or architect pay tribute to George Washington and his wife Martha on our very own Washington Blvd. A very cool, modern mid-rise with some of the elements of Mount Vernon would stand out with class and dignity.
A modern colonial structure with a Cupola Tower, dormer windows, and storm shutters might work in this city. A porch overlooking the skyline with rocking chairs, reminiscent of the magnificent view of the Potomac at Washington's estate. When will we get a break from the Pearl, the Core, Elan at Memorial Park, etc. - the glitz and glamour is fine and good for now, but what about some history. Who is bold enough to do this today?

Very excited that such a prominent location is being given its due. And they are working with Nelson Byrd Woltz, total class act. If you don't know who the people doing this project are, do a little research before ranting.

We are going to see a lot of their work in Houston since they are also doing the Memorial Park project. Truly international and major, major projects.

I would imagine the general consensus would be that a page dedicated to architecture and real estate development may not be an appropriate space for personal political/religious opinions. If you'd like to vent those opinions feel free to use facebook and youtube like everyone does.
