Samji said a construction timetable and budget would not be finalized until Moussavi’s designs are complete. He expects the entire project will take several years.

They can build anything they want as long as they pay for the land and the taxes that come with it and adhere to local zoning policies.

Stonelake Captial Partners broke ground on its 15-story office building inside the Loop near the River Oaks District on Feb. 13, according to a press release.

The project, dubbed Park Place Tower and first announced in September, will be a 210,000-square-foot building at 4200 Westheimer Road within the Park Place River Oaks development, per the release.

The office building is Stonelake’s third phase at Park Place. Park Place Tower will include a landscaped terrace on the ninth floor available to all tenants and will be surrounded by a 1-acre park in the center of the area, the press release reads.

It was designed by Dallas-based Beck Architecture and is being constructed by Harvey Builders as the general contractor. Park Place Tower will be available for occupancy in spring 2020 and is currently in negotiations with three tenants, according to the release. The tower will contain retail on the first floor.

Unless a site has deed restrictions (such as in a master planned community) it is as described above. You are free to develop your property to its highest and best use as long as it meets permitting code.

It's hands were also tied as far as expanding. It was one of the few Six Flags that was within the city limits. It was right on the loop.

Developer planning east downtown residential, restaurant project off Navigation (https://www.bizjournals.com/houston/news/2019/02/14/developer-planning-east-downtown-residential.html)

A nearly 2-acre plot of land where an old elementary school once stood could soon be the site of a new eight-story apartment building with a floor of retail below.

Illinois-based Marquette Cos. is under contract on the tract near the corner of Navigation Boulevard and Canal Street, east of the Houston Maritime Museum, said Darren Sloniger, president and CIO.

Marquette is asking the city planning commission for reduced building lines on both Canal and Navigation to “create a more interesting pedestrian experience,” the Feb. 14 agenda stated.

Sloniger plans to break ground within the next six to eight months, pending city approval. He anticipates an 18-month construction timeline. Marquette’s Catalyst project downtown near Minute Maid Park officially opened in April.

Sloniger said the company wanted to develop on Navigation Boulevard for some time.

“I think with its proximity to downtown, it’s a really attractive place for people to live,” Sloniger said. “Navigation Boulevard is a very romantic, walkable neighborhood. We really love the area.”

Along with 293 apartment units, the project will likely have an anchor restaurant and a sidewalk cafe on the ground floor from local restaurateurs, Sloniger said. Average unit size will be about 890 square feet, with mostly one-bedroom options along with some two-bedroom floorplans. Interiors will feature a lot of wood, and plumbing fixtures will be matte black. Exteriors will have more of a rusted panel look.

“It’ll be unique to Houston,” Sloniger said of the project. He compared the look to its Fulton Station development in downtown Chicago that has an urban yet vintage aesthetic.

Marquette selected Chicago-based Brininstool + Lynch as its design firm but has not yet selected a contractor. Sloniger said the company is still finalizing a construction loan.

It got trashy because Six Flags stopped managing it well. This happened in the late 90s when they started removing some of the more popular rides. There are other cities with theme parks near the geographical center of town. One pretty close to Houston (Dallas). Attendance was never a problem at Six Flags and selling the land to help their terrible company finances was a real short-sighted decision. Six Flags wishes it was still in this market and has crawled their way back with buying Splashtown in Spring. We'll see if there's more.

The owner of a former Toys R Us building on the south side of Interstate 10, just east of Bunker Hill, plans to redevelop the property as a high-end retail and office project.

Images of modern midrise buildings are displayed on a construction fence surrounding the vacant store and an adjacent retail property, which were recently acquired by Houston-based Moody National Cos., county records show.

Moody, which also owns the La Renaissance apartments at 970 Bunker Hill, now controls close to 10 acres at the site.

When Moody bought the 164-unit complex in 2016, the company said it would operate the apartments in the short term but that a mixed-use development was in the cards.

As of now, the fence surrounds just the retail properties.

Naw... it's not in downtown. it's a couple of miles west of downtown. Houston has skyscrapers all over the place since we have no zoning.

I'm in ATX, but I got to say that Houston is the only Texas city where it feels like there are endless skyscrapers no matter where you look. Dallas has a lot of shorter/glitzier towers but they're pretty much concentrated downtown whereas in Houston they're taller and everywhere.

That Waugh Drive tower is SO good. In reference to the above, yes, I always thought that this is what Houston would come to be known for, both among cities in Texas and in the US. This almost randomized smattering of towers creating skylines of varying shapes and sizes skylines throughout the whole metropolis. I mean if that other proposal above in Memorial City is any indication, this urban environment is very "Houston" :P

I bet Houston's skylines will look really interesting in the next 20 years. Same with Austin and Nashville. Could you imagine how it would look if all of Houston's skyscrapers/highrises were all downtown? Man!

Hotel/Retail project to sit above the Metro Station in the Texas Medical Center.

Located in one of the worlds largest medical centers, this transit-oriented development will provide several levels of accommodation for visitors and residents alike.

Gateway Station at the Texas Medical Center (“TMC”), is a joint venture between Paul Alexander Company, LLC, and Grifn Partners, Inc. (“PAC”
or “Developer”). Gateway Station, a transit-oriented hotel development located in the Heart of the Texas Medical Center in Houston, Harris County, Texas. The project is a to-be-built 500-room hotel with mixed-use development consisting of 3 Hotels (125-room Extended Stay Hotel, 250-room Ballroom Hotel, and 125-room Hotel), structured parking (524 spaces) above the METRO bus and rail transit station. There is currently a significant lack of available hotel room supply for over 10 million TMC visitors per year. The strategic intent of METRO - TMC lite-transit oriented development is to augment METRO’s ridership, improve the customer experience at its premier TMC transit station, enhance the largest medical center in the world, and provide additional hotel rooms and retail/restaurant options within the TMC.

Gateway Station will be in the Texas Medical Center and near Downtown Houston CBD. The TMC opened in 1925 and is the largest medical complex in the world. It covers 1,345 acres, making it the 8th largest business district in the country and is still expanding. The TMC hosts over 10 million patient visits and over 150,000 surgeries per year. The TMC has over 110,000 employees, including 5,000 doctors, 15,000 nurses and 5,700 researchers and is currently undergoing a $3.25 billion expansion. Additionally, the TMC has 7,000 patient beds and 25,000 babies are delivered annually in its 21 member hospitals.

In addition to having direct access to the Texas Medical Center and Houston CBD, Gateway Station will also be a quick drive to the Rice Village shopping and retail center, adjacent to Rice University and will be less than 2.5 miles from Hermann Park, the Museum District, the Houston Zoo and Hermann Park Golf Course.

I used to work in the UTHealth building on the far left. Lots of construction around there. HCC built a new building next door and a block or so up; TCH built a new tower and there's some huge hotel/ mixed use nearly done with a phase 2 in the works. I'm just waiting for MD Anderson's parking lot (foreground) to be developed.

^^^ are you always this strangely pessimistic regarding forthcoming development within the city of houston? all that you have to do is FEAST YOUR EYES UPON THE PRESENTED ILLUSTRATION and you will certainly notice that this is not just some "fancy bus station with a hotel" as you have so eloquently designated. this particular development promises a 500 room hospitality edifice from 3 different hotel brands. just check-out that resort pool deck and terrace... can you just imagine the outdoor/indoor bars/lounges and such? not to mention the prospective ground floor retail and restaurants. and we have not started upon the upgraded and renovated METRO transit portion of this prospective development. major tourist attraction indeed...

I worked in the TMC for almost four years. It's where people go to work, school, get chemo and have babies. It's not a 'fun' area where people would want to be on their time off. Sure, it is impressive and dynamic but it's still a hospital district.

^^^ my ONE-UPMANSHIP GAME is much better! 5 years at MD Anderson Cancer Center, 7 years at Kelsey-Seybold Clinic PA when they were at the MEDICAL TOWERS Building on Fannin Street, 3 years at CASA A SPECIAL HOSPITAL as their Medical Records Administrator when they were on the corner of Fannin and OST. therefore, there is really nothing that you can relay to me regarding the TEXAS MEDICAL CENTER that i already do not know or comprehend thereafter. i can probably teach you a few things. i can honestly assure you that this prospective TMC/METRO GATEWAY development would be a most welcome addition in all of its pre-development glory. IT IS INDEED BADLY NEEDED!

So with your 5 years at MDACC plus the others, you ought to know that the TMC is not a destination for those who do not work, study or seek treatment there. This development will service the existing worker/ student/ patient population but that's about it. And yes, it is badly needed, no argument there.

It damn near creates as much traffic as it alleviates. All trains should be either elevated or submerged from street traffic. I can't believe it's 2019 and Houston still hasn't figured this out.

Blame local area politicians who blocked the initial federal funding for the line, so Metro had to pay for it themselves. If they would have had federal funding, there for sure would have been more overpasses.

I'm so glad Tom Delay and John Culberson can't inflict anymore damage to Houston transit growth. If Houston had a proper inner city light rail system, we'd probably see more mixed-use proposals and growth outside of the energy industry.

For Houston, street level probably makes the most sense. Burying it is obviously out of the question and elevating it like Chicago and parts of NY seems like an uneeded expense. I've been to a few Dutch cities and they had street level trains like ours and they got along fine. Houston drivers are just brain dead. Metro had to paint the trains bright colors to stop people from driving into them.

The 47-story tower, going up at 845 Texas Ave. between Milam and Travis on the former site of the Houston Chronicle newspaper, will rise more than 700 feet. The pour, which used 120 concrete trucks to unload 13,799 cubic yards of concrete, took 20 hours and started Saturday afternoon. A new truck arrived every 45 seconds to fill the diagonally-placed foundation, which is eight feet thick at the perimeter and 12 feet thick in the middle. The foundation used 1,500 tons of reinforcing steel.

This particular area of downtown (Market Square) has really blown up. A 700ft office tower and a 550ft highrise will compliment two other recently completed shorter highrises. Plus all the retail and several parking garages.

There's also planned highrise (block 43) across from that doomed parking garage. There's a new parking garage but there will be an office tower added to it later.

A $30.4 million project to expand and renovate the Hilton University of Houston, the teaching hotel for students at UH’s Conrad N. Hilton College of Hotel and Restaurant Management, has been approved by the University of Houston System Board of Regents. The project is financed through a revenue bond issued by the UH System, which will be repaid with additional revenue generated by the hotel.

Preliminary design plans include the addition of a five-story tower consisting of 71 guest rooms above the south wing, increasing the hotel’s total number of rooms to 151. Six suites on the second floor will be removed to create much-needed executive meeting space. The hotel’s existing 80 guest rooms in its north wing will be renovated, along with its lobby and public spaces. The adjacent courtyard between the north, south and west wings will also be renovated.

Hilton College is the only hospitality program in the world where students work and take classes in an internationally branded, full-service hotel – 70 percent of hotel team members are students.

Dean Reynolds is leading a committee to select the architect and contractor. Once a final decision is made, construction is expected to begin within 18 months, with projected completion of the hotel tower and renovations in late 2022 through early 2023.

The Houston suburb of Jersey Village will give rise to a 274-acre project that will house the area's city hall and will also include shops, restaurants, apartments, a hotel and more.

The Village Center will sit on 43 acres and will be a mixed-use commercial and residential development. The project is expected to open its first phase by May 2022. Collaborate, an architecture and development firm based in Houston, will serve as lead developer on the project.

The first phase will include shops, restaurants, apartments, a hotel, offices, an amphitheater and municipal town square, per a press release. No specific retail tenants have been released yet.

“(The Village Center is) the result of quite a bit of effort by the city over the last several years to try and make a centerpiece for the community,” said Austin Bleess, city manager with Jersey Village.

Bleess said a “snowball effect” will lead to further developments in the area.

Page is set to design the project, while the SWA Group will design the landscape. Garza EMC will serve as civil engineer and Equinox Hospitality will serve as developers of the hospitality and multifamily aspects.

Melbourne, Australia-based Caydon released details on what else is in store for its three-block development in Midtown, across from Midtown Park.

Along with the 27-story high-rise under construction at 2850 Fannin, Caydon is planning three more apartment high-rise towers, a condo project and a boutique hotel in a mixed-use development called Laneways.

Laneways will include restaurants, green spaces and retail options designed to reflect the streets of Melbourne. Caydon will break ground in early 2020.

"We are designing a mixed-use development inspired by the iconic pedestrian Laneways in Melbourne with coffeeshops, boutiques, wellness concepts and wine bars," Joe Russo, principal of Caydon, said in an emailed statement. "Melbourne’s lanes are also home to an eclectic mix of high-rise residences and boutique hotels."

Caydon has secured about 3.5 acres of land in Midtown for Laneways over the past few years. Last summer, it closed on a 0.7-acre site at 2711 S. Main St., the current home of Art Supply on Main.

The first phase, the $200 million, 357-unit apartment project, will open by September. Caydon still hasn’t released an official name for its first stateside project, a spokeswoman confirmed.

Russo counts about 200 condo units and 200 hotel rooms in the next phase. He said Caydon plans to announce its hotel operator partner soon.

Last October, Caydon told HBJ it was eyeing the Museum District, Montrose and Midtown for future projects.

Campo Architects is requesting permission from the city to proceed with alterations to convert the State National Bank Building in the Main Street Market Square Historic District into a Moxy Hotel by Marriott.

The Houston Archaeological and Historic Commission is scheduled to consider a request for a Certificate of Appropriateness on the project at their Thursday afternoon meeting.

Campo Architects, based in Covington, Louisiana, is providing architecture, interior design, and historic tax credit services. According to a project description, the building opened in 1923 as the State Bank and Trust Company. However, the Harris County Appraisal District (HCAD) records claim the 12-story structure was built in 1928.

Located at 412 Main Street, the building fronts the Metro’s light rail Red Line and is within the Market Square Reinvestment Zone.

Plans are to convert it to a boutique hotel with 119 guestrooms, with a main lobby and bar. Moxy Hotels are marketed as party venues for hip, young urbanites, “with an appetite for adventure. There’s a drink waiting for you with your room key and someone at the bar that wants your number.”

The proposed work includes a new curb cut on Main at the entrance, in-ground lighting in the sidewalk; replacement of a non-historic section above the main entrance with black metal panels; some minor refurbishment of certain windows to have them all match; new exterior lighting on the façade; mounting of a Moxy sign 19 feet above the sidewalk at the east side of the façade; installation of an entrance canopy extending 6 feet toward the street; installation of automatic sliding doors at the entrance.

State National has a living area of 55,844 square feet, according to HCAD. Campo has calculated a living area of 56,700 square feet for the future hotel.

The estimated completion date is the fourth quarter (winter) of 2020.

According to a project narrative submitted by Campo, “The building was gutted in 2015 and is currently being converted into a Moxy by Marriott Hotel.”

Construction on The Allen — a condo, hotel, office and retail project lined up for a six-acre tract off Allen Parkway — could start next month.
A filing on Texas' licensing and regulation website lists an April 15 construction start date.

Houston-based DC Partners along with Tianqing Real Estate Development LLC — the U.S. subsidiary of China-based Tianqing Group Real Estate Co. Ltd. — are developing the project at 1711 Allen Parkway. In 2017, the New York-based luxury chain Thompson Hotels joined the mix.

DC Partners President Roberto Contreras told the Houston Business Journal in 2016 the mixed-use project would have an estimated $500 million price tag.
The state filing lists a $105 million construction cost for a scope of work that includes the new hotel, condo building, restaurants, retail, parking garage, ballroom and pool deck. It shows St. Louis-based architecture firm HOK as the design firm.

A DC Partners spokeswoman said the sales gallery for The Residences at The Allen was under construction and a project update as well as new renderings would be available in the coming weeks.

The developers behind the Fairmont Museum District apartments in Montrose could break ground on a new phase later this year at 4343 Woodhead St., a filing shows.

Work on a project called Fairmont Museum District III is slated to begin Sept. 1, according to a document on Texas' licensing and regulation website.

The scope of work describes it as a 302-unit development with nine stories of apartments above a three-story garage. The leasing office will be on the ground floor, while amenities are planned for the fourth and 12th floors. The filing lists Houston-based Steinberg Dickey Collaborative as the design firm.

County appraisal records show the tract of land belongs to the entity Woodhead Development LLC, which bought the land in May 2018. In 2019, the land was appraised at $7.89 million.

That entity is linked to Josef Marom, according to the Texas comptroller site. Requests for comment from Marom via the number listed on the state filing weren’t immediately returned.

In 2003, the Houston Business Journal reported Marom offered the Houston Independent School District $2.6 million for a 3-acre tract at 4310 Dunlavy, the same address for the Fairmont Museum District apartments currently on the ground. That tract sits next to the land earmarked for the third phase.

As early as next month, work could begin to convert land in the Heights that used to be part of a JPMorgan Chase & Co. (NYSE: JPM) location into a new apartment development.

A filing on the Texas licensing and regulation website shows an entity named 19th Street Property plans to start construction April 1 on Chase Heights at 512 W. 20th St. The document shows an estimated cost of $72 million for the first phase of the project with Houston-based Meeks + Partners listed as the design firm.

Requests for comment from Greystar weren’t immediately returned.

The Chase Heights apartment project will be less than a block away from Houston-based Braun Enterprises' Heights Waterworks redevelopment project, which includes restaurants and retailers. A portion of the historic property will house Phoenix-based Alliance Residential's Broadstone Waterworks apartments, which are expected to begin leasing later this year.

The 18-story luxury hotel will offer 273 rooms, ranging from a 350-square-foot King room to a 1,200-square-foot presidential suite, as well as 13 extended-stay rooms outfitted with an apartment-style kitchen and closets ideal for patients seeking long-term care at the Medical Center.

An 18,000-square-foot amenity deck will be built on top of the four-story garage. Amenities include a resort-style pool, fitness center, a restaurant, cafe and bar, 10,000 square feet of meeting space and two outdoor terraces overlooking the Museum District and the Rice University.

Pearl plans to add additional restaurants to the street-level retail, which already includes several fast-casual options including Chipotle, Halal Guys and Salata. The streets surrounding the hotel will be redesigned, adding a curb cut for a valet parking entrance, sidewalks lined with trees and patio dining space.

The Westin Houston Medical Center is expected to open early next year.

Medical Towers, designed by the architects of the United Nations Secretariat Building and Lever House in New York, was one of the first International Style buildings in Houston. These post-World War II podium buildings emphasize clean, minimalist lines over classic, ornate designs.
