I like all the infill devlopment, but these deals with the boxy towerish elements and the faux cornices and the mixed facades that are popping up everywhere... I'm not sure these are gonna age too well. They just look a bit cheap and kind of strange. Better than what they were putting up any time between, oh, 1950 and 2005, at least.

Well a lot of the hotel projects have already been announced in the downtown area such as the Hyatt Place and Hampton Inn/Homewood Suites(Block 75 Downtown, Breaking Ground sometime 1Q) and the Marriott Marquis Convention Center Hotel (April 11 Ground Breaking) as well as the JW Marriott and Holiday Inn that are already under renovation. While the year of the apartment/hotels is probably referring to all the 2013 proposals finally breaking ground, there are still a few announcements coming in the next few months. The 25 story hotel component for Greenstreet should be announced by the end of February and there's rumors that Ritz-Carlton is looking downtown as well as other luxury brands looking around the Houston area. Downtown alone is looking at 2500+ rooms, another 2000 for Uptown, and then thousands of more rooms will be spread out around the metro area and in other employment centers. I doubt Houston will ever see another hotel boom like it's about to see in the next few years. Patience my friend! You have to enjoy it while it lasts!

The modern apartment is increasingly likely to look like this: a 380-square-foot space with a separate bedroom; a kitchen with fewer cabinets and more shelves; and a place in the garage to plug in an electric car.

“Things are changing quickly,” architect Mark Humphreys said last week during a webinar in which he and other industry experts presented their outlooks and new trends for the apartment market.

Units have been getting smaller as more 20-somethings – a key segment of the renter population – no longer want roommates or big pieces of furniture requiring large spaces.

“Millennials coming into apartments don’t own a whole lot other than technology,” said Doug Bibby, president of the Washington, D.C.-based National Multi Housing Council.

Several years ago, Humphreys designed a project in The Woodlands where the smallest units were 550 square feet. There’s now a waiting list to get one.

The floor plans with 380 square feet, known as “micro units,” are slowly making it to Houston. Humphreys designed some in a project in Katy, and he said there’s “no question” more will start to show up in the urban core.

It’s a trend he calls “the Manhattanization of the United States.”
Manhattanization? That's a pretty huge stretch. The rest of the country has about a billion miles to go before it even Brooklynifies, let alone Manhattanizes. Anyways, here's hoping the trend continues, and I'll be interested to see if it does so for families, not just singles - seems like that's what could really allow for some really significant positive changes in the shape of the city, even well beyond the Loop.

Hopefully 20-30yrs from now that apartment complex will be demolished for something better, Broadstone has an exact copy of that one u/c in Uptown as well.

Regarding hotel development, Catie Dixon at Bisnow will be speaking to a hotel expert later this week, so we may get an update on a few hotel projects.

It depends how you classify Class A, Class B, Class C.

Every agency has their own standard so there isn't an authority on it. The main thing reflected from all of them is positive absorbtion in the millions, decreasing vacancies, while more projects enter the market.

The posterchild prereqs for a healthy office market.

I agree all these apartments are starting to look the same, and when that happens it starts to take away some of their "pizzaz". I would love to see some street level type apartments in the high density areas, kinda like a brownstone effect-ish but not exactly the same obviously. While I'm on the topic of wishing i would love to see some more affordable built apartments in the loop, but i know that makes little economical sense.

In that regard, the Astoria is going to look like pretty cool design when it is topped out. I think most of the creativity will be reserved for anything 20 stories or taller.

I've been pretty good for 3 years now having a bolded title, underlined, quoted summary, possible rendering, and almost always until recently signatured with the article linked via credited "source".

Also none of the stories are remotely related to one another.

I only did what you described once, that was today. Because I'm using an iPad from a hotel room. Not the most comfortable device for quoting snippets. Seriously though, SSP needs an iPad app.

Office tower. Phase two is a hotel/resi high-rise that's not expected to begin until the office tower is complete.

The property encompasses a city block on the northeast side of the Houston CBD and is situated one block from Minute Maid Park. Aside from the retail space, the property will have a 589-space private parking garage situated above the retail space and below the residential units. The property will have high end finishes and two amenity floors including a full-size, resort-style rooftop pool and other luxurious amenities. The building will be delivered in Summer 2015.

I believe plans for the downtown loop fell through, They are now concentrating on north side highways for improvement. The 610 loop, I-45 and the Hardy Toll Road.

Not the one way loop, I hated that option. I'm talking about 45 lanes going both directions along side the 59 and i10 ROWs, instead of looping around the west side, so that pierce elevated could be eliminated.

Yes. Really wish it was closer to the sidewalk, it looks more like a fancy strip center than a urban mixed-use development. We shall see what phase 3 brings.

Hermann Park Plaza is a new multifamily development by M-M Properties, no renderings out but Meeks+Partners is the architect.

No renderings out for Block 436 & 437, also a multifamily project.

Houston's second SkyHouse apartment tower breaks ground

Ground has broken on Houston’s second SkyHouse luxury apartment tower, representatives said Monday.

The 25-story, 352-unit SkyHouse River Oaks will be located in Cypress Real Estate Advisors’ new master-planned redevelopment of the Westcreek at River Oaks community. Residents of the existing Westcreek at River Oaks, located next to Target on San Felipe Street near the 610 Loop, were told in November the existing community would be torn down for a new development.

The project is expected to deliver in the first quarter of 2015. Batson-Cook Construction is the general contractor, and Smallwood, Reynolds, Stewart, Stewart & Associates Inc. is the architect. Both are based in Atlanta.

Downtown landmark getting new address, multimillion-dollar facelift

A downtown landmark will receive a multimillion-dollar renovation and a new address beginning in the spring.

Starting in early April, Hines will oversee the expansion and renovation of Two Shell Plaza in the epicenter of downtown Houston. The property, which is located on the block bounded by Louisiana, Milam, Rusk and Walker streets, will move its main entrance from Walker Street to Louisiana Street, and will be renamed 811 Louisiana. The tower will be re-launched with a new look, a new entrance, lobby and updated aesthetics that will differentiate it from its taller counterpart One Shell Plaza. Construction is slated for completion in April of 2015.

Designed by Houston architecture firm Page, plans for the project include an expansion and renovation of the building’s lobby as well as the first four floors of the building’s façade, starting at the street level. The building’s lower façade will be re-clad in Virginia mist granite, and slot windows will be added, along with a recessed glass wall at ground level to call attention to the renovated lobby. The expanded lobby will include a lounge area for informal tenant meetings.

It's not the building that I'm excited for. It's the newer design top. I like the SkyHouse Family and hope they get more of their similar but dissimilar designs coming. Different tops, different colors like Mini Coopers. It's a collectibles thing.

New business park in northwest Houston area to break ground:

The Tomball Economic Development Corp. is planning a 102-acre business park, called Tomball Business & Technology Park, to be built at 11526 Holderrieth Rd.

The project, which was set to break ground Jan. 29, has delayed the groundbreaking ceremony due to expected inclement weather, according to the organization's Facebook page. The organization said it would announce when a new time was determined.


“The groundbreaking is a big celebration for us because it’s a project we have been working on for two and a half years now,” TEDC’s Executive Director Kelly Violette said to Community Impact newspaper.“This is the start of moving dirt and actually seeing this project come into fruition. I don’t think a lot of people realize how much groundwork goes into a project like this before you actually see dirt moving out there.”

New office building heading to West Belt submarket


A new class-A office building is headed to Houston's new West Belt submarket.

The Woodlands-based D’Agostino Cos. has proposed new office development The Offices at Sam Houston.

The development will be a four-story, 113,363-square-foot tilt-wall and glass office building on a 4.43-acre site at 10203 Sam Houston Park Dr., along Beltway 8 between Highways 249 and 290, according to a company statement.


The architect of record is Houston-based Browne McGregor Architects, and the general contractor is Houston-based Metzger Construction Co.

Westcreek Complex Plans Unfold, Two More Tracts for Sale

Over the past few months, pieces of a prime tract of land have been quietly sold off to developers.

Austin-based Cypress Real Estate Advisorshas been selling off parts of the Westcreek complex, a highly visible piece of property located at the 610 West Loop, adjacent to River Oaks District. Two tracts are left for sale.

“This location, coupled with a planned road to connect Westcreek Lane to the West Loop service road, makes this a premier spot for hospitality and/or condominium developments,” Brendan Lynch, senior vice president with CBRE in Houston, said in a release. He represents Cypress in the sale of the remaining Westcreek tracts.

Here is the breakdown of the property:


Still for sale: Two tracts on San Felipe Street, one measuring 2.04 acres and the other 1.882 acres.



Dallas-based Peloton Commercial Real Estate has 3.7 tracts under contract and plans to develop Westcreek Center, a 368,000-square-foot office project in the complex. It plans to close mid-2014.



Houston-based Pelican Builders Inc. purchased two tracts, where it will build a mid-rise multifamily project on one and a gated town home development at Westcreek on the second.



Atlanta-based Novare Group is developing a 25-story, 352-unit called SkyHouse River Oaks on a recently-purchased tract on the development. The project is expected to deliver in the first quarter of 2015. Batson-Cook Construction is the general contractor, and Smallwood, Reynolds, Stewart, Stewart & Associates Inc. is the architect. Both are based in Atlanta.


Cypress Real Estate Advisors is keeping 3.2 acres and has yet to disclose its plans for the tract. It originally owned the entire 30 acres at Westchase along with the land where San Diego, Calif.-based OliverMcMillan is building River Oaks District, a 658,000-square-foot mixed-use development, which includes more than 250,000 square feet of retail and restaurants.

Alley moving to UH during renovations

The Alley Theatre's striking building is downtown's medieval castle, designed by noted architect Ulrich Franzen. When it opened in 1968, the New York Times called the design "a triumph of the Brutalist style."

But technology has advanced light years since the minimalist space opened. And most major U.S. theaters built during the same period - the Vivian Beaumont at Lincoln Center, Arena Stage in Washington, D.C., Mark Taper Forum in Los Angeles and the Guthrie Theatre in Minneapolis - have undergone extensive renovations to bring them up to contemporary standards, both in production capabilities and audience amenities.

Now it's the Alley's turn.

The Alley is leaving its iconic building for the University of Houston's Wortham Theatre while it gets its first-ever complete overhaul.

Though it will be gone for just one season, the move may be one of the biggest challenges in the Tony-winning company's 67-year history.

Construction will begin in July, take just more than a year and cost $45.6 million, making the two-stage facility as state-of-the-art in 2015 as it was when it opened in 1968.

Will Alley regulars follow the company outside the district that has been its home for almost 50 years? And stick till the performances return to downtown?

Alley managing director Dean Gladden is confident they will. "The Alley will be the last of the major U.S. regional theaters built in the 1960s to undergo complete renovation," Gladden said. "This is a great event, not only for Houston but for the theater nationally."

Air Liquide to move U.S. headquarters to Memorial City, from Galleria area

Industrial gas manufacturer Air Liquide today announced plans to move its U.S. headquarters from the Galleria area to Memorial City, where it will occupy space in two buildings to support its growing work force in an amenity-rich part of Houston.

The new development, to be called Air Liquide Center, will include a 20-story tower with 452,000 square feet and a smaller, adjacent building with 145,000 square feet. They will be located at 9811 and 9807 Katy Freeway, just south of Interstate 10 between Gessner and Bunker Hill.


The company, part of a global corporation based in Paris, has some 1,500 employees in the greater Houston area. About 1,000 work in the corporate headquarters.

Air Liquide's administrative and industrial operations will occupy the upper six floors of the 20-story tower in addition to the first-floor lobby and office space. Its engineering and construction operations will occupy two floors of the second building, as well as having a lobby presence. In total, the company will lease about 222,000 square feet of space. It has options to expand in the future.

The company said its lease in at 2700 Post Oak Blvd. in the Galleria area is expiring soon and it needed room to grow and wanted a more modern space.

The new offices will be "engaging and collaborative," with places for formal and informal meetings, the company said.

Big Changes Could Coming to Dowtown Convention Center

Houston may be getting more than a Super Bowl by the time 2017 comes around.
Representatives of Houston First Corp. are proposing to transform the George R. Brown Convention Center and adjacent Discovery Green into a landscaped and more pedestrian-friendly city center, with more retail and less car traffic.

The renovation would bring more restaurants and a coffeehouse to the area and significantly curtail the street in front of the convention center to create a larger walkable area.

It would be the area's biggest makeover since Discovery Green opened five years ago and leave its mark on the eastern edge of downtown long after the Super Bowl LI teams and their fans have departed for home.

The project would be completed in spring 2016. It would be funded entirely by Houston First, said Ric Campo, who chairs the quasi-governmental agency that manages the convention center and other city-owned buildings in the area. He also is chairman of the Super Bowl 2017 host committee.

The street in front of the convention center, Avenida de las Americas, would go to about three lanes, from eight, and all lanes would close for special events. The eliminated lanes would be transformed into a landscaped pedestrian area with a row of trees and tables for sidewalk dining.

On the block north of the convention center would be a 2,000-car parking garage and office space. Above it, a pad site would be built for a future hotel.

The redesigned convention center would get a front entrance offering more transparency including panoramic views of downtown, said Marie Hoke, principal at WHR Architects, the project's lead architect.

Houston First initiated the proposal.

Campo said the project is still in the concept stage and no price tag has been determined. He said the Houston First board of directors has sole authority to approve or reject the project.

1. Get rid of Big Tex. Stupid.
2. Hope they don't plant sycamores, as depicted. Sycamores rank up there with cottonwoods for poor landscaping trees.

Good question. Best guess is that they would move the parking entrance to another side of the park.

More information on the proposal here, the hotel will be anywhere between 14-20-floors and the parking garage will have a facade that makes it look more like an office building.

The hotel is a future component they will build on top of the parking garage under construction. Will be right next door to the Marriott Marquis.

Astrodome to become a national historical landmark designation

The designation granted Thursday does not prevent Harris County from demolishing the building, but does open federal and state tax incentives for rehabilitation. The stadium, opened in 1965, long was called the "eighth wonder of the world."

"We'd say, 'hey great!' but it doesn't impede our ability as far as demolition goes," said Joe Stinebaker, spokesman for Harris County Judge Ed Emmett. "The Dome's status is in limbo. No decision to demolish it or rehabilitate it has been made."

In November, 53 percent of voters turned down a proposed $217 million bond issue to redevelop the Dome, which lost its major clients when the Houston Astros moved to Minute Maid Park and the Houston Livestock Show and Rodeo relocated to the nearby Reliant Stadium.

Beth Wiedower, the director of the Houston office for the National Trust for Historic Preservation, said private developers would be eligible for a 20 percent federal tax credit for investments made in the building. Developers also would get a break on state franchise taxes under a law passed in the 2013 Legislature.

Port of Houston expansion

Guenther confirmed that the port is very close to obtaining permits to increase the depth of the Barbour’s Cut and Bayport terminals’ depth to 45 feet — the same as the Houston Ship Channel. The port and many industry groups have been advocating the need for deeper waterways since ships are larger and traffic at the port has increased. Due to issues obtaining federal funding for dredging, the port has decided to use its own money to dredge its waterways, and in order to start doing this, it just needs to secure permits.

Texas Children's Hospital breaks ground on Woodlands campus

Texas Children’s Hospital held a groundbreaking ceremony for its Woodlands facility Friday, kicking off the institution’s 60th birthday.

The 548,000-square-foot facility is expected to open in 2017. Houston’s FKP Architects is designing the facility, and Houston-based Tellepsen Builders is the construction manager.

The hospital’s facilities will include 24 emergency center rooms, 74 outpatient rooms, five radiology rooms, four operating rooms and initially 30 acute care beds, which could expand to up to 200 beds.

The Millennium is the most distinguishable building in Westchase I believe. It's a silver building that at the top has a semicircle sort of design to it.

I also think it's the tallest building in Westchase. So a second one would be big on their skyline if built identical to the first.

Millennium Tower II is the building you were asking if we had renderings for a few weeks ago. It's already under construction according to that Bisnow link. I expect it to look similar to Millennium Tower I, but with a more modern look.

My mother in the late 90's worked at the ParkWest tower and my father worked at the Millennium tower. The were diagonally across the Beltway from one another and were (still are) I think the tallest buildings in Westchase. If this second tower wants to match the older one, then Westchase's skyline will get a big make over. With this and other projects in the pipeline for the area.

Yep. It's around 415,000 square feet. Millennium Tower I is 368,000 square feet at 21-floors so your ~20-story estimate seems about right, more likely to be taller.

Dunno, Hines Market Square & Block 98 are by the same architect. Would be nice if it becomes a trend, really like buildings that are lit up at night (and we need more of them).

Lets take a look back for a moment, this morning I found a rendering for block 139, proposed back in the 80's.

It also says the developer was Hines. At the bottom right of the rendering, it gives the architect; bottom left, I'm guessing that was the tenant.

That article is wrong on the astrodome, national historic landmarks mean the structure is protected from demolition. It had been registered on the national register of historic places, much different than a national historic landmark. Being on the national register doesn't protect the building at all, just gives it tax incentives to be restored.

Its not really an LED lamp, just a bunch of flood lights pointing up behind a glass partition is what it looks like.

That's largely because many of the smaller retail centers are chewing into the regional mall business that used to dominate the market. It hasn't slowed the Howard Hughes Corp in The Woodlands. Confirmation that Exxon will indeed be moving its HQ from Las Colinas to The Woodlands?

Opportunities for huge retail projects are becoming more limited today (like finding a Rainbow Loom for your kid before Christmas), says Howard Hughes Corp development SVP Mark Bulmash (center) at the third annual ICSC Texas Retail Forecast in Dallas yesterday. That's largely because many of the smaller retail centers are chewing into the regional mall business that used to dominate the market. It hasn't slowed the Howard Hughes Corp in The Woodlands. The first of some 8,000 Houston-based employees will move from Exxon Mobil offices in the Greenspoint area in March, spokesman David Eglinton said. The remaining moves will be staggered over the following 15 months. About 2,000 workers who will relocate from the company's Fairfax, Va., offices are not due until next year. Exxon Mobil's corporate headquarters will remain in the Dallas suburb of Irving.

Trashing a 1970s Apartment Complex at Kirby and South Main for a New Millennium, Already in Progress

A HANDFUL OF curious neighbors and passers-by have written Swamplot with reports that the Crossing at Kirby Apartments at 7600 Kirby Dr. are being cleared out. “It appears the whole complex is about to be demolished,” writes one correspondent who snooped around the 5.76-acre compound that stretches from South Main to a gas station short of S. Braeswood. “Looks like they’re disconnecting electrical and there was one U-Haul truck but it’s otherwise abandoned,” writes another. “Apartment windows are boarded and one building looks like the roof has started to be stripped.” Gee, what could be happening here?

The 15-building complex (plus a clubhouse and 2 laundromats) was purchased last September by an entity connected to the Dinerstein Companies, developers of the Millennium Greenway and Millennium High Street, apartment buildings, plus 2 Millennium-branded complexes in The Woodlands, and 3 more in California. Dinerstein doesn’t appear to have made public its plans for this location, but it’s likely working on a Millennium Kirby — that’s the name of the LLC that made the property purchase.
