Beautiful find! I always referred to this building as the days inn building. Did St. Joseph used to be called calhoun? Not sure where that address came from. Also, I always thought or read that this building was not salvageable, or too expensive and not worth it to do so.

The building was said to have an asbestos abatement problem. Over the past year there has been activity going on every now and then (interior walls removed). I hope the group behind this extensively redevelop the exterior. I'd prefer to see it demolished but anything is better than its current state.

If they restored it to the way it looked when it opened in 1972, it would look just fine and downtown Houston needs a an affordable as pretty much everything down there is getting expensive and unless this thing gets a drastic renovation which I don't see happening, it's probably going to remain pretty modest given the design. It's basically a tall motel. Sheraton is modest chain anyway.

Yeah, we have a decent amount of affordable hotels coming online downtown but still in need of more. I too don't see them extensively redoing the exterior because it's large building, which can add up the cost just for a Sheraton. I could see a complete re-do coming out either very well or pretty wacky, but even just masking the parking garage can be a major improvement.

BHP certainly turned out nice. Pickard Chilton is developing quite a portfolio of buildings in Houston.

I'm a huge fan of this building, but approaching it on Wednesday from Westheimer I was virtually blinded by the reflections that stream directly down Post Oak from this building toward the Williams Tower at dusk. It happens continuously as you drive toward the building....a new group of windows on the tower continuously comes into focus on the road and there is no escape from this for some distance. (I had on very dark sunglasses and it was still like looking directly into a silver spotlight...if you tried to drive toward it without sunglasses you'd have to hold your hand up to protect your eyes...it's that bright).

Work has commenced. The project includes a 5-story garage, but it's unknown if it will be be built next to the hotel or if the hotel will be built on top of the garage.

A “collaborative development agreement” is expected to be completed soon, he added, and groundbreaking could start in the first quarter of next year.

The project is called the TMC3 Innovation Campus. The number three refers to the “third coast.” It would house the University of Texas, Texas A&M, Baylor College of Medicine and MD Anderson Cancer Center as its anchors.

A top Texas Medical Center executive described a plan Thursday for a major medical research campus that would bring together four institutions and contain multiple components, including hotel rooms, living space, restaurants and bars, greenspace and an enormous plaza shaped like a double helix, a nod to the medical description of intertwining strands of DNA.

The origins of the project began at least a year ago when McKeon said the Medical Center determined that the four institutions each need between 300,000 and 500,000 square feet of additional research space.

The project would have 5,700 underground parking spaces.

McKeon said the campus would be open for all Houstonians.

He envisions it as a place where concerts could be held and where people could jog and bike alongside the new greenspace.

The Gensler architecture firm has been involved in the design of the project, which would include a series of research/office buildings between 300,000 and 350,000 square feet and 60,000 square feet for shops and restaurants. The helix would comprise 250,000 square feet.

Mayor Annise Parker's administration will not move forward with renovating the Exxon tower at 800 Bell downtown into a new police and courts complex, citing an uncertain financial outlook and a desire not to bind a new mayor with a pricey, decades-long commitment.

Parker had described the project as one of the most important of her tenure, and had hoped a groundbreaking could come as early as the end of the year to replace the city's current aging complex.

From the start, however, the estimated annual payments fell roughly between $25 million and $40 million, and it was never precisely clear how the city would cover that payment without voter approval or politically unpopular measures, such as cancelling all other capital repairs for years to come.

Historic coffee building gets an 'old school' renovation

A soft breeze blew through the open windows on the top floor of 2017 Preston, bringing with it the rich smell of coffee from a manufacturing plant about a half-mile away. At first, the irony was lost on the owner of the five-story building, itself once a coffee roasting operation that shuttered in the 1940s.

Denenburg recently bought the red brick building that rises five stories alongside the Southwest Freeway just east of downtown. Though there's been a renaissance of the neighborhood around it, the old Cheek-Neal Coffee building has languished for decades, a target for graffiti artists and a shelter for the homeless.

Last December HISD held a groundbreaking ceremony for the new HSPVA. After tearing up the parking lot @1300 Capitol St. (where the building will sit), work came to a halt due to a conflict with the general contractor. A new GC has been selected and construction will resume soon.

Massive Kirby mixed-use project to break ground

A massive mixed-use project announced early this year has secured construction financing and will break ground next month.

New York City-based Thor Equities will break ground on the Kirby Collection, a $125 million mixed-use development that will total more than 1 million square feet, on Oct. 5, a representative from Thor Equities said.

Little Rock-based Bank of the Ozarks will provide financing for the project, which will encompass the block bounded by Kirby Drive, West Main Street, Colquitt Street and Lake Street. The development will include a 25-story, 385,000-square-foot residential tower; a 13-story, 210,000-square-foot Class A office building; and 65,000 square feet of high-end retail along Kirby Drive, including restaurants.

The development on Kirby is awesome. 10 years ago shortly after the LRT was built I remember reading threads on HAIF with people saying there would never be TOD, never any urban mixed use along the main street corridor, etc.

Now there is tons of it.

As for the other thing I never though I'd see something like that built on Fondren.

The Lyric Centre, one of downtown Houston’s premier business addresses, announced today plans to make significant improvements to the property located in downtown Houston. River Oaks District opens fashionably on time

Architects, city officials and designer-clad socialites buzzed under trees strung with white lights Thursday morning at the opening of River Oaks District, the luxury shopping, office and residential development on Westheimer just inside the West Loop.

OliverMcMillan, the California-based developer of the project, kept its promise of a fall opening. But even as champagne flowed and guests nibbled hors d'oeuvres Thursday morning, construction continued in a few stores and on the 270 residential units above the west side of the project.

Hotel Zaza to break ground in Memorial City this month

Construction on Hotel Zaza in Memorial City will begin this month.

Houston-based MetroNational announced Friday it has partnered with Z Resorts to bring the boutique hotel to the intersection of Interstate-10 and Bunker Hill Road in Memorial City. Hotel Zaza has a location in Houston’s Museum District and another in Dallas.

Kirksey Architecture will oversee the design and Anslow Bryant Construction is the general contractor.

The 17-story Hotel Zaza’s Memorial City location will have 159 guest rooms, and10,000-square-feet of event and meeting spaces for up to 300 people. The hotel will also have 130 apartment units. Amenities will include two outdoor pools, a spa and restaurant lounge. The hotel will overlook a green space, which will be used for live music and festivals.

The hotel is slated to open in summer 2017.

With grand opening ahead, Buffalo Bayou Park president already looking at next phase


Buffalo Bayou Park held thousands at its grand opening bonanza Oct. 3, but if you ask Anne Olson, president of the Buffalo Bayou Partnership, it's time to start planning for part two.

The current section of Buffalo Bayou Park extends from Shepherd Drive to Sabine Street and features pavilions, a dog park, miles of trails and lush wildlife. The next segment includes the downtown district, Allen's Landing, as well as east of downtown, where Buffalo Bayou runs through public and private property.

"East of downtown, (the partnership) owns 50 acres, but all the rest is in the hands of private owners, the city or county. It will be a different kind of plan," Olson said.

The partnership plans to hold community meetings in the next year to hear feedback about what could be done with the eastern stretch of the Buffalo Bayou and how it could connect to the finished west end. Right now, the Rice University Crew Team and the Texas Dragon Boat Association operate on a floating dock near Allen's Landing, but future plans call for a permanent boat house, Olson told the HBJ.

"We won't tell people what to do with their property, but hopefully we'll be able to work with property owners collaboratively to show them what we'll be doing with our green space that will benefit them long-term," Olson said.

A high-rise surrounded by overdone greenery in a rendering is typically in or near a residential neighborhood, with Memorial Park shown in the background. The park resides between the northern section of Uptown and Downtown.

As for building in wacky spots -- that does still occur. The Homey is not within the main area of Uptown, and will sit just outside the Tanglewood neighborhood. The only thing as tall as The Homey in the immediate area is an 11-story office building across the street.

Guy Paproski, CEO of Adventure Sports Gym, calls his proposed project the next step in the evolution of fitness facilities. He and CFO Chuck Baldwin are currently in the midst of raising capital for the massive undertaking, which Paproski says will focus on a group of Houstonians now spending more time and money at local gyms than any other group – Millenials.

“In the next five years, millenials will spend almost as much as Baby Boomers and Gen-X’ers combined at fitness gyms and programs across the country,” Paproski said. “Millenials also want their fitness to be fun, adventurous and ever-changing, along with having a social atmosphere and better integrated technology.”

With the younger generation driving the growth of the fitness industry, and the breakout success of the CrossFit movement, Paproski and Baldwin are hoping their concept will attract investors. Adventure Sports Gym aims to offer a 115,000 square foot facility, featuring both indoor and outdoor exercise amenities, complete with spin studios, group exercise rooms, cardio and weight equipment, “spa-level” change rooms and saunas and even a ten story tower for rock climbing and other activities.

Paproski and Baldwin are looking to raise a total of about $75 million through a combination of equity and investments. The facility would be located adjacent to Memorial Park near the intersection of Washington Avenue and Interstate 10.

Mixed-use projects set to break ground in early 2016 in CityPlace

The first office and retail building in Springwoods Village could break ground early next year within CityPlace, the town center area of the master-planned community in Spring.

CityPlace 1, in the northeast portion of CityPlace, is expected to break ground in the first quarter of 2016 and could be completed in the first quarter of 2017, said Gary Johnson, vice president of Crimson Services, a sister company of CityPlace developer Patrinely Group.

Johnson said CityPlace 1 will house 150,000 square feet of mixed-use space, including 26,000 square feet of retail space in addition to office space.

“We have commitments on about 20 percent of the office [space] and have a huge amount of interest in retail,” he said. “It all has to happen at the same time, and we’re shovel-ready.”

Johnson said the demand for corporate office space has tempered recently with the decline in oil prices.

While work begins on the first office building, Johnson said construction will simultaneously be done on the second phase of CityPlace right across the street, which will feature a parking garage with a fitness center on the top floor. On the ground floor, the Patrinely Group is working to attract restaurants to three available pad sites.

CityPlace will eventually house 4 million square feet of office space and 400,000 square feet of retail, including a movie theater complex that will allow patrons to dine and eat at the same time and will feature at least 10 theaters, Johnson said. However, he said none of the retail, restaurants or entertainment tenants are ready to be announced.

A developer is asking the city for a variance to build a mid-rise residential building on a corner tucked away between Shepherd and Kirby in the River Oaks area. The street, Mimosa Drive, has been experiencing new high-density construction in recent years, slowly replacing older houses and apartment complexes built in the midcentury.

The proposed six-story building, named The Revere at River Oaks, would be at the corner of Revere and Mimosa. The city Planning and Development Department will consider the variance request at its Thursday meeting to allow the building to have a 15 feet setback from the curb and create a pedestrian area along the roads.

I've tried researching a bit into this, and may be beating a dead horse, but is there a particular reason Houston's downtown is lacking in retail? Compared to NYC, Philadelphia, Chicago and many other large cities there is an obvious disparity, and I've noticed walking several blocks in the downtown without seeing a single store.
Is this changing with all the new development and residential locations?

This. Plus the most desirable inner city areas are immediately west of downtown along with the retail. The TMC is undergoing a boom so hopefully it will help fill up the apartments under construction downtown and mid town along the rail. More downtown residents, more retail. Plus it'd be nice if the office space under construction lands some big tenants.

That doesn't mean anything does it? I mean Anadarko filed with the FAA for tower 3 and there is virtually no hope of getting that one out of the ground any time soon. When filing with the FAA, does that mean they're ready to move ground? I guess what I'm asking is when you file with the FAA, how far along are you in the process of bringing new office/residential space online?

I guess what I'm asking is when you file with the FAA, how far along are you in the process of bringing new office/residential space online?

There is no real correlation.

Some developers are in conceptual planning and others are ready to break ground.

Houston nonprofit to break ground on new Midtown HQ

Crime Stoppers of Houston will break ground on its new 30,000-square-foot headquarters in Midtown on Oct. 30.

The nonprofit will tear down its current 22,400-square-foot building at 3001 Main St. to make way for the new structure, which was designed by Houston-based Merriman Holt Powell Architects and is being built by Houston-based Mission Constructors Inc. The new building will occupy the entire 3000 block of Main Street and will include a 12,800-square-foot Harris County Sheriff’s Officers Memorial Garden.

The $10 million project is expected to be complete in November 2016, according to a spokeswoman for Crime Stoppers.

Katy mixed-use district moves forward

The proposed Katy Boardwalk District, a convention center and mixed-use development adjacent to the Katy Mills mall, has taken a major step forward.

The city of Katy announced Oct. 8 that the Katy Development Authority has entered into an agreement with Houston-based Sueba USA Corp. to develop a 22-acre portion of the district.

Sueba’s mixed-use development is expected to include loft living space, retail and restaurant facilities, and a public plaza.

The Boardwalk District, which also will include a convention center, hotel and restaurant row, will be anchored by an 89-acre park with a lake, boardwalk, nature preserves and a two-mile walking trail system. Construction of the park is expected to begin this winter and be complete by the end of next year.

One possible deal the expanded district could finish is an agreement city officials long have discussed with The Menil Collection to help the museum expand its 30-acre campus in south Montrose.

The Menil has added a cafe, rebuilt its parking lot and is building a drawing institute. Up next, deputy director Sheryl Kolasinski said, is the renovation of apartments the museum owns along Richmond Avenue into a new multifamily tower.

The museum plans to develop a 2.6-acre park next to the new tower and extend the dead-end streets of West Main, Colquitt and Loretta, laying new utilities in the process. The city has proposed asking the museum to build the public infrastructure and park, then reimbursing up to $10 million of those costs via a tax break on the new tower.

A portion of Midtown's funds, by law, are set aside for affordable housing, Icken noted, adding that likely will be part of the discussion surrounding the new tower.

The Museum of Fine Arts Houston has officially broken ground on its $450 million new campus.

The first phase of the project will include the new Glassell School of Art, which replaces the building that has housed the school since 1979. The new building will be 80,000 square feet, nearly double the size of the previous building. It will include space for the junior and adult schools, which serve 7,000 students each year.

Also part of the initial phase is the construction of the Brown Foundation Plaza. Part of the L-shaped Glassell School will be a sloped roof with stairs going down to an amphitheater and up to the BBVA Compass roof garden, which will provide a view of the entire campus.

At the groundbreaking, New York-based Deborah Nevins & Associates was announced as the landscape architect for the project, tasked with unifying the disparate buildings into a pedestrian-friendly and cohesive campus. New York-based Steven Holl Architects designed the Glassell School, the Nancy and Rich Kinder Building and the master plan for the campus. San Antonio-based Lake Flato Architects designed the Sarah Campbell Blaffer Foundation conservation center, which will begin construction next year. St. Louis-based McCarthy Building Cos. is the general contractor.

This happened yesterday around 11am. Game 4 was October 12th. Luckily a game was not taking place, it'd be a much more unfortunate situation.

So it seems some jack ass hit the scaffolding with their car and sped off causing the collapse. Seems like the building came away pretty much unscathed which is incredible and that nobody was killed.

A car hitting the scaffolding was ruled out. The scaffolding was more likely experiencing too much weight or was not properly installed.

A partnership led by Houston development firm Hines closed on a deal Tuesday to buy downtown's Houston Chronicle building and an adjacent half-block that houses a parking garage.

"Given the site(s) adjacency to the business and theater districts and the proximity to Market Square, we consider this one of the most strategically connected locations for future development in the central business district," John Mooz, senior managing director for Hines, said in a statement. "That likely confirms the intense market interest among the bidding community last spring."
