Caydon Property Group out of Australia has big plans for Midtown, here's our first look at Phase II! The towers, designed by Gensler, will rise to 631' ft and 544' ft, which will make them the tallest buildings in Midtown. Phase I, 2850 Fannin St, is currently under construction (http://forum.skyscraperpage.com/showthread.php?t=222640).

http://www.largearts.com.au/houston-midtown/

Houston Midtown, Caydon Property Group’s first foray into the US market, is an ambitious mixed-use project under development in Houston, Texas. Comprising of three towers intersected by laneways, the development incorporates of a mixture of retail, amenities, office space, residential and public space.

LARGE ARTS has been working with Caydon and US architects Gensler and Zeigler Cooper on this ongoing project, with the main focus thus far to pitch to anchor tenants and communicate the vision of the project to local planning authorities.

Marketing collateral is currently under production, with the project to be launched to prospective tenants in mid-2018.

Planned development for 3621 W Alabama (http://swamplot.com/chateau-domingue-has-checked-out-of-its-euro-centric-w-alabama-showroom-off-edloe/2018-03-06/)

http://images2.showcase.com/i2/F73TMrEGaIApoDoE1RRCzgyKNrVNvigrzq8aZdSfSHM/110/image.jpg

Longtime Upper Kirby resident Chateau Domingue has packed up the floor tiles, doorknobs, and candlesticks at its former W. Alabama St. showroom just west of Edloe St. and left for a new location in Timbergrove. An entity connected to energy businessman Douglas Foshee bought the building that housed the antique furniture and building materials store at the end of 2016. Fencing went up around the site last week, and on Friday, a permit was filed to disconnect the structure from the city’s sewer system — typically a sign that a demolition is imminent.

Houston Botanic Gardens Meets Fundraising Goal; Will Begin this Spring (https://www.houstonchronicle.com/news/politics/houston/article/Houston-s-Glenbrook-Golf-Course-to-become-a-12735997.php?utm_campaign=fb-premium&utm_source=CMS+Sharing+Button&utm_medium=social&utm_campaign=twitter-premium&utm_source=CMS%20Sharing%20Button&utm_medium=social)

Work will begin within months on the first phase of converting Houston’s Glenbrook Golf Course into what the nonprofit Houston Botanic Garden hopes will be a marquee destination for visitors and residents alike.

Golf operations will cease at Glenbrook on April 1, Mayor Sylvester Turner said, in announcing Wednesday that the botanic garden group had met its commitment in its contract with the city to raise at least $20 million by the end of 2017.

The garden’s first phase is scheduled to open in late 2020, the mayor said, with site construction beginning next year.

3000 Wesleyan sold, will become high-rise residential (https://www.bizjournals.com/houston/news/2018/03/14/developer-mulls-plans-for-flipping-river-oaks.html)

The developer who recently acquired a Class B office building near River Oaks is mulling redeveloping the property into a high-rise residential project, he told the Houston Business Journal.

In November, Houston-based Morningside Capital closed on 3000 Weslayan, a six-story, 81,505-square-foot office building across the street from PM Realty Group's 2929 Weslayan, Houston's tallest residential tower outside of downtown. When asked about the company's redevelopment plans for the office building, Morningside co-founder Chris Calato suggested another project in the vein of PMRG's luxury development.

"You don’t have to have a great imagination to see what could go there," Calato said. "You could look right across the street."

Calato said that, at the earliest, Morningside Capital would look at redeveloping the property in late 2019 or early 2020. The office building is at least 90 percent occupied and tenants have a redevelopment clause in their lease that allows Morningside to cancel any office lease with 12 months notice.

Calato didn't disclose the purchase price of the building. The building was appraised at $8.3 million in 2017 by the Harris County Appraisal District.
Morningside Capital bought the property from Houston-based McCord Development. McCord Development owns and operates Generation Park in northeast Houston.

Parking garage at 710 Preston St. (block 42) will be demolished for a 46-story residential high-rise by Hines and Martin Fein. A subdivision plat has been filed for the site and the former Houston Chronicle block (http://www.houstonarchitecture.com/haif/topic/32336-chronicle-building-710-preston-st-redevelopment-by-hines/?do=findComment&comment=566381)(block 58) where Hines plans to build an office tower.

@CBREguy (http://www.houstonarchitecture.com/haif/topic/32336-chronicle-building-710-preston-st-redevelopment-by-hines/?do=findComment&comment=566396):

When I saw the Block 58 material, they had renderings of the Residential project and it appeared to be as tall if not a couple floors taller than Market Square Tower with a lot of glass. Still subject to change, but this was back in January.

Right so for background, I was able to review Hines Block 58 Marketing book that highlighted all on their new office project (Block 58) in great detail. On a few of the pages where they showed the impact on the skyline from different vantage points, they showed the proposed high rise on Block 42. The proposed high rise was clearly residential and looked to be as tall if not a few floors taller than Market Square Tower, with nearly all glass facing Market Square park. I have no knowledge of the project outside of these renderings - but the impact on the northern portion of our skyline was immense. Hopefully the filing of these plats are a good sign.

New "Cloud Column" sculpture installed at the plaza of the Glassell School of Art.

Move over Chicago, Houston has a bean now too (https://www.houstonpublicmedia.org/articles/news/2018/03/26/275254/move-over-chicago-houston-has-a-bean-now-too/)

Driving down Montrose Boulevard outside the Museum of Fine Arts Houston, you can catch a glimpse of “Cloud Column,” a newly installed sculpture from Anish Kapoor, the same artist behind “Cloud Gate,” better known as Chicago’s Bean sculpture.

It took a massive crane to hoist the more than 20,000 pound sculpture into place Monday as a sea of hard-hats and reflective safety vests looked on.

“Cloud Column” lay unfinished in Anish Kapoor’s London workspace after the sculptor’s original commissioners were unable to see the project to completion, said Tinterow. While “Cloud Column” remained in storage, Kapoor began work on other projects like Chicago’s “Cloud Gate.” When MFAH staff learned “Cloud Column” was available to acquire, the museum decided to install the work outside the future Glassell School of Art which is still under construction, slated to open in May.

Stewart Beach Pavillion Galveston

A new pavilion designed by Rogers Partners has been approved by Galveston's Park Board of Trustees.

https://www.galvestonparkboard.org/200/Projects

At the March 27, 2018 Park Board of Trustees meeting a concept report and drawings for a new pavilion at Stewart Beach, Galveston, TX were presented by Rogers Partners as their final deliverable from work that began in June of 2017. Their presentation provided for the style of the building, potential materials and the overall functional aspects of the program; including operational and administrative spaces, meeting and gathering areas and potential revenue generating areas to offset the operations and maintenance of the facility.

The Trustees unanimously moved to approve the concept report and drawings as they relate to the style, materials and programming for a new pavilion at Stewart Beach. This endorsement will allow staff to continue moving forward with an operations, maintenance and revenue assessment in comparison to an initial construction cost estimate.

Sarah and managing partner, Ed Page, have been hired as the Exclusive Leasing Representatives for Crosspoint Properties’ newest mixed-use development in Midtown, and have the unique opportunity to work alongside a team of Gensler Architects to influence the planning and design through the retail lens, literally from the ground up. This experience-driven project will be programmed with a tenant mix that draws consumers near and far, while seamlessly positioning 150,000+ square feet of retail as an amenity for the office users and multi-family dwellers in the development.

Patrinely Group to begin construction on CityPlace 1 office/retail building (https://www.virtualbx.com/construction-preview/25231-patrinely-group-to-begin-construction-on-cityplace-1-office-retail-building.html)

Spring (Harris County) - Invited general contractors have until Friday, March 30 to submit bids to Patrinely Group to build a $20 million, five-story office/retail building with adjacent seven-level parking structure.

This is a rebid of a project that was initially planned for construction in 2015 in CityPlace, a 60-acre, master-planned commercial center that broke ground in late 2016. Upon completion, CityPlace will contain 4.4 million square feet of retail/restaurant and office space.

This rebid project is CityPlace 1, a 149,500-square-foot office building that will include two retail tenant spaces on the ground floor of 10,600 square feet and 8,500 square feet respectively.

It is located at the northwest corner of Lake Plaza Drive and City Plaza Drive. The CityPlace development is located to the northwest of the intersection of Interstate 45 North and Grand Parkway.

Houston's tech innovation district slated for former Sears building in Midtown (https://www.bizjournals.com/houston/news/2018/04/04/exclusive-houstons-tech-innovation-district-slated.html)

Houston's long-awaited startup hub, which proponents say will help Houston's burgeoning tech scene compete on a national scale, is coming to fruition.

Private and public officials are closing in on a deal to develop the main campus of Houston's innovation district at 4201 Main St. — the site of the former Sears location in Midtown, sources close to the deal told to the Houston Business Journal. Rice University owns the land and will be involved in the innovation district's development, sources said.

Sears Holdings Corp. (Nasdaq: SHLD) had a storefront at 4201 Main St. for 73 years before closing in January 2018. Rice Management bought out the remaining 28 years of Sears’ 99-year ground lease and acquired another 3 acres from Sears. The former Sears store property sits on 6 acres of land, and the parcel contains an additional 3.4 acres of land for development.

The campus will be built over the next two years and is expected to act as the heart of what will serve as Houston's innovation corridor. The innovation district is modeled after similar developments across the U.S. such as 1871, a digital startup incubator in Chicago.

Skanska’s Capitol Tower in downtown Houston tops out (https://www.bizjournals.com/houston/news/2018/04/05/photos-skanska-s-capitol-tower-in-downtown-houston.html)

Downtown Houston’s newest skyscraper has reached its highest point.

New York-based Skanska USA Commercial Development held a topping out ceremony for Capitol Tower on April 4. Members of the development, design and construction crew signed the ceremonial beam before it was hoisted to the top of the 35-story tower.

Gensler designed the 750,000-square-foot tower, which broke ground last summer and is expected to be complete in 2019. The building is at 811 Rusk St., on the site of the former Houston Club building, which was demolished in October 2014.

Houston Zoo launches $150M capital campaign for new exhibits, campus overhaul (https://www.bizjournals.com/houston/news/2018/04/05/houston-zoo-launches-150m-capital-campaign-for-new.html)

The Houston Zoo opened its doors on a two-acre site in Hermann Park in 1922. It boasted a single bison and a few monkeys and other mammals, most of which were exotic pets donated by Houstonians. Fast forward 95 years, and the zoo's 55-acre campus is home to more than 7,000 animals and 450 employees.

A lot of that's about to change, though.

The Houston Zoo announced April 5 a $150 million capital campaign that'll go toward developing a 20-year master plan that completely reimagines the 55-acre campus. The first phase of the plan will include four new exhibits and the redevelopment of at least half of the zoo's campus, according to Houston Zoo CEO Lee Ehmke. It'll wrap up in 2022, just in time for the zoo's 100th anniversary. For perspective, around $150 million in improvement efforts have taken place at the zoo since 2002, Ehmke said.

"This is one of the most important days in the zoo's history," Ehmke said.

The $150 million will finance the first phase of the plan; future capital campaigns will be launched throughout the next 20 years, Cullen Geiselman said. Geiselman, alongside Houston-based Harvey Builders' Joe Cleary, are co-chairing the capital campaign.

The $350 million, 38-story hotel is officially open at 1600 West Loop South, according to a March 12 press release.

The hotel — with an exterior made of limestone, granite, and marble — is the centerpiece of the 10-acre mixed-use project that includes restaurants, retail, office and events space and more. The Houston office of San Francisco-based Gensler was the architect and Houston-based Tellepsen was the general contractor.

Prices per night currently range between $359 and $499, according to The Post Oak's website.

Sure hope not. It's beautiful as it is now.

Sure hope not. It's beautiful as it is now.

Like most of the older buildings rehabbed downtown in the past few years, it will probably be a cleaning of the exterior or some similar improvements. The focus is on converting the building from office to hotel.

The 2017 article detailing the sale (https://www.bizjournals.com/dallas/news/2017/05/16/dallas-developer-sells-houstons-historic-petroleum.html) to the hotel group gives a few hints of this.

The hotelier's plans in Houston to redevelop the Art Deco skyscraper, which was built in 1927, at 1314 Texas St. come on the heels of Choice Hotel executives partnering with Dallas developer John Kirtland.

Choice Hotels plans on opening its new Cambria-branded hotel in the historic Tower Petroleum building in Dallas by this December. The hotel will be named Cambria Tower Petroleum Dallas.

"Based on the experience we have had in Dallas, we wanted to also develop the downtown Houston Petroleum Building — they are sister properties," Janis Cannon, senior vice president of upscale brands at Choice Hotels, told the Dallas Business Journal.

"The two buildings both have the same Art Deco design and are named the same," Cannon said. "We are really excited about these projects. They both embody what Cambria offers, which is an authentic experience."

SABIC considers site in Katy for new headquarters (http://webcache.googleusercontent.com/search?q=cache:https://www.bizjournals.com/houston/news/2018/04/12/sabic-considers-site-in-katy-for-new-headquarters.html&num=1&prmd=ivn&strip=1&vwsrc=0)

Saudi Basic Industries Corp., more commonly called SABIC, is considering building a new headquarters for its U.S. operations in Houston, making room to more than double its employee base in the Bayou City.

The company purchased more than 60 acres on Franz Road in Katy in 2015, according to Harris County Appraisal District records, and spokeswoman Susan LeBourdais confirmed that would be the site of the company’s new central U.S. office.

The company is in the scoping and design phase right now that LeBourdais said would likely be completed by the end of the year, at which point SABIC will make a decision to proceed with the project.

Right now, SABIC employs about 400 people in Houston, but the new headquarters would be able to hold 1,000 employees, LeBourdais said.

Sears building will be restored, along with the official announcement, they've begun removing the facade.

Historic Midtown Sears building to anchor Houston innovation district (http://news.rice.edu/2018/04/12/historic-midtown-sears-building-to-anchor-houston-innovation-district-2/?utm_source=Facebook&utm_medium=SEARS&utm_campaign=Facebook%20links)

“The innovation district will leverage the region’s unique economic strengths and help transform Houston into a world leader in data science and digital technologies centered on energy, industrial, health care and logistics industries,” said Rice President David Leebron. “We aim to attract talent and support all stages of the innovation life cycle through state-of-the-art resources, incubators and accelerators, classroom and event space, technology, prototyping facilities, networking opportunities and entrepreneurship support and training.”

The district will combine a variety of commercial uses with housing, food and entertainment, iconic public space and best-in-class infrastructure, Leebron said. “The surrounding neighborhoods’ vibrant and rich culture will be embraced to create an eclectic, engaging streetscape that blends the historic with the new and celebrates Houston’s diversity,” he said.

“This will be an innovation and incubation facility for all Houston. Rice owns the property, but the enterprise will be a collaborative mix of many different participants and activities,” Leebron said.

In developing these plans, Rice worked closely with the GHP, HX and Station Houston, the region’s hub for tech innovation and entrepreneurship focused on digital technologies. Station Houston will serve as incubator and amenity program operator and will work on three key initiatives: connecting ecosystem players to drive high-impact collaborations; supporting entrepreneurs and the innovation community through a range of programs, workshops and events; and working with academic institutions and other groups to develop and connect Houston’s digital workforce.

“Transformative,” John Reale Jr., co-founder and CEO of Station Houston, said of the project. “Today we take a major step forward toward our shared vision of transforming Houston into a world-leading tech innovation and entrepreneurship ecosystem. This could not be possible without the ongoing collaboration of Houston’s academic institutions, corporations, major institutions, investors and entrepreneurs. We applaud Rice for its vision and commitment in leading this community effort.”

“The district will serve as the central anchor of Houston’s innovation corridor, a concentration of activity that has already piqued the interest of several major companies looking to build synergies with our startups and innovators,” said Bob Harvey, GHP president and CEO. “To have a physical hub for this collaboration is exactly what Houston needs and is another positive step forward for our community.”

“The formation of the innovation district is a significant milestone in the implementation of the 10-point strategic plan we announced in 2017 to build a world-class innovation ecosystem in Houston,” said HX Chairwoman Gina Luna. “This announcement builds on the momentum we’ve created over the last year, including the formation of HX and the HX Venture Fund. This is incredibly exciting for Houston.”

The former Sears building will be renovated for the project. The overall design and development of the building will be led by Hines in conjunction with architects Gensler and James Carpenter. The initial phase is expected to be completed within two years. The redevelopment of the building will respect its historic character while making the modifications required to create dynamic space for creative companies in the innovation ecosystem, Leebron said.

“The many participants already committed to this vision typify Houston’s collective spirit of inclusivity and entrepreneurship, and we welcome people and organizations who can contribute to its overarching mission,” he said.
