Project Slated For River Oaks To Feature Condos Starting At $1.7M

A boutique mid-rise condominium building set to go up in River Oaks will feature homes starting at $1.7M and penthouses starting at $4.3M, according to Pelican Builders, which will construct the project.

The Lexington will include 114K SF of residential space, eight floors and 40 residences. The first two floors will offer parking, while level three will house a resident lounge, a gym and air-conditioned storage units for residents, according to a news release.

Pelican Builders expects to break ground in Q1 2023 and deliver residences 18 months later.

Kirksey Architecture designed the project at 2419 Mimosa Drive. The location is one block away from The Revere, another upscale condo collaboration between Kirksey and Pelican Builders, which opened in summer 2020 and sold out in August, suggesting a robust market for luxury units.

I am assuming that will be built here (https://www.google.com/maps/@29.7552409,-95.4630973,3a,75y,64.44h,86.58t/data=!3m6!1e1!3m4!1s5Frdwga-ftrJnh01oJYRyg!2e0!7i16384!8i8192). Even though there were houses still there when I lived in that area, I always saw it as ripe for development with all the new high rises around it going up

I went by this and saw a worker coming out of the fenced area where the 42 story apartments will be. I asked him a few questions about it but he pointed out another worker who would know more, he said this will start in two weeks, confirmed the 42 story and TAS being the concrete contractor. He also said the mid rise office building next to it will start soon.

Not sure what HCA is. Does this have to do with a hospital system? I'm interested because I may be a future Cypress resident.

Cypress is starting to get a decent amount of attention in terms of healthcare campuses.

The newest lease paves the way for MetroNational to start work on the next office building in Memorial City, according to Jason Johnson, its president.

MetroNational owns and will manage the Callon building as part of its 10 million-square-foot Memorial City campus along Interstate 10 at Gessner inside Beltway 8. Memorial City's 11 office buildings totaling nearly 3.5 million square feet are 94 percent leased, according to the developer.

MetroNational is in the design and site selection phase for the development's next office building, according to the company.

I think that project is the one referred to as WestMont.

Funny you mention it as they share the same developer - Skanska.

Currently it's the home to the Montrose Marketplace (https://www.montrosemarketplacehtx.com/) on weekends. They wanted to keep the site at least somewhat active until they're ready to build.

Whoa, that's a great project. How did they miss that? Yes, I saw all the marketplace stuff when I drove by. Looks like that stretch of Westheimer is creeping back to life since Covid. I hadn't seen that active in years.

Looks like something is planned for the former Disco Kroger spot too. As long as they leave the SBUX across the street alone. That's where my wife and I first met.

Montrose's 'Disco Kroger' site to become $100M apartment project

A Georgia real estate firm is entering the Houston market by developing a well-known parcel in Montrose at the site of the famous “Disco Kroger.”

Southeastern Company is planning a 330-unit multifamily midrise at 3300 Montrose Blvd. The site previously housed a Kroger grocery store that was nicknamed the “Disco Kroger” after it became a haunt for late-night revelers in the LGBTQ-friendly neighborhood.

When Kroger wanted to shutter the store a few years ago, the grocer pitched the land as a development parcel to Southeastern, a commercial real estate developer that previously worked with Kroger on other real estate projects, noted Mary Senn, vice president at Southeastern.

Kroger sold the site to an entity tied to Southeastern in 2021. The site is now vacant after the grocery store was demolished.

Southeastern is working through the permitting process before breaking ground on the new apartment complex sometime in the first half of 2023, Senn said. The entire development is expected to cost an estimated $100 million, including land and labor, she added.

Although Southeastern has developed other projects in Texas, this represents its first project in Houston, but probably not its last, Senn said.

“We’ve been looking at doing a lot more out in Texas and it just made sense to go to Houston," she said. "You guys have good job growth, and it’s a strong market."

Southeastern typically develops in unique areas, such as waterfront properties or places surrounded by highly-sought after cultural attractions, so the firm thought the Montrose location would be a good fit, Senn noted.

“We don’t just want to build anywhere. In the Montrose area, it’s just a neat neighborhood with art galleries, restaurants, bars and everything. Clearly it just looked like it would be a nice place to live,” Senn said. “This gives us the opportunity to enter in the market and provide something a little different.”

The seven-story apartment project would include two levels of parking capped by five levels of residential space. With a planned opening expected around 2025, the market-rate apartments would range in size from 580 square feet to almost 1,300 square feet, and include studios, one-bedroom and two-bedroom units. Indoor amenities include a cyber lounge/coworking area, a game room/club room, a dog washing station, package lockers and modern fitness facility.

Weather, convivence, and security. A lot of these are built on former garden style complexes or warehouses that were huge tracts of land.

Personally enjoy the densification of the inner loop. Amazing to witness the quiet transformation taking place.

They’re being built everywhere, not just Houston. Not even just Texas. It’s the current trend in major apartment developments. If it seems like Houston has more than its fair share, it’s because Houston is going through its densification now, instead of earlier like so many other cities.

They’re being built everywhere, not just Houston. Not even just Texas. It’s the current trend in major apartment developments. If it seems like Houston has more than its fair share, it’s because Houston is going through its densification now, instead of earlier like so many other cities.


To me, I think this is what's being missed when people consider (or don't) the amount of development in Houston as of late.

I always get a kick out of those who think that things are slow or have dried up construction-wise over the past few years when literally dozens of 4-6 story complexes have sprung up over the past decade - and in spots that wouldn't have been imaginable just a few years ago. This is in addition to the office towers, condos and apartment towers that happened to rise at the same time.

If anything the volume of development has pushed the ceiling of these lower-rise developments upward in height especially inside the loop. There tend to be more 10-15 story buildings being proposed left and right it feels like lately - pretty much all of them residential. It almost feels like they've been coming so fast they sometimes get buried in this thread under discussions and we don't recall them until the crane goes up soon after.

Builders Break Ground On Another River Oaks Mid-Rise With Condos Starting At $1.5M

River Oaks is gaining another mid-rise made up of multimillion-dollar condominiums with the groundbreaking of Randall Davis Co.'s London House.

The 12-story, 70K SF tower at 2323 San Felipe St. is already 35% sold, according to the property's website. Randall Davis announced that construction began Tuesday, and the project is set to deliver in mid-2024.

The building will have 23 units — 19 standard and four penthouses — that range from 2.7K SF to 4.2K SF, according to a news release. All units have at least three bedrooms and 2.5 bathrooms. Standard units start at $1.5M and penthouse units start at $3.8M.

Amenities include a four-story parking garage, a dog run and pet washing station, along with an option to customize units, including the addition of an outdoor kitchen for early buyers. The design of the mid-rise draws inspiration from the neighboring River Oaks townhomes and London’s Chelsea neighborhood, the release states.

“It’s our goal to bring a smaller, more exclusive residence to River Oaks and provide those seeking a luxurious lock-and-leave lifestyle with unobstructed views of the fabulous neighborhood, high-quality design and state-of-the-art amenities,” said Randall Davis, who is developing London House with his daughter Natalie.

Less than a half mile away at 2419 Mimosa Drive, Pelican Builders expects to break ground this quarter on The Lexington, an eight-story, 114K SF condominium complex with 40 units ranging in starting price from $1.7M to $4.3M. The project should be delivered about 18 months after the start of construction, placing its completion around the same time as London House.

Baylor College of Medicine was announced Tuesday as the first tenant at TMC Helix Park, formerly known as TMC3, a 37-acre life sciences campus designed to encourage collaboration in the medical center.

The school will serve as the anchor tenant of the Dynamic One building, occupying 114,000 square-feet of space for labs and start-up companies, according to a news release from the Texas Medical Center and developers Beacon Capital Partners. The building is expected to open later this year.

For Baylor, which receives more funding from the National Institutes of Health than any other Texas institution, the goal is to expand its research portfolio and industry partnerships, “as well as entice newcomers to join in the life sciences growth in Houston,” the news release said.

“Our researchers and scientists will have the opportunity to access the uniquely concentrated research environment being developed at TMC Helix Park, facilitating the continuing advancement of innovation and compassionate care,” said Dr. Paul Klotman, the school’s president, CEO and executive dean.

The life sciences complex remains under construction just south of the heart of the medical center. That project, and other planned developments, are expected to help solidify Houston’s foothold in the life sciences market by bringing together medical entrepreneurs, leading biopharmaceutical and health care companies, as well as academics, researchers and health professionals.

Getting excited about my move to the Houston metro this summer. While I won't be able to afford to live in the city, I'll be able to live near family in Cypress, which has something like six hospitals and tons of medical and other facilities. That's something you have to think about at this age. I'll rent until I can sell my Austin house, and then buy down there. There are a lot of neighborhoods similar to where JManc lives in Kingwood (including the pine trees). Since I love the architecture of Houston so much, I'll plan to make at least one trip per week into the city. I'll be doing that anyway to have a weekly lunch with a parent. So all in all, I'm looking forward to the big change. It's where I lived for the first 18 years of my life, so I guess it will be "going back home".

HOUSTON – (By Ralph Bivins, Realty News Report) – Can the removal of one building change an entire district? Could it change both Midtown and Downtown Houston?

If you’re talking about the Greyhound Bus Station, the answer is yes.

The transit facility is located on Main Street, just south of the Pierce Elevated. For years, it was a key drop-off point for the Texas Department of Corrections. Many prisoners, after completing aa period of incarceration with the TDC, were dropped at the urban bus station – the point of reentry into the civilized world. The TDC procedures reportedly have been changed, but the ongoing vagrant situation in the area can emit an unwelcoming vibe, according to people in the real estate community.

The bus station property, 2121 Main, is now for sale. It’s 1.4 acres on a block bounded by Main, Fannin, Gray and Webster streets, a half-block south of the Pierce Elevated.

The site offers “a unique opportunity to be part of a major Midtown upgrade,” says a sales brochure from Cushman & Wakefield. The firm’s Kristen McDade is leading the marketing effort.

“The Greyhound Bus Station, originally built in 1979, is now available. Located where Midtown and Downtown Houston intersect, the site has excellent access by way of the METRO Rail Red Line connecting all the way to the Texas Medical Center,” the brochure says.

The potential extends beyond the 33,000-SF bus station. The nearby Pierce Elevated freeway is expected to be re-routed and removed someday, according to the controversial Texas Department of Transportation plan for Interstate 45 and the downtown freeway network.

Exxon Skyscraper Sold for Conversion to Residential in Downtown Houston

HOUSTON - The 45-story former headquarters of Humble Oil, a predecessor to Exxon, has been sold to a developer that plans to convert the vacant office building to residential units – a redevelopment that could supercharge downtown revitalization.

The 1.2 million-SF building, located at 800 Bell, has been empty since the oil company relocated to its new campus about eight years ago.

The buyer, a New York investment group affiliated with CMI Developers, has experience in historic redevelopment and apartment conversions. The tower was completed in 1962. The age and prominence of the Exxon building might enable the developers to obtain tax credits designated for redeveloping historic buildings.

When the Exxon tower opened it was considered the tallest building west of the Mississippi River. At one time the top two floors of the building were the home of the Petroleum Club, a place where thousands of oil and gas plays were discussed and deals were struck.

The large scale of the Exxon tower raises the opportunity for placing a significant amount of retail or restaurants in the lower levels of the building, located between Milam and Travis. The old Exxon parking garage, located nearby, comes with the deal. A number of surface parking lots, owned by others, are located in the area, carrying the potential for new development in the neighborhood.

I have a close friend who lives at 1600 Main and her unit faces that shitty bus station. If they mix that and the nasty McD's, that area will pop. Plus develop the lot owned by the city across the street. There's already a decent restaurant/ bar nearby.

With the first buildings in the Texas Medical Center’s Helix Park set to open at the end of 2023, the life sciences campus is getting the ball rolling on tenant outreach.

On Jan. 10, TMC and Beacon Capital Partners announced Baylor College of Medicine as an anchor tenant for Dynamic One, one of Helix Park’s four industry buildings. In an interview, TMC CEO Bill McKeon confirmed that Baylor's 114,000 square feet of lab and office space would span three floors of the 355,000-square-foot building.

“I don’t think people recognize how powerful of a research base Baylor is,” McKeon said. “The amount of research that comes out of there, and particularly research that requires commercialization, is massive.”

Dynamic One is one of several Helix Park buildings set to open at the end of 2023, according to TMC officials. Another includes TMC’s own headquarters on Helix Park, which includes space for retail on the ground floor and offices for venture capital on the upper floors.

The presence of retail tenants at Helix Park is a significant difference from TMC’s original campus. The medical center revised its covenants, which prevent for-profit companies from operating on its grounds, to allow Helix Park to bring such companies to the campus. McKeon said the goal was to bring companies closer to research to spark innovation.

“In the last 20 years, you see there’s been a real movement of those large pharma players to get to the really stimulating area of where researchers are — the great academic institutions,” McKeon said.

The Helix Park project is expected to create more than 26,000 permanent jobs and have a $5.4 billion annual economic impact.

The campus will generate cash flow for a $143 million Tax Increment Reinvestment Zone in the city of Houston that was approved by the City Council in December.

Time to test my theory it couldn't be the bus station causing the vagrancy problem. There couldn't be that many passengers per day, and Greyhound tickets aren't entirely cheap. And the Mexican bus station across the street didn't have the problem. It's too bad we can't live in a civilized society where people can't use ground transportation in an urban area or enjoy fast food without also attracting people who trash up the place. Wonder where Greyhound is moving, or if they are leaving the city.

I think as long as there are various homeless missions that provide food and assistance but not necessarily rooms, there's going to be a shit ton of loitering around there. Another thought is that area is a cluster of vacant lots and parking areas with absentee owners and nobody to complain about the people hanging around. Maybe the cops sort of corral them there or something?

I think the Red Line stations also need to enforce rules on loitering and maybe get a good powerwashing too. In Curitiba Brazil they are famous for their BRT system and it's interesting in that the stations are narrow platforms similiar to the Houston light rail but they are fully enclosed and have fare gates and platform doors. I think if they can achieve that with a bus why not a train? Do that, freshen them, and have AC and it would be a much better experience.

Also part of the plan is a new 521-room hotel that, come 2026, will be operated by an upper-upscale or luxury brand that has not yet been chosen. The property will have a 65,000-square-foot conference center and be a brief shuttle ride from the TMC3 Collaborative Building. At a Jan. 18 meeting, members of the Houston City Council passed an agreement between the city of Houston and Rice University’s Severe Storm Prediction, Education and Evacuation from Disaster Center—known as the SSPEED Center—for the planning of Galveston Bay Park.

The Galveston Bay Park Plan entails the design of a set of barrier islands for storm surge protection and for the study and preservation of the area’s oyster habitat.

The GBPP is the companion project to the “infamous” Ike Dike, Mayor Pro Tem Dave Martin said at the meeting. The Ike Dike is part of a larger coastal spine project.

The SSPEED Center’s study will assess costs of items in the plan and the environmental concerns for the oyster reefs in the area. The city of Houston, the Harris County Flood Control District and the Port of Houston Authority have each contributed $250,000; Rice will contribute the remaining $250,000 for the $1 million project.

The GBPP will use the spoils of existing and continued dredging in the ship channel to create the barrier island not only for coastal protection, but also for the creation of almost 10,000 acres of public land space, according to a brochure for the plan.

Resia, formerly known as AHS Residential, has closed on $96.5 million in construction financing for Resia Ten Oaks, a 573-unit multifamily development in West Houston. Valley Bank participated in the capital stack, with Santander leading senior financing and Artemis Real Estate Partners providing preferred equity.

Resia broke ground on Ten Oaks in the second quarter of 2022, with completion expected in February 2024. The community is set to encompass three 12-story buildings, all with one-, two- and three-bedroom floorplans. Apartment interiors are designed to include in-unit washers and dryers, stainless-steel appliances and modern finishes. Community amenities are expected to encompass a business center, swimming pool, fitness center and multipurpose clubhouse, along with a 5-level parking garage.

Seabrook City Council OKs $170M mixed-use project with Compass by Margaritaville hotels

The company, owned by Houston-based developer John Fischer, plans to develop what is to be called Seabrook Plaza, with a 100,000-square-foot boutique hotel, a 120,000-square-foot extended stay hotel, a 25,000-square-foot event center, a seven-story apartment complex with 260 one- and two-bedroom units, and about 25,000 square feet of retail space.

It also includes more than 800 parking spots for the hotels and event center and nearly 370 for the apartments. Most of the parking would be on the first and second floors of the buildings.

Fischer has purchased a license to operate both hotels under the Compass by Margaritaville brand, according to city of Seabrook officials. Compass, which launched in 2020, is a “collection of upscale boutique hotels” from Jimmy Buffet's Margaritaville brand, according to its website.

So far, Compass has opened hotels in Anna Maria Sound, Florida, and Medford, Oregon. A third one is scheduled to open in Beaufort, North Carolina, in 2024. The Jacksonville Business Journal reported plans have been announced for a fourth hotel in the Beachwalk development on a 14-acre Crystal Lagoon in St. John's County, Florida. And Sarasota, Florida-based Floridays Development Co. expects to start construction in March on a Compass hotel on Lake Ray Hubbard in Rowlett outside Dallas, according to the Dallas Morning News.

Another mixed-use waterfront apartment development planned for Seabrook

Another vacant piece of land on NASA Parkway in Seabrook is set to be turned into a mixed-use development called Highland Center.

Houston-based Highland Resources Inc. plans to build a 13-story, 238-unit apartment building and a one-story, 5,200-square-foot restaurant with a 3,150-square-foot outdoor dining deck overlooking Clear Lake.

The Seabrook City Council approved a preliminary planned unit development for the 3.1-acre property at 3805 and 3813 NASA Road 1, next to Italian restaurant Villa Capri, last fall. Highland Resources bought the land from the Pappas family in December, said Bill Neeson, senior managing director for construction and development at the real estate company.

Years ago, the property was home to the popular Louie’s on the Lake restaurant.

The planned L-shaped apartment tower will have a 9,680-square-foot amenity deck with a pool overlooking the lake on the fifth floor atop a four-level, 182,000-square-foot parking garage for more than 500 cars. Highland Resources tapped San Francisco-based Gensler for the preliminary design.

Since the development will be on the water, building codes require living space to be above 18 feet from the ground. There will be no apartments below the third floor.

Besides the pool, amenities will include a fitness center, gazebos and grills, and a pet area, Neeson said. The plan is to also refurbish the existing boat slips and either rent them out or include them for residents.

The now closed McDonald's in Midtown isn't the only parcel at play in the area that could – when combined with a major proposed "sky park’ – help to reshape the southern edge of downtown.

The Greyhound bus station next to McDonald’s in Midtown is expected to close next year, laying the groundwork for a potential redevelopment opportunity in an area on the cusp of a major transformation. The site is near where economic developers are pitching a proposed elevated park on top of a section of Interstate 45 slated to be abandoned if state officials can move forward with their massive overhaul of the highway.

The proposed sky park is steps away from the Greyhound bus station at 2121 Main Street. A spokesperson for Greyhound said the bus station is open and running now, but they acknowledged Greyhound is looking for a different site.

Greyhound’s leaseback ends in October 2024, according to real estate brokerage Cushman and Wakefield, which is marketing the 1.44-acre property for sale on behalf of Twenty Lake Holdings.

“Midtown has experienced a continued transformation which will be amplified by the transition from the Greyhound Bus Station to its future use,” said Kristen McDade of Cushman and Wakefield, in a statement. “This redevelopment opportunity will completely change the face of Midtown and should directly impact the quality of day-to-day living in this area.”

It's private, but it is a decent re-use of an old Sam's Club and the parking lot surrounding it. The Sam's Club would be the first phase and would be rehabbed kind of like what happened with the old Fiesta that became Greentown Labs at the Ion in Midtown. This definitely looks better though.

Good access to the transit center as the sidewalk on the west side goes right into it and gets whomever to bus and rail if they wanted to use either.

A five-story mixed-use building is taking shape on Binz Street in the Museum District, in a walkable area of Houston two blocks from Hermann Park as the follow up to a project across the street.

Houston-based Balcor Commercial unveiled details of Parc Binz II, a 40,000-square-foot office and restaurant building going up on half an acre at 1802 Binz St. The project broke ground early last year and is targeted for completion in late 2023 or early 2024.

Parc Binz I, encompassing 50,000 square feet of office and about 10,000 square feet of restaurant space, was completed in 2014 and substantially leased up within a year and a half of opening. That building is home to Barnaby’s Café, Fadi’s, City Cellars HTX wine bar along with medical and technology tenants. The land for both buildings was purchased in 2011, according to the company.

Christopher Balat, director and founder of real estate and hospitality firm Balcor Cos., said the firm was proceeding with the development as part of a plan to create new neighborhood places in a growing area near the Texas Medical Center. With high property taxes and other costs, maximizing the use of the land by going vertical was a must, Balat said.

"It has to make financial sense. It also has to make sense to the eyes of our neighbors,” Balat said. “For us, it’s always been very important to have an urban landscape with parks and museums.”

Collaborative Designworks is the architect for the project, which represents about a $10 million investment for Balcor. Colliers is providing leasing services with Sam Hansen and Doug Pack handling office and Kimberly Lenardson on retail.

Balat started the Cloud 10 Creamery chain with Chef Chris Leung in 2011 in an attempt to spread cheer.

“I was having a bad day and I really wanted a banana split,” Balat said of the idea for the hand-crafted ice cream business, which has four scoop shops and is sold in select grocery stores.

Cloud 10 Creamery will occupy one of the three or four small restaurant spaces on the ground floor of Parc Binz II, replacing a location on Shepherd Drive that closed at the end of the year. More than half of restaurant customers at the original Parc Binz come by foot, Balat said.

“Neighbors are constantly walking in the area. It’s a really pleasant thing to see in Houston.”

The O’Quinn Medical Tower on the McNair Medical Campus at Baylor St. Luke’s Medical Center is two months away from its opening date. The completed tower marks the realization of the health care system's long-planned expansion and continues a trend of growing medical campuses in the city of Houston.

The 12-story tower will be the home of the Dan L. Duncan Comprehensive Cancer Center, one of only three National Cancer Institute-designated Comprehensive Cancer Centers in Texas. The cancer center will offer radiation therapy and other diagnostic and treatment services plus multiple specialized oncology clinics and an infusion center composed of 80 individual pods.

There will also be outpatient services, including radiology, endoscopy and an ambulatory surgery center, plus a pain center as well as a women’s center for diagnostic breast imaging.

Liz Youngblood, president of Baylor St. Luke’s Medical Center, told the Houston Business Journal that the consolidation of several outpatient services is intended to make patient processes easier. Several floors are designed so patients can have their entire treatment process on their designated floor, meaning they would not need to move up and down the building.

“It just becomes a destination center for patients where they can come and get everything they need, versus having to worry about ‘Where do I go for this?’” Youngblood said.

Dallas-based HKS Architects designed the project, while Houston-based Harvey Cleary Builders is the general contractor. Whitney Fuessel, a Houston principal for HKS, said the project’s design considered the health care system’s changing focus from health to wellness.

HOUSTON, Texas — You may have noticed that the lights are off and the arches are down at the Mcdonald's at the intersection of Gray and Main streets in Midtown.

The fast-food chain said the location has been permanently shut down because it is regularly reviewing its restaurant portfolios.

People who live nearby have no problem with seeing the establishment go.

“This Mcdonald's is sketchy," Joel Lowery said. "We’re happy that it’s closing down."

Before that one was built, I probably would have guessed the one off Fannin across from The Woman's Hospital of Texas. I think it's about 14-15 levels. It was built at the same time the University Medical Plaza was built in the early 2000s, when they had built their first 10 story building and were planning to build a second 10-story building, but it never happened.
To me, it used to have one of the best views of Downtown Houston, but as the years have gone by and the TMC has gotten taller and towers have filled in elsewhere, it has diminished. It does have one of the best views over the western skylines - I know you can see Some of Memorial City, Westchase, Uptown, Greenway/Upper Kirby and Montrose's emerging cluster. To the east, you can see UofH and there's a pretty good view of the refineries near the Port of Houston as well.

Walker @ Main isn't the biggest - it's about the same size (14 or 15 levels) but it has some good memories from a few years back. Was able to get a lot of great shots when 811 Main was under construction.

The 11-story Sterling Garage that was added a few years back when the Sarofim Pavilion was built at Memorial Hermann is a favorite of mine. The ramp to get in is on an insane incline... but the view from the top is amazing. It's hard to get a good grasp of the density of the TMC from a lot of spots - though that one does a great job of showing it.

Former Houston Area Women's Center HQ sold to California apartment developer

A California-based multifamily developer has acquired the former home of the Houston Area Women’s Center headquarters in the Allen Parkway corridor and appears to be preparing to demolish the building to make way for a new development.

Harris County deed records show a subsidiary of San Diego-based Fairfield Residential purchased the property at 1010 Waugh Drive from the HAWC on Dec. 22. A Fairfield employee confirmed the purchase to the Houston Business Journal, though the company did not immediately respond to requests for comment about its plans for the property.

That said, a filing submitted to the Texas Department of Licensing and Regulation states Fairfield is planning a 630,000-square-foot high-rise apartment building with a garage at 1010 Waugh. The TDLR filing said the new development is expected to cost $85 million by the time it is completed in 2025. Information in TDLR filings is often preliminary and subject to change.

The new apartment complex will join several others that recently opened or are underway in the immediate area, including the 290-unit luxury apartment tower called The Sovereign at Regent Square on the next block of West Dallas Street. The Sterling at Regent Square, the second residential component in Boston-based GID Development Group’s closely watched mixed-use development, opened a little over a year ago down the street. Hanover Co. also recently opened the first apartment units in its Autry Park mixed-use development in between Regent Square and the adjacent Alta River Oaks complex. Just a couple blocks north of the 1010 Waugh site, Florida-based Mill Creek Residential is building the 392-unit, 17-story Modera Waugh apartment tower across the street from Whole Foods. A couple blocks east of Whole Foods, The NRP Group's Lumen 367-unit apartment complex at 2400 W. Dallas St. is now leasing.

I really hope this becomes to fruition. The city needs something besides another "city center" it needs a major public space. The Post was a good start, and now this project. It will take Downtown to new heights.

City of Houston moves forward with North Canal project

On Feb. 8, Houston City Council approved an ordinance to grant additional funding for the North Canal Project. The North Canal Project is an extensive flood detention and mitigation plan designed to reduce the risk of flooding.

In addition to the north canal channel, which is to be built at the confluence of Buffalo Bayou and White Oak Bayou, the project also entails a south canal channel along Buffalo Bayou's southern side at I-69. In addition, upstream improvements will be made to White Oak Bayou at the Yale Street and Heights Boulevard bridges.

Worth about $131 million, the project will begin in winter 2025 and is expected to be complete in fall 2029, according to Houston Public Works.

There's no end in sight to the building boom on college campuses in Houston, adding a flurry of new, modernist buildings to campuses that began with traditional architecture 75 to 100 or more years ago.

The contrast between the oldest and newest buildings at Rice University, the University of Houston and Texas Southern University can be stark, but campus planners describe the "then" versus "now" differences as gradual changes that grew over time.

Casual observers may just see them as generational differences, but the architectural style of buildings — especially on a college campus — makes a strong statement about what goes on there: Are they traditional and tied to current ways of thinking, or are they more innovative and forward-thinking in academic pursuits and research?

Plans for Heights boutique hotel back on after delay, filing says

Houston-based Wood Lane Partners appears to be making another attempt at opening a boutique hotel in the city’s Heights area.

A filing submitted to the Texas Department of Licensing and Regulation said the company plans to build a five-story, 43,306-square-foot hotel at 347 W. 20th St., which will be called The Daphne.

The TDLR filing said the 51-key hotel will have 16 on-site parking spaces, a single-story retail component, an indoor lounge area and an outdoor cabana and pool terrace.

The $24 million project is expected to break ground later this year and to wrap up construction in 2024, the filing said.

Massachusetts-based BlanchardA+D is listed as the project architect, and Austin-based Bunkhouse Hotels has been tapped with managing the property, according to TDLR.

New York-based Skanska USA Commerical’s 1550 on the Green project has officially topped out, marking an important milestone for the closely watched 28-story office tower adjacent to Discovery Green downtown.

When it is completed later this year, the 375,000-square-foot building at 1550 Lamar St. will feature 7,000 square feet of ground-floor retail space with extra-wide pedestrian zones under a canopy of trees, Skanska said.

Above the retail space, the building’s lobby will be outfitted with touchless turnstiles, app-based registration and destination-dispatch elevators.

Tenants will also have access to a fitness center and outdoor terraces on the 12th and 20th floors.

The 28th floor will be dedicated to an event space with a landscaped outdoor terrace.

“As the name suggests, 1550 on the Green has been designed and built with sustainability at its core, and there’s no better place for the greenest office building in Houston than in Discovery Green,” Matt Damborsky, executive vice president for Skanska USA Commercial Development’s Houston market, said in a statement. “We’re eager to continue the remaining parts of the construction process and begin welcoming tenants and visitors to the building later this year.”

Midtown ripe for development following McDonald's closure, Greyhound station hitting market

Long-simmering proposals to reimagine Houston’s Midtown area, including the Pierce Elevated, might have gotten new life recently when a much-maligned McDonald’s on South Main Street was torn down and the adjacent Greyhound bus station went up for sale.

The Midtown Redevelopment Authority is scheduled to hold a public meeting next week to discuss updates to its Midtown Park and Public Space Master Plan. A spokeswoman for the MRA said the Feb. 22 meeting will include conversations about potential redevelopment opportunities related to the Pierce Elevated structure being converted into something that benefits the local community.

“The sale of the Greyhound bus station site and the McDonald’s closure present redevelopment opportunities that will positively impact existing and future developments in Midtown,” the MRA said in a statement.

Houston is densifying like crazy. Traffic is going to be a nightmare and total gridlock unless something is done to encourage people to take transit. Expanding light rail and/or BRT systems should be a priority. And I am NOT saying stop investing in roads.

This is no longer considered phase one. Phase two includes the hotel, conference center, and multifamily tower. Phase 2 is due to come online in 2025/2026. This means construction should start later this year? Or at the latest early next year.

The Dallas-based developer behind a new downtown skyscraper is turning its sights to River Oaks-Upper Kirby with a 12-story luxury apartment project replacing a 1960s-era strip center.

High Street Residential, a subsidiary of real estate firm Trammell Crow Co., recently took control of a 1.7-acre site at 2311 Westheimer, where it plans to build 209 apartments and a 2,900-square-foot ground floor cafe. The project is planned for the site of the former Antique Pavilion east of Kirby, near French restaurant a’Bouzy and the French Gourmet Bakery.

Contractors have begun removing hazardous materials from the existing building before clearing the site soon, a High Street Residential spokesperson said. The site has been home to a Randalls’ supermarket, a Hart Galleries auction house and, for the past 30 years, the Antique Pavilion. The collection of antique dealers closed at end of last year, before real estate firm Stanmore Partners transferred its long-term lease on the site to High Street Residential in late January.

High Street Residential and joint venture partner Daiwa House Industry are catering River Oaks on Westheimer to empty-nesters and young professionals seeking spacious units. The first several units will be ready for move in in the first quarter of 2025.

High Street enlisted two Houston companies, architecture firm Ziegler Cooper and interior design firm Rottet Studio, to help envision a new life for the property. Rottet Studio has worked on well-known communities such as La Colombe d’Or., while Ziegler Cooper has a roster of projects including High Street's recent Parkside Residences, a 43-story tower near Discovery Green.

Some of the midrises at Arrive River Oaks add the the skyline of sorts that has started to pop up along Kirby Dr.
