That area along lower Westminster/ Elgin has totally transformed into a pretty urban dense area. The WF and that new apt tower will pretty much round out that intersection as far as new development.

After a contentious history, the clouds have lifted over the George R. Brown Convention Center. Houston artist Ed Wilson’s Soaring In The Clouds, a 67-foot-high mobile of shiny metal clouds and cutout birds commissioned for the facility's atrium, was unveiled last week as part of Houston First's $175 million project to spruce up the area before Super Bowl LI early next year.

The large-scale sculpture was the center of controversy last year after the Houston Arts Alliance rescinded Wilson's commission to create the $830,000 project, alleging it had been awarded prematurely, amid documents that revealed that some members of the selection committee believed that Wilson did not have enough of a national reputation to receive the commission.

Director of civic art and design Matthew Lennon, who is a friend of Wilson, resigned in protest. The selection process was reopened and the project got back on track when Wilson was awarded the commission once again.

A REP FROM Citiscape tells Swamplot that the company will be starting up presales for 11 multi-million-dollar condo units in the 7-story midrise it’s planning for 2240 Mimosa Dr. The building would replace the 1965 apartment complex currently occupying the space (half a block east from the corner with Revere St. where that other condo midrise project got tangled in a protracted variance request fight last fall). Citiscape’s chief designer says the project is designed to eventually “fade into the landscape” with the help of some up-the-wall greenery on the facade. Ledges on each of the 6 residential floorsalso appears to support some over-the-edge greens.

Per the current plans, the top floor would be occupied by a single penthouse, while the 5 floors below it would be split into 2 units of 3 bedrooms each. The price tags on those start at just below $2 million for a 4,400 sq.-ft. unit on the 2nd floor; both numbers appear to rise with elevation up to the $2.65 million, 4,486-sq.-ft. units on the 6th story. Here’s one of the layouts currently on display on the trio of HAR listings for the midrise.

The ground floor will be mostly occupied by parking spots.

Building permits were released last month to Tellepsen for Phase II. Construction may kick off soon, over the summer Morris Architects mentioned they would be issued to the GC around this time (3Q/4Q).

More enhancements for the Allen Center Complex are in the planning stages. Brookfield Properties has trademarked "Allen Center Hotel" for the DoubleTree. It's said the building will be extensively renovated and pushed upscale to be a high-end boutique hotel. Brookfield doesn't own the DoubleTree property, but it is currently under contract.

Developers of The Kirby Collection, a 1 million-square-foot luxury mixed-use project underway at 3200 Kirby Drive, announced on Nov. 21 the property's office tower has topped out.

The Kirby Collection is on schedule for a fourth quarter 2017 delivery.

A luxury condominium project is rising near Lake Conroe.

The five-story, 56-unit condo, called The Shoreline, is currently under construction, according to a press release. Prices start around $500,000 a unit at Montgomery-based Winkler Development's project.

The condo, located at 15300 Highway 105 West in Montgomery, will be situated within Waterpoint Marina, a complex with deep-water boat slips. It will also be near Waterpoint Shopping, a 90,000-square-foot mixed-use development with restaurants, retail and office space.

The future is looking bright for Houston condo projects, Jacob Sudhoff, CEO and founder of Sudhoff Cos., told the Houston Business Journal in a recent interview. Sudhoff said the market is demanding more projects. Several Houston developers have partnered with the Houston real estate company to build luxury midrise condo projects across the Bayou City.

Said to be a new complex with retail; existing structures will undergo renovations.

Apartment builder Alliance Residential will outline plans late this month for a proposed development of nearly four acres the company is buying in the Heights.

The properties, catty-corner lots along Nicholson at West 20th streets, are owned by the city of Houston and include one of the city's early pumping stations that provided water to residents of the Heights.

The historic waterworks includes a 1928 concrete and brick reservoir building recorded in the National Register of Historic Places; an Art Deco pumping station from 1939; and a pump building constructed in 1949.

"The preservation of the three historic structures ... is a top priority for Alliance," according to the flyer.

"The decommissioned water plant is a City of Houston protected landmark, which means it cannot be demolished; a certified rehabilitation of the historic structures could qualify for city preservation incentives with the approval of the Houston Archeological & Historical Commission and City Council.

The University of Houston System has closed on the purchase of 46 acres for its new Katy campus, part of a larger mixed-use development.

Houston-based Parkside Capital sold the land, which is at the northeast corner of Interstate 10 and the Grand Parkway. UH’s 46 acres will be part of a 125-acre master-planned, mixed-use development, which the system and Parkside have rebranded as University Center.

Parkside plans to begin designing and building University Center’s infrastructure — including streets, utilities, lighting and landscaping — soon.

UH initially plans to build an 80,000-square-foot facility, which currently is in the design phase. Construction is expected to begin in August 2017, and the campus should open in fall 2019. The UHS University Park campus initially is expected to serve 2,000 students, but the system’s master plan includes 500,000 square feet of space, eventually accommodating 8,000 to 10,000 students.

Development plans from the presentation:

- Tract 2 (NW corner of Nicholson & 20th) will be an 8-story, 275-unit apartment building (80% 1BR, rest 2BR)
- East half of Tract 1 (SE corner of Nicholson & 20th) will be a 63-unit "boutique" apartment bldg (90% 2BR, rest 3BR)
- Harres Exezidis (Cottonwood, Lagrange, Liberty Station) is a partner in the development for the restaurant spaces
- Each of the existing buildings (4000 sf reservoir, 1700 sf and 4000 sf pumping buidlings) will be restaurant spaces, with additional patio space, as well as space for food trucks.
- Up to 5000 s.f. will be community garden.
- They want to commission a sculpture made from the salvaged, excavated pipework.
- Planned construction start, late summer 2017, for 2019 completion. (Harres expressed a hope that the restaurant spaces would open earlier than that.)

Dr. Robert Robbins, CEO of the Texas Medical Center, announced Dec. 1 the TMC plans to push forward on its planned hotel and convention center, but offered few details on the rest of the TMC3 campus at the annual State of the Texas Medical Center.

The hotel, expected to open in 2020, is the first piece of the puzzle for the planned TMC3 campus, a 30-acre district focused around life science and health care commercialization. According to a slide in the State of the TMC presentation, the hotel is estimated to be 350 rooms, but Robbins told the HBJ the exact size of the hotel and conference space could fluctuate depending on upcoming studies.

"I would really love to see it break ground in late 2017, but it may be early 2018," Robbins added.

Brookfield Property Partners, longtime owner of downtown's Allen Center office complex, has added the adjacent DoubleTree hotel to its portfolio, bringing the properties under single ownership for the first time in decades.

Brookfield has long eyed the property at 400 Dallas, and when it went on the market earlier this year, the company pounced and was the high bidder. Terms of the sale, which closed this week, were not made public.

Brookfield will soon begin renovating and remaking the DoubleTree by Hilton Hotel Houston Downtown, much like the company is doing with Allen Center, where it is spending $48.5 million on an major redo.

Frazier said the company will begin working with architects next year to come up with new designs for the 350-room hotel, which is a Hilton brand. Changes to the food and beverage operations are planned as well.

The DoubleTree name may also go away, but it would be replaced by another Hilton brand.

"Our goal is to change the experience entirely," Frazier said.

But on Nov. 17 — about two-and-a-half years since the deal was initially set to close— Hanover finally purchased a nearly 1.7-acre site off Kirby Drive near Kipling Street, near the West Ave mixed-use project. The longtime developer plans to build a 40-story, 300-plus-unit apartment tower and a standalone restaurant on the property, where the 1940s-era Kirby Court apartments used to stand.

Hanover hopes to start construction on the $150 million project, designed by Chicago-based architecture firm Solomon Cordwell Buenz, within the next 12 months.

HERE’S A peek at what the old Delta Fastener warehouse at 7122 Old Katy Rd. might look like once Braun Enterprises gets done with it. The property — located just inside the W. Loop in that wedge of industrial parks hemmed in by I-10 and Hempstead Rd., west of Cottage Grove — was snagged by Braun at the end of November. A handful of renderings from Tipps Architecture (also behind the design for another of Braun’s not-in-its-namesake-neighborhood redevelopments) depict the 57,845-sq.-ft. warehouse done over in brown and bearing the label Heights Market.

The renderings show some new windows, large and small, sliced into exterior of the 1940s warehouse, and an existing loading dock redone as a cafeteria space. The renderings also show a spot labeled for a brewery, a collection of vendors and some office space.

Brewery, food hall, hotel and mix-use lawn planned at 11th & Seamist in The Heights. Aug. 2016 article:

Ken Bridge has a passion for craft beer, as is clear in the focus on great brews at so of many of his restaurants in the Delicious Concepts group — Pinks Pizza, Shepherd Park Draught House and the recently opened Ritual on the corner of White Oak and Studewood in Woodland Heights.

The plans for the space now occupied by Ritual at one time included a neighborhood brewpub to be headed up by superstar of Texas craft brewing, Erik Ogershok. Erik’s move from Real Ale in Blanco to the Delicious Concepts team was huge news to Houstonians who couldn’t wait to taste his offerings in H-Town.

As plans progressed the brewpub idea was shelved due to space constraints at the location. However, the promise of a Heights-area brewery headed up by Erik were not taken off the table. A few weeks ago, I had a chance to talk to Ken about the even bigger plans he has brewing for the concept, and they are ambitious. Four Phantoms is the working name for the brewery which will be the centerpiece of a mixed use project centered on a ~8 acre parcel just south of the Timbergrove/Lazybrook neighborhoods. The early renderings Ken shared with me show a dynamic, open space, with dock-height restaurants and large common spaces. Development plans are phased into a master plan that includes the brewery and restaurants as well as a 1 acre+ events lawn and lots of outdoor spaces in between. The 20k square foot brewpub will take up just under half the overall improved space. It will contain a production brewery, beer hall, and restaurant. Ken was clear that the plans are to operate under a TABC brewpub license to allow for both distribution off-site and operation of an on-premise bar and restaurant.

The specifics of plans for the beer are still hazy. Ken had already acquired a 15bbl brewhouse with intentions of using it in the original space and wants to bring that same equipment to the new location. The system has an interesting history: it came to Houston from Weyerbacher in Pennsylvania, but was originally used at Victory Brewing–the system Erik used when he was there. When we originally spoke, Ken said that beer recipe development was ongoing with an aim to get started with around eight beers at opening.

Ken told me that the specifics of the brewing plans will now depend on who comes in to run the brewing side of the operation, but that the project itself was still moving forward. He is actively looking to put a brewing team together to bring those plans to fruition.

Delegates of the World Petroleum Council selected Houston to host the 2020 World Petroleum Congress, which is held every three years and is expected to draw more than 10,000 attendees.

Houston last hosted the event in 1987, and the city unsuccessfully bid for the 2014 and 2017 events, which went to Moscow and Istanbul, respectively. This time, Houston was competing against Vancouver for the event, which is expected to create an economic impact of between $60 million and $80 million.

The city’s bid committee was composed of more than 20 individuals from a variety of organizations, including committee Chair Galen Cobb, vice president of industry relations at Houston-based Halliburton Co. Mayor Turner served as honorary chair and led the delegation to Bahrain, where the voted was held on Dec. 14. Houston First Corp. steered the bid.

Bringing more convention business to the Bayou City has been a major focus for Houston First. The organization already has landed some major events related to science and technology, and it hopes the projects built in preparation for the 2017 Super Bowl will attract bigger conventions in the long term.

Although Houston First is working to diversify Houston’s convention business beyond energy, the World Petroleum Congress is a major win for the city and its largest industry, Mike Waterman, president of the Greater Houston Convention and Visitors Bureau and executive vice president of Houston First, said in a release.

“Not only will the event have a significant economic impact on our city — filling our hotels and restaurants — it will also help create new business opportunities for our energy companies,” Waterman said in the release. “Capitalizing on the strength of Houston’s core industries when going after business is a growing focus for us at Visit Houston.”

The Hanover Co. unveiled its latest luxury apartment tower in Houston, which boasts high-end amenities like a wine vault, cold-storage room and a dog spa.

The Houston multifamily developer opened Hanover Montrose earlier this quarter. The 31-story, 327-unit luxury apartment tower is at 3400 Montrose Blvd. at the southwest corner of Montrose and Hawthorne Street. The modern glass and stone high-rise — designed by Chicago architect Solomon Cordwell Buenz — is within a short walking distance to several shops and restaurants, as well as a Kroger grocery store in Montrose.

The luxury apartment tower features valet parking and concierge services; an art studio with private storage closets; a cold storage room to store catered food for parties; a climate-controlled wine vault; a dog spa; a bike storage room; and a 15,000-square-foot amenity deck on the ninth floor with indoor and outdoor lounges, a demonstration kitchen with private dining room, a fitness center with a separate yoga/spinning room and a resort-style pool with cabanas, suntanning beds and outdoor grills.

The property is currently 22 percent leased and has 54 residents. Hanover expects to lease up the tower within 18 months with a goal of 20 leases signed per month, Quiroz said.

Next door to Hanover Montrose, a joint venture between Hines Interest LP and the Zimmerman family are planning to build Residences at La Columbe d'Or, a 34-story, 285-unit luxury apartment tower on the parking lot and grand ballroom of the Zimmerman family's historic Montrose hotel.

Above is Ziegler Cooper’s rendering of the proposed structure, which would take up the northwest corner of the old Archstone Memorial Heights apartments property (which Midway bought in 2014). That development previously gave its moniker to the surrounding neighborhood; it remains to be seen if this latest rebranding attempt will stick.

The new midrise would sit about half a mile south of the official southernmost edge of the Houston Heights (as drawn for voting in last month’s local-option Heights moistening election), and about half a mile north of Buffalo Bayou (though only a quarter mile from the Buffalo Wild Wings a few blocks west down Washington Ave). The new design shows off 5 stories of apartments (tallying up as 232 units) on top of the 2-story H-E-B, with about 37,000 sq. ft. of office space and a couple of other retail spots in the mix.

Arias coming from the opera program at Rice University's Shepherd School of Music are about to be raised a few decibels.

The school announced Monday that it will break ground in September on a new music, theater and opera building designed by Allan Greenberg Architect LLC. that will be connected by a plaza to the school's existing Alice Pratt Brown Hall.

The combined facility, to be called the Rice University Music and Performing Arts Center, will further energize the west end of the campus, where the new Moody Center for the Arts is nearly completed, to create "a real hub of arts activity," Shepherd School dean Robert Yekovich said.

The face of downtown Houston — specifically, the eight-block area around Discovery Green — is changing dramatically as more than a dozen new restaurants rush to open before February brings Super Bowl LI.

Call it Houston's new restaurant row: Between Toyota Center and Minute Maid Park, anchored by the George R. Brown Convention Center's new Avenida promenade and the 1,000-room Marriott Marquis Hotel, the new dining and drinking venues will afford Houstonians and convention visitors a wide range of offerings: Among them, barbecue, Southern comfort food, Gulf Coast seafood, French bistro, high-end Italian, trattoria, and haute Mexican.

When One Park Place opened downtown in spring 2009, the Finger Companies had always planned to have a restaurant concept on the La Branch side of the building facing Discovery Green. But for years developer Marvy Finger resisted offers for the space that passersby would never know existed.

Now he's found a tenant he admires and a grand new restaurant, set to open this fall, will be constructed in a two-level space. Chef Philippe Verpiand and his wife Monica, owners of Etoile Cuisine et Bar in the Galleria area, have signed a deal with Finger to open Brasserie du Parc, a French restaurant with about 5,500 square feet of space within what is perhaps downtown's toniest residential address.

The restaurant will be situated at La Branch and Lamar streets with giant folding glass doors overlooking Discovery Green. The space features about 3,000 square feet on the main level with a 1,000-square-foot mezzanine and an additional 1,500 square feet of terrace space fronting the building. It will be designed to look like an authentic French brasserie with plenty of brass, antique mirrors and tile floors.

609 Main is great, Ill still never get over how they tore down that beautiful art deco tower though to build it. There were about a billion other vacant lots downtown where it could have gone, but other than that, its great looking.

Are there any plans to connect the proposed HSR station to the downtown core? I've heard Houstonis expanding its rail network, so I didn't know if there were any new ideas to connect it to the station.

A year ago, Texas Central did a preliminary EIS and decided it would be too much trouble to extend the HSR to downtown through the Heights to a station site on the northern edge of downtown.

The station will likely be where Northwest Mall is currently located. Which would probably be okay because that is close to Uptown. Also if I had to guess, it is closer to the mean population center of the greater Houston metro area than downtown itself.

Breaking: Bank of America in talks to anchor new downtown Houston tower

Charlotte, North Carolina-based Bank of America Corp. (NYSE: BAC) is in negotiations to anchor Capitol Tower, a 35-story, 750,000-square-foot tower that hasn't broken ground yet.

Bank of America has been in talks with New York-based Skanska USA Commercial Development, the tower's developer, for more than a year, sources close to the deal told the Houston Business Journal. The bank would take between 200,000 and 250,000 square feet in the downtown tower.

“Recently, we have been in talks with a number of tenants interested in Capitol Tower, and we are optimistic that the downtown leasing market will continue to present new opportunities as we move through 2017," the statement read. "Capitol Tower is a premier address in the heart of downtown and we look forward to going from ‘in development’ to ‘under construction.’”

Bank of America's lease – or any other anchor tenant's lease, for that matter – would prompt construction to start on Capitol Tower. The tower has been in the planning stages since 2014 and hasn't broken ground yet. In June, a company spokesperson told the Houston Business Journal that the company wouldn't move forward on vertical construction until market conditions improve.

Bank of America is currently the anchor tenant at Bank of America Center at 700 Louisiana in downtown Houston. If Bank of America anchors Capitol Tower, the company would move out of Bank of America Center and consolidate its downtown footprint into Capitol Tower, sources say. The bank would consolidate into significantly less space than it occupies today, sources said. It's unclear if Bank of America's lease at Capitol Tower would include naming rights.

Since its a newer building they will be taking up a more expensive space and open up a less expensive space that could be open to a bigger segment of the market.

HP to build new campus in Springwoods Village

HP has signed a lease for a new campus to be built on 12 acres in Springwoods Village near Interstate 45 North and the Grand Parkway, the developers announced.

HP will occupy 378,000 square feet in two buildings, according to the development group consisting of Patrinely Group, USAA Real Estate Co. and CDC Houston. Construction will begin early this year with completion planned in the third quarter of 2018. The building will house approximately 2,400 employees.

Their new campus will be an upgrade. Their current campus never aged well. It used to be the old Compaq computers HQ, but became HP when HP bought out Compaq. The new campus is an improvement for HP even if it's suburban in layout. Good fill in for the burbs IMO.

Lubbock, Texas-based Pearl Hospitality is moving forward on it latest Houston-area hotel with plans to break ground at the end of 2017.

Archit Sanghvi, regional vice president at Pearl Hospitality's JW Marriott Houston Downtown, told the Houston Business Journal that the hospitality group is currently in the design phases of its the Embassy Suites in the Texas Medical Center. Pearl expects to open the hotel by the end of 2018, Sanghvi said.

The hotel will be adjacent to the Baylor St. Luke's Medical Center towers and will be part of The Medical Center Crossing development. The project was first announced in January 2016 and will also include street level retail and restaurants. The space, at 1709 Dryden, was previously occupied by the Baylor College of Medicine, which leased the entire 150,000 square feet of office building. The property was put up for sale when the college made plans to consolidate.

Three new retail tenants have been named inside the Heights Mercantile project.

The 40,000-square-foot trendy space is expected to house 20 tenants. The project broke ground in July with completion slated for the second quarter of 2017.

Here are the new tenants, CultureMap reports:

- Saint Lo Boutique, a new Houston-based women's boutique
- The Gypsy Wagon, a women's clothing store with locations in Austin, Dallas and Crested Butte, Colorado
- Marine Layer, a San Francisco-based clothing store with locations across the U.S. and one Texas store in Austin

Melange Creperie, a food cart owned by Sean Carroll and Tish Ochoa, announced plans in fall 2016 to open inside a 1,400-square-foot space in Heights Mercantile.

A former warehouse of Houston-based Pappas Restaurants at Yale and Seventh streets was leveled to make way for the Heights Mercantile project. The project also involves renovating three existing buildings along Seventh Street between Heights Boulevard and Yale Street, including a 1920s bungalow, the Houston Business Journal previously reported. Two other existing buildings that date back to the 1940s will be adapted.

This project is a proposal for the renovation of Jones Hall for the Performing Arts, located at the intersection of Louisiana and Capital Streets in the downtown core. The design envisioned the transformation of the introverted structure with a new public forum and transparent entry lobby which wraps through the existing structure. A new upper level adds needed public and administrative program space to the venue. This public promenade terminates in a planted roofscape with views of the Houston skyline. Across the street, the existing park is recreated as a public outdoor performance venue, serving as visual and programmatic counterpoint to the concert hall.

Local preservationist David Denenburg has purchased the Schlumberger building in the east end with plans to restore the property and fill it with tenants to serve the burgeoning neighborhood around it.

The 1938 structure, a rare Houston example of Art Deco architecture, was long ago the U.S. headquarters for oil services giant Schlumberger.

Denenberg, who is also restoring the Cheek-Neal Coffee building in the same area, said he will seek state and federal tax credits to help rehab the building.

"I'm going to be putting it back together to try to bring it back to how it was in the 1930s and '40s," said Denenberg, who closed on the building last week. "I've got my steel workers on site replicating the windows to a T exactly how they were in 1938."

Denenberg envisions retailers occupying the first floor and office space and/or a medical user in the rest of the building.

"All these townhouses are scattered all over the area with zero retail," he said.

Feds Find Houston's Housing Policies Perpetuate Segregation (http://www.houstonpress.com/news/feds-find-houstons-housing-policies-perpetuate-segregation-9111804)

In a blistering letter sent to Mayor Sylvester Turner last week, the U.S. Department of Housing and Urban Development concluded that the City of Houston has perpetuated segregation by allowing “racially motivated opposition” to affordable housing projects dictate the city’s decisions about where to build them.

As a result, the feds have found Houston to be in violation of Title VI of the Civil Rights Act of 1964..

HUD’s investigation of Houston’s housing policies was sparked by Turner’s rejection of the Houston Housing Authority’s proposed affordable housing project in the Galleria area, at 2640 Fountain View Drive — a proposal that was “a key component of HHA’s plan to begin to remedy the legacy of segregation in its housing programs,” as the feds described it. The apartment building would include 20 percent of units at market rate, 70 percent for families earning 60 percent below the median income, and 10 percent to families earning 30 percent or less of the median income.

In order for housing projects that use Low-Income Housing Tax Credits to proceed, City Council must vote to issue a Resolution of No Objection — yet Mayor Turner refused to even put it to a vote. He chalked his actions up to “costs and other concerns” — yet the feds contend that Turner’s reasoning was unsupported by facts and that instead, the city gave into the will of the people, without any checks and balances in place to protect against a racially motivated will.

The project had ignited a storm of fierce opposition from neighbors in the area, who organized a mass email campaign imploring elected officials to halt the project. The neighbors even started a website called STOPFountainViewproject.org. Last March, hundreds of them showed up at a meeting the HHA held to express concerns about the Fountain View project, which included a higher crime rate, increased traffic congestion, school overcrowding and a decrease in property values.

HUD issued a list of remedies and corrective actions it expects the city to comply with — including providing funds to supplement HHA’s costs for construction of the Fountain View project, or one in another low-minority, high-opportunity area. The federal government also expects Houston to develop policies that encourage the discontinuation of segregation and the clustering of affordable housing in areas plagued by poverty. In addition, HUD has directed the city to adopt objective criteria to aid it in approving Resolutions of No Objection for low-income housing that extends beyond local opposition.

Despite the fact that HUD has the authority to refer this matter to the U.S. Department of Justice should the City of Houston fail to comply, Mayor Turner said the city will “utilize all available avenues to challenge their findings.”

Give it another two months with the change in administration, I doubt HUD will care too much about the Galleria. Washington needs to stop playing God with economics.

The same rich slumlords that are derelict in their duty to safely maintain apartment complexes they rent out to people in poor, predominantly minority districts refuse to integrate their own neighborhoods because they don't want to share their fortune with those less fortunate. In particular, children who go to schools in low income neighborhoods don't get nearly the same quality of education as those in rich neighborhoods. Through no fault of their own, they experience de facto segregation and live "separate but equal." Despite Dallas's attempts to push for affordable housing in parts of Dallas that are serviced by Highland Park ISD, people there still refuse to see that they are participating in systemic racism and say that minorities are just too culturally "different" to be able to integrate.

A new-to-Texas hotel chain is planting its flag in Houston at a $500 million mixed-use development near Buffalo Bayou Park.

Thompson Hotels, a New York-based luxury hotel chain, plans to build the Thompson Houston at Tianqing Real Estate Development LLC and Houston-based DC Partners' mixed-use development at the southeast corner of Allen Parkway and Gillette Street, a hotel spokesperson said in an email. A construction timeline wasn't provided, but DC Partners CEO Roberto Contrerassaid in June that the project's then-unannounced luxury hotel would have between 150 and 180 rooms and would open around 2020.

The hotel will offer "a locally inspired Texas experience that incorporates the Thompson brand DNA," the hotel's spokesperson said.

Thompson Hotels has properties in New York City, Chicago, Seattle and Nashville, as well as one in Toronto and three in Mexico, according to its website.

Thompson Dallas is planned to open Fall 2018, making it the first Thompson hotel in Texas.

Chicago-based United Continental Holdings Inc. (NSYE: UAL) and New York-based OTG, which specializes in airport redesigns, have revealed eight restaurants that will open in the second phase of the ongoing renovation at George Bush Intercontinental Airport.

Additional projects will continue through 2021, as existing restaurant leases throughout the terminals expire, according to Rick Blatstein, OTG’s CEO. Altogether, the projects will cost $120 million when completed, Gavin Malloy, United’s vice president of corporate real estate, previously told the HBJ.

In addition to the eight new planned restaurants in Terminals C South and E, United and OTG will also renovate the holding areas for passengers waiting to board flights, Malloy said.

Houston (Harris Co.) - Allied Orion Group won approval to construct an eight-story mid-rise condominium in Houston's bustling Midtown.

The project presented Jan. 19 will have a three-story parking garage and a total of 142 parking spaces. There will be five stories of condominium units above the garage.

The front of the building will face McGowen Street and is between Austin and LaBranch Streets. The proposed structure totals 81,773 square feet.

The parking entrance will be on Austin. Other than parking, a portion of the ground level will be set aside for offices. However, there may also be some retail.

The Downtown Houston restaurant scene improves dramatically this week when restaurateur extraordinaire Benjy Levit opens his fourth Local Foods restaurant in the Art Deco jewel that was formerly Byrd's Department Store at 420 Main at Prairie.

Levit set Jan. 12 as the official opening day for the 9,000-square-foot space (Georgia's Market was most recent tenant) housing his and chef-partner Dylan Murray's brand of simple, fresh, locally-sourced foods. The Local Foods concept was launched in 2011 next door to Levit's iconic Benjy's in Rice Village. The casual counter-service restaurant serving sandwiches, soups, salads and marketplace side dishes was an immediate hit, spawning a second store at Westheimer and Kirby in 2014, and a third (boasting a wood-fired pizza oven) in Tanglewood this past summer.

Design-wise, Local Foods is gorgeous. Levit tapped Michael Hsu and Micah Land of Michael Hsu Office of Architecture in Austin and designer Aaron Rambo of Found for the Home in Highland Village to execute his vision for the corner space with walls of windows that front Main and Prairie.

A downtown building has completed its church-to-club transition.

The Clé Group opened Spire, at 1720 Main St., in the former First Church of Christ Scientist building on Jan. 15, according to Spire's Facebook page. The group also operates nearby sister club Clé.

Spire started its dogma-to-dance transition this past summer. Owner Zack Truesdell worked with partners Andy Estes, Salim Dehkordi and Dallas Rodriguez, to open the mostly electronic club. The 15,625-square-foot site was listed for $2.25 million and sold to undisclosed owners in early 2016.

The First Church of Christ Scientist had owned the land since 1908 and redeveloped the building in 1961 to replace an older chapel. But congregation numbers at the church had been dropping.

Caydon Property Group has unveiled its plans for one of the first luxury apartment towers in Midtown.

The Melbourne, Australia-based developer plans to redevelop a dilapidated city block— bounded by Drew, Fannin, Main and Tuam streets — into The Midtown, a 27-story, 357-unit apartment tower. The $200 million project will rise on a 1.15-acre site at 2850 Fannin St., across Main Street from the Midtown “Super Block” Park and Metro’s McGowen Station light rail stop.

Caydon acquired the land in mid-December and began demolition work in early January on the tract, which hosted the former Mental Health and Mental Retardation Authority of Harris County building.

Caydon, which is under construction on nearly 5,000 apartment units in Melbourne, said it hopes to start construction on its first U.S. apartment tower later this year. Caydon selected Birmingham, Alabama-based Hoar Construction to build The Midtown, which is expected to be completed in 2019.

The Midtown, designed by Houston-based Ziegler Cooper Architects, will feature a mix of studio, one- and two-bedroom apartments with high-end finishes and features. The luxurious common-area amenities include a private pool with a swim-up bar, fitness center with a yoga studio and a sky lounge overlooking Midtown and downtown Houston.

The Midtown will also feature 12,000 square feet of leasable retail space for shops and restaurants along Main and Drew streets, as well as a parking garage for 482 cars.

Russo said he fell in love with Houston and Midtown in particular when he first visited the Bayou City in 2015. He said he believes Midtown is ripe for an urban, high-rise development that will allow residents to walk, bike or use the light rail to get to work, restaurants and entertainment venues. Caydon estimates residents will spend only 10 minutes on their work commute.

“With the site’s close proximity to jobs in Downtown Houston, the Museum District and the world’s largest medical precinct, I have no doubt there will be significant interest in The Midtown from prospective tenants,” Russo said. “The Midtown development will rejuvenate and create considerable interest in the area, especially our efforts to activate Main and Drew streets with shops and restaurants that will appeal to new Millennial-generation apartment dwellers and existing residents.”

A closed park near Richmond Avenue is slated to reopen next month.

Levy Park, at 3801 Eastside, is reopening at 10 a.m. on Feb. 25, according to a release. The Upper Kirby Redevelopment Authority is behind the $10 million renovation of the 5.6-acre park adjacent to the mixed-use development Kirby Grove. The group broke ground in July 2015.

The park is expected to include:

- A performance pavilion with a 1,600 square-foot stage, 23 skylights, nighttime up-lighting, and a mini-amphitheater for kids’ programs, family and public restrooms and a staff office.

- A 17,500 square-foot lawn that provides an audience area facing the pavilion stage, accommodating up to 3,000 people for bands, symphonic orchestras, movie screenings, concert simulcasts, sports simulcasts, dance and other performances.

- A 22,000 square-foot activity lawn devoted to a range of activities, including a putting green, yoga, tai chi, fitness boot camp, petanque, badminton, fitness classes, imagination playground building blocks and picnicking.

- A 24,000 square-foot play area devoted to kids, featuring a climbing wall and seven-foot-wide slide, the cosmo (a 14-foot climbing sphere), lighted tunnels, dance chimes, turning sculptures, a three-tiered water feature, a mini amphitheater and the Overlook, a colorful boardwalk structure that winds gradually up into the live oak canopy.

- A refurbished double-decker bus will serve beer, wine and small food items, and seating and umbrellas will fill out a citrus grove garden surrounding the bus.

- A food kiosk will serve park goers rotisserie chicken, beverages and other food items in the northwest corner of the park.

- A restaurant projected to open in mid-2018.
- 27 community garden beds.

- A dog park with sections devoted to large and small dogs, including turf-covered mounds for play, trees for shade, a water feature and a double-gated safety entrance.

- 600 pieces of Fermob outdoor furniture, including bistro tables and chairs and rocking chairs, will serve visitors in every nook and corner of the park, and foosball, ping pong, board games, art supplies, a reading rack with books and periodicals. Wi-Fi will all be free and regularly available to the public. Professional piano players will be commissioned to play a moveable park piano.

- 30 live oak trees, 60-70 years old, plus 180 newly planted trees.
