Mexico's largest hotel operator to expand to Houston

Houston will be one of the first five U.S. cities to receive a Live Aqua hotel when the parent company expands outside of Mexico for the first time.

Mexico City-based hotel operator Grupo Posadas SAB de CV and New York-based private equity firm Bighorn Capital Inc. announced June 26 they signed an agreement to introduce the luxury boutique hotel brand to major U.S. cities.

Bighorn will invest $450 million to develop the first five hotels in Chicago, Los Angeles, Miami, Houston and Washington, D.C. These cities were chosen for their large Hispanic populations and substantial Latin American and international tourists, who may already be familiar with the Live Aqua brand.

Chronicle's downtown building reportedly finds potential buyer

Houston-based developer Hines reportedly is in talks to buy the Houston Chronicle’s building downtown, according to Realty News Report.

The deal, which has not been finalized, could be for roughly $50 million to $55 million, according to Realty News Report.

The Chronicle building hit the market without an asking price in April. The property is two blocks south of Market Square Park and includes a 10-story office building at 801 Texas and a parking garage. HFF is marketing the property.

Prepare for liftoff: Houston approved for spaceport

The Federal Aviation Administration granted a launch site license for Ellington Airport, making it the 10th commercial spaceport in the U.S., the Houston Airport System announced June 30.

Now, HAS can turn its attention to establishing the required infrastructure and support facilities needed to accommodate reusable launch vehicles, which will launch horizontally like commercial aircraft, rather than vertically.

The spaceport could be used to launch micro satellites, train astronauts, conduct zero-gravity experiments, manufacture spacecraft and other potential activities, HAS said.

So I'm a bit confused, which admittedly isn't unusual for me, but if they're having trouble getting tenants for Capitol Tower, what makes Hines think they can fill a new highrise? I assume once their new 48-story building is complete, it's only going to deplete the lease-pool even more. What am I missing here?

I would assume based on nothing that any tower that is developed probably wouldn't be very tall, right? Their 48-story tower is the tallest project in the city in quite some time. No reason to believe it would surpass anything Hines has done recently.

The office market for Houston is expected to rebound by 2017. It's 2yrs out and Skanska believes they'll find a tenant soon for Capitol Tower. The height of the building will most likely depend on how strong the office market is by that time.

Another thing - 609 Main & BG Group Place were built on spec. Wouldn't be surprising if this one goes the same way.

Just wanted to thank everyone on here that continually updates the Houston page for all your time and dedication.

My wife and I plan on moving to Houston within a year and both hoped for a metropolitan feel (Neither of us knew much about Houston prior to). It excites us both to see Houston developing at such a fast pace and into such a beautiful and modern city.

Lovett Commercial under contract on downtown post office site

Lovett Commercial, a Houston-based developer of neighborhood shopping centers and urban redevelopments, is under contract to buy the downtown post office property and potentially turn it into an urban complex of shops, offices, housing and perhaps a hotel.

"It's extremely rare to find a 16& acre parcel in any major U.S. downtown," the company said Monday in a statement emailed to the Chronicle by vice president Burdette Huffman.

Conceptual plans are still being devised, but the company said it expects "to attract multiple uses such as retail, creative office, residential and/or a boutique hotel. Tenants that we have visited with are extremely excited about the project, its location and the possibilities."

Lovett is also exploring ways to reuse portions of the site's existing buildings, which sit on the northwestern edge of downtown, just north of Buffalo Bayou and across from the Theater District.

She said the plans are in line with the type of mixed-use development the partnership recommended more than a decade ago in a comprehensive master plan for the bayou.

Lovett Commercial is under contract to buy the property from the Postal Service. Closing is scheduled for late summer or early fall.

Bernicia Place is an apartment complex for the elderly being developed by Harris County Housing Authority. The complex is a 120-unit apartment community on approximately 6 acres of land. This transit oriented design (TOD) is adjacent to a major bus transit facility. The project also includes 5000 S.F. of Commercial space to respond to the commercial nature of the site.

Exterior spaces will respond to a major commercial intersection in the neighborhood with a plaza that will be shaded in the afternoon by the prominent 5–story building at the corner of Scottcrest and Old Spanish Trail. Levy Park renovations to begin soon

Levy Park is getting a $12 million makeover. The hidden gem of the Upper Kirby District, has been long used as a field for sports and activities, but construction will begin late this month to turn it into a “world-class urban space.”

The groundbreaking was originally slated to begin in March, but due to permit issues, construction was delayed.

The park is maintained by the Upper Kirby District on behalf of the City of Houston and will be funded through 99-year leases on land adjacent to the park owned by the Upper Kirby Redevelopment Authority.

Imperial development to highlight Sugar Land's history


In a broad sense, the new Imperial master-planned development in Sugar Land mimics the subdivisions around it. Luxury homes under construction line clean, wide streets. Fountains shoot water from otherwise placid ponds. The city's ubiquitous crown logo, a symbol of locally based Imperial Sugar, is a familiar sight around the development, too. This is, after all, the former home of the company's refinery, the one-time lifeblood of the community that put this town on the map.

But among the suburban sameness, a new commercial development there is poised to embrace the city's past and offer a uniqueness developers say will set it apart from the "town centers" and "mixed-use developments" in other Houston suburbs.

"Anyone can build a shopping center on a number of sites in Houston," said Geoffrey Jones, one of the developers of the project, Imperial Market. "This is not just a shopping center site."

The historic structures of the now-shuttered refinery will be restored and reused as signature features of the development, which will include upscale shopping and dining, along with a hotel, high-end office space and apartments. The Fort Bend Discovery Center and Sugar Land Heritage Foundation Museum will also be part of the project.

Levy Park is in the Upper Kirby/Greenway area. The park is not a new one. It's being renovated thanks to the Upper Kirby Managnent District and Midway developing the land around it.

Renovations make trip to the passport building more pleasant

The recently completed renovation of downtown's Mickey Leland Federal Building transformed a dark, hulking tower into an energy-efficient glass structure with a landscaped plaza welcoming visitors, many of whom visit the property on passport business.

"Every time I look at it I go, 'Wow!' It's really remarkable the transformation the project has made," said Bob Eury, president of the Downtown Redevelopment Authority.

Once work was completed earlier this year, the building suddenly became a conversation piece.

"So many people started to say, 'Where did that come from?' " said Kristopher Stuart, an architect with Gensler, which designed the building's renovation. "People started to notice it."

The General Services Administration, which owns the building at 1919 Smith, had talked about renovating it years ago. But Stuart said the project was shelved until 2009 when it was resurrected as part of the American Recovery and Reinvestment Act.

Houston Community College will expand its presence in the heart of the Texas Medical Center. On Wednesday, July 15,HCC and Jacobs Program Management will host a town hall meeting to share plans for the new Coleman Healthcare Educational Facility at the HCC Coleman College for Health Sciences.
The project includes the addition of a 10 story, 248,000-square-foot facility designed to meet the needs of the Houston Medical Community and provide training for high skill and high growth occupations. The Coleman Healthcare Educational Facility will house traditional classrooms as well as simulation laboratories designed to replicate the physical surroundings to be encountered by graduate medical technicians and to instruct students on the use of state-of-the art medical equipment.

This project is under the HCC Groundbreaker Bond Program, a capital improvement program involving 14 projects across all six colleges, adding state-of the-art instructional buildings, parking garages and significant updates to existing buildings as well as new technologies to meet student needs, especially in high-demand areas such as health sciences, as well as science, technology, engineering and math (STEM) education.

I work in a tallish building in the medical center...it's a pain in the ass. Plus, research facilities are often "campus" like in design anyway.

AS for that HCC Coleman proposal. Where would they build it. The existing building is surrounded by Shriners, UTHealth, TMC parking garage and a Metro transit center.

Do you think the intermodal terminal they proposed a long time ago (not really) will ever be built...cause I think Houston needs a commuter rail service, as in heavy stuff...not light rail, and this would be perfect for a new train station...

Developer plans to remake San Jacinto Mall

San Jacinto Mall, one of the Houston area's original enclosed shopping malls built in the early 1980s, has been acquired by a local development group that plans to tear all or most of it down and redevelop the property into a more modern shopping center.

A partnership led by Fidelis Realty Partners purchased the 1.2-million-square-foot mall. Officials say the new development will return the site "to its dominance as the pre-eminent retail and shopping venue in east Houston."

The development will likely be an open-air center of about 1 million square feet.

It is expected to take about three years to prepare the mall for demolition and then another two years to redevelop the property. The mall is on a 107-acre site at the southwest corner of Interstate 10 and Garth Road.

I've a couple of friends at Baylor's Alkek building there... why do you think it's a pain?

At 5, It's a 'traffic jam' in the elevator lobby and then again in the parking garage plus with limited outlets on the street so Pressler and Fannin (where I am) is a parking lot from everyone streaming out of the building at once. It's pretty much typical of working in any business district though.

Probably old news, but I have a source that said that 6 Houston Center is on hold until investors get enough confidence in the O&G market again. They're just waiting for up and up numbers.

Crescent tries to get the project going as the market begins to take a downturn, yet Hines is always putting up new office towers downtown because they start off a project as our economy is recovering.

It seems odd, since energy prices will rebound sooner or later. Logic would have them building in a down economy, ready for the next boom.

What if it's later? Wouldn't want to lose $$$ constructing an office building then having it sit vacant for months.

Midtown, the thriving urban neighborhood just south of downtown, could see a sleek new office tower rise from a parcel of land that for years housed a Vietnamese restaurant and is now near the center of a growing real estate boom.

Houston-based Senterra Real Estate Group is planning a 16-story office tower at 3003 Louisiana. The company says it would be the first new office tower to be built in Midtown in nearly five decades.

Construction, however, won't start on the building until about half of it is spoken for by future tenants.

The Gensler architecture firm has designed a building for Senterra's site with 250,000 square feet of office space in nine floors above seven levels of parking. The structure will allow for six corner offices. Terraces will face Anita, Louisiana and Milam on the building's eighth and 16th floors.

The building could be completed by the end of 2017.

Being someone in the business, so to speak, it's going to be later rather than sooner. I'm shocked Houston is still building as much as it is right now, as it's bound to result in a moderate to major crash at some point in the near future. Especially in terms of office space! Residential perhaps not so much, but certainly retail as well.

I too think the O&G market will not recover as fast as some think. Retail has seen little impact, so far. The number of new multifamily announcements has slowed down, but a lot of developers are waiting for the market to rebound as the amount of multifamily permits being issued (http://www.bizjournals.com/houston/news/2015/07/15/houston-leads-nation-in-apartment-growth.html) is up from last year; only second to NY.

I'm shocked at the class A office still being proposed and built. However, Houston is undergoing an institutional boom due to the population growth. We passed billions in infrastructure and educational bonds back in 2012 and 2014 that have been building up. The TMC booms when O&G prices are down and hospital systems are booming city wide. Not to mention all the services that support the population.

However, it will be interesting to see what happens to nat gas when about half a dozen LNG terminals open starting 2016.

A place for artists takes shape near downtown

An art destination unlike any other in Houston - and bigger than anything of its kind in the U.S. - is taking shape a mile and a half west of downtown in a scruffy area off Washington Avenue.

Developer Jon Deal and several collaborators are creating a 36-acre "creative campus" called Sawyer Yards where people can eat, drink, shop and visit more than 300 studios. The total investment represented in the preliminary plan - including loft apartments and a parking structure - could exceed $100 million at current land values, Deal estimates.

6 HC / Crescent: If they're so worried about O&G and a possible office bubble, then why not move forward with the project, but with the addition of residential and retail factors with the development? That way if O&G doesn't recover much then they have the solidarity of retail and residential in an awesome spot.

Sawyer Yards: They've had signs up for a while now and have been fixing up the property as well. Never actually seen any real renderings and specs such as those, so this is nice! Think it'll be a great asset in the neighborhood and serve as a focal destination point for the corridor.

Two Affordable Housing First for Houston

New Hope just closed on 1.5 acres last week in the East End to build its first (and Houston’s most affordable) mixed-use project, CEO Joy Horak-Brown and VP Nicole Cassier tell us. The property will be the first stop on the Harrisburg metro line and will have 175 single room occupancy (SRO) efficiency units, 4k SF of retail and 8k SF of office space. Joy says New Hope particularly wanted to do another project in the East End because of its near-downtown presence with access to job opportunities and need for affordable housing options amidst a fast-growing neighborhood. It worked closely with the neighborhood, which really wanted a mixed-use, transit-oriented development. It’ll be lively and interactive with the community, Joy tells us—neighborhood organizations will be able to use some of the meeting spaces and rooftop garden.

The top floor of the property will be the office space, including New Hope’s new corporate office. The retail will not be a chain, Joy and Nicole tell us—they and neighborhood leaders are envisioning something similar to Frank’s Pizza Downtown. The City Housing & Community Development has invested $6.6M into the property, which will be leveraged with tax credit equity and private grants. (The anticipated total development price tag is $25M.) It’s aiming to break ground this winter and deliver mid-2017. Glassman Shoemake Maldonado Architects is handling design.

My recent trip into town included a drive past a brand new tower crane up in Springwoods. I'm not sure what it's building, but I was surprised at how fast the hospitals north of the Woodlands have gone up.

Glassell School of Art moves to temporary location as preparations for demolition begin


Soon the familiar concrete and glass block building that has housed the Glassell School of Art since 1979 will be no more as the Museum of Fine Arts, Houston moves forward with its $450 million expansion. But that is not to say that the highly-regarded art programs and classes will be on hiatus.

When the fall session begins in three weeks, Glassell School programs will go on as usual in a Texas Medical Center building on Holcombe at Alameda. The museum is renting space in the former Nabisco factory where renovations have been made to accommodate studio-arts programming. The new school, designed by Steven Holl Architects, is expected to open in late 2017.

Demolition of the building will follow in late August or early September. Temporary fencing is going up soon in preparation for the work.

Groundbreaking on the new building will be celebrated Oct. 16 with a free Mixed Media Block Party in the Cullen Sculpture Garden.

As early as 1990, I was seeing (and lived in) a 4-level townhome in the DC metro (1st level garage and den; second level kitchen, living and dining; third level bedrooms; fourth level loft from the master bedroom). Some older buildings in Old Town Alexandria had as many as five and six levels in one unit (talk about vertical living!). With density increasing in Houston, the move to taller townhome structures is to be expected.
