My hope is that the downtown area will eventually be like Austin's, which is absolutely phenomenal. A decade ago, Austin's downtown was dead, and really an embarrassment. Today...well, if you've been to Austin's downtown, you know what it's like. I think Houston can do it as well.

I hope it shuns the college students though. One of the main things I like about downtown Houston right now is that you can go to the bars and actually enjoy yourself without the issue of dude bros all over the place getting wasted with their other dude bros. That's managed to stay on Washington and Midtown thankfully.

Austin's DT today is easily the best in the South.


Fort Worth seems to think theirs is pretty amazeballs. Sundance has helped, and they're hoping to get the Panther Island development off the ground. But so far it's pretty static; nothing new is actually under construction, now that the courthouse is just about done.

Houston's collection of multimillionaires still seems to be growing faster than anywhere else in the US.

Austin and Ft. Worth are apples and oranges. FW has more of an old school traditional "Texas" feel to it while Austin is channeling the coasts. Both have great downtowns and are about as equally as vibrant. I can see where FW would appeal more to the over 30 crowd though. Austin is still a college town.

I'm sorry, but Austin is no longer a "college town", and there is no equal to downtown vibrancy than Austin in the south. It's been crazy how it's transformed itself in 5 years.

I'd love to invest in that project. The TMC is woefully underserved by hotel rooms AND apartments. An InterContinental branded hotel is a winner.

Yes! Love the location and hope some more hotel/residential is added along this strip of the TMC in the future. Hopefully medical tourism will increase the need for more hotel rooms.

Also, really love this picture because it shows off how dense the TMC is.

Houston developer closes on prime property near downtown for luxury apartments

A multifamily developer has purchased a prime piece of real estate near downtown for a new luxury apartment project that the city of Houston hopes will revitalize the neighborhood.

Lee Zieben, an award-winning luxury homebuilder-turned-apartment-developer, plans to build a four-story, 350-unit Class A apartment on a portion of Hardy Yards, a long-vacant railcar maintenance yard in Houston’s Near Northside neighborhood.

The $58.5 million project — called Residences at Hardy Yards — is an unique public-private partnership between the Zieben Group, the city of Houston, the Houston Housing Finance Corp. and CommunityBank of Texas that aims to redevelop the industrial site and kickstart future development just north of downtown Houston.

“I like a challenge. I want to develop something that has a transformative and positive effect on an area,” said Zieben, a second-generation apartment developer and Houston native. “This project will be the catalyst that spurs redevelopment of the Near Northside.”

Zieben said the project will attract professionals working downtown as well as teachers, police officers and firefighters looking for luxury living on a bargain. Zieben Group plans to break ground on the project in spring 2016. Construction is expected to take 36 months.

Did Waterway Square break ground? BisNow hints:

"The slowdown in the energy sector is impacting office leasing in The Woodlands, says Colliers co-chairman Bob Parsley. But Howard Hughes is balancing that out by starting new ventures, EVP Paul Layne tells us. The firm is creating a new self-storage division, which will break ground on its first property in the next three months. The team also just broke ground on an 84-unit high-rise condo property in Waterway Square. If it’s successful, Paul says, Howard Hughes could do more condo development. We snapped Paul with his son Kevin Layne, who just joined Signorelli Cos..."

Oil's up $3 on the day, and Bloomberg reports that part of the reason prices were depressed is that refining was held back for a while by maintenance. Margins for gasoline are such that a lot of crude is expected to get processed this Spring and Summer.

And Saudi Arabia just boosted prices for its Asian customers. Temporary blip?

Waterway Square has been open for several years. It is a plaza on The Waterway.

The condo is new; I wasn't sure it had officially broken ground.

Siemens is establishing an oil and gas headquarters in Houston. These consolidation moves always seem to occur during downturns, and they eventually benefit Houston when the market picks up.

DEMOLITION CREWS MADE short work of The Place apartments at 1341 Castle Ct. late last week. A reader reports seeing the 1974 complex largely intact Friday morning, but coming by again that afternoon to see it in this sorry state:

The 90-unit complex backs up to Hwy. 59 — er, Interstate 69 — just west of the Graustark St. bridge. It was vacated last September.

Growth continues in Shenandoah with new developments

The Shenandoah City Council has approved zoning for a new 69-acre metropark planned for the east side of Interstate 45.

The Sam Moon Group is planning to build the development, which will include apartments, hotels, entertainment, retail, restaurants and high-rise office buildings, said Garry Watts, mayor of Shenandoah.

The company is planning to build the development near its current Sam Moon Shopping Center.

"It's going to include a full-service hotel, entertainment venue, four or five multi-story office buildings, 900 Class A apartments," said Greg Smith, Shenandoah's city administrator. "It is going to be a great development for the city."

The development will take about five years to complete, depending on the market, Smith said.

"It just depends on the development and the demand as The Woodlands continues to build-out and their buildings get full," Smith said. "And with Texas Children's Hospital and Methodist coming into that immediate area, those office buildings could go even faster."

The site Trammell Crow Residential purchased is unrestricted in terms of zoning, use, height and density, according to HFF.

A building permit for a long-discussed Galleria-area tower for Houston-based Apache Corp. (NYSE: APA) has been filed at 1770 Post Oak Blvd., valuing the high-rise office building at $172 million.

The filing of a permit seems to indicate the company plans to move ahead on the tower, although representatives from Apache declined to comment on the permit and said the company has no immediate plans for the site. Apache's current headquarters is nearby at Post Oak Central, where the company occupies nearly 500,000 square feet.

Uh what? Thats in Kingwood? Wow, never in a hundred trillion billion years would I think anything like that would ever be built there. I grew up in Kingwood so seeing that is quite interesting and surprising, wow.

Well after looking it up, its not really in Kingwood, more so in Porter but still, thats crazy.

I must admit to being surprised that the permit has been filed for the Apache Tower. That one was rumored to have been back-burnered indefinitely.

Those Lofts developments really look like they want to be built in Galveston.

River Oaks high-rise getting a makeover

New Yorker Richard Leibovitch says local developers advised him to demolish the River Oaks Luxury Apartments - the aging midcentury high-rise his firm purchased last fall - and build two side-by-side towers with upward of 600 units.

His firm, New York-based Arel Capital, decided instead to redevelop the 1967 structure with fewer but larger units for a luxury condominium project. During its heyday, the developer says the 17-story apartment building at 3433 Westheimer was iconic for its "exclusive address, expansive grounds and Miesian-style architecture" with its steel frames, curtain walls, prominent use of glass and open interiors.

The building began to deteriorate over time, with aging plumbing and yellowing walls.

"What we wanted to do was basically renovate this building and bring it back to its old level," Leibovitch said in an interview. "We are taking the bones of the building and bringing it into the 21st century."

Construction is underway on the 84-unit condominium project. The project will retain the original footprint on the three-acre property along Westheimer in the heart of River Oaks. Initial renderings show a contemporary-style building with floor-to-ceiling windows and terraced gardens all around. The design includes panoramic views, corner balconies and large roof terraces. Floor plans will range from 1,500 to 9,000 square feet.

The River Oaks is slated to be completed by fall 2016. A sales center will open in May.

I like it, but I liked the original exterior better.

So do I. For being almost 50 years old, it has managed to remain timeless. It definitely needed modernization though. I'm sure interior severely dated.

rom his spacious office on the top floor of his Uptown headquarters, Tilman Fertitta will have a bird’s-eye view of this area’s newest flashy real estate development: his own.

The 10-acre site, one of the rare, largely undeveloped parcels off the West Loop, will include a glistening multiuse tower with 240 luxury hotel rooms and suites and, for the highest-rolling guests, a private elevator to whisk them to a 4,000-square-foot “Chairman Suite” with its own fitness center.

The tower also will feature 11 floors of “boutique” office space catering to elite tenants who can afford the pricey space and such perks as chartered helicopter or jet service from a private fleet owned by the developer or luxury car service. Office workers staying late will be able to order a New York strip from the steakhouse just a few steps away.

Fertitta’s latest high-profile project, to be called The Post Oak, combines much of what the billionaire restaurant and casino magnate has become known for over the years: restaurants, hotels and expensive cars.

Gensler is providing master planning, architecture and interior design services for the project, which is scheduled to be completed by late summer 2017, and Tellespsen is the general contractor. Work preparing the site for development has already started.

Massive I-45 project would remove Pierce Elevated

A massive reconstruction of Interstate 45 through most of Houston would topple one of downtown's most frustrating barriers - the Pierce Elevated - and move the freeway east of the central business district.

Perhaps just as importantly, transportation officials are designing segments of the new or combined freeways as depressed roadways, meaning local street traffic flows above them, similar to U.S. 59 west of Spur 527. East of the convention center and between Cavalcade and Quitman streets, the space above the freeways could be developed as open green space or a park-like setting.

I don't see how they're going to merge 45 and 69 downtown without creating a huge bottleneck. They would have to stack the two roads, which would make undergrounding them all the more difficult. Looks like billions of investment resulting in no change in traffic congestion.

I do find it dissappointing that it is surrounded by parking garages on both the north and south side.

In addition to that, the entire development is geared towards vehicular traffic.

It's a tall building, but it only adds to the false sense of urbanity in Uptown.

For his newest condo project, Randall Davis wants to bring a slice of the Big Apple to Houston.

Davis is proposing to build a 34-story residential tower in the Galleria area that would incorporate similar design elements from Manhattan's poshest towers.

The site of the tower, which will be called Arabella, is on San Felipe at Westcreek, just north of the coming River Oaks District mixed-use project.

Davis is asking between $800,000 and $4 million for the building's 109 units.

Six of the units will have their own swimming pools, and many will have private elevator entries. Penthouses also have 12-foot ceilings and heated floors in the master bathrooms.

The building has been designed so that some of the units will extend beyond the glass facade.

The tower would be developed in partnership with Roberto Contreras. The two have joined on other projects and have used a federal program where international investors can attain U.S. visas to help finance their real estate deals. Davis said they plan to use the program for just a small component of Arabella's financing. A Chinese real estate investment firm is also providing capital for the project.

Davis said he hopes to pre-sell at least 30 units before breaking ground.

Two luxury condominium towers under construction in the Galleria area are almost 100 percent leased.

Despite being months away from completion, the Astoria and Belfiore each have just one unit left until they are fully leased, according to their developers.

Astoria is a 28-story, 75-unit condo tower being developed by Houston-based Randall Davis Co. at 1405 Post Oak Boulevard, between San Felipe Street and the 610 West Loop.

Belfiore is a 26-story, 46-unit condo tower being developed by Houston-based Interfin Cos. at the corner of Post Oak Lane and Wynden Drive.
