Allen Harrison is under contract to purchase about an acre of land off South Main Street near the Texas Medical Center. The developer plans to build a large steel-frame midrise with seven floor of apartments — 186 units — over four levels of parking.

Roberto Contreras, president and CEO of Houston-based DC Partners, told the Houston Business Journal he plans to start an approximately $500 million mixed-use development at the southeast corner of Allen Parkway and Gillette Street in early 2018. The 6.01-acre project is expected to feature a luxury hotel, housing, shops and an office tower. Gensler designed the overall master plan layout for the site.

The company, along with Tianqing Real Estate Development LLC, bought the property from HTX Real Estate Partners in a deal that closed in May. Contreras said he could not disclose the cost of the deal.

Contreras said the luxury hotel, the first phase of the project, would have about 150 to 180 rooms and would open around 2020.

Construction will not start on the project until the first quarter of 2018 and take 13 months to complete. About 200 construction jobs and as many as 100 permanent hotel employees will be created by the project, Franks said.

"To be sure, the estimated $44 million project will add more shine to downtown's overall revitalization, which includes new residential towers, hotels and restaurants. Yet, unlike some of the historic structures nearby, the original facade of 723 Main will remain hidden beneath cladding that was placed over it 50 years ago."

The developer is planning a series of improvements in order to turn the building into "modernized" version of what it is now. Those include automatic glass entry doors, new windows on Main and Rusk, canopy replacement and repair and new lighting.

The hotel will have an event space able to house as many as 400 guests for weddings, conferences or civic events. It will be called the Zoe Ballroom, using the name of a silent movie theater that once operated on the block called the Zoe Theater.

A state appellate court has reversed a portion of the 2014 judgment that would have required developers of the so-called Ashby high-rise to pay damages to residents in the neighborhood near Rice University should they build the controversial residential tower.

The judgment was based on a jury's verdict awarding damages of almost $1.7 million to nearby homeowners in a protracted battle to keep Buckhead Development Partners from building the 21-story tower.

The Chronicle reported in 2014:

The 12-person jury awarded damages to 20 of the nearby households - contingent upon the high-rise being built - agreeing that it's the wrong project on the wrong site. Only those living within about one block of the high-rise were awarded damages.

Just ran into some guys on site. They had just finished clearing out all the steel from each floor.

Apparently the Sheraton is suppose to be done before Super Bowl with a significant pick up in activity in a couple of months.

Seems like a really difficult timeline to meet, but it was good seeing activity on site. We shall see...

I really don't understand the controversy over this project.

1) we live in a city with NO zoning laws and loose deed restrictions (if applicable)
2) this is project is located way inside the loop...a place which gets denser every single day WITH actual urban/walk-able developments!
3) this project was replacing an apartment complex....it was already established as multi-family use. Its not like this is being built on one of the single family home lots.

The NIMBYs can cry and threaten all they want but they have no legitimate reasons to prevent this project from happening.

Think the problem was traffic? A residential tower will increase the traffic over a mid rise? apartment complex. I could be wrong, not really following.

A traffic study should have indicated things. New driveways, sidewalks, stop signs, and traffic lights would have also been added? As with any new development, it'll bring more traffic.

But it was replacing a multi family apartment complex that already had vehicles go in and out of Bisonnet. If anything, this project is a mixed use design (restaurants at the base) and could actually increase pedestrian traffic.

Whatever’s in store for the 136-acre former KBR site along the the Ship Channel at 4100 Clinton Dr., CityCentre developer Midway now looks to be involved. Documents filed with the county clerk’s office near the end of May reveal that Cathexis Holdings recently sold the site to KBRN, an entity connected to Midway through a recently minted corporate partnership (and officially located down the hall from Midway’s CityCentre office.)

And might Midway — which also heads the team that turned failed Downtown Mall Houston Pavilions into GreenStreet, and is developing the Kirby Grove park-and-office-building complex along the banks of the Southwest Fwy. in Upper Kirby — have some big office-shopping-residential-and-park-y plans in mind for this vast property, which lies about a mile and a half downstream from Downtown? A couple of clues are out there:

Midway’s annual report from 2015 mentions plans for a major mixed-use project along Houston’s “historic riverfront.” The KBR site, set amid other historic and current industrial operations, is bordered by about a mile of the northern bank of Buffalo Bayou.

(The Turning Basin, where that same waterway officially takes on the name of the Houston Ship Channel, is less than a mile to the east.) Midway has also been applying for a trademark for a yet-unannounced project called Northbank Buffalo Bayou; the company published the legal notice required as part of that application process just a few days after the KBRN sale documents were signed.

What are the chances that Ashby will come to fruition? Are the developers actively pursuing this project or did they give up on it but continue to troll the neighbors for being such a-holes about the whole thing?

Back in March the developers said they still plan to move forward but have not yet selected a general contractor.

Ron Lozoff, a longtime Houston condo developer, broker and consultant, announced his Topaz Villas project in June 2014, just before oil prices began to plummet. The six-story, 15-unit upscale condo building is proposed for a half-acre site at 4520 Yoakum Blvd., just south of Richmond Avenue and one block west of Montrose Boulevard near the University of St. Thomas.

Shelving doesn't mean they've completely dumped the project permanently. It's like putting a book on a shelf. You can always grab it again if you need to. A lot of these projects currently getting shelved in Houston, you may see again in a few years as the market rebounds.

A dual-branded Holiday Inn Express and Staybridge Suites is coming to Houston's Galleria area, a spokesperson for U.K.-based Intercontinental Hotels Group (NYSE: IHG) told the Houston Business Journal. The brand's franchise agreement was signed in May 2015, the spokesperson said.

Houston-based American Liberty Hospitality Inc. is the franchisee and will develop the hotel, but declined to comment on a timeline or specific location. A rendering of the hotel can be seen on American Liberty Hospitality's website. American Liberty Hospitality just wrapped up another dual-branded hotel in Houston – the 300-room Hampton Inn and Homewood Suites by Hilton, which opened in March.

In a recent informal lunch with members of the media as he approached six months in office, Mayor Sylvester Turner ticked off the important things his administration has accomplished — unanimous passage of a balanced budget, pothole repairs — and issues he plans to tackle — the pension mess, the Kush problem in city parks, serious street repair projects, job development.

But what really got the mayor excited is the idea of a major amusement park within the city limits of Houston. "If we want to be that destination city in terms of conferences and tourism, we have to have that component in this city," he said.

Turner said the park would have to be located in Houston and not in a suburb.

"I'm not talking about in Katy or Tomball or Spring or Pearland," he said. "I'm talking about within the 640 square miles of the city of Houston. That's something we are missing and we are putting out in the atmosphere. Hopefully there will be major investors who are looking within the 640 square miles. You can't be the fourth largest city, soon to be the third, and not have that added component. So we are taking a very hard look at finding that sort of amusement center."

THE 1967 OCCUPANT of 3300 Main St., which previously housed the city code enforcement office, is currently getting its asbestos removed in anticipation of its impending demolition, according to a reader involved in the work. The structure and its parking lot grounds were bought from the city in 2011 by the Midtown Redevelopment Authority, who later sold it to PM Realty (the developers of the glass-petticoated apartment tower at 2929 Weslayan, who are also currently working on the less-is-more-branded Ivy Lofts tiny condo complex in East Downtown).

What’s going to take the code building’s place, between the new MATCH box theater collection and the Houston Community College buildings to the north on Main St.? The involved reader confirms that the rendering below shows the current design in place along the light rail line; materials from co-investor AECOM say the highrise should hold 336 apartments and 14,390 sq.ft. of retail space.

The reader says construction should start in September after demolition wraps up.

An Atlanta developer has partnered with a high-end Italian designer to build its second luxury condominium project in Houston.

Stolz Partners LLC, in collaboration with furniture maker Giorgetti, are planning to develop Giorgetti Houston, a luxury condo project in Upper Kirby.

The seven-story, 32-unit project will sit on a little less than an acre at the northeast corner of Steel Street and Virginia Avenue, just south of the West Ave mixed-use development. Stolz Partners is currently under contract for the land, which was the former site of the Kirby Court apartments.

Stolz Partners plans to open an on-site sales center in mid-September and will break ground on the project after preselling half of the units. Houston-based Sudhoff Cos. is marketing the project. The general contractor and engineering teams are yet to be determined.

Thanks to a healthy pipeline of mixed-use developments and hungry grocery developers, Houston's retail industry posted some of the highest absorption numbers in nearly a decade, according to a recent CBRE report.

Houston absorbed roughly 1.5 million square feet during the second quarter of 2016, which is the best net absorption for Houston retail since 2007, according to the report. The greater Houston retail market's occupancy is 94.2 percent and the Class A retail market has even higher occupancy rates, according to the report.

I dont know... I mean... it's hard to tell most of these new resi towers apart... many of them are within 5 stories of each other so they are very similar in hight as well... also... most of them do look very similar...

It's still on the table, just may happen later on. The garage is being built to accommodate the tower, 700 spaces will be available. The historic buildings will have just over 300 units.

I heard they had a pool leak, they ripped all the garage panels on the south side and replaced them. Between their yapping about the BRT and trying to get in to Ashby Heights litigation, that place is a mess. The pool leak doesn't help either but I'm assuming the builder will cover that.

A new restaurant from an acclaimed local husband-and-wife duo is among eight eateries Houston First Corp. announced for the transformation of Houston’s convention district.

The restaurants will be on the ground floor of the George R. Brown Convention Center and inside the Marriott Marquis Houston Downtown, which is expected to open later this year. Specific opening dates for the restaurants were not provided.

Confirming earlier rumors, chef Hugo Ortega and his wife, restaurateur Tracy Vaught, will open a new concept, Xochi, on the ground floor of the Marriott Marquis overlooking Discovery Green.

Few specific details about Xochi were provided, but the name means to bloom or catch fire, according to Houston First’s press release. Ortega and Vaught’s other H Town Restaurant Group concepts are Hugo’s, Caracol and Backstreet Cafe, and they most recently became partners in Origen, a restaurant in Oaxaca, Mexico. Ortega was a James Beard Award semifinalists for the fifth time this year, and Vaught received her first nod.

Another restaurant coming to downtown is Grotto, a Italian restaurant owned by Tilman Fertitta’s Landry’s Inc. According to Houston First, the new location will be “not your typical Grotto” and will have one of the largest grappa collections in downtown Houston. It will be 7,348 square feet in the George R. Brown.

Mayor Sylvester Turner has formed a committee to study how to acquire a new police headquarters and courts complex for Houston.

Former mayor Annise Parker spent more than two years studying how to replace the city's aging "justice complex" but ultimately abandoned it without having found a viable funding source or getting City Council support for identifying one.

The project has been discussed in some form for decades, and Parker administration officials briefed council members on the idea at least six times toward the end of her tenure, spending $3.5 million on consultants and advisers in the process.

Turner has named Bracewell attorney Barron Wallace and retired Hines executive Louis Sklar as co-chairs of the commission. For the moment, they form a commission of two. They will suggest additional members to the mayor, Turner's spokeswoman Janice Evans said.

“The micro-condo concept works, but we had to tweak our project a little bit, trying to create something more favorable to investors,” Tsai said. “Investors want an investment vehicle. We project between a 7 percent and 9 percent return.”

The condo hotel idea is still in the conceptual stages, and more firm details like unit counts are still being worked out, Tsai said. However, the project could include a co-working office and retail components, he said.

Novel Creative Development hopes to relaunch the redesigned project after Labor Day, Tsai said.

A neighborhood touching River Oaks where tall buildings and multimillion-dollar townhomes are increasingly replacing the area's original midcentury real estate has captured the attention of a veteran high-rise developer who wants to build a nine-story condominium project there catering to wealthy empty nesters looking to downsize.

The planned building, designed by the Kirksey architecture firm, would have 33 condominiums priced between $1.6 million and $2.9 million. Floor plans will range from 2,677 to 3,867 square feet.

Pelican Builders is under contract to buy the half-acre site, which houses a small condominium complex called River Oaks Manor. The building was developed in 1950 and has 26 units with individual owners. Pelican has been trying to buy the property for more than a year.

Interfin has picked up the Gardens of Bammel Lane block as their first site in Upper Kirby. It's said tenants have until the end of the year to move out. The developer's portfolio consist mostly of high-rise condos, and they've recently completed Belfiore in Uptown so one here is likely.

The long-delayed renovation of a vacant downtown hotel is cranking up again.
A representative of the owner of the downtrodden property at 801 St. Joseph Parkway told the Houston Chronicle on Thursday that work is being ramped up in the hope of the 30-story eyesore becoming a hotel again within the next two years, or perhaps sooner.

"We are in the process of rehabbing the building," said Nadeem Nasir with SFK Developmenty, which owns the building. "We are currently in the design stages, waiting to get on the same page as a hotel franchise."

He didn't say single family homes but rather he picked up on the older historic houses...of which Houston didn't have that many to begin with given its relatively recent population boom. Tons and tons of 50's/ 60's era ranch houses but not nearly as many older ones.

Doubtful with global demand in general not looking stronger for the near future. Probably will see strong population growth, albeit not nearly as strong, and the related jobs that come along with population growth. However, may not be until late 2017 or 2018 for oil to come back.

Hanover Company has begun site preparation for the construction of a 32-story, $95 million apartment tower in Uptown Houston near The Galleria. 

According to the architect's project report to the state licensing board, Boulevard Residential LC is the owner of record that is constructing a 280-unit high-rise multifamily building made of cast-in-place concrete within the 1700 block of South Post Oak Lane.

The project name is Hanover Boulevard Place. Boulevard Residential is a holding of Hanover Company, which specializes in developing luxury apartment towers.
Hanover Company developed the Hanover Post Oak tower at 1750 Sky Lark Lane and the new tower is directly adjacent. Hanover Company owns adjacent tracts of land to the south and north of Hanover Post Oak.

The architectural firm is Chicago-based Solomon Cordwell Buenz (SCB) and the designer of record is Clara Wineberg.

The estimated construction start date was entered as Oct. 1, 2016, however, the project manager has already set up a mobile project site office. Construction is scheduled for completion March of 2019.

Interfin has picked up the Gardens of Bammel Lane block as their first site in Upper Kirby. It's said tenants have until the end of the year to move out. The developer's portfolio consist mostly of high-rise condos, and they've recently completed Belfiore in Uptown so one here is likely.

Houston's tallest under-construction development celebrated topping off some time ago and the Hines-developed office tower has now reached another significant milestone. With international law firm Orrick, Herrington & Sutcliffe recently signing a 12-year, 56,731-square-foot lease, 50 percent of space within 609 Main at Texas has been committed.

First an Australian developer, now a Chinese developer has chosen Houston to build their first U.S project. :cheers:

Tianqing Real Estate Development LLC (Tianqing RED), a US subsidiary of one of China's largest real estate companies, has acquired a prime location in Houston to build high-rise buildings of mixed use that will change the city's skyline in the next few years.

Tianqing RED recently closed on the purchase of the land on Allen Parkway, west of downtown and across from the newly improved green space Buffalo Bayou. It is the last track of undeveloped land of that scale at such a prime location in the city.

"The land is a rectangle with hard corners, sufficient depth and width for development. It has great views all around. To the north there is the Buffalo Bayou, to the south the Texas Medical Center, to the east downtown Houston, and to the west the financial district Galleria. We are very happy to be able to get our hands on it," said David Du, president of Tianqing RED.

A total of $500 million will be invested in the project. The planned first phase includes a luxury hotel of 150-180 rooms and a high-rise condo. Construction is expected to start by the end of 2017 or early 2018. Another high-rise condo, a class-A office building and possibly a luxury senior-living building will be built later.

Upon completion, there will be two condo towers with a total of 180 units along with the hotel, an office building and ground-level retail spaces. The project aims to become a new landmark in Houston.

EB-5, the popular immigration investment program among Chinese, will be used to raise part of the money for the project.

However, Du said Tianqing RED will not rely heavily on EB-5 for financing. When it gets ready to start construction, parent company Tianqing Group will guarantee and provide the remaining funds for the project, he said.

It's official: Houston billionaire Tilman Fertitta is behind the once anonymous multimillion-dollar donation for the University of Houston's basketball arena renovation.

Fertitta, CEO of Houston-based Landry's Inc., donated $20 million, the largest-ever gift in UH Athletics history. The renovated arena, formerly the Hofheinz Pavilion, will be named the Fertitta Center beginning in the 2018-2019 season. The Houston Chronicle broke the news in July that Fertitta anonymously donated the money for the $60 million renovation project.

“Facilities are a critical part in college athletics today, and the Fertitta Center will play an important role as we recruit the best student-athletes to our campus," men’s basketball coach Kelvin Sampson said in a statement. "Houston basketball will soon have the finest facilities in the country.”

New details revealed on Austin developer's first student apartment project in Houston (http://www.bizjournals.com/houston/news/2016/08/26/new-details-revealedon-austin-developers-first.html)

A student housing developer has released more details about its next project near the University of Houston.

Aspen Heights, an Austin-based off-campus student housing developer, is building a 717-bed, 271,000-square-foot apartment complex complete with a parking garage, pool, game room and fitness center, according to a release. The student housing development is one of four projects Aspen Heights announced are currently underway across the U.S.

The expected completion date is August 2017. The project is close to campus and near Houston's metro line, but the company did not provide a specific address in the release.

Location is the SE corner of OST and MLK; it's currently u/c.
