What are those 2 high rises behind the hotel in the rendering?

Perhaps part of the Caydon's Group 5 high rise development? I don't think we've seen the renderings for the other 3, but I might be wrong. Edit: answered above. There will be 6 total high rises by two separate groups if things go according to plans.

Chron: Houston First postpones vote on proposed downtown W Hotel deal

(https://www.houstonchronicle.com/business/article/Houston-First-postpones-vote-on-proposed-W-Hotel-14919980.php?utm_source=newsletter&utm_medium=email&utm_campaign=HC_MorningReport&utm_term=news&utm_content=briefing#photo-16026548)https://s.hdnux.com/photos/75/10/56/16026548/12/940x0.jpg

https://s.hdnux.com/photos/76/05/01/16273526/9/gallery_xlarge.jpg

City convention officials, saying they needed more time to analyze new information related to the proposed development of a W Hotel downtown before voting on whether to move the process forward, took the matter off their agenda for Thursday’s meeting....

The developer, Texas Hospitality Partners, has been in negotiations with Houston First to lease air rights to build the hotel on top of Partnership Tower, Houston First’s 10-story office building just north of the George R. Brown Convention Center. The building, at 701 Avenida de las Americas, was designed to support a building addition.

Even though the vote is being postponed, it's good that this has inched forward.

Museo Plaza (http://forum.skyscraperpage.com/showthread.php?t=218710)

Phase I, a 10-story medical office building is about to break ground. The residential component can be seen in the background and it appears the design has remained the same, just more detailed. The high-rise has gone from 54 to 58-stories.

https://www.faithgraphicdesigns.com/img/PDFS/Museo_Medical_Brochure.pdf

https://www.greenwichgrp.com/wp-content/uploads/2019/10/Austin-and-Houston-Deals-January-2019.pdf

The Greenwich Group International, LLC, as exclusive investment banker, has arranged approximately $70 million in construction financing for development of two medical office buildings (MOBs), respectively located in Houston and Austin, TX. Museo Plaza, the Houston project, in addition to a MOB of 142,000 sf, also is expected to contain a 58-story residential tower with 300+ luxury units and a 160-key boutique hotel. The hotel, MOB and residential tower each occupy a full city block in a strategic location about two miles from the world-renowned Texas Medical Center and about one mile from Rice University. “With the hotel and apartment tower additions to the Houston MOB; the development will be more than an office, Museo Plaza will become a vibrant community,” Steve Lorenz and Buzz Shattan, executives of Greenwich Group said in a joint statement.

Harris County to halt Ship Channel Bridge construction to correct potential design flaw

Houston Chronicle/Chron.com

https://www.houstonchronicle.com/news/transportation/article/Harris-County-to-halt-Ship-Channel-Bridge-14954369.php?cmpid=gsa-chron-result

Dug Begley Jan. 7, 2020

The Harris County Toll Road Authority plans to take a three-week pause in construction on the new Houston Ship Channel Bridge along the Sam Houston Tollway so engineers can agree on a solution to a possible design flaw found nearly 20 months into the project.

The $1 billion bridge — the costliest infrastructure project in the county’s history — was designed by the Dallas office of FIGG Bridge Group. The company, based in Florida, came under scrutiny when its Tallahassee office designed a pedestrian bridge that collapsed in February 2018 at Florida International University, killing six. FIGG and its consultants were held responsible for the collapse.

BisNow: Houston's Density Revolution Is Just Beginning (https://www.bisnow.com/houston/news/construction-development/houstons-density-revolution-is-just-beginning-102460)

...Tax Income Reinvestment Zones like the Midtown Redevelopment Authority (TIRZ 2) and East Downtown Redevelopment Authority (TIRZ 15), both adjacent to Downtown Houston, have actively encouraged multifamily development for years. Downtown itself used the Downtown Living Initiative to stoke the same kind of multifamily development. The number of residents has steadily risen in all areas. Midtown Houston has experienced 50% population growth since 2012 and now almost 10,000 Houstonians call it home. Downtown has more than doubled its population to nearly 10,000. The city wants to add 20,000 residents in the area over the next 20 years.

With the high cost of land and demand for urban living, most of those residents will likely be affluent. Between 2005 and 2015, the median income of Houston’s inner core increased by 67%, more than any city in Texas, according to analysis from the Federal Reserve Bank of Dallas...

I doubt it, the reality of the incentives is that it provided a lot of higher end units that could only work by charging a higher price. Although two middle class earners could afford a 1BR apartment or a single middle class earner could pay 1BR/ $1200 for an "efficiency".

They need much more midrise and high rise residential along the route. Hopefully some residential can be constructed on the empty lots or some of the obsolete retail and offices converted. 10000 units of apartments/condos would make a huge impact on walkability and street liveliness. Hope they can limit the number of metro and pedestrian accidents with cars on that strip - I would be afraid to walk on it.

Those represent all of the active high rise proposals in Midtown Houston. The person that photoshopped the image used buildings that exist elsewhere as placeholders to show what the height for the proposals are.

It includes all 5 buildings in the Laneways proposal. The first building, Drewery Place is already done and the second building, Kimpton Hotel at 48 stories is now underway. These will be followed by the remaining 3 towers that Laneways has planned.

It also includes both of the newly proposed high rises for Midtown too. The 21 story building on Elgin, the photoshopped rendering has its actual design in the picture and also the 30 story AMCAL affordable housing tower. It's also got the 30 story PMG building under construction in Midtown too.

So yes, to answer the question, these all represent active and real projects in Midtown.

Houston nonprofit breaks ground on new East End headquarters (https://www.bizjournals.com/houston/news/2020/01/15/houston-nonprofit-breaks-ground-on-new-east-end.html)

Houston’s largest nonprofit serving adults with intellectual and developmental disabilities has broken ground on its new $5.4 million headquarters in the city’s East End.

The Center for Pursuit hosted a formal groundbreaking ceremony Jan. 14, during which dignitaries celebrated the launch of the nonprofit’s new headquarters.

The four-building complex will be at 4400 Harrisburg Blvd., near the intersection of Harrisburg Boulevard and Lockwood Drive.

Once complete, the Center for Pursuit's headquarters will consist of four buildings — administration, programs, health and wellness, and a 41-unit residential building.

Prominent Houston eye surgeon to develop ‘gateway to the Museum District’ (https://www.chron.com/business/article/Prominent-Houston-eye-surgeon-to-develop-14977615.php#photo-18883861)

A prominent Houston ophthalmologist plans to develop a 10-story building in the Museum District to house his medical practice along with other physicians specializing in plastic surgery, dermatology and internal medicine.

The building, expected to break ground in February, will be the first phase of a larger development spanning three blocks east of Main Street, said Dr. Mike Mann, founder of Houston’s Mann Eye Institute and a pioneer in laser eye surgery.

“My dream is to develop a project that would be a gateway to the Museum District,” said Mann. “Architecturally, it would be significant. The buildings would be timeless, not ready to be torn down in 30 years.” The estimated cost to develop the building is more than $77 million, he said.

Mann hired Marko Dasigenis, principal of , to create a contemporary, angular design for the medical office building, which will contain 364,000 square feet and be called Museo Plaza.

Mann Eye Institute’s main office will occupy the top floor of the new building, relocating from the building next door at 5115 Fannin, which Mann also owns. That parcel will eventually be redeveloped.

The new structure will be built on the block bounded by Southmore, San Jacinto, Fannin and Palm. Mann also owns the block immediately to the west, where his office is, and one just north of that. The master plan for the full three blocks is still being determined.

Completion is scheduled for the first quarter of 2022.

Man said 50 percent of the building’s will be spoken for once construction starts. CBRE is leasing space.

New W Hotel for downtown Houston moving forward (https://www.houstonchronicle.com/business/article/Houston-convention-arm-votes-in-favor-of-W-Hotel-14981998.php#photo-16273526)

Houston convention officials approved a plan that would deliver tens of millions of dollars in economic incentives to a development group proposing to build a W Hotel downtown.

The board of Houston First Corp. voted 10-3 Thursday afternoon in favor of the deal, which will grant some $43 million in property, sales and beverage tax breaks for the luxury hotel, set to be developed atop the agency’s 10-story building next to the George R. Brown Convention Center.

The agreement now heads to Houston City Council for approval.

Al Kashani of Texas Hospitality Partners said the $130 million project would be an economic boon for the city. The 308-room hotel, he said, would be privately financed and create a minimum of 275 permanent jobs worth more than $14 million annually, along with more than 745 construction jobs.

Plans to build a hotel atop the office building have been in the works since 2014, when Houston First initially sought proposals from developers. At that time, however, it said no local rebates or abatements would be offered and that it envisioned a more modest hotel brand.

Houston's Multifamily Market To Normalize With Deliveries Set To Double In 2020

After a slow 2019, multifamily developers in Houston are poised to deliver nearly 17,000 units in 2020, double the delivery volume of last year. For America’s fourth-largest city, the rapid rise in deliveries is a return to form, rather than a surge forward....

...Houston’s continued job growth despite an oil downturn has kept the area’s multifamily market active. As of November, Houston added 85,500 jobs year over year, a 2.7% increase. It was the 25th consecutive month that Houston’s job growth exceeded the national rate, according to JLL research. The job growth has earned Houston its fourth consecutive quarter of positive net absorption for the first time since 2015, signaling a rebound from Houston’s slow months following the start of the oil downturn. The 14,025 units recorded in 2019 is the highest number absorbed since 2014, excluding the temporary boost after Hurricane Harvey.

Houston’s vibrant Museum District, home to several of Houston’s museums and parks and nestled between Midtown and the Texas Medical Center, is now the target of major infill development. Museo Plaza Medical Office building, a 10-story mixed-use MOB, will break ground next month, weeks after H-E-B opened its latest Houston store in the area and a planned 32-story multifamily high-rise was announced nearby...

Plans to use the Astrodome as indoor parking and event space have been scrapped.

What happened to potential plans for the Astrodome? (https://www.click2houston.com/news/2019/11/20/what-happened-to-potential-plans-for-the-astrodome/)

Houstonians began 2019 with a plan to repurpose the Astrodome, but like many plans before, that too failed to come to fruition. KPRC 2 wanted to know happened and if there are any new potential plans for the Astrodome on the table?

Commissioners Court signed off on a $100-million plan to raise the Dome’s floor to ground level, providing close to 9-acres of covered space that could be used for a variety of events. Below this would be a parking garage.

“What people have to understand is the Dome belongs to the taxpayers of Harris County, it’s fully paid for and it’s an integral part of what goes on at that whole NRG complex,” said former Harris County Judge and KPRC political analyst Ed Emmett.

According to officials with the County Engineer’s Office, $6.1 million was spent on design and planning for this project and construction was scheduled to begin after this year’s Houston Livestock Show and Rodeo. The plan was brought forth by Emmett after years’ worth of other ideas failed to either gain traction or find financing and the voters rejected a bid to turn the Dome in another convention space. However, the responsibility of seeing this plan to fruition fell largely to the office of the County Judge.

When Lina Hidalgo was elected to the position, she and her staff looked at this plan.

“The plan that had been designed wouldn’t have yielded, truly a usable building,” said Hidalgo. “It’s just not something that would have made it competitive against convention centers elsewhere.”

Hidalgo said she also felt the idea for a parking garage would not work.

“If you put in more parking you’re just going to get more congestion,” said Hidalgo.

In other words, that plan died.

“Right now we don’t have specific plans for the Astrodome,” said Hidalgo. “It’s just not a priority right now.”

I miss the movie studio and indoor park proposals, otherwise I would rather see it demolished.

Food Halls, Coworking And Luxury Hospitality Now Define Downtown Houston

Read more at: https://www.bisnow.com/houston/news/economic-development/food-halls-coworking-and-luxury-hospitality-now-define-downtown-houston-102624?utm_source=CopyShare&utm_medium=Browser

“In 2010 we had a population of about 3,000,” Downtown District Director of Economic Development Robert Pieroni said. “Today we’re well over 9,000. The difference is that Downtown is now a 24 hours a day, seven days a week destination. There’s always something you can do.” Most of what people do Downtown is still work-based. At the beginning of the last decade, Downtown contained 31M SF of Class-A office space throughout 34 buildings; Downtown closed out the decade with 40 Class-A building, an inventory increase to nearly 35.5M SF...

Food halls have shaken up downtown’s retail sector, capitalizing on one of Houston’s most underrated aspects: food. Conservatory, Finn Hall, Understory and more are inviting everyone downtown to experience Houston’s vibrant food scene. With many starting weekends hours, the food halls have quickly become part of the downtown walkable lifestyle, as workers and residents traverse the streets or tunnels for a bite. “From a press perspective, they’ve gained national attention, putting buzz around something many Houstonians take for granted,” Pieroni said. “Houston is a major food destination, we don’t talk about that enough. Our food halls have dramatically increased Houston’s buzz...”

Considering the Midtown, Montrose & Upper Kirby areas started to sprout multiple substantial towers in the past decade, and the bulk of those came within the past five years, it probably will continue and occur at a rate faster than most expect. I'm not even going to begin with the Uptown towers or the overall increase in infill, conversion and construction downtown.

Also, somewhat of a reverse view of the above panorama from the same photographer.

Building must be structurally sound though the CoH ordered windows and glass removed due to safety concerns but unless the building poses an immediate safety risk, not much anyone can do.

Don’t like it. It’s too weird. It won’t be able to activate any of those spaces and I bet most of the retail will fail because it’s hidden away and doesn’t have parking. It’s going to replace a well liked store with empty glass boxes.

This would work better if Montrose had 10x the density. It belongs in Portland’s Pearl District or Bethesda, not Houston.

Took a few pictures last Monday of the demolition of the South Texas Intermediate Sanction Facility...however I don't have them linked on a URL. This block has taken forever to clear! Any word on what's planned for this prime block across from MMP?

According to HAIF, mostly likely parking. The plot of land is owned by Astros' owner, Jim Crane but the entire block is owned by several different people.

Favorite photo of the week. Includes the TMC skyline and a Cemex/Baker Concrete matt pour.

Edit: This is for the MD Anderson Proton Therapy Center #2 on Old Spanish Trl and Bertner.

Medical Tower to Break Ground Near Texas Medical Center (https://www.costar.com/article/1261208200)

The Texas Medical Center area is about to get denser with a new $426 million medical tower slated to rise near the quickly growing healthcare district.

Baylor St. Luke's has started site preparation work for a 400,000-square-foot medical tower at its McNair Campus, across from the Michael E. DeBakey VA Medical Center, said Vanessa Astros, a spokeswoman for Baylor St. Luke's.

The 12-story tower will be the new home of several facilities for the Baylor St. Luke's Medical Center, a joint venture between the nonprofits Baylor College of Medicine and CHI St. Luke’s Health.

Construction is slated to start in May on the project, estimated to cost $426 million, according to Astros. The 427,000-square-foot facility will have an 8-story parking garage, along with new private roads and sidewalks, according to initial permitting documents filed with the state.
