BisNow dropped an interesting hint in today's newsletter. Another high-rise residential project in the Woodlands?

"...Howard Hughes is also pushing forward on multifamily developments, Peter says. Hughes Landing’s One Lakes Edge (pictured) was the firm’s first self-performed apartment project, and it has its second and third planned in Maryland and Vegas. It’s also looking into building a second multifamily tower in Hughes Landing, which Peter says would probably be 250 to 400 units and could break ground in about six months. Howard Hughes is loving the niche, and Peter tells us it’s considering building age-restricted senior living projects as well..."

I was in the The Woodlands over the weekend for the first time in about 15 years. Pretty impressive but wow the traffic is worse than I expected. Lots of money in that community so I was surprised the roadways were so deteriorated, as if they hadn't been resurfaced in 40 years. Not sure what gives. But overall, good looking place, and beautiful trees everywhere.

Why one developer has turned his sights to medical office


A developer with experience across product types in Houston has set his sights on a new frontier: medical office.

The company's also planning a 72,000-square-foot, 11-story medical office in River Oaks that will also have an ambulatory surgery center and medical offices. That project will break ground next year and is expected to be complete in late 2017. It's currently 50 percent preleased.

Dallas developer to close on iconic downtown Houston tower, place it on historic register

A Dallas-based developer plans to close on an iconic downtown Houston tower by the end of August, paving the way for a historic renovation project.

Todd Interests is set to purchase the Great Southwest Building, formerly known as the Petroleum Club, by Aug. 28 for an undisclosed price. The 21-story office tower, built in 1926, is located on Texas Avenue, between Austin and Capitol streets, along the eastern half of city Block 72 near Minute Maid Park.

Once the deal closes, the Great Southwest Building won’t be demolished like so many others in downtown Houston. Instead, the historic building will be gutted and renovated into a high-end multifamily project consisting of 150 apartment units, nine townhomes and a parking garage.

This is good news regarding the Southwetern tower redevelopment. This with the Texaco redevelopment will give some architectural variety to the highrise apartments in downtown. As appealing as the new highrises are, these older ones give a "Nero Wolfe" feel. Get by me a fedora and complain about the Dodgers leaving Brooklyn.

The Great Southwest renovation project is #1 on my wish list for future Downtown projects.

Since it is so hot :hell: and the usual flood of announcements has slowed to a trickle, I thought it would be nice to take a look at everything going up Downtown. It is hard to keep track. This is just Downtown, but maybe later I will do a list for Uptown and points in between.

If you see errors please feel free to comment. I don't guarantee any accuracy regarding the number of apartments, hotel rooms or other stats...just compiled what I could put together from the database here at Skyscraperpage, Downtown Houston Development Map, Emporis, Swamplot, HAIF, etc.

Excellent list DBGHouston. It lifts ones spirits. Except for NYC I do not believe there is this level of construction anywhere else in the US. I know Toronto and Panama City are also booming. I hope the construction north of the ballpark have not been cancelled.

The primary focus of my original list was under construction for the reason that I am having difficulty in keeping straight the two dozen constructions sites that I pass in Downtown.

Galveston's Falstaff Brewery to be Redevoleped

The former Falstaff brewery in Galveston has moved a step closer to redevelopment with a new owner and plans to convert the hulking industrial building and surrounding plot into a parking lot for cruise passengers and, later, condominiums and a boutique hotel.

The new owner, a Friendswood attorney, has been aggressive in purchasing older properties for redevelopment, including the Mall of the Mainland in Texas City. Plans for the brewery building's renaissance could signal new life in an area of the island that was hard hit by Hurricane Ike in 2008.

"In terms of large-scale renovation, this is the most aggressive project in the attempt to succeed in mixed-use development" on the island, said Jeff Sjostrom, president of the Galveston Economic Development Partnership. "It could be a shot in the arm for (the area north of) Broadway. There are many exciting developments in Galveston, but this is in the center of the corridor and could kick-start other projects."

“What can we do to make people want to live in the city, not just come there to work?” It’s a question many city leaders, developers and designers ask themselves more often than they would like. While there’s no secret sauce for urban success, many municipalities find that residents seek communities that offer the amenities they want near the transit they need.

Midtown Houston revels in this idea. The area is deep in the midst of an urban resurgence. Business is booming and a crop of new developments in the area is encouraging a swift pace of growth. The Midtown Arts and Theater Center (MATCH) is one of the most buzzed about new projects in the area. 3300 Main, a proposed 400-unit residential tower next to MATCH, would complement this arts center and create a focal point for this low-density neighborhood.

Despite its great height, the residential tower is designed to work with its low-rise neighbors through the use of a technique called “borrowed view,” which allows for clear, premium sight lines from the apartment units. The design also pays special attention to the relationship between pedestrian, vehicular and train traffic. 3300 Main could help create an even stronger identity for midtown Houston, inspiring more positive growth in this area of the city.

You might think construction projects are stalling left and right in Houston. Not so, according to panelists at yesterday morning’s Bisnow New Construction & Development event.

Arch-Con CEO Michael Scheurich (right, pictured with McGriff Seibels & Williams’ Marc Boots) says a number of developments were put on pause at the end of last year/early this year. But now people are breathing again, and most are back on. Moreover, many of them are even expedited. To his amazement, even office developments are all systems go again. He says the only projects he’s had pause and not return are multifamily.

Ziegler Cooper senior principal Kurt Hull (right, pictured with moderator Thompson & Knight partner Bruce Merwin) has a slightly different experience but the same general sense. He hasn’t seen any multifamily developments stall because of oil. He has had office projects go on hold in Uptown and The Woodlands, but then he also recently received some new pure office assignments. (Those single-use buildings will become increasingly rare this cycle, he says—already, almost every project Ziegler Cooper’s working on has some mix of uses.) Kurt says developers are back to being aggressive because they’re looking at multiple years of design and construction lead time, and because no one’s making new land—if you’re going to take advantage of the best sites, you need to do it now.

Luxury builder bets high-end sales will continue to soar

In another sign that low oil prices haven't crushed demand for high-end real estate, a local builder is proposing a 16-story residential structure in the Galleria area where the most expensive units could fetch as much as $5 million.

Chris Sims, a custom home builder based in Sugar Land, is planning the new building on a tree-lined street behind Uptown Park, a high-end shopping destination off the West Loop near Post Oak Boulevard.

The new building will be called Aurora and will hold 40 units, most of which will be priced between $2 million and $2.6 million. The units will range from 3,400 to 4,000 square feet. Four two-story penthouses as large as 6,400 square feet will be priced in the $4 million to $5 million range.

Sims is buying about an acre of land at 4906 Tilbury Drive for the project, which he plans to start construction on once half the units are spoken for.

Proposal would put new shine on Theater District

Now the city's tourism arm is proposing to transform the 17-block area that includes the Alley Theatre, Jones Hall, Hobby Center and the Wortham Theater Center over the next decade into a vibrant urban hub where inviting green space with surrounding cafes and restaurants allow patrons to wait out the grueling traffic with post-performance drinks or late-night snacks.

Colorful lights and projections would flash across the monolithic exterior walls of the theater buildings. It would be a place for festivals, outside performances and interactive art installations.

The work, with a preliminary price tag of $80 million for public infrastructure upgrades, would begin with an overhaul of Jones Plaza. Eventually, the huge concrete rectangle of Bayou Place might even be torn down to make way for a new hotel and smaller structures that wouldn't interrupt the flow of the district.

"The district is driven by the major performance halls, but when you look at the public spaces around it, they are pretty dysfunctional," said Bob Eury, executive director of Central Houston. "It's very clear that the Theater District needs to take introverted buildings and bring those halls out into the pedestrian realm."

He said real estate is scarce in the district and premium-priced, so planning how to use it is important.

It’s almost trendy in other parts of the country to talk about how Houston will fail and to forget trying to get financing, Hanover Co CIO Brandt Bowden says. But they’re all wrong, and Hanover could break ground on another apartment complex here this year.

Hanover’s got two projects in lease-up, and Brandt (far right, with his fellow panelists at Bisnow’s New Construction & Development event Wednesday) says the firm was expecting a rough process at the end of last year. But he’s been pleasantly surprised; operations have remained strong. There was a huge overhang of multifamily demand—especially inside the Loop—that bled into this year.

2016 deliveries will be 40% lower than this year, and the pipeline isn’t being replenished. Hanover is considering starting construction on another development this year, and Brandt says it expects to do about three more in 2016 and 2017. If they don’t happen, it probably won’t be because of weak demand or fundamentals, Brandt says (although he does think operations might hit a snag later this year), but because there’s still been no relief on labor or construction prices.

Howard Hughes EVP Peter Doyle (center, with DHR International’s Sayres Dudley and Morris Architects’ Doug Childers) has been through seven cycles since 1965 and although he’s normally very optimistic, this time he’s prepared to hunker down. Office is getting negative absorption and he says almost every office building will end up with a sublease or two, so he expects rents to drop. But Peter admits he’s in favor of a softening in Houston and The Woodlands—the price of land, housing and leased space has increased so much that we’d started to lose our competitive edge versus other markets.

While development is easing in most sectors, retail is just coming to the table, says NewQuest EVP Chris Dray, pictured, left, with moderator Insgroup SVP Philip Wise.

NewQuest has 13 retail projects under development, including three mixed-use centers inside the Loop. One of the biggest changes is the resurgence of the big box—six or seven power centers are planned across the metro. But he’s got his eye on something that’d be a true game changer.If Gulf Coast Commercial develops vertical retail at the former Tarkett site in the Heights, it’d be the first of its kind in Texas. Nothing definitive has been announced, but Chris believes it’ll happen and says “it’ll change everything.”

Riva at the Park, located at 3331 D’Amico St. near Allen Parkway and Dunlavy Street, will be a 10-story, 29-unit high-rise overlooking Buffalo Bayou Park, one mile west of the downtown Central Business District.

The project, first announced in September, was originally slated to be a seven-story building with 22 units, but CEO Chris Sims changed his plans a few months later when the condos sold faster than he anticipated. The new floor plans range from 2,350 to 3,600 square feet and were priced from $800,000 to $1.6 million as of December.

All units have been sold, and the high-rise is expected to be completed next summer.

Update for the proposed Le Meridien @1121 Walker (former Melrose Building).

Exterior Changes:

- All existing glass will be replaced
- More glass at street level; space created for a restaurant
- The roof will become an amenity space for hotel guests which will feature a pool and bar
- Exterior brick will be cleaned and repointed where needed

Lovett closes on downtown Post Office site to build mixed-use project

Lovett Commercial has closed on the 16-acre U.S. Post Office site in downtown.

The Houston-based developer, which builds neighborhood shopping centers and urban redevelopment, did not elaborate on plans in a statement announcing the purchase. Previously, Lovett said it expects “to attract multiple uses such as retail, creative office, residential and/or a boutique hotel. Tenants that we have visited with are extremely excited about the project, its location and the possibilities.”

The purchase price was not disclosed.

I guess you didn't read the text in quotes? This is what most consider the most prime site downtown due to its size, location and potential.

The developer is behind Sawyer Yards (http://www.houstonchronicle.com/entertainment/arts-theater/article/New-100-million-Houston-development-centers-on-6403374.php#photo-8356269). A project that includes the renovation of industrial warehouses into artist studios and retail, and also new construction of apartment buildings w/ retail.

I think you're jumping to entirely too many conclusions, rellott. Might want to lower your caffeine intake a bit, you're entirely too jittery about a development in which we have no design proposals for yet.

Luxe condo to replace former museum in Houston’s Museum District

A Houston developer plans to replace a former museum in the Museum District with a luxury condominium.

Oxberry Group is planning to build The Mondrian, an eight-story, 20-unit condominium project at 5104 Caroline St., on the former site of The John C. Freeman Weather Museum. The 13,000-square-foot plot — located on the southwest corner of Caroline and Palm streets — is near the Asia Society Texas Center on Southmore Boulevard.

The Mondrian, designed by the Houston and Washington, D.C., offices of Perkins + Will, will offer one- and two-story condo units averaging 3,000 square feet.

Plans for The Mondrian are scheduled to be heard by the city of Houston planning commission on Aug. 20. If plans are approved, Oxberry Group plans to demolish the 5,097-square-foot Weather Museum building — built in 1930 — and begin construction on The Mondrian in the coming months. Presales, which will be managed by Houston-based Sudhoff Cos., are expected to start in September.

Historic downtown building reopens as hotel

Maryland-based RLJ Lodging revamped one of Houston's most historic downtown buildings into a hotel and opened its doors on Aug. 24.

The SpringHill Suites by Marriott in downtown Houston is located on Dallas Street in the former Humble Oil Building complex, which was placed on the national register of historic places in 1999.

The company first acquired the complex's three towers, which span an entire city block, in 2013 for $79.5 million. The previous 82-unit apartment tower has now been converted into a 167-suite hotel.

From NextCity an interesting take on the unique opportunities that the Bayou Greenways Project presents vis a vis related projects in L.A. and Atlanta. The figure that jumped out at me...300 miles.

With Phase One opening in October, the Greenways hopes to reclaim about 4,000 acres of that channelized space, turning the land around Houston’s bayous into public parks and roughly 300 miles of continuous hiking trails and bike paths. But the vision doesn’t end there. According to the Bayou Greenways website, it will eventually sync up the entire city via non-car transport.

“We may have a sprawling city, but the sprawl of our city is powerfully matched by the sprawl of our waterways,” an intro reads. “Our bayous cut through every neighborhood in Houston — they connect them all.”

Hines has contract to purchase Chronicle building

Houston-based Hines is under contract to buy the Houston Chronicle building and parking garage put on the market earlier this year, as the newspaper plans to move from downtown to a location on the Southwest Freeway.

John Mooz, senior managing director of Hines, confirmed the company's plans to acquire the property late Tuesday but would not expand on what it plans for the site or provide any other details.

The sale is likely to close sometime in the fourth quarter, Paul Barbetta, executive vice president and chief operating officer of the Houston Chronicle Media Group, said Tuesday.

Deccan Development (Sponsor) is constructing a 95-unit, luxury multi-family complex (“The Chelsea”) in Houston, Texas. This project is located in the highly desirable Museum District area, within 2-3 miles of the two major employment hubs, Texas Medical Center and Downtown Houston. The total project cost is estimated to be $34.5 million, of which $14 million (40.6%) is equity, and $20.5 million (59.4%) is debt.

The land has been procured, and pre-development work is well under way. The City of Houston has granted planning pre-development approval; Soil testing and environmental surveys are complete; Architect and Engineering plans are close to completion. Developer expects to break ground in October, 2015. The construction period is 18 months.

It's a nice fantasy. The article does not give any info as to this being an actual proposal, but I would love to see see something like that built just outside downtown along Allen Parkway.

Yesterday the Chron published a new article on Aurora and this interesting tidbit of info was given on another project in the design phase by Philip Johnson/Alan Ritchie:

On their website, you'll come across this under the residential tab. Museo Plaza, a mixed-use development compromising three blocks. The project consist of a ~45-story high-rise and two other buildings with office and retail space.

I kinda dig the isolated look. Towers mingling within low rises. Kinda adds a sort of Asian feel, almost like a Beijing style to where towers stretch for miles, and are not clustered in one CBD, but instead, among smaller structures over a wide area.

Seems like every other day a 40+ floor tower goes into the pipeline. :cheers:

It will be somewhere near the Port of Houston. I haven't reread the article, but I believe it will be near the Turning Basin. The article mentioned that the Sam Houston tour boat will depart from the museum.

City has shortlist for downtown redevelopment project

Downtown officials have narrowed down the list of developers they are looking at to redo downtown’s former Sakowitz building and an adjacent property to three, the latest step in a plan to add more retail options to the city center.

The Downtown Redevelopment Authority hopes to facilitate an agreement between the owner of 1111 Main and 1010 Lamar and a developer that would result in a mixed-use project with some 90,000 square feet of retail space along with residential units or a hotel.

A half dozen groups, which the authority declined to name, submitted initial proposals early this summer. Each of the three groups on the shortlist has been asked to provide additional information, which is expected to come in by Sept. 15, Ryan Leach, executive director of the Downtown Redevelopment Authority, said at a monthly board meeting Tuesday.

“If all goes well … we are hoping we can get that paper work wrapped up before the end of the year and have the project started as soon as possible thereafter,” he said.

1010 Lamar, the lower levels of this office building will be redeveloped.

This is great infill. Two years ago walking from the Preston Bridge behind the Wortham to the rail on Main, there was a single dining option, Mia Bella at Main, and no other retail. 45% of the adjacent streetscape was surface parking.

Fast forward to 2017: 45% surface parking drops to 20% and 30,000+ sq. feet of retail is added from this project and the two new residential towers.

Of course this is just one section of Preston Street. Most downtown streets have 30 to 40 blocks facing them. Lamar, McKinney and Louisiana are probably the streets with the least surface parking adjacent to them.

Some other declines in surface parking as a percentage of streetscape are Main, Rusk and Walker which drop from a combined total of 25% to 15%. :yes:

Groundbreaking set for new condominium tower in Houston


Randall Davis Co. plans to break ground this fall on a new high-rise condominium, which is seeing brisk sales despite the oil slump.

The Houston developer and its development partner, DC Partners, expect to start construction in mid-October on Arabella, a 33-story, 99-unit condo tower at 4521 San Felipe. The condominium project, which will feature 10 units with private terrace-top swimming pools, is planned for the former site of Westcreek at River Oaks apartments near Westheimer Road and the 610 Loop in the Galleria area.

Buyers have purchased about 45 percent of the condo units inside Arabella since Randall Davis Co. began presales in April. The project — which will be built near the River Oaks District, a high-end retail development from San Diego-based OliverMcMillan — is expected to be completed in January 2018.

There are appear to be more blocks coded for development on the south side of Downtown than there were in previous updates, which is encouraging.

What's also encouraging is there seems to be no slowdown in the number of new developments being proposed despite the oil industry downturn.

I think a lot of these were developed and financed before oil prices started to free fall so expect any new projects to slow down or be put on hold. If Goldman Sachs is predicting $20 next year, that will make a huge impact locally.

Midway to develop building next to megachurch

More than two years ago, Houston-based Hines inked a deal to build an office tower in the parking lot of Houston’s First Baptist Church. The building was never developed, and now another local developer is proposing a similar project.

Midway announced plans Monday for One Parkside, a 13-story tower with 225,000 square feet of office space on nearly 4 acres adjacent to the church at 7401 Katy Freeway. The company said it has started looking for tenants to pre-lease space in the building, which will also include a 10-story parking garage and a 2,000 square-foot cafe on the ground floor.

“We’re excited to introduce this marquee opportunity, positioned to take advantage of the site from an architectural, view and signage standpoint,” Shon Link, Midway’s executive vice president of development, said in a statement.

The site is at the southwest intersection of Interstate 10 and the 610 Loop.

Well, that is an opinion, I think it is oppressive from June to mid Sept, which is about 3 to 3/12 months. Not the 6 months the author characterizes it. Oct, Nov, Dec more than make up for it and I'll take 3 months of heat over a never ending winter. Houston Rocks!

I agree...all told, about four months here are difficult and eight are not. Most of October through May is reliably nice, but there is always that week or two in December or January when its cold and you buy a box of Swiss Miss which you will never finish. :yes:

Some years the transition from warm to hot weather is gradual, but June is dreadful in my opinion because nobody is used to it yet. July and August are hotter, but the wardrobe and attitude have adjusted. You travel to other cities and resent their pitiful lack of adequate cooling in cabs, hotel rooms. Back home you step off the plane and realize on the ramp that it is really, really hot. :slob: When September arrives there are pleasant days in the mix-- just like this month -- whereas July and August can be monotonously hot. In October I get a little sad because I develop a case of weather induced Stockholm syndrome. I start to miss the summer.

The Texas Medical Center has big plans in mind for some of the last unused real estate in the TMC district.

At last year's inaugural State of the TMC luncheon, Dr. Robert Robbins, CEO of the TMC, unveiled a grand vision of a new research campus dubbed TMC3. While dirt hasn't begun to move yet, he expects it to happen soon.

"This is going to put us on the map in Houston to compete with London, Shanghai, Boston, San Francisco and Singapore," Robbins said at the annual State of the Texas Medical Center event. "I am more confident standing here a year later that this is going to happen."

The Texas Medical Center plans to move forward with the convention center, hotel, retail and living space, Robbins told the HBJ. It plans to put out request for proposals in the coming months to get those projects started.

Robbins added that he already has the developers willing to front the initial costs for these projects, but did not elaborate on which ones specifically. He also said the Texas Medical Center will launch a philanthropic campaign to help fund the project.

Midway and Lionstone Investments are partnering up to continue developing Downtown Houston’s GreenStreet, a 570k SF mixed-use complex in the CBD. JLL arranged the partnership. Midway purchased the property in 2012 and has been rebranding and redeveloping it ever since (Hotel Alessandra is underway).
