With oil still close to $57 for WTI and $65 Brent, there appears to be some stability in the market. So the developers can exhale and the lenders can lend again.

And the Astros are in first place, for the moment. :cool:

The Astoria and the Belfiore are both for-sale condo buildings. Nobody is leasing anything. They are BUYING units.

Secondly, the Hanover River Oaks isn't likely to happen. It isn't 100% that they won't go forward, but the demolition of the property is being done by the landowner to reduce taxes and insurance liabilities for having vacant properties on his land. Construction is NOT moving forward in the immediate future.

The worst part about that is the Kirby Collection two-block project is just a stone's thrown away and has been cleared for months but there's no sign of development. Would be horrible to have all of this vacant land in the heart of Upper Kirby.

Keeping my fingers crossed on Kirby Collection. That's a great project and I'd hate to have the two blocks look like how they do for much longer.

Houston was 2nd in absorption for Q1 2015, but that number may have been distorted by Exxon Mobil. Per BisNow:

"Blame stunted oil prices or the tsunami of deliveries: Houston office rent growth fell out of the top 10 in North America, according to new data by Colliers. But there's good news: our leasing activity is still among the best on the continent.

Houston was fifth on the continent for CBD office rent growth in Q4, with more than 10% year-over-year increases. That’s dropped considerably; Colliers recorded only 1% growth in Q1 ’15. San Francisco held onto the No. 1 slot, growing rates 14% from Q1 ’14 to Q1 ’15. On the other hand, Houston’s absorption is still nearly the best in North America. Last quarter, we soaked up 1.3M SF of office space, only slightly second to Dallas. That’s not much of a drop from 2014, when we absorbed 6.8M SF, or about 1.7M SF on average each quarter.

One huge difference from last year is how that absorption is broken down—last quarter, Houston had the fourth-highest CBD absorption in North America. This quarter, all 1.3M SF of positive net absorption came from the suburbs, and most of it's from Exxon. The Bayou City held onto the top slots in new supply and space under construction again—no surprise, since we’re still working through our record pipeline. In Q1, we delivered 3.5M SF of office space, well above the second-closest city (NYC Midtown, 2.3M SF). Amid that, our overall vacancy rose to 12.6%. We still have 14.5M SF underway, still nearly double the runner up (Seattle, 8.3M SF)..."

The Wall Street Journal reports the "new normal" of lower oil prices beginning to show its effects in Houston:

Office Markets in Tech-Heavy Cities Lead 2015 Pack
Signs of a slowdown in areas tied to energy production

The U.S. office market continued its slow-and-steady recovery in the first quarter, with technology-heavy markets leading an overall modest growth of rents and occupancies.

While the tech-heavy markets keep growing, there are signs of a slowdown in markets heavily dependent on oil. Houston, home to nearly one-sixth of the office space under construction in the U.S., has seen a jump in sublease space as energy employers shed offices.

At the end of the first quarter, 6.3 million square feet of sublease space was available, up from 4.8 million at the end of 2014, according to real-estate brokerage Savills Studley. These listings “were dominated by large blocks of space posted by those directly affected from the new normal of oil prices,” the company said in a report.

* Live within 3 miles of one of the new METRO light rail lines
* Be 18 years of age or older
* Not currently reside with someone who is already participating in the TRAIN Study

I'm feeling all turned around, but it looks like the old Shamrock parcel where Texas A&M has its medical facility.

I remember that bank building going up in 1963, so it will be a shame to see it go.

Which hospital would be expanding there? I could definitely see a few more hotels needed, but it seems like all the major hospitals are already expanding.

I worked at the Med center for over 20 years. There used to be an Art Deco Prudential building which later UT purchased. In addition there was a "Nations Bank" nearby. I haven't spent much time there since my wife became ill. Which of these sites is being used for this project? It appears to be the old Prudential site.

I was off by one block. The old Prudential building was on Fannin and Holcombe.
Many years ago the Bank of America was the Nations Bank building. But then the tall Chase building downtown was called the Texas Commerce Tower and on and on. I'm glad the city hasn't changed it's name.

Let's wait and see if the money's there and who the tenants would be.

There have been a couple of positive reports saying both Kirby Grove and the Hines building on San Felipe are leasing up despite the downturn. Maybe the pattern is repeating in other parts of town.

And oil prices have been on a tear the past week. Nothing about the fundamentals explains it, but I'm certain some of the businesses that suffered losses in Q1 may be in the black again. We'll see how long it lasts.

Whole Foods to open in Midtown

Whole Foods Market is planning to open a new store in Midtown, its 11th in the greater Houston area.

The store, on Elgin between Smith and Brazos streets, will have around 40,000 square feet and open by the end of 2017, a spokeswoman said late Wednesday.


The Austin-based organic grocer also announced plans Wednesday to launch a new "value-oriented" concept targeting millennial shoppers.

These stores, which will begin opening next year, will feature "modern, streamlined design, innovative technology and a curated selection."

On a conference call to discuss the company's second-quarter earnings, co-CEO Walter Robb said the new concept will be "unlike anything that currently exists in the marketplace."

He said Whole Foods is building a team to focus on the new brand and negotiate leases.

The company did not say if the new Midtown store would be a new concept.

That's a positive development, bringing a major grocer to near Downtown (in an area where the number of grocery choices is limited) and it puts a grocery on the ground floor of one of those apartment blocks, which should be a major selling point. Hopefully, we'll see more of these.

The company did not say if the new Midtown store would be a new concept.

Oh, they pretty much did.:D

My friend works for whole foods. He says this WF will occupy a portion of the ground floor of this city block and four levels of habitable space will rise above it. Value oriented = something akin to Randalls/Safeway.

New Whole Foods to feature luxe apartments

More apartments will join the newly announced Whole Foods Market planned for Midtown.

The Morgan Group will build more than 260 high-end apartments atop the grocery store, according to the Houston Chronicle. It will be one of the Houston-based developer’s Pearl communities — and it will be next to the Pearl Midtown, at 3101 Smith St.

Austin-based Whole Foods Market Inc. (Nasdaq: WFM) this week revealed that its Midtown location would be on Elgin Street, between Smith and Brazos streets, and would open by the end of 2017.

Houston-based architecture firm Ziegler Cooper is designing the apartment building, which will offer studio, one- and two-bedroom units averaging 820 square feet, according to the Chronicle.

Construction on the new Pearl is expected to start early next year.

Energy Gateway District: A new mixed-use development being planned by MetroNational at I-10 & Gessner, directly across from Hermann Memorial City (the box with the crown). Only an office tower has been confirmed so far, but a second and a hotel are rumored to be on the boards as well.

Took a walking tour of the downtown on Friday ( minus the bayou). A few observations. Counted seventeen Tower cranes and six other large cranes. Counted twenty one sites under construction. The downtown appears to be "thickening up". Years ago it appeared lopsided with all the high rises essentially west of Main street. No more. Looking much better now.

The team engaged Houston First Board Members, local businesses, political leadership, and executives of the performing arts organizations through visioning workshops led by Arup.

That will be great, The Theater District really needs this overhaul. It's pretty much a dead zone other than when people go into and get out of plays and shows. And the buildings down there are butt ugly 70's and 80's abominations against mankind.

Apartments break ground near the Astrodome

Houston-based developer Allied Orion Group LLC announced late on May 13 it recently broke ground on a 281-unit apartment community just outside of the 610 Loop in southwest Houston.

The Beacon at Buffalo Pointe, at 10301 Buffalo Speedway, is less than two miles from NRG Park, home of the Astrodome and NRG Stadium. Houston-based Steinberg Design Collaborative Architects designed the project, which is expected to open in the first quarter of 2016.

White Oak Music Hall brings multi-stage music experience to Houston

Pegstar Concerts head Jagi Katial is a busy man. The concert promoter is in the thick of final preparations for the sixth edition of Free Press Summer Festival, the two-day music festival in June that the concert promotions group has put on at Eleanor Tinsley Park since 2009.

He’s also overseeing the construction of a five-acre, large-scale live music complex just north of Houston’s downtown at 2915 N. Main and North Street.

Dubbed White Oak Music Hall, the new venue will feature three stages. There will be two indoor stages (one smaller, one larger) and one located outdoors which will have capacity for up to 3,000 people to rock and or roll under the stars.

The smaller room can accommodate up to 400 people, while the larger room is expected to be able to hold up to 1,400.

Katial hopes for the first show at White Oak Music Hall to happen sometime in February 2016, barring any extreme weather issues.

The Texas Medical Center hopes to develop a nearly 30-acre campus with a large retail component, plus a hotel, conference center and lab and medical space. Conceptual renderings show a rectangular-shaped plot of land with buildings and a helix-shaped plaza and green space in the interior.

Bill McKeon, executive vice president, chief strategy officer, and chief operating officer of Texas Medical Center, presented the plan for the Texas Medical Center 3 “Innovation Campus” during the Urban Land Institute’s spring meeting in Houston.

The area is now a parking lot near M.D. Anderson Cancer Center and BCM McNair on 28.6 acres. McKeon said the board is set to approve the plans this summer and the work could take four to five years. The initial renderings are not final.

If that place has to exist, I wish they could overhaul the cheez factor of the aquarium. It makes Bayou Place look like a class act. Is that cinema still at Bayou Place? To be the only movie theater in downtown, it sure is hidden. Is Edwards the only mainstream cinema inside the loop?

Yes, the Aquarium is laughable. The only worth it has is the view from the ferris wheel at night.

Sundance Cinemas is still at Bayou Place and it is quite a nice place to watch movies, the seating and food are far above average. Edwards at Greenway is the only mainstream/large cinema inside 610 that I know of.

Tower to bring luxury condos to The Woodlands

A 23-story residential tower with 84 high-end condominiums is being developed in The Woodlands, the planned community north of Houston that has grown more upscale over the years.

The Woodlands Development Co., a subsidiary of Dallas-based Howard Hughes Corp., said the new building will be the area's first high-rise project of its kind.

"There has been a great demand escalating for high-rise living in the heart of The Woodlands Town Center for the last few years," Paul Layne, executive vice president of master-planned communities for the Howard Hughes Corp. said in a statement.

The building, Treviso at Waterway Square, will be developed along the Woodlands Waterway in the area's commercial district near office towers restaurants and shops. A new Westin hotel is being built next door at One Waterway Square.

Treviso was designed by the Preston Partnership and named after a village in northern Italy. Both places, the developer said, have waterways, bustling streets lined with bridges and pedestrian plazas near restaurants and shops.

I recently took a spin around Houston for miles and miles.

I think anyone would be hard-pressed to find another major city in America with so much new construction - especially towers.

It's bananas. Maybe DC/Virginia?

Construction in every nook and cranny.

The level of new construction in Houston is transformative and is changing the urban cityscape.

Downtown, Beltway 8 (Westchase/Bellaire area), I-10 Energy Corridor and the Galleria/Post Oak areas have especially exploded.

My favorite still under construction is the BHP Billiton Petroleum Tower (http://media.bizj.us/view/img/20001/40aks-hr-linear-cropped*750.jpg). Simple, classy and sleek.

Landscape architects West 8 selected to master plan Houston Botanic Garden.

Houston’s flourishing arts and culture firmament stands to gain another leg-up, with master plans for the first Houston Botanic Garden underway. The non-profit organization has designated landscape architecture practice West 8 to helm plans for a new garden on the site of the 120-acre Glenbrook Park Golf Course, located between downtown and Hobby Airport. Houston Botanic Garden will take control of the site, which is currently leased to it by the City of Houston, if it can raise $20 million by the end of 2017.

West 8, which was commissioned on April 1 following a national search process, is in the midst of site analysis and input from local stakeholders regarding a vision for the cultural institution. “The arts community is very strong in Houston, so this botanic garden is kind of a high-level vision of what we hope to achieve,” said Jamie Maslyn Larson, principal-in-charge of West 8’s American projects.

Memorial Park would have been perfect as unfortunately, a lot of the trees we lost due to drought. I'm not a big fan of the current plan for Memorial Park, we need more recreation like tennis courts, soccer fields, baseball fields, and basketball courts in the inside the loop.

Hermann Park already has two gardens. While a more attractive/touristy location in the west side of the loop would be nice, the natural setting of the Glenbrook golf course seems unmatched. I'm actually happy it's here. I'm sure it will further drive people to realize the value of our bayous, in an area of the inner loop that isn't seen as valuable the west side, yet. Just looking at the bigger picture is very exciting, together with the Greenways 2020 initiative and the Buffalo Bayou project, the Botanical Gardens are just adding to making the Bayou City an actually appealing and aesthetically attractive city.

If this botanical garden approximates the Fairchild Tropical Gardens, the Jungle Gardens of Avery Island, or the Cypress Gardens of Florida, it will be a splendid addition to the Houston area. The garden could highlight the varied vegetation which grows in our near tropical climate. No other large city in Texas (except San Antonio) can have gardens of this type.

Baylor St. Luke's to move forward on McNair campus construction

The Baylor College of Medicine and CHI St. Luke's Health appear to be moving forward on construction at the Baylor St. Luke's McNair campus in the Texas Medical Center.
CHI Baylor St. Luke's filed $16 million worth of building permits with the city of Houston last week. Two of the permits list hospital build-outs valued at $8 million and $4 million, and the third permit is for a hospital remodel, valued at $4 million.

The new McNair campus hospital is a big focus for the Baylor College of Medicine and CHI St. Luke's. The campus opened in January, and during a tour in October, Charles Gianfagna, the commissioning officer for the master facility plan, had said there were plans to build a second patient tower, as well as a medical office building possibly as early as November of this year.

A Houston developer wants to bring a bit of urban sensibility to the Energy Corridor, a section of west Houston known for its suburban office campuses, chain-filled strip malls and outsized apartment buildings.

The developer, PM Realty Group, is committing $1 billion to building a bustling mixed-use community of upscale apartments, outdoor restaurants, hotels and high-rise office towers housing companies seeking to recruit a younger generation of workers who value the outdoors, collaboration with colleagues and an abundance of amenities.

Construction is scheduled to begin next year, and the first office building could break ground before the company finds a tenant to occupy it.

Midtown ‘Superblock’ to be completed in time for Super Bowl

Officials broke ground Thursday on a six-acre site in Midtown that economic development officials have hoped will be transformed into an urban park for at least 15 years.

The long-awaited Midtown Park project, also known as the Superblock, sits on a large piece of undeveloped land at Travis and Anita Streets. The project is being developed jointly by the Midtown Redevelopment Authority and Camden Properties to create a mixed-use facility with a public park, retail space, a 300-unit apartment complex and a public parking garage.

Downtown hotel moves forward

A building permit has been approved for Aloft's latest Houston project, a redevelopment of a building at 820 Fannin St. that dates back to 1913.
The permit for the renovation of the 10-story, 125,000-square-foot property was valued at $7.7 million.

According to a listing on the website for Starwood Hotels and Resorts, which operates Aloft, the hotel is expected to open in June of 2016. Representatives for Starwood weren't immediately available for comment.

Another mini-boom. Is it me or does the TMC expand when O&G is down? Maybe its construction costs? Or just ironic timing.
