I agree, and also the downtown area is home to many young professionals, environmentalists, etc who would and do buy 7th Generation products. Not only that but throw in some chi-chi neighbors from Roosevelt, Willo, and Encanto (to name a few) and there are enough willing to buy from Oakville. If not, they sell the cheap stuff at CVS...

yup, and those people in those neighborhoods would be much more inclined to go to AJ's for the bigger selection, better hours, easier parking, and supporting a local company.

Nice, anything that covers up the barren gray walls at Cityscape is a good thing. I think it does count as the Western edge of the "Legends" thing, though thats not really a district in any sense and will likely just cause confusion (a la "Copper Square"). I like the image of the multi level news ticker thing, that looks much more big city than the puny one they have over at the Cronkite school.

but the scrolling board says "it's gonna be really hot"

that website as well as the renderings look so unprofessional. Not to mention they are advertising "downtown live" as part of their portfolio, but that project obviously isn't happening since it's called Legends Entertainment District.

Downtown Live appears to be some web property owned by US Airways Center for their marketing purposes.

I think, but am not certain it's better than "Legends Entertainment District" because that truthfully sounds like something in Tucson or Scottsdale.

Makes me think of the new B1G. Seriously, going to 12 team, keeping the Big 10 name, re-branding (sort of as B1G) and diving between legends and leaders. Makes me laugh. About as much as I laugh at Legends Entertainment District.

The lights, signs and digital scrolls make a huge difference on the appearance of CityScape; it completely dresses up the drab exterior of the building on an important corner (1st Ave and Jefferson). They needed to start this project yesterday. It would have left a much better impression on visitors and residents who aren't often in downtown but make it out for the All Star Game/Fan Fest...

There is a sign on the front door of Oakville that confirms it opens tomorrow at 10:00am. I also walked by tiled kilt. There looked to be 100 people in the restaurant eating, but the doors were locked. Must be a test of the kitchen or something. The inside looks great.

PHOENIX - Oakville Grocery, 50 W. Jefferson St., opens 7 a.m. Thursday at the CityScape development downtown.

As part of its opening, the store donated 600 bottles of water to benefit St. Mary's Food Bank. The first 100 people to donate $5 for the water drive will receive a $10 gift certificate to the store. Cases of bottled water can be dropped off at the store through Tuesday.

The 10,000-square-foot urban grocery has a coffee and bakery bar, deli, wine bar, three beers on tap and produce, meats, cheeses, pastas, dairy, snacks, beverages and sundry goods. Hours are 7 a.m.-9 p.m. Monday through Saturday, 10 a.m.-5 p.m. Sunday.

Agreed. If it works it'll be because people staying at the Palomar, Westin, etc have to use it b/c there's nothing else around and they more or less have to pay for over priced stuff. If you live in Encanto, Willo, Roosevelt, FQ Story, etc. why would you go to Oakville? AJs in Uptown Plaza is just as close, has a vastly superior selection, competitive pricing, easier parking, is easier to get to, and above all if you shop they're you're buying local (something Central PHX people are likely to be more conscious of than suburbanites).

I went to Oakville this morning to get coffee and decided to purchase a package of Orbig Wintermint gum, it wen't like this.

Me: *places gum on counter*
Girl at register: That'll be $2.91 please.
Me: no, I only want one packet of gum, thank you though.
girl: It's $2.69 plus tax
Me: ................
girl: do you want it?
Me: No, I'm going to CVS

I purchased the item at CVS for $1.19 plus tax. I'm not sure Oakville will do so well when they are charging twice the price of their next door neighbors, or anyone else for that matter.

Stopped by Cityscape and Oakville this morning and generally liked what I saw. It's definitely not a grocery store where you would do your weekly shopping but it has all the staples and if great for if you run out of milk or bread or toilet paper, and yes, they even have Charmin Ultra. :D Definitely has a city vibe to it with the small shopping carts and small quantity of items, but it does seems to have a little of everything.

I also like how they left the windows on Jefferson and on Central so you can view inside instead of putting up graphics like CVS did.

Not quite as useless as I expected. They had Pepsi 36-packs for $6.99. They had several varieties of mustard, all gourmet stuff, sometime you just want French's. I guess that CVS would have it. The produce was promising in terms of selection, you could put together the makings of a salad. All the lettuce was in containers though. I think I would end up relying on CVS for basics like catfood/litter, paper products, cleaning products, etc. I still think a Fresh and Easy or Trader Joe's would do better there.

I don't know if downtown is really ready to support a full on grocery store like a Fresh & Easy. Oakvile may work because they will rely heavily on the lunch crowd as well going to eat there...about half the place is setup to order food ready to eat while the other half is grocery.

And I know to a Bostonian, us complaining about the humidity is downright hilarious (I grew up in Ohio, I know what "real" humidity feels like), but when its bone dry most of the year, you definitely notice the difference... ;)

The elevator core is topped out at 11 floors but the actually hotel floors has been at #9 for a while.

You don't think that vinyl or flat plex signage on the South Elevation that says Tilted Kilt looks tacky when you have the same layout internally illuminated with 5" depth right around the corner from it? It's so wrong on several levels as in inconsistent, overkill, and just plain tacky.

Honestly when I saw it the first time (while taking the picture), I thought...hey, that's kind of cool how they mixed it up with the signage like that. I have no problems with it.

Maybe it just so very slightly reminded me of how they used to paint signage directly onto brick buildings...always liked that.

I've been to Oakville twice now - once last weekend and we picked up some deli meats and cheeses. The prices really weren't that bad especially considering that it is organic and high quality food.

The whole place was pretty busy. I especially like that they validate parking since I work in the Capitol Mall and have to drive there to get everything done on my lunch hour.

It's obvious to me they put the money in the most visible sign (the one visible from Washington and everything east) and skimped on the one that isn't visible from anywhere except south on first. You can't see that south one from Jefferson if you're traveling east.

They are adding more re-rod to the elevator core right now, but it looks different than it did before. As mentioned, it looks taller than previous floors. Hopefully this doesn't mean they are topping out, but they are definitely working on the core today.

It would make sense that the last floor or two (penthouse floors) of the hotel would have taller plates.

I wouldn't get too excited about this being part of an upper tower. HX certainly would have notified us about a permit...

HX and i were downtown just a few minutes ago. We are thinking they are capping the hotel. We looked at rebar and all. It is looking like they are finishing the 11th floor and adding up to a utility floor above. Of course, all hope are that we are wrong and they will change and move forward on more, but we might have to get used to just a cool hotel, which is pretty awesome considering things!!!!!

They look...the same? Right? Chris and I thought they looked as though they would be the last onces since they are squared off at the top but that's how they looked in the past as well.

yeah the band last night was fantastic. They played nothing but covers, mostly older songs. It's hard to find Lost Abbey on draft here so that was nice to see.

Agree with the comments on Copper Blues. Went there on Saturday and was really impressed. Solid Beer selection although I would prefer a few more IPA's. Really cool view from the bar on the patio area. Band was pretty impressive and the place was packed.

Any further information available HX?

What this means is that they've figured out exactly what will eventually be built on top of the hotel, traced all of the revised structural loads, and now are making modifications to the top hotel columns and braces to accommodate those future loads.

They would have to pull a revision to the existing building permit in order to do this (as shown by HX). I would assume then that any new tower on top would have a new permit (at some yet unknown future date).

So at least we know they've figured the building out and are physically planning for future expansion. Time will tell if it ever happens.

Anybody have a contact at the architect's office (or structural engineer) or at RED to find out what they've decided? Even if they can't tell us (yet), maybe somebody could find out the planned height and/or number of floors. I'll bet the concrete contractor knows.

Really? That's the best case scenario in my opinion.

Office is nice, but people leave downtown after work so it doesn't actually help with the 5:00+ ghost town.

Condos are good too, but in this market, they would probably stay empty a long time.

Apartments have the best chance of actually getting filled with people...people that actually stay downtown, which is the #1 thing we need in my opinion.
Hell, they will probably get half filled with the students at the newly moved Law School across the street. :)

Edit: BTW...have you heard anything on number of units/floors?

notice how different that area feels now? Alta is supporting retail on the north side of the building pretty much on its own. If we could get 150 units at cityscape, I'd shit.

Wasn't there originally supposed to be Apartments above the Lucky Strike/5 Guys/etc. building portion? Didn't that get axed for lack of something (funding? probability? Interest?)? Do you remember how many apts there were supposed to be, or at least the area of the footprint of the old apartments and the number of stories... maybe that can be related to the current footprint of the palomar to figure out how many more stories it might have.

The apartments that were originally planned to go above the retail on Patriot's Square were axed because Renaissance One owns the air right or something like that...RED wasn't allowed to build anything that obstructed their office views. Or at least that was the story of why it didn't happen. They may have also been a bit afraid if it would work or not...but now seeing the success of Alta and 44 Monroe, I think they feel it's not as much of a risk as they originally thought.

My concern with apartments has not so much to do with what would be best for downtown, but with the developers relative experience in constructing them. RED is known primarily for their strip center retail. I am concerned with their ability to bring the product to market.

I do believe that more full time residents in downtown is exactly what would be best for the city and future development. It's just me being guarded against let down. I just personally feel that apartments with the goal of turning them into condos combined with it being RED makes it less likely to get done. In addition what will it look like? I have heard rumors, but will it pencil?

Where will parking for apartments be? Is there that much in the garage below the hotel? We all know that nothing can survive in Phoenix without tons of parking spaces.

I do believe that more full time residents in downtown is exactly what would be best for the city and future development. It's just me being guarded against let down. I just personally feel that apartments with the goal of turning them into condos combined with it being RED makes it less likely to get done. In addition what will it look like? I have heard rumors, but will it pencil?

I can see your concern but in their defense, they were able to get a pretty nice office tower up and the hotel is going up.

Where will parking for apartments be? Is there that much in the garage below the hotel? We all know that nothing can survive in Phoenix without tons of parking spaces.

There must be 9 stories of parking underneath that building. The hole was huge.

Real people living right there is a boon, no matter who is building/managing. If RED has only done shopping centers (which is not entirely true), the fact that they've done Cityscape with a pretty good retail/office and hotel component, there's no reason why it shouldn't work out. The fact that the retail portion looks meh, doesn't take away from the fact that the retail mix is very good.

Other than the last floor looking like it is taller than the ones beneath it, everything looks the same as before in what they are doing today. Rebar looks the same and thay have a ton og guys working on it like they used to. The tower crane is going non-stop. Hopefully they just keep going up....

Went to cityscape today and saw lots of movement as well, I thought that the elevator core looked a bit taller but that's jsut me. It wasn't hot at all though I went at around 1:30 and it was pleasant outside for it being July, took some pics as well not of best quality but it is what it is.

y'all realize that all you've gotta do is ask a construction guy on the site and he can (and will) usually tell you all sorts information about their plans. Unless all the guesswork is fun, which I suspect it kind of is.

Is it just me or is the driver of that Dodge Ram waaaaaay too far up and almost hitting the train? I hate cars that block pedestrian walkaways.

I think people ask the workers all of the time, but their information is, at best, outdated. Wasn't someone told by a worker that the tower crane would be removed by July 1?

Just thought I would check in. I am in NYC, but am keeping up with the good info from here for the next 2 weeks.

I had a thought before leaving, as per the higher floor level on the last floor we saw added to the hotel, wasn't there an open air break between the hotel and the condos or whatever above it? Could this be that break in the old rendering, or is it just a change to a higher floor height level??? Thoughts?

Couldn't they also just be building the hotel but leaving the top structurally ready to add floors in the future is need be? That's what they did with the Phoenix Financial Center on Central Avenue:

It was actually in the alleyway between Matador (gangster cholo club on Friday nights) and Sky Lounge/602/Bar Smith (cholo clubs on friday nights.)

It's about the 4th or 5th time that has happened since I moved into the neighborhood. It's always the same shit, some monkey hits on some other monkey's girlfriend and he gets his homies and a big fight breaks out, the bouncers kick them out and then one of them goes to get a gun and pow pow pow three monkeys dead.

Just one of the many reasons I wish all three of those businesses on Washington would cease to exist. I'd rather have empty storefronts than the crap that is there now.

I certainly don't think they are the most up to date but at least it doesn't say it will be in an 11 story commercial building.

For what it's worth, I can now see the elevator shaft from my office in the Capitol Mall. It had previously been blocked by what I believe to be the Calvin C. Goode Building.
