[QUOTE=plinko;4857648]Once upon a time there was a bookstore in the Arizona Center...a B Dalton...

I think that was the last downtown bookstore (aside from the architectural bookstore that was briefly at Central and McDowell prior to that heinous CVS going in). Changing Hands would be marvelous, but they'd have to give them a big break on the rent.]

I think the name of the archiectural bookstore was Structures. It was a great place, hated to see it go. I would love to see something like that go in at CS.

i thought the one on central south of mcd was "volumes"?

also, there was a bookstore (used or both) in the Luhrs Bldg, facing Jefferson, not that long ago (5 years maybe?) i think it was called Book Island or something.

I think on the north side of CS there should be a small corporate bookstore that can pay the rent but south of there either on Jackson St. or by the Duece should be a Changing Hands for book signings and readings.

They have an elevator inside the urban outfitters space now so it's obvious its going to be a big ass store. Looking like there is going to be a second floor patio as well on the south side of the mall facing the park inside...

Nice pics. Very nice. Lots of glass on those retail buildings, which is better than gray stucco. I like the one where your standing on Central and Washington facing Gold's Gym and you can see how much that street corner has improved. Stupid people protesting hahaha. Shame on them. Looks good except for CVS. But we all know what's wrong with that corner so I won't get into detail.

Do you know what their issue is or do you just assume that anybody protesting anything is stupid?

Jun 4, 2010, 12:44 AM
At least they did one thing right and put an entrance into the CVS on the corner, hopefully it doesn't get turned into an emergency exit one day and the doors covered with paper from the inside.

Imagine how that corner would have looked without an entrance there and no glass, holy crap.

They protest non-union labor. Everytime my company builds something they are there with "Shame on University of Phoenix" signs. I do know they are non-union people themselves that are hired to hold the sign for minimum wage.

Great pics by the way.

Wow, just absolutely wow. This is really a shame. Value engineering at its worst. There is a Fry's on 19th St. & Highland, when you exit off of the 51 heading north onto Highland you face the back of the Fry's. This looks exactly like that. Like the back of a freaking Fry's - the freaking back!

True John True!!! There does have to be a backside somewhere. Also, I don't think they are nearly done with signage and other adornments to break up the wall space.

So do we think the bear and wine signs that are covered are that way because they still need to wait until their liquor permit is approved or something?

HooverDam

True John True!!! There does have to be a backside somewhere.

There does need to be service entries and things, but why can every city in America figure out how to do that in an elegant, urban way except for Phoenix? Having the backside of a complex facing some of Phoenix's best historic structures is just awful design.

Vicelord John
Jun 4, 2010, 4:32 PM
well I sort of see their line of thinking.

You want the main front entrance to be where most people come in. I can assure you the entrance on the NEC will be used MUCH more than the one on the SWC. Outside of gov't workers, who will use the SWC? Bums? Most businesses and residents will be coming from the north or the east.

I agree with John, I won't be hanging out there. Bowling is already sorta pricey relative to how fun it is, and Lucky Strike charges an arm and a leg. Im glad its going in CityScape, and I hope people leaving ballgames and events will patronize it, but Ill probably go once for the novelty and be done with it. Im pretty sure Lucky Strikes lanes aren't even regulation length (theyre shorter), so it seems all sorta silly to me.

Id love to see a proper bowling alley (AMF or whatever) somewhere in the Evans Churchill neighborhood on one of the many dirt lots, with affordable apartments above it, that would be rad.

As for bowling, I really am terrible at it, so I won't be going. I have no idea why...I have plenty of strength, I'm a big guy, but I just gutter the damn ball all of the time. I'm lucky to hit 60 in a game.

I do some work downtown and am off for the summer. I also workout downtown.

So, good news! There are now 7 new rebar columns in place where the hotel will be. They would be all that are needed once poured to go to the second level.

Around the elevator core are some big and sturdy support scaffolding, about a foot below the current cement level of the core. They look like they are there to either support the core molds or people as they connect the forms to the elevator shaft rebar..... I took pictures. They will come later.

Jun 9, 2010, 5:53 AM
Doubtful since that block sits on top of a parking structure. There's probably a trench drain that rings each fountain and sends the water through a re-circ pump. That's just a big sun absorbing, heat radiating concrete plaza with little shade and few real places to stop and enjoy the outdoors. It certainly isn't a 'park'.

I've yet to see anything in this development that makes me say 'yes, I want to go there' or 'that looks like a nice place to sit down and eat lunch'

Again, I save my final opinion until it's open and I can see it for myself, but so far it's just horribly uninteresting, from an urban or architectural point of view.

Somebody tell me what I'm missing here?

Just when you thought they couldn't add any more trees to the PSP courtyard. ... They opened up three of the circular old tree wells next to the steps and added three more trees. We are running out of room to walk now. LOL! Seriously, they have actually added more trees than i thought were originally put in the artist renditions.

How many trees are already installed...and how many more are still to be added, because they are still pouring more planters.

I know many are complaining about shade structures, but in a few years, these trees are going to have a lot of shade to offer. I too would like shade canopies, but if live trees do the same thing in a few years that shade canopies would. I vote for the trees.

You aren't kidding. They just added 4 new trues on the North side, and they are adding planters on the North west corner. They used that Northwest corener to park a lot of equipment, but that has been cleared away and they are builing new planters. It looks like they plan on covering every inch of the pavement with natural shade.

Found a RED Development media kit dated May 30th, 2010 which had some Cityscape information in it. Nothing new that we didn't know about, but it does show the hotel at 240 rooms (I think previous was 250 rooms) and all the other updated retail (they finally stopped putting AJs in their releases and also no mention of residential like they always had) so at least it still definitely looks like a go.

I don't want to burst any bubbles, but there is currently no movement on a second tower. I'm not sure exactly what they are building at this time, but it is unfortunately not the start of the hotel portion of the building. There currently is no funding and the architect hasn't drawn anything in probably a year.

In addition with the future opening of the Westin at "Freeport McMoran" Tower, the demand for downtown hotel room inventory will be further strained making financing even more difficult to obtain.

Sucks...but I believe it. No permits out there means no tower.

As for what they are building at this time, my thinking is that they are building up to match the rest of the retail building in what would be the lobby of the hotel but wont go up further then that. They do have a permit that was issued long ago for "Levels 2-3 of the South Tower" but there isn't anything for anything past that.

Like I said...sucks.

Dumb question for the day. If the hotel tower is just south of the existing tower, what was the other, taller tower supposed to house?

Originally that 2nd taller tower was supposed to be the tallest we'd have, no? Now, even if it gets built, I assume it will barely be taller than the current tower there?

HX_Guy
Jun 18, 2010, 7:07 PM
Actually, much shorter than the current tower there.

Originally it was supposed to be a 44 story 510' tower made up for hotel + condos. It then got cut back to hotel + less condos which would have put it at 298'. Now, with just hotel, it looks to be about 12 stories total and ~150'?

Well they said the hotel is supposed to be built, and topped out with either condos or office space.

:jester:I don't think there's much danger of the DT hotel market becoming oversaturated after all we lost the GOP convention in large part due to a lack of suitable hotel rooms. Palomar, Luhrs and the now gone Ramada Boutique could all be absorbed along with a Colliers convention hotel for a remodeled south convention center building.

I know it is a little thing, but I am so glad they have taken the solid wall out of the west side on 1st ave and replaced a large chunk with floor to ceiling windows. Now it is not just a long blank wall, along the covered walkway around the parking entrance. With these windows and the 5 trees it makes the side much more appealing. With more signage and lighting, this side will be nice across from the light rail.

Believe it or not, even more panters are being put in. DAMN!!!!!

The main decking, striped alternating textures, seems to be in around all the dancing water features.

Most of the pedestrian bridge is now covered in the grey metal finish.

They look close to pouring cement for the second floor around the hotel area.

...and lots of other little stuff too...

Found a timeline of projected opening dates for Cityscape. This was written back in April so things may change...

http://www.downtownphoenix.com/blog/tag/palomar/

APRIL: Firms will soon be moving into the office tower at Central Avenue and Washington. Also, the construction team will complete an 80-foot long elevated pedestrian bridge crossing above Central and connecting to the new Patriots Square Park and CityScape’s retail by month’s end.

MAY: Gold’s Gym to open.

JUNE: Landscaping of Patriots Square Park to be completed.

JULY: Opening of hipster-friendly Urban Outfitters and Lucky Strike Bowling, plus Designer District, CVS pharmacy, Republic of Couture and Press Coffee.

SEPTEMBER: Oakville Grocery to open.

NOVEMBER/DECEMBER: Chef Aaron May to open a noodle bar and small Taqueria, La Grande Orange owners to open Public House, plus The Breakfast Club and a Sam Fox chop house to make debuts.

From my limited poiint of view the rebar that is currently going in on the south tower is not extending above the level where it is on the east side, but they are pouring cement today. The tower crane has been busy all morning.

The finishing touches are being done on the PSP portion of the project. The concrete sidewalk on the corner of washington and central is finally poured and they are slowly working their way along washington toward first avenue with the sidewalk. The tree planters at the corner of 1st ave and washington are slowly taking shape, although they filled one with water over the weekend and it leaked through to the parking garage.

You can look into the building on the North side of PSP and see that they are installing drywall.

Despite all of the progress, therer is no way the PSP portion is ready to open any time in July.

One question: Does someone have an updated map of where everything will go? I can't remember where lucky strike is supposed to be located.

Tilted Kilt confirmed! Also some other updates in there...like BrewPublic Craft House? Had we heard about that? And looks like the sushi place will be called Silk Sushi.
The article also mentions that Lucky Strike is opening this month as is Five Guys Burgers? They have 2 weeks left...are they really that close to opening those?

The Tilted Kilt Pub & Eatery is the latest business to sign on with the CityScape project, joining 14 other eateries in the works.

This suburban chain with locations in Tempe, Mesa, Scottsdale, and Peoria will make the jump to Phoenix proper in the fall of 2010. The Tilted Kilt brings a Celtic flair to the CityScape offerings, and an eye-catching waitstaff to rival even the Hooters crew.

The Tilted Kilt will be preceded by two other booze-fueled restaurants scheduled to launch next month, Vitamin T and Rasputin Vodka Bar. Over Easy's chef Aaron May will focus on getting in that daily dose of Vitamin T in the form of tacos and tequila, while Rasputin Vodka Bar, headed by Jason Doyle, will be a new take on the Old World with crepes, caviar and what we assume will be lots (and lots) of Russian vodka. Two more watering holes, BrewPublic Craft House and LGO Public House, are set to open in October.

Crepes will also be featured at Le Crepe Nanou, a New Orleans eatery that is the second of three restaurants associated with Jason Doyle (the third being BrewPublic Craft House). Other cafe fare at CityScape will be available at Huey's 24/7 Diner (set for an October opening) and The Breakfast Club, which will add a bit of Old Town Scottsdale to Downtown Phoenix this fall.

Also in the works for a fall opening are Oakville Grocery, Silk Sushi, and Sam Fox's Chop House. Set to launch in early 2011 are Blu Burger Grille, a "gourmet hamburger experience," and Cherry on Top, a frozen yogurt shop.

Later this month, Lucky Strike Lanes and Five Guys Burgers and Fries will be the first eating establishments to launch in CityScape.

Lots of work going on. Thy seem to be trying to finish the plaza, in my opinion, by the time CVS opens on the 25th. There are a lot of new nice touches.

They have ripped half of the glass wall off of tower 1 on the east side. I asked, but the workmen only knew they were removing the glass wall and replacing it with a different wall.... We'll see.

Not that it is any kind of confirmation, but two different workmen on two different days let me know that they will finish the three stories of tower 2, then in September start on the rest, being 10 stories of hotel and 9 of offices above that. We'll see if this comes true. One of them said that the new plans were being submitted in the next week. :) ?

Jul 13, 2010, 10:15 PM
Now we wait to see if they are correct. Would sure be awesome. I know lending money is tight, but tower #1 being almost full already, you would think that with that and all the businesses going in that it would be a good call to add more now. It sure would make the place even more exciting and offer a lot more downtown number of people who would use all 15 new restaurants and other establishments. Fingers crossed here!

Jul 13, 2010, 10:18 PM
They are definitely rushing even on tower 2. They have as much scaffolding up as possible around the columns that are already poured. Usually they tend to wait to put all the scaffolding in at once. At this rate, they may have all the cement poured by the end of the week and could start to put the flooring wires, rebar and all in next week..... Then on to floor 3!!!
