Van Ness Ave. is a mess. It has been a mess for a while and it will apparently be a mess for 2 more years (or so).

But when it reopens it'll have one more new attraction (besides a new hospital, medical office building and BRT):

An entirely futuristic movie-going experience is headed to the heart of San Francisco, courtesy of CJ-CGV, a South Korean cinema company.

The new 14-auditorium movie house will take over the space that formerly housed the beleaguered AMC Van Ness 14, which had been operating at 1000 Van Ness since 1998 before it closed in early February.

CGV is reportedly executing substantial renovations to the space — a good idea, considering the spate of bad reviews around the theater's cleanliness and even bedbugs — to premiere a cinema with some brag-worthy sensorial upgrades.

For starters, in at least one auditorium they're installing a 4D screen with "synchronized motion seats and environmental effects such as wind, rain, snow, fog and lightning."

In another, they'll build a ScreenX, which the Hollywood Reporter describes as a "270-degree, three-screen multi-projection system that uses a proprietary technique to expand select key scenes of feature films to the left- and right-side walls."

(But) the theater won't open until early 2020 . . . . It may, however, help to reinvigorate the Van Ness corridor, which has been the victim of incessant (and extremely delayed) street construction for years . . . .

Exclusive: Dutch developer to break ground on 195-room Union Square hotel

Another San Francisco hotel is breaking ground with the construction of a 195-room Union Square development.

Amsterdam-based citizenM will begin work Thursday on its 12-story property at 72 Ellis St., the operator's first of three proposed developments in California.

The hotel should be delivered sometime in the first quarter of 2021. The developer is also working on another hotel in SoMa at 816 Folsom St . . . .

In addition to its newness factor, the citizenM Union Square will include a public rooftop space, high-tech amenities and standard features such as a fitness center, meeting rooms and up to 6,100 square feet of ground-floor retail space.

Lee said the retail space was designed to accommodate soft goods or food and beverage uses . . . .

"We don’t want to be just another building. We want to become part of the neighborhood’s fabric while showing San Francisco’s visitors a different side of the city," said Chadha . . . .

For citizenM, that will mean rooms with wall-to-wall mattresses, a library of on-demand movies and an iPad that controls everything from the blinds and television to lights. The hotel, which was designed by Gensler, is being built by Webcor . . . .

“Our site selection process is fairly simple," he said. The company finds "prime sites (that) allow our guests to not only walk to destinations such as the Moscone Center, but just as easily the Orpheum theater or the American Conservatory Theater. We hope to integrate ourselves into the neighborhood, and through jobs, tax revenue and the arts, offer back as much as we take in from this incredible city.”

Walked by today and the Citizen M hotel site at 72 Ellis is fenced (was formerly a functioning surface parking lot) but there's nothing on site yet.

Related California, the developer selected to construct a fire station at 530 Sansome St., is proposing to combine that property with an adjacent parcel just to the east at 425-439 Washington St.

Taken together the combined development would include a new firehouse, 35 deluxe condos, a 200-room fitness-oriented Equinox Hotel, and a 36,000-square-foot athletic club.

While the condos, gym and hotel will be high-end, the project will also provide $12.1 million in fees to help fund an affordable housing development nearby at 772 Pacific Ave. in Chinatown.

Many businesses have come & gone in this building. The Giraffe bar used to be on the corner of Polk & Hemlock. On the Sutter side there was an antique store. Soon most of us will have forgotten what was on the corner!

That’s another student housing building by Panoramic (builders of the one at Mission and Ninth). I went on a hard hat tour through it on March 27th, when only four floors were up.

Not that the Hemlock building was glorious in any way, but the rendering for the new build looks... ugh.

It's becoming tiring to feel like we're constantly sacrificing either quality or capacity—but in reality, getting neither the high capacity or higher quality buildings.

We need far better design standards in San Francisco.

^^Because an average construction cost in SF of $330/sq ft isn't high enough. We could require better quality materials, more design reviews and let the neighbors vote on how proposals look to them (as many times as they want) and get it up to maybe $500.

My idea is to have zoning--height, type of use--and let developers take it from there, competing for buyers/tenants with, among other things, building quality. If a proposal meets the zoning restrictions, no further "review" required--let the building begin.

That's really the best way to get eclectic design, otherwise (and I know from experience) developers work to what they think will pass. Review boards are garbage. They point out the obvious and give opinions that become standards for approval.

I think these bland boxy buildings look pretty good when they are 100-200 feet. It’s the squat, fat, boxy Mini mall look that is .. blah. For example that tall building behind Hemlock (RIP) looks nice to me but if it were only 5 stories it would be very boring.

The approval process is unnecessarily slow (nearly everyone agrees), but before we suggest gutting practical regulations or standards, we should work to streamline that process reasonably and prob mitigate the onslaught of absurd appeals by the public.

I think it does. I think you get a more interesting variety of projects with a more diverse appearance rather than all buildings looking almost the same as in so much new construction in San Francisco, built to satisfy the tastes of a few people in the Planning Dept. And I think the marketplace would prod developers to compete on aesthetics and quality. Some may go for schlock--and they will have trouble selling or renting in their projects.

I think London's buildings are, on the whole, far more interesting that San Francisco's. But I also think it doesn't much matter what you or I as individuals think. In a city of a million people, there are a million opinions about what is attractive or desirable.

You'll never have a completely free market approach in SF.
Construction standards will never be lowered, but as you said the regulatory process can be streamlined and also public appeals and review boards.

Big Plans for a Polk Gulch Infill Project Revealed
May 8, 2019

Plans for a 12-story infill building to rise up to 125 feet in height on the site of the Polk Gulch funeral home at 1123 Sutter Street (Halsted N. Gray-Carew & English) have been drafted.

While the columned façade of the funeral home would be preserved, the space behind would be converted into 5,600 square feet of retail space, with an adjacent 3,200-square-foot space for a child care center and residential units above, as massed by BAR Architects for the development team, Martin Building, below.

In addition, the adjacent parking garage on the corner of (1101) Sutter and Larkin, which has been deemed a potential historic resource, would be gutted, its ground floor converted into 5,000 square feet of office space (and the new building’s lobby), with apartments and a new amenity and deck space addition above.

The overall development would yield a total of 197 new apartments (a mix of 41 studios, 75 one-bedrooms and 81 twos) as envisioned, with basement parking for 90 cars, along with the retail, office and child care spaces outlined above . . . .

I think London's buildings are, on the whole, far more interesting that San Francisco's. But I also think it doesn't much matter what you or I as individuals think. In a city of a million people, there are a million opinions about what is attractive or desirable.

I understand where your head is but I don't think anyone wants the entire city to look the same all over.

My original point was that these value-engineered projects might not be aesthetically 'interesting' but a higher standard for qualifiable materials would help them age better, fit contextually, and likely be more visually appealing AND retain their value—both the now and decades from now.

A perfect example of quality materials aiding in the success of a project is Kennerly's Bill Sorro (https://kennerlyarchitecture.com/portfolio/bill-sorro-community/) or even DBA's 500 Turk (https://dbarchitect.com/project_detail/141/222%20Taylor%20Family%20Housing.html). Whether you think they're visually appealing or not, they're a great precedent for how much nicer (even below market rate) projects would turn out if the city encouraged better finishes. i.e. No matter how many opinions there are about what's 'attractive or desirable' there's a massive difference between terracotta and stucco.

Semi-Massive Redevelopment of CPMC Campus Closer to Reality

With an Environmental Impact Report (EIR) for the formally proposed semi-massive redevelopment of CPMC’s nearly 5-acre California Hospital Campus at 3700 California Street about to be drafted, the project team has refined their plans and projected timing for the project.

The refined plans now include 273 units of high-end housing, up from 258 as previously envisioned, spread across 31 new buildings rising up to seven stories in height on the southern border of Presidio Heights.

At the same time, the number of off-street parking spaces, which Planning had recommended be reduced, has been increased from 393 to 416, including 2 spaces for each of the 12 single-family homes.

Next week, the refined plans will be informally presented to San Francisco’s Planning Commission. The public hearing for the project’s Draft Environmental Impact Report, which will soon be released, is slated to be held on July 11. And assuming the Impact Report is certified, the project could be approved this coming January, 2020.

. . . TMG Partners appears to be positioning for a ground breaking around 2021, phasing the project on a block-by-block (but potentially overlapping) basis, and potentially finishing construction around 2024, “dictated by market conditions” . . . .

It’s more like Ugly Betty...hideous from top to bottom, disrespectful of its neighbors, and not meeting the street well at all. I, for one, don’t welcome that kind of density because we could do so much better for that site, an important one that fronts on both Market and Sutter.

Agree with you guys. It is disrespectful of it's neighbors. Cheap & tawdry. I guess the architect thinks that the alternating colored panels is an acceptable device to blend in with the buildings on each side - it does not! The block deserves better.

I actually think the podium, the part that meets the street and relates to neighbors, is the best part of it. Not great, of course, but acceptable. It's the tower I hate. New York is building a 42 story jail--I'll have to go check it out because I suspect it's more attractive.

On Monday at 8:30 a.m., the first patient of Sutter Pacific Medical Foundation’s Van Ness and Geary medical office building will stroll through the sliding front doors . . . .

The outpatient facility will house specialty practice areas including advanced organ therapy and transplant services, women’s services, neurosciences and cardiovascular services, among others.

Sutter will occupy about 150,000 square feet of the 250,000-square-foot, 10-story facility at 1100 Van Ness Ave. owned by Pacific Medical Buildings. Spanning five floors, the space will be home to more than 120 physicians — affiliated with SPMF, CPMC and the Palo Alto Medical Foundation — as well as 200 clinicians, technicians and administrators working as support staff.

Across the five floors, there are 143 exam rooms with a maximum capacity of an estimated 2,500 patients a day, along with scores of open desk space, conference rooms, staff lounges and kitchens, waiting areas and lobbies on each level.

I haven't seen any previous mention of this project at 950 Gough but it's thoroughly under construction--crane has been up for some time and I watch it moving about every day. Didn't know much about the project until I had a moment to look it up (I do remember the church burning, though):

Maracor has purchased the land on which the church once stood for a residential development, with a promise to provide the church with its own deeded 10,000 -12,000 square foot commercial condominium on the ground floor.

It’s a venture intended to meet the needs of both the Saint Paulus congregation and the city of San Francisco, pastor Daniel Solberg said.

95 residential condominiums, 11 of them below-market-rate, will be constructed on the site as well.

Constructed in 1892, the Gothic cathedral that formerly dominated the corner was destroyed in a 1995 fire. The five-alarm blaze displaced 100 people, many of whom resided in two apartment buildings and a women's shelter that were located on-site . . . .

A Mission District property that was at the center of a fight over neighborhood gentrification will become the site of 100 percent affordable housing now that the city has agreed to buy the parcel for about $18.5 million.

The Mayor’s Office of Housing and Community Development is in contract to buy 1515 South Van Ness Ave., a former electrical contracting warehouse that had been on track to be replaced by market-rate apartments. Instead, the property will now accommodate about 150 housing units affordable to low-income families . . . .

Along with the so-called “Beast on Bryant” and “Monster in the Mission,” 1515 South Van Ness Ave. — detractors called it the “the Mess on South Van Ness” — was targeted by activists who argued that upward pressure from market-rate development leads to displacement of low-income residents and the businesses that serve them.

Eventually developer Lennar Multifamily was able to win political support by agreeing to make 25 percent of the units affordable, creating discounted space for artists and makers and contributing $1 million to a cultural district formed to preserve the neighborhood’s Latino heritage and community.

But the concessions, combined with rising construction costs, eventually made the project so costly that it no longer made sense for the developer, according to market sources. Instead of breaking ground, Lennar decided to sell.

San Francisco construction costs are up more than 50 percent since 2015, and recently edged out New York City as the highest in the country. A unit of affordable housing costs between $600,000 and $800,000 to build, depending on building type and materials . . . .

The project is the eighth affordable housing site that San Francisco has acquired over the past four years in the Mission District, which consistently has had one of the city’s highest eviction rates. Combined, the projects will bring more than 1,000 affordable units to the neighborhood. Projects already under construction include 157 units at 1950 Mission and 143 units at 1990 Folsom St. . . . .

The project will likely require about $45 million in city funds. The money would come from the housing bond, most likely to be for $600 million, slated for the November ballot. If the bond passes, the project would start in about three years. If it doesn’t pass, it may take longer . . . .

Mission District market projects that have been approved and then put on the market before construction started include a 75-unit development at a former laundromat at 2918 Mission St., and a 117-unit complex at 2675 Folsom St. from which developer Axis Development abruptly walked away after winning approvals in 2018 . . . .

This. How many more times will this happen before both the city as well as the neighborhood groups realize that everyone loses when projects are unnecessarily delayed.

We could have already had hundreds of units of housing (albeit market rate) built and occupied; instead, these lots will take years (if not a decade) to get built. And when they finally are built, they'll end up being cheaply designed, poorly constructed, and ineffective in combating housing costs and displacement.

I'll be in the city next week and hopefully I will get some good photos of the development around the area.

I'm also pretty excited for the Salesforce Transit Center to reopen to the public on July 1st at 6am. I'll be taking a walk-through video like last time so you guys can see if there's a difference in the park over the past year that it's been closed. Hopefully the gondola is working now too. It's surprising the degree to which Mid-Market has been renovated and redeveloped and some of the renovations, especially, are quite lovely. But what hasn't yet happened to the degree it needs to is intensive policing with constant foot patrols and an effort to stop open drug use/selling, loitering and selling of stolen goods. When the new buildings are actually occupied, my hope is those occupants will harass the police with constant calls until they do get aggressive. It may not happen before then, though.

PS: It wouldn't hurt if Muni cracked down on fare cheats either. It seems like most of the people boarding along this stretch of Market St. don't pay. Maybe if they had to pay to get there and get home they'd go elsewhere.

It has nothing to do with your service provider. It is a malicious injection into the fragile PHP code that these forums are based on. My best luck in combating it so far has been by using Google Chrome.

Well, I mentioned the provider because I'm not so sure what it has to do with but the provider does seem to make a difference in that I use Safari, not Chrome, as my browser and I don't have the problem whereas others with different providers do. Some providers have an anti-malware function built in, at least with respect to email. I thought maybe that's involved. Regardless, Safari +U-verse = no problem*.

On my cellphone I downloaded McAfee anti-virus for iOS and that seemed to help. Switching browsers didn't really.

*PS: I also keep my computer pretty clean with Intego Virusbarrier and Malwarebytes.

They were pouring lots of concrete today into the hole they've been digging for a while at 555 Golden Gate. Couldn't really see exactly what it was going into--probably part of foundation, maybe anchorage for a crane.

^^Yeah, the schematic looks pretty unattractive and this is the one that drew hate for causing the demise of the Hemlock Tavern. I looked for a better rendering and couldn't find one. Keep your fingers crossed.

Well, I mentioned the provider because I'm not so sure what it has to do with but the provider does seem to make a difference in that I use Safari, not Chrome, as my browser and I don't have the problem whereas others with different providers do. Some providers have an anti-malware function built in, at least with respect to email. I thought maybe that's involved. Regardless, Safari +U-verse = no problem*.

On my cellphone I downloaded McAfee anti-virus for iOS and that seemed to help. Switching browsers didn't really.

*PS: I also keep my computer pretty clean with Intego Virusbarrier and Malwarebytes.

It has nothing to do with the provider or the browser--I'm regularly getting phishing to download a Flash upgrade on my iMac using Safari with Comcast broadband.

95 Hawthorne St. update:

As originally proposed, the five-story building at 95 Hawthorne Street, which formerly housed the San Francisco Passport Agency, was to be razed in order to make way for a 32-story residential building to rise up to 320 feet in height, the height for which the building’s parcel on the northeast corner of Hawthorne and Folsom is zoned.

But having been redesigned by Skidmore, Owings & Merrill (SOM) to leverage California’s Density Bonus law, Trammel Crow Residential is now seeking approval for a 42-story tower to rise up to 444 feet in height on the southern border of San Francisco’s Transit Center District, across from Central SoMa.

The scaffolding came down on the Market St side about a week ago, so at least that’s some progress. I just moved into the neighborhood and take the J daily, so I’ll keep everyone updated on any progress.

I think/hope in this case the orange is just insulation or waterproofing or whatever the sublayer's function is. it has been gradually going away as more of the final skin gets put on

I think you're right. It looks to me like it'll be an oxidized metal cladding.

. . . the area, referred to as “the Hub,” will be upzoned to include up to 9,000 new housing units and more than 50,000 square feet of public space. Since then, the project name has changed from the Hub to the "the Market Octavia Plan Amendment,” which, by way of email, Planning’s Gina Simi said better clarifies the scope of the project. “It’s a more accurate description of the overall work, and we wanted to minimize any confusion or ambiguity for the public.”

The project is moving forward, and the Draft Environmental Impact Report (DEIR) is scheduled to be released in July, and Planning anticipates it to be adopted in late 2020. According to Simi, work to prepare the adoption legislation — including planning code amendments, refining the public benefits package, and ongoing public outreach — will continue through the summer and fall.

At . . . 1000 Van Ness Ave., owner SITE Centers Corp. has penned CVG Cinemas and Studiomix as tenants in a 122,000-square-foot retail space. Two units are still looking for occupants, according to their website. SITE anticipates initial occupancy in the first quarter of 2020 and $4.8 million in renovation costs . . . .
