Here is a view from Mission Street of the Trinity Place plaza. Apparently the metal frame is for an elevator. I'm not fond of the Venus sculpture. I can't imagine living in an apartment with a view of it!

The construction crane has been removed from the Phase III building. Can the final Phase IV building be in the works soon? Also I notice soil has been delivered to the roof of the Phase III building which was a surprise to me.

^ there hasn't been any significant break in construction between phases, and the trinity website says that phase 4 construction will begin "shortly [there]after" delivery of phase 3 in early 2017. so, it's a good bet that construction should begin in 2017.

it's not totally clear here whether there will be excavation for another parking garage or whether the immense garage under phase 3 will also serve phase 4. the phasing map (http://www.socketsite.com/wp-content/uploads/2015/03/Trinity-Place-Phase-Map.jpg) suggests that phase 4 won't have another garage under it, and that's the best bet given the savings.

which is to say that phase 4 should go up a lot more quickly than did phase 3.

The new design for the Lucas Museum of Narrative Art on Treasure Island was released to the Chronicle today. LA is vying for the museum as well.

The conceptual design shown to The Chronicle would be roughly 270,000 square feet. That’s larger than the recent addition to the San Francisco Museum of Modern Art and three times the size of what Lucas sought to build in the Presidio.

According to Don Bacigalupi, the museum’s president, the design work and search for approvals are being done simultaneously in Los Angeles and San Francisco. Within the next two to four months, Lucas and his team will decide which location offers the clearest path to starting construction in a year or so, with opening day three years later.

An expensive museum with valuable art built on an artificial island on the most active seismic zone on the planet and projected sea levels to rise within 1-2 decades and a Bay Bridge past capacity and no public transit access other than a Ferry ride what could go wrong?!?

I'd love it to come to SF but the development of Treasure Island is one of the biggest Fairy Tales in modern development history.

I wish there were a way to put it downtown or Mission Bay. It looks amazing. But the thought of Treasure Island makes it a let down, and I think all of its negatives would make LA a more attractive option for Lucas. There really are no other options?

^^^Well I guess they shouldn't build or have built anything beyond the original shoreline of San Francisco, plus there isn't a #25 MUNI bus line that goes from Transbay Terminal to Treasure Island either.

So SF's redevelopment of TI with thousands of housing units and large midrise/highrise buildings is doable...but a museum is not? Also, TI has bus service too which would obviously be increased.

^^^Hmmm...you got a point there, plus it is much closer to George Lucas himself.

It looks like the ground would be bermed up to form a new hill over which the museum would stand. The museum rendering reminds me of some sort of giant animal skull, but it may be intended to look more like something from Star Wars.

Yeah I'm not sure how Los Angeles is going to compete with the T.I. site -with it's sweeping unobstructed views of the city and possibly GGB. The only thing the LA site has gong for it is that George Lucas went to USC and it seems that the older you get the more important it is that your legacy is somehow connected to the university you attended. From the LA forum it sounds like LA might actually have been chosen and that it was in part due to Lucas' past experiences with S.F. Then again LucasFlims is located in the Presidio so who knows?

botoxic
Oct 28, 2016, 1:36 AM
Regarding the Lucas Museum, I was going to suggest crocodile skull.

I'm not sure if TI "fairly tale" refers to it never getting built or never reaching the envisioned potential, but I think both will eventually happen. As far as construction goes, the first large earthwork and utility package is currently out for a December 1st bid. Though I haven't seen the plans, the forthcoming projects should generate enough dirt to raise significant portions of the island a few feet or to build berms around the perimeter.

Oh, and here's a random skyline pic:

yeah, that museum building is beautiful, but it won't happen here. the EIR will have so many estimations and caveats that some group will challenge it and it'll be delayed indefinitely. lucas' lawyers/architects must have made that clear to him and he's not ruled us out yet, so that's something. but it won't take long for the machine here to get going and for it to become clear to him/his team that LA is the option if he wants to keep his timeline. it was worth it for him to test the waters, since he has such strong support among the political class. but the reality of how much we've empowered obstructionists over the past however many decades will become pretty clear to him once he starts moving on this in earnest.

literally, for it to be built within 4 years here, it'd take an intervention of the leg and governor, which won't happen because LA is the other city in the mix.

Speaking of Kilroy, I don't think we've seen these renderings of the SF Flower Mart. It's a little boxy, but I do like all of the different textures and the way it meets the ground - more details and renderings at http://thenewflowermart.com/

"To avoid this benching effect, narrower height districts of varied height and mechanisms which allow greater height for more slender buildings should be created. Height limits should be structured so as to allow the presence of new buildings to affect the existing skyline in a positive way, softening existing “benching,” and providing more variety and interest in the skyline and general view of the city.”

How about increasing the height to 800-1000 ft?

As always, great photo finds. I’ve been following these threads for years, shortly after moving away from SF in 2008. Some of these buildings I never thought I’d see actually happen. Those transformative render images of the city someday. And here we are, this amazing new skyline realized. Very cool.

agree. this is the edge of where Market St starts looking and feeling run-down as you travel west, practically visible from the touristy crossroads at Powell, and with Market Street Place 6x6 finishing up across the street, will hopefully help to shift that 'border' out a bit.

on that note, anyone else feel like the push to make over Mid-Market has lost momentum? seems that we hear about projects a lot, but nothing major has actually broken ground the last couple years (since 6x6).

The majority of mid-market projects announced have either been challenged by community groups or market re-thinks as economic costs have exploded. Someone will eventually build.

Why is that hotel so short when it's right next to a future major transip hub? Should be 40 stories. Just west if the future Moscone Station there are some lowrises that could latter be turned into highrises once zoning is changed. Also between Yerba Buena Gargens/Moscone and Westfield there is a massive parking garage which could be redeveloped into several skyscrapers on top of a parking podium with acessd to both the Powell and Moscone Stations.

A 10-story, 118-unit residential development by Golden Van Building LLC is planned on the corner of Golden Gate and Van Ness Avenues.

The development at 540 Van Ness Ave. would rise to 110 feet and contain 8,710 square feet of ground-floor retail along with 103 market-rate units and 15 affordable units, according to a preliminary project assessment (PPA) . . . .

The SF skyline is going to look great once Salesforce is complete. It seems like the Transamerica Building is going to take on a "Chrysler Building" sort of presence... something that catches your eye but doesn't dominate the skyline.

I don't know how you feel about this and other projects going up your neighborhood but I'm glad to see that area being built up -maybe a few years it will resemble a sort of Midtown.

not sure if I'm seeing that correctly, but it looks like the glass on 33 Tehama turns much less opaque after the fifth floor.

changing subject, down in Dogpatch...

under the radar, this project (http://www.dm-dev.com/projects/815-tennessee) has been progressing:

San Francisco is so lucky. It's already a beautiful city, and the few corners that weren't quite so beautiful are now being repurposed with more beautiful buildings and places. Those of you that live in the Bay Area, I envy you and hope you know how lucky you are to have San Fran at your fingertips.

Don't worry. There are plenty of corners (~90%?) that are "not quite so beautiful" that don't make it into the tourist photos.

A nice overview of phase 1 of the massive Parkmerced Development:

In winter 2016-spring 2017, we begin Phase 1 of construction. This will comprise new residential buildings by five different architects at 199 Vidal, 300 Arballo, 455 Serrano, 1208-1218 Junipero Serra and 95-99 Chumasero.

^^^^ when I first saw these renderings I thought that someone had mistakenly posted a project from another city. When I read that it was Parkmerced I was confused. Sun instead of fog and what looks like decedious trees? That's what they call taking artist liberties. Anyway, it will provide more housing and will enliven one of more suburban areas of the city (which is still urban by most western US cities standards.) But I kinda like the original look of these projects (the other being Park La Brea in LA). They remind me of the housing projects back east (only not ghetto) and are pretty unquie in the West. In fact, I may be wrong but I think these two are the only ones.

Yeah i like the style of architecture of those old high-rises too. No worries though, they're staying. It's the low rises that are getting redeveloped.
