I know plenty of people inside and outside of Frisco that say it. It's a part of California and Bay Area lingo.

Of course SF's upper class loves to perpetuate the "no Frisco" thing, though, and they control the messaging, because rich people control everything, as always...you know, the media, tourism industry , etc. So then you have tourists and transplants who get told not say Frisco, and they just go along with it, which is further reinforced by the fact that they're surrounded by fellow clueless newbies, in a city where only 20% of the residents are natives (let alone natives of the demographics who regularly say "Frisco"...a significant minority to be fair, but still a minority).

Louder for the ones in the back! This is 110% true.

FWIW I have heard the term Frisco in classic Bay Area rap about a million times.

I think what most people object to is people from outside the area calling it "Frisco" because it does seem like a term that is primarily used in communities that have been here forever and does sound alien when somebody new to the era uses it.

I think we can all agree that NOBODY should ever call it SFO...we aren't Portland! We have a million great names that aren't our airport code.

It’s not just rap. It’s prevalent in the latino community, working class whites, young people. I think it’s more that you are not from here and spend most of your time in Arizona.

Regardless (and on topic) I've not seen these renderings, myself. I almost hope they're current being they look slightly more refined and utilizing better materials.

San Francisco has been my primary home for 37 years (which is why during that time I've been a member of or donor to many city institutions). I doubt you are even 37 years old. The disdain for you is obviously because you lean conservative. A troll? LOL You would be the most pathetic troll ever, with all due respect. They know your not a liberal, so even when it comes to development(very non-political) they cant keep their politics out of their responses.

As left-leaning I definitely don’t always agree with Pedestrian/BTinSF but a troll he is not.

As for the rendering, it looks familiar because of the wrap-around, but I’m feeling lazy myself (Friday evening after a long week), so I’ll let someone else dig and research, should they care too.

Which begs another question, should we start the thread over so we can actually update the first page? (The OP hasn’t posted in years).

I mean that looks impressive in theory but...

There are multiple properties on the "Approved" list that are on the market as entitled projects or the developer is otherwise showing signs of cooling off on the project. And then multiple projects on the Approved or Planned list are still sort of pipe dreams with regards to financing, remediation, etc OR will deliver a massive amount of units but over a very, very long time.

OneVassar is Parcel F of the Transbay Terminal Project upzone. The Central SOMA overlay has no impact on the height on that particular project. It is approved for 806 ft and the condo owners can't sue (well anyone can sue, but they'll have no chance as views aren't protected and all the EIRs are completed for the Transbay projects).

The scaffolding is up in preparation for the demolition to make way for 200 Van Ness which will be a 12 story building. The rent controlled people have been moved across the street to 150 Van Ness which opened recently. After the building at 200 Van Ness is built those rent controlled tenants will have a new home at 200 Van Ness. They are getting quite a nice deal!

200 Van Ness will be 12 stories tall, room for 420 students, have a restaurant, 2 music halls and 27 rent controlled apartments.

Not for this project apparently:

The project is slated to rise in place of two adjacent buildings: a three-story residential building at 200 Van Ness Ave. that contains 27 rent-controlled apartments, and a vacant office building at 214 Van Ness Ave. that formerly housed the Lighthouse for the Blind.

viewguysf, Pedestrian - the former CCA building as far as I know is now owned by the Academy of Art (they seem to own half of the buildings in San Francisco) and are not going away anytime soon. (for those that don't know it is the green clad building in the photo)

To be honest, I don't know why people haven't proposed just making this a thing that developers have do if they're getting rid of rent controlled units. I think it'd get rid of a lot of the current issues people have with new developments.

The same thing was done to convert Trinity Plaza into the Trinity Place development. It is not new.

I know it isn't new, but I do think it would deflate a lot of the arguments I often hear from NIMBYs who seem to oppose all construction.

Very true, plus it would be exceedingly difficult to intentionally demolish a rent controlled building in San Francisco without providing replacement housing.

Recall that one of the chief objections to 150 Van Ness had nothing to do with displacement of tenants--it was the shading and shut-off of light to the adjacent school. There's always an issue if you want one.

But yeah, it helps to rehouse any people displaced just because they have a very sympathetic issue in this housing-short city.

Two cars collided on Friday with both resting on the sidewalk at Polk & Hayes Sts. One is on it's side, the other seems to have lost the contents of the car trunk.

I commented to myself that the expensive cladding at street level could be expensive to replace if damaged. The tiles have a bell-like ring to them when tapped. It did not take long for this new building to suffer some damage.

I often wait on this corner to cross the street. So glad I was not there then as I would almost certainly be in the morgue now. There have been many car crashes at this intersection in the last 47 years that I have lived across the street.

Judging by that photo, what it seems to offer is unshaded sunshine which is always valuable in downtown SF. Now if they'll just put some places to sit in it.

that's the bulk of it from this angle. unseen, it trails off a bit more to the left.

edit: there are also five towers currently under construction that will be at least partly visible from this viewpoint when finished.

edit: there are also five towers currently under construction that will be at least partly visible from this viewpoint when finished.

It's interesting how little of the North of Market towers (ie what used to be considered *the* skyline) can be seen from this elevated angle. You can barely see the Transamerica Pyramid and I don't see the Embarcadero Center at all.

Amazing skyline picture! I haven't been in SF since 2007, time to go back and visit, the skyline is so different now.

Yes its very different, and much better, and still changing quite a lot in the next few years.

. . . The development wave is now spreading south. Five towers are approved or proposed on the 500 block of Howard Street, just a block from the newly opened Salesforce Transit Center. They would bring a density unheard of in the area until recent years.

The latest proposal, filed last week, calls for a 350-foot-tall building at 543 Howard St. and an adjacent parking lot at 48-50 Tehama St. The project would include 49,500 square feet of office space and six full-floor housing units, each around 5,000 square feet. An existing four-story office building that’s leased to Galvanize, a co-working space, would be preserved, with the tower stretching over it . . . .

The other four tower plans include:

•540 Howard St., a 44-story project with housing and offices proposed in May.

•The Renzo Piano-designed 555 Howard St. with condos and a hotel, already approved.

•A residential tower at 524 Howard St. approved in November 2016, but put on hold by developer Crescent Heights.

•And the largest of the batch, 542-550 Howard St., which would be the city’s fourth-tallest tower at 800 feet, with 170 housing units, a 210-room hotel and 251,000 square feet of office space; the plan is undergoing city reviews . . . .

Robbins proposed just under 50,000 square feet of office space at 543 Howard St. because of the city’s Proposition M, a 1986 law that limits the amount of office space approved each year. Projects below 50,000 square feet receive a square-foot allocation that’s separate from larger projects. There’s much less competition for smaller projects to receive approval, according to city data.

Robbins said his goal is to maximize the density of his proposed tower by adding housing on top, while still preserving the existing 1924 structure at 543 Howard St. . . . .

Food truck bonanza proposed for old temporary Transbay Terminal

Parklab, the SF-based park development company behind events like SoMa’s StrEat Food fest, have big plans for the former temporary Transbay Terminal, including event space and scads of food trucks, to the annoyance of some neighbors in the nearby, ultra-swanky Infinity condos . . . .

On August 1, Parklab developer Seth Hamalian sent a letter to the San Francisco Office of Community Investment and Infrastructure that proposed turning the site into an events space, which would include fleets of food trucks slinging eats . . . .

Events may include: classes and workshops, food festivals, game days, movie nights, picnics, outdoor recreation, team-building events, exercise classes, birthday parties, family events, movie nights, pumpkin patch, art and craft events, and concerts.

^^The argument is if nothing is happening there is will become an eyesore, probably attracting homeless campers, car sleepers and the usual suspects. It could be used as a straightforward parking lot, of course. But to just leave it empty probably does invite trouble.

Naturally, I'd like to see the ultimate development--housing and park--move forward expeditiously.

On August 8th only the walls of the two buildings being torn down were standing. This is the site of the new building (11 stories) for the San Francisco Conservatory of Music. It will house students, faculty & those rent control tenants displaced by the school. A cafe & performance spaces will be included.

It's no joke. I am wondering whether the Planning Dept. will let them all go forcing city residents to waste gas driving to the suburbs to fill up or, short of that, siot in environmentally unfriendly gas lines at the few remaining stations.

$35M hotel proposal headed for Union Square

Hotel proposals are picking up speed after a sluggish summer, and the latest preparing to jump into San Francisco's pipeline is a $35 million Union Square development.

San Francisco-based Stanton Architecture has filed a preliminary project assessment application for a 165-room hotel at 420 Sutter St. Located right at the heart of Union Square, the proposed development would be enfolded in one of the city's strongest hotel markets, which already includes large properties like the Grand Hyatt (NYSE: H), JW Marriott and the Westin St. Francis . . . .

If approved, the developers would demolish the existing two-story retail building on the site, which is currently leased to the Barbizon modeling school, Alessi, Mrs. Fields Cookies, among several small shop tenants.

Along with plans to include a rooftop deck and ground-level lobby space, the proposal includes nearly 2,750 square feet of new retail space facing Sutter Street — only a fraction of the building's current 12,660-square-foot expanse . . . .

I was really pleased to see this hotel project in the SFBT; it’s a great spot for it. All of the small infill and restoration hotel projects are very much needed and will add additional life to their neighborhoods, in addition to making a dent in our hotel rooms shortage.

Opening a restaurant in the Bay Area is already no easy task. Across from Macy's Union Square flagship, San Francisco newcomer Claude Le Tohic will open four.

The Michelin-starred and James Beard Foundation award-winning chef is behind the top-to-bottom overhaul of 165 O'Farrell St., a six-story historic building that will debut later this year as French culinary emporium ONE65. Starting with a patisserie and cafe on the ground floor, ONE65 will have three additional restaurants stacked above: ONE65 Bistro, ONE65 Lounge and O' by Claude Le Tohic, a fine-dining outpost.

All told, Le Tohic said the initial investment is close to $20 million.

"You can spend $5 in the morning and finish with $500 at night," Le Tohic said as he navigated loose wiring and uneven floors on the ground floor. "The concept is for everyone, and Union Square is a good location for it because you have the mix of locals and visitors and internationals" . . . .

SF residential projects languish as rising costs force developers to cash out

While the next crop of luxury condo towers like 160 Folsom, which developer Tishman Speyer has branded as Mira, continue to rise in the fast-growing eastern end of South of Market, other approved housing projects across the city, like 2675 Folsom St., are stalled and on the market because of soaring construction costs and fees, developers and other industry sources say.

The growing number of developers seeking to cash out rather than risk losing money on building is fueling concerns that residential production will start to decline even as the Bay Area’s housing crisis worsens.

Last month Axis Development put 2675 Folsom up for sale. The 117-unit project was approved in 2017 after a contentious political battle but has not yet started construction. Other entitled projects that are languishing before work has even started include the 304-unit One Oak St., the 299-unit development at 1270 Mission St., the 186 units at 1028 Market St., and the 220-unit 1601 Mission St. Some are seeking new financial partners and some an outright sale.

“Most entitled projects in the city are for sale right now — either publicly or privately,” said Bill Witte, president of developer Related California, which has 1,300 units under construction in the city. “We’re at that point in the cycle.”

There are 6,750 units under construction in the city, about 1,000 units more than a year ago. While that is well above the historic average, there are another 15,000 units that have been approved by planning officials but have not started construction. Projects containing 6,690 of those units have secured all the permits needed to start construction but have not broken ground, Planning Department documents show.

. . . construction cost increases of 10 to 15 percent annually over the past five years is mostly to blame for the delays . . . .

Chris Foley, a real estate investor and partner in brokerage firm Polaris Pacific, said that in the current construction environment a condominium developer needs to sell units for at least $1,400 a square foot for a wood-frame building and $1,800 a square for a taller, steel-frame midrise or high-rise . . . .

That’s the case with three buildings rising near the new Transbay Transit Center: Mira, the Avery at 400 Folsom St., and One Steuart Lane, which overlooks the Embarcadero at the foot of Howard Street. Unless there is a remarkable drop in the market, units in all three of those buildings will probably have an average sales price of more than $2,000 a square foot and penthouses could fetch $3,000 or even $4,000 a square foot. A 3,326-square-foot penthouse at 181 Fremont St., which opened last spring, recently sold for $15 million, or $4,500 a square foot . . . .

Developer Oz Erickson of the Emerald Fund said it would be impossible for his company to get financing for any project with a requirement of more than 15 percent affordable units. The group’s recently completed tower, 429 units at 150 Van Ness Ave., was approved when affordable housing requirements were 12 percent . . . .

“Really 100 percent affordable (which has a mix of financing tools not available to market-rate builders) is the only type of project that pencils out there with current construction costs,” . . . .

the best thing about this one in my mind is that it takes another big step in linking up the streets in the area, eliminating a chunk of 'no-man's land' and making things more cohesive. this is looking NE from where Carolina currently sort of peters out, just short of the newly-reactivated Channel St, which you can see on the right bordering the 100 Hooper project

Great update as usual, timbad.

Really glad to see movement, even if minimal, at First and Harrison as it was a pretty big eyesore. 633 Folsom as well!

it occurred to me today that the foliage could actually have been cleared from the site of the little greenspace, and just dumped there. there had been a decent-sized tree there that is gone now. but I am hoping it is related to movement on the gas station site.

I hope not. I took the excavator being onsite as a good sign, but I guess we'll see.
