I don't think it's stalled - last time I was there about a month ago I didn't see any rebar

From a weekend bike ride, seemed like good progress was being made at Mission Bay Block 9 (and the 2nd Mission Rock residential building).

Not the most realistic renderings but this looks like a really solid project. I'm digging the blue ceramic tile and rounded corner on the Shotwell side.

New building permits have been filed for the nine-story affordable housing plan at 1515 South Van Ness Avenue in San Francisco’s Mission District. The 168-unit infill has been designated a priority by the Mayor’s Office of Housing and Community Development to streamline approval. Chinatown Community Development Center and the Mission Economic Development Agency are jointly responsible for the project.

The 86-foot tall structure will yield around 197,250 square feet, with 179,470 square feet for housing and 2,530 square feet for a community non-profit. Open space will be provided for residents on the ground floor courtyard and with a rooftop deck. The ground floor will include classrooms connected to a childcare play area, a community room, a computer lab, and a co-working space.

The apartments will range in size from 15 studios, 32 one-bedrooms, 77 two-bedrooms, and 44 three-bedrooms. Parking will be included for 120 bicycles and no cars.

David Baker Architects and YA Studio are collaborating on the design. The apartment infill will be articulated and treated with distinct facade styles, using decoration to distinguish the building identity. Facade materials will include glazed tiles, stucco, sunshades, and decorative metal screens. The top will be capped with green roofing and solar panels. GLS is responsible for landscape architecture. For the public, the team will oversee an updated sidewalk design with planters and trees wrapped around the whole building.

The 0.82-acre property is located along 26th Street between South Van Ness Avenue and Shotwell Street. Residents will be close to the Casa Adelante affordable housing project at 1296 Shotwell, also developed by CCDC with a design by Herman Coliver Locus Architecture. Residents will be just eight minutes from the 24th Street Mission BART Station, with Muni bus lines accessible closer along Mission and Cesar Chavez Street.

I was by this one Sunday 6/25/2023 and see that half of the vertical rebar are now clad in concrete, so yes indeed it is in active construction.

The Tenderloin Neighborhood Development Corporation and the Mission Economic Development Agency have officially opened the new nine-story affordable housing project at 681 Florida Street in San Francisco’s Mission District. The project, dubbed Casa Adelante, will bring new low-income housing, including units for formerly unhoused people.

The 85-foot building contains around 145,490 square feet, with 130,640 square feet dedicated to residential use, 9,250 square feet for the Cultura y Arte Nativa de las Americas organizers of Carnaval San Francisco, and 5,170 square feet of useable open space. Of the 130 homes, 39 units are for unhoused families. Unit sizes will vary with 44 studios, 31 one-bedroom, 38 two-bedroom, and 17 three-bedroom units.

The one-acre property is located between 18th and 19th Street with entrances along Bryant Street and Florida Street. Residents will be across the street from The Fitzgerald on Bryant Street, a six-story residential infill at 2750 19th Street with 63 apartments designed by Perry Architects for Align Real Estate. The new KQED Offices have opened one block away at 2601 Mariposa Street. Nearby, the city is planning a massive modernization project of the SFMTA Potrero Yard. MUNI buses run along Bryant Street and 16th Street, three blocks away. The 16th Street BART Station is just over 15 minutes away by foot.

Construction has started ahead of schedule for the eight-story affordable housing building in San Francisco’s Haight-Ashbury neighborhood. The new project is designed by the internationally renowned Office for Metropolitan Architecture, known as OMA, with 160 permanently affordable apartments, retail, neighborhood-serving community space, and a childcare facility at 730 Stanyan Street.

The project is a joint venture with the Chinatown Community Development Center and the Tenderloin Neighborhood Development Corporation. The previous timeline had estimated construction to start sometime next year, with completion in 2026. CCDC and TNDC now expect residents to move in as early as fall 2025.

Of the 160 apartments, twenty will be for transitional-age youth residents, twelve will be for families exiting homelessness, and two will be for on-site managers. There will be 32 supported by Project Based Vouchers supported by the San Francisco Housing Authority. Apartment sizes will vary with 35 studios, 43 one-bedrooms, 42 two-bedrooms, and 40 three-bedroom.

The 83-foot tall structure will yield around 193,740 square feet with 157,120 square feet for housing, 3,750 square feet for the early childcare facility, 5,090 square feet of community public space, and 2,300 square feet for the cafe. The Public facilities will include a tech training space, a TAYs center, and a senior center.

The design by OMA was made in partnership with executive architect Y.A. Studio. The precast panel-clad facade will conform to the rectangular lot with rounded edges, colorful yellow window frames, setbacks on the fourth floor, and a carve-out plaza along Stanyan Street.

We need this city’s planning and permitting process massively reformed so projects like this don’t take 4 years of planning. This is not cheap at all because of SF’s structural housing production issues, it’s just being heavily subsidized by govt money.

It’s sad, but build this yesterday. Looks good.

Absolutely. We need a way to streamline these projects and get them built faster and more cheaply. Apparently this project is technically already considered ahead of schedule.

Plans for a once-abandoned housing proposal have been revived. Reuben Law is scheduled to request an extension of city approval for the 184-unit project to replace a former car wash at 400 Divisadero Street in San Francisco’s Lower Haight. If the extension is approved, the developer will have until the summer of 2025 to secure funding and start construction.

In October last year, Supervisor Dean Preston told SFGATE that his team would be “actively engaged to do everything possible to secure this site for 100 percent affordable housing.” Reuben Law and Preston have yet to reply to our request for comment. The extension request is paired with resubmitted plans for the 2019-approved project. The property owners will likely wait to consider revisions to the project if the city’s Planning Commission approves an extension.

Construction has topped out for the new six-story office infill at 531 Bryant Street in SoMa, San Francisco. With concrete reaching its peak, the first pieces of the facade can be spotted wrapped around the second floor. The project is being developed by Urban Land Development with financing from Washington Capital.

The 65-foot proposal will yield 51,408 square feet, with 46,390 square feet for office use and 2,900 square feet for retail and services. The ground floor will offer 20-foot high ceilings, while the rest of the building has 12-foot high ceilings. Employees will benefit from 2,780 square feet of usable open space on-site, including from the roof deck with sweeping views of the skyline. There will be a large retail spot along Bryant Street, and the micro-retail spaces facing Zoe Street to provide smaller business spaces.

Handel Architects is responsible for the design, contrasting brushed and patina metal panels with a post-and-lintel exterior. The design concept is evocative of the area’s industrial history with what the firm describes as “muscular metal frames” around large floor-to-ceiling windows. The ground level will open a narrow courtyard decorated with sculptures by local artists.

Future employees will be less than a block from the city’s historic South Park. The small urban open space was opened in 1855, soon after California achieved Statehood, as the centerpiece of an exclusive townhouse enclave modeled after London urbanism. The new T Third Line station is a block away from 531 Bryant Street on 4th Street, and the Caltrain Station is just two blocks further. During the same visit, YIMBY documented construction on the 16-story residential infill at 555 Bryant Street, located on the same block.

Laser installation lights up San Francisco's Sutro Tower, fog permitting

Those close to Twin Peaks might have another chance to mistake Sutro Tower for a celestial object this week, as several laser canons have been placed at its base to light up the landmark in a colorful display.

The installation, called “loveAbove,” was created by public arts nonprofit Illuminate and is meant to celebrate Sutro Tower’s 50th anniversary. Illuminate is also responsible for the now-dark “Bay Lights” installation on the Bay Bridge and the rainbow pride flag made up of lasers that shine down Market Street during Pride weekend, among other flashy laser installations around the city.

“loveAbove” is among several laser installations that Illuminate plans to showcase at various landmarks throughout San Francisco as part of its “Summer of Awe” series, the nonprofit’s founder, Ben Davis, told SFGATE in an email.

“LoveAbove shooting beams of light through the center of Sutro Tower is spectacular up close,” Davis said.

Though the lights are a sight to behold, there’s one thing getting in the way of their true potential: the city’s famous fog, Karl. Since opening, “loveAbove” has been welcomed by none other than a classically misty San Francisco summer.

The installation’s 12 laser beams still manage to pierce through the fog if you see them from close enough, creating an ethereal glow that takes on shades of blue, pink and purple. The lights are scheduled to turn on from sunset to midnight through July 8.

“Heavy fog aside, we are exceedingly pleased with the effort. Nothing like it has ever been done before — it’s an absolute public art first — and it is wildly beautiful, otherworldly. We love that San Francisco is demonstrating we are still the City that knows how,” Davis said.

Was just by there yesterday. I hate to say it, as this is a great affordable transit-oriented project, but the design really does not help the general feeling of grey barrenness that that area has, especially on a typical overcast day. A little more color on the façade could have gone a long way to reduce the concrete jungle atmosphere out there.

Renderings Revealed For Narrow Infill Near Alamo Square, San Francisco

Renderings have been published for the seven-story mixed-use infill at 599 Divisadero Street in San Francisco. The tiny-lot infill will bring 17 homes to the thoroughfare dividing the Alamo Square neighborhood from North of the Panhandle. De Quesada Architects is overseeing the application and design.

The 74-foot tall structure will yield around 16,320 square feet, with 13,520 square feet for housing and 2,800 square feet for retail. Parking will be included for 21 bicycles and no cars. Unit sizes will vary, with five studios, five one-bedrooms, and seven two-bedrooms.

The plan uses the State Density Bonus program to create 17 homes. The program allows the project to apply for three zoning waivers and a concession to increase residential capacity. The waivers involve the rear yard, over-street obstructions, height limits, and the concession regards usable open space.

Mill Valley-based De Quesada Architects is responsible for the design. The residential infill conforms to the narrow parcel with facade materials made of stucco and horizontal lap siding. The facade will be articulated with setbacks and a protruding rooftop.

The rendering is prob just not accurate for the neighboring buildings. If you look at the floor plan, you can see that 229 Divisadero and 1307 Hayes are not a part of this project, so it'll just be the Popeyes building only. A mini skinny tower.

Preliminary Permits For 8-Story Infill At 2201 Market Street, San Francisco

New plans have been filed for an eight-story apartment tower at the triangular corner lot at 2201 Market Street in the Castro, San Francisco. The new plans represent an increase from plans approved in 2016 with 14 market-rate homes. Now, the project will create 20 units with three affordable apartments. Polaris Pacific is listed as the property owner.

The 85-foot tall structure will yield around 27,860 square feet, with 25,640 square feet for housing and 2,220 square feet for retail. Parking will be included for 23 bicycles and no cars. Unit sizes will vary with 13 one-bedrooms, six two-bedrooms, and one three-bedroom apartment. Two retail spaces will be crated, with the application stating that one space will be occupied by a Starbucks Coffee. This application, coincidently, is just around a decade after Starbucks filed doomed plans for the same parcel.

Of the 20 homes, three will be designated as affordable housing to households earning around 80% of the Area Median Income. This has allowed the developer to use the State Density Bonus program to increase residential capacity above base zoning.

The project is using AB2011 which means: will not have to go through environmental review. It will not require Planning Commission approval. Nor will it have to receive the conditional-use authorization required for chains like Starbucks in many of the city’s retail corridors. Under the law, the city has 60 days to rule whether AB2011 applies to the project and another 90 days to give a final stamp of approval.

Redevelopment permits have been filed for a six-story redevelopment of 3300 Mission Street in the Bernal Heights neighborhood of San Francisco. The plan will create 35 affordable housing units along the retail thoroughfare in the former 3300 Club. An LLC connected to Bernal Heights Neighborhood Center is the project developer.

The property was the subject of a five-alarm fire in 2016. According to Mission Local, Dipak Patel sold the site to Oak Mission LLC for $2.85 million. 3300 Mission Partners L.P. purchased the site later for $3.85 million. The plans for new affordable housing first surfaced with reporting by Laura Waxmann for the San Francisco Business Times.

The six-story infill will yield around 21,800 square feet with 19,460 square feet for housing, 540 square feet of open space, and 660 square feet for ground-level retail. All 35 apartments will be studio units. Parking will be included for 35 bicycles.

The project application writes that “The redevelopment will preserve the existing three-story façade along Mission Street and 29th Street and will connect with the new three-story structure above.” Interiors will be gutted for development. The preliminary application does not include renderings for the project.

The plan will receive a streamlined ministerial approval process. The estimated cost and timeline for construction has yet to be established.

A new planning application has been filed to revise permits for a 13-story residential tower at 655 Geary Street in the Tenderloin, San Francisco. The application will remove the car parking for the 2018-approved project, reducing the overall development price and promoting public transit. Weiya Noble of Geary Place LLC is listed as the property owner.

Demolition and new building permits had been filed and then withdrawn in 2013 for a 13-story residential tower with 35 homes. Second new building permits were issued in 2018 for a 13-story tower with 52 homes.

The current 139-foot plan will yield around 60,980 square feet, with 60,440 square feet for housing and 540 square feet for retail. Of the 52 apartments, six will be designated as affordable. Unit sizes will vary with ten studios, 24 one-bedrooms, 17 two-bedrooms, and one three-bedroom. Parking will be included for 58 bicycles.

ED2 International is the project architect. The narrow infill will rise above from the ground level with two bay windows on the north and south exposures. A carve-out of the west exposure will provide a light well for lower units. Amenity decks will be included on the 12th floor and rooftop.

Yep. According to the Google Streetview timeline (https://goo.gl/maps/2nLKCEze9R3qdhfH9), it was a 2 story building that housed the Career Resources Development Center until 2014 when it was demolished and it's been an empty lot ever since.

The San Francisco Planning Department is expected to vote on plans for a new United Irish Cultural Center at 2700 45th Avenue in the Sunset District, San Francisco. The densely packed six-story institutional facility will create new community space, including a two-level Saint Patrick’s Room banquet hall, offices, and a public gallery.

The 96-foot tall structure will yield 129,540 square feet with 100,560 square feet for commercial and retail, 8,800 square feet for offices, 1,040 square feet for the 42-bicycle parking, and 6,060 square feet of usable open space. Additional parking will be included for 54 cars in the two-level subterranean garage.

The ground level will include three points of entry for pedestrians; public entry, a members-only entry, and restaurant entry. Members will be able to go down to the lowest basement floor, including a swimming pool and community recreation facility. The second level features the 5,810 square foot Saint Patrick’s Room Banquet Hall, including a 99-person theater stage and mezzanine level seating. The hall can host between 690 to 917 guests with theater-style seating or 358 to 456 guests with table seating.

The third floor will include four art galleries, a library with a reading room and research room, a children’s play area, and a garden. Floor four will include offices for non-profit, administrative offices, a dance studio, a children’s classroom, and a conference room. The fifth floor will have a gym, two exercise studios, a cafe, and a physical therapy center. Topping the Irish Cultural Center will be two outdoor dining areas with fire pit tables, restaurant seating, a member’s lounge, and a garden.

San Francisco-based Studio BANAA is responsible for the design. The firm writes that the massing has “a solid massing of blue Kilkenny limestone from Ireland houses the more intimate, member-focused programs. The rooftop is the crowning glory, with four quadrants representing the four provinces of Ireland.”

Glad to see this one making progress. This lot is the last piece in modernizing what had been a pretty forlorn intersection a decade ago. Hopefully some day the Chase bank gets replaced with housing, but that’s lower hanging fruit as it doesn’t front Market.

New building permits have been filed for the affordable housing plan at 240 Van Ness Avenue in the Civic Center, San Francisco. The address is across from City Hall at the corner of Grove Street and Van Ness. Once complete, it will add 109 units and ground-level retail for the highly-trafficked street corner. Mercy Housing is the project developer.

The 85-foot tall structure will yield 87,600 square feet, of which 46,940 square feet will be rentable residential space. Seventy-seven studios will average 302 square feet per unit, while thirty-two two-bedrooms average 740 square feet. Of these apartments, two will be available for on-site staff, and twenty-five percent will be dedicated to housing residents with mental or developmental disabilities.

Amenities include a 3,450 square foot garden courtyard, a rooftop deck, an on-site management office, residential commons, community rooms, service space, and commercial retail space on site. Vehicular parking is not included on-site, a decision that allows for more housing. Parking is introduced for 54 bicycles.

WRNS Studio and Santos Prescott & Associates are responsible for the design. Planning documents suggested that the proposal could use mass timber framing, which is less resource-intensive than steel with concrete. However, permits indicate the structure will be a more typical Type 3A wood frame on top of a concrete podium.

The facade will be clad with a textured fiber-cement rain screen. For a bit of aesthetic flair, window frames will be complemented with a vertical copper-anodized aluminum fin. An angled bay window pattern will be employed as a thoughtful affordance to apartments facing Dr. Tom Waddell Place so they can get a more pleasant view toward Van Ness Avenue.

Groundbreaking is expected by 2022, and construction is expected to cost $40 million for completion.

Major design changes have been revealed for the narrow eight-story hotel infill at 12 Mint Plaza in SoMa, San Francisco. The updated style will provide a reflection of the neighborhood’s historic architecture rather than a contemporary contrast. Elsey Partners is responsible for the development.

The 97-foot tall structure will yield around 18,840 square feet, with 9,760 square feet for the hotel, 2,360 square feet of open space, and 680 square feet for a Privately Owned Public Open Space. The property will create 137 pods, of which seven will be ADA-accessible. Parking will be included for 12 bicycles. Construction will use mass timber framing.

Prime Design, the in-house architecture studio for Elsey Partners, is responsible for the design. The facade will be clad with sandstone-style bricks, red bricks, and prefinished metal panels. The new style is a remarkable shift from the minimalist pod-style facade revealed in late 2021.

The firm writes that “the proposed facade is composed of punched openings in three brick bays that are inspired by the scale and repetitive forms of other structures in the neighborhood.” For added depth, each of the three bays “steps out one foot past the previous bay to create a staggered facade that helps provide visual interest to the building.”

Really nice small project, it reminds me of the type of adaptive reuse (or faux adaptive reuse) projects that you see in Fulton Market in Chicago or the Meatpacking District in NY - which is a style I think would work well in most of SoMa.

Not sure how many folks in this thread visit the Transportation sub-forum, so thought I'd re-post here as well.

Took Caltrain down to SJ to check out Caltrain's first public tour of their new Stadler trains. It was nice to see the train fill up on the ride down. The event had an excellent turn out and was well run with lots of free swag and timed group entry so you could take your time exploring the train. Didn't realize there were so many transit nerds and fans out there, but also nice to see folks bring their kids. Hopefully we can spawn a whole new generation of transit riders and advocates. The new trains themselves are *chef's kiss*.

Next public tour will be Fall 2023 at the San Francisco Station.

New renderings have been published alongside an updated construction timeline for 2530 18th Street in San Francisco’s Mission District. The development will create a new home for the Homeless Prenatal Program resource agency and 73 new affordable homes. HPP is working with the developer Mercy Housing. Construction is expected to begin in Spring 2024.

The 85-foot tall structure will yield 88,170 square feet, with 51,000 square feet for residential use, nearly 20,000 square feet of amenities and shared space, and 12,800 square feet for the HPP facilities. An additional 2,100 square feet will be offered from residential courtyards and an HPP garden. Of the 73 dwelling units, there will be 35 one-bedroom units, 32 two-bedroom units, and six three-bedroom units.

Mithun is the project architect. The podium-style design includes a four-floor mid-structure wrapped around more plain white facades. The top level is set back, creating an open terrace with views across the neighborhood. Freyer & Laureta is the civil engineer, and KPFF is the structural engineer.

The property is located between Potrero Avenue and Hampshire Street, two blocks from the KQED Headquarters. The neighborhood is serviced by MUNI buses, and residents will be 12 minutes away from the 16th Street Mission BART stop by bus or twenty minutes on foot.

The Homeless Prenatal Program is “a family resource center in San Francisco that empowers low-income families and families who are homeless, particularly mothers motivated by pregnancy and parenthood, to find within themselves the strength and confidence they need to transform their lives.” HPP has worked since 1989 and now helps 3,000 low-income and homeless families yearly. The agency currently operates from a building just east of 2530 18th Street.

300-350 Octavia @ Oak burned this morning. This development on the small long lot. I did not find a current image of what it was to look like, but I think someone posted about this previously. These kind of fires happen too often when a structure is in the wood framed stage with no sprinkler system. my photo taken this morning.

Renovation work is wrapping up for what will become the only new hotel to open in San Francisco’s Financial District. The former Le Méridien at 333 Battery Street was purchased by KHP Capital Partners for $221 million in 2021 and is expected to open later this year as the Jay Hotel. The 25-story hotel first opened in 1989 with the architecture by John Portman & Associates.

The 265-foot-tall structure has 360 guest rooms, a basement ballroom and speakeasy, two restaurant spaces, and a third-floor terrace. The new renovation by KHP Capital Partners is breathing new life into the 25-story hotel. The new restaurants will be curated by the Omakase Restaurant Group, including the third-floor restaurant opening this Fall and the Sage opening later next year.

AvroKO is responsible for interior design. The porte-cochère will feature cobblestone pavers, while the interior lobby contains terrazzo patterned panels and honed black stone. Interiors will be refreshed with new interior finishes.

Updated planning permits have been filed to develop a nine-story residential plan at 1462 Pine Street in Polk Gulch, San Francisco. The proposal uses the State Density Bonus program to increase residential capacity above base zoning, with over a fifth of the 104 units designated as affordable housing. The Atlas Property Group is responsible for the application.

RG-Architecture is the design architect. Illustrations show the simple design clad with fiber cement panels, painted terracotta, stucco, and large windows. Along the sidewalk, the development will retain the four existing street trees. Two units will be facing directly onto the sidewalk with small stoops to provide more activity and eyes on the street.

The 93-foot tall structure will yield around 109,000 square feet, with 96,040 square feet for housing and 9,940 square feet for the 30-car garage. The project plans specify that all off-street parking is unbundled and will be sold separately to tenants. Unit sizes will vary, with 18 studios, 41 one-bedrooms, and 45 two-bedrooms. Additional parking will be included for 110 bicycles. The plan will create 5,130 square feet of common open space for residents with the rooftop deck.

The ground level will include a lobby, community room, offices, a central courtyard, and a privately accessible rear yard for five units. Vehicular and bicycle parking will be included in the basement. The O-shaped floor plates include a T-shaped sky bridge on every floor, connecting the corridors with two street-facing units.

The property is located along Pine Street, between Polk Street and Larkin Street. Van Ness Avenue is just one block further west. The 0.32-acre site intersects the Polk Gulch Neighborhood and the western edge of San Francisco’s affluent Nob Hill neighborhood. Future residents will be just four blocks from Huntington Park, abutted by Grace Cathedral, Pacific-Union Club, and some of the neighborhood’s famously upper-class hotels.

^ It's definitely an interesting location. At first glance, you wouldn't think it's a super transit rich location but upon further examination, it's actually quite good. It is a block from 15 Bayview Express, 23 Monterey, and 54 Felton, and 2-3 blocks from 44 O'Shaughnessy, and a 10 min walk to the T Third Oakdale/Palou station. It's pretty remarkable that despite being in a seemingly low density SFH dominated neighborhood, the transit connectivity here is quite good with four Muni bus lines and a Metro line so close by.

The only downside is it's fairly embedded into the Bayview and not along a busy commercial corridor, but it does serve as a good model for other lower density areas like the Sunset, Richmond, Excelsior, Vis Valley, etc to densify as SFHs age out and need replacement. As seen above, SF does have good public transit coverage so it would work nearly anywhere.

This design is just preliminary, so I think it'll will be refined somewhat. However, keep in mind this is a 100% affordable housing project, so costs are going to be reduced somewhere, so we're likely to see simple, generic designs with budget materials, especially given the already high costs of construction material and labor.

And if you see in the photos, there’s *more* outdoor space than some of the SFHs which are right next to it. Yes, yes, woe is us, the shadows will surely kill us all, but… there’s actual outdoor space instead of a sprawled 3-story building which would contain even less units.

Build about 1,000 more of these, please.

Demolition permits have been filed for the existing structure at 2205 Mission Street in San Francisco’s Mission District. The project will replace the existing damaged building with 63 affordable for-sale apartments for teacher workforce housing. The project developer, Mission Economic Development Agency, expects to start demolition this October, with completion by 2025.

The project was recently highlighted by J.K. Dineen for the San Francisco Chronicle after Mayor London Breed announced $32 million of funding for 2205 Mission Street and 750 Golden Gate Avenue by Hayes Valley. The funding will come from Proposition I. Both projects will provide housing for teachers within the SFUSD system. Most recently, the city was able to celebrate MidPen’s groundbreaking for the Shirley Chisholm Village Educator Housing in the Sunset District nearly one year ago.

Gelfand Partners Architects is responsible for the design. New renderings show the design has been simplified, with white and grey stucco contrasted with blue window shades. A mural will be included along 18th Street and above the Mission Street entrance.

The 0.22-acre parcel is located at the corner of Mission Street and 18th Street in the heart of the busy neighborhood. The 16th Street BART Station is just two blocks away. New building permits were filed in January 2021, and the project received final approvals in September of the same year. According to the project application, construction is expected to last 17 months for an estimated $43.5 million. That projected cost is not inclusive of all development expenses.

Demolition permits have been filed for the existing two-story structure at 2051 Market Street in San Francisco’s Mission Dolores neighborhood. The site was home to the Eros bathhouse for 30 years before closing last year and has since hosted the Third Space art gallery and event space. Sak Design & Build is the project client.

Winder Gibson Architects is responsible for the design. New illustrations show that the post and lintel veneer has changed from a champagne-tone to red wood-look panels. The other facade materials will include stucco and fiber cement.

The 85-foot tall structure will yield 29,320 square feet, with 27,480 square feet for housing and 1,810 square feet for ground-level retail. Of the 24 units, there will be six one-bedrooms, 12 two-bedrooms, and six three-bedrooms. Parking will be included for 24 bicycles and no cars. Three units will be designated as affordable housing, allowing the proposal to use the State Density Bonus program.

The 0.11-acre parcel is in a triangular lot bound by Market Street, 14th Street, and Dolores Street. Future residents will be close to the underground light rail station, Safeway, and Duboce Park.

Preliminary plans have been submitted for an eight-story transitional housing block at 850 Harrison Street in SoMa, San Francisco. The mid-rise proposal has been submitted by the Salvation Army to support its extended recovery and transitional housing program. Equity Community Builders is the project developer.

The suites will be part of the Salvation Army’s “The Way Out” program, self-described as a “recovery-focused homeless initiative” supporting residents toward independent living. A pilot program for TWO has started at the Joseph McFee Center, with plans to expand the 36-participate facility to 96 individuals later.

The 84-foot tall proposal is expected to yield around 91,400 square feet, with 65,400 square feet for housing and 26,000 square feet of community space. Parking will be included for 30 bicycles and three cars. For housing, there will be 22 five-room suites, with two two-bedroom guest suites on levels six and seven in the west wing. Each of the suites will have two beds per room, resulting in a total capacity of 224 beds.

So far, only preliminary elevations have been shared. The illustrations, drafted by Leddy Maytum Stacy Architects, show a defined post-and-lintel gridded exterior with a two-story cantilever feature sheltering the ground-level entrance. Facade materials have yet to be provided. Solar panels will be installed on the roof.

The U-shaped floor plan is divided into three sections, the North Wing, South Wing, and West Wing. The pedestrian entrance is located on the south wing, connected to a double-height lobby and looking toward the two-tiered courtyard. The rest of the first floor includes a multipurpose room, a residential services office, bicycle parking, and a large communal event space, which includes a kitchen, classrooms, and offices. The top floor will include a workout fitness center and amenity roof deck.

The 0.37-acre parcel extends from Harrison to Clara Street between 4th and 5th Street. Future residents will be close to the Yerba Buena Moscone subway station, connecting riders between Chinatown and the San Francisco Caltrain Station.

New York — Ikea is opening a new store in downtown San Francisco Wednesday, bucking the trend of retailers closing in the city.

Ikea will be the anchor tenant for a new mixed-use development on Market Street with retail, offices, restaurants and entertainment.

City leaders are hopeful that the home furniture store will draw shoppers to downtown San Francisco and support other businesses in the area at a time of store closures and rising public safety concerns.

Ikea’s parent company purchased the six-floor glass building in 2020 for redevelopment, at a cost of $260 million. The acquisition was part of Ikea’s strategy to open smaller stores in downtown districts after years of building sprawling locations on the outskirts of cities and in the suburbs.

Ikea will be the first retailer to open in the new development. Its three-level, 52,000-square-foot store will showcase 27 different room options for apartments and smaller city homes for customers. Shoppers will be able to buy and take home smaller products, but bigger furniture items like couches and bookshelves will only be available to order for delivery.

“The arrival of @IKEA is great news for the City’s economic recovery that will bring local jobs and excitement to the Union Square area,” San Francisco Mayor London Breed said earlier this month. “We are thrilled to welcome IKEA to be part of San Francisco’s future.”

The City that knows how to screw ever one. Look at the corruption scandals of late in San Francisco. I have dealt with the San Francisco Fire Department once many years ago. I had asked for documents concerning the apartment that burned above me as I had damage to my property from water. I got a very hostile woman on the phone who questioned why I wanted such information.

Oh my… I live on this block and have been wondering why this project has taken so long. This is a terrible outcome, and the developer is going to lose his entire business over it? Damn… I hope agreement can be makes, or some firm picks it up and makes it whole instead of just tearing the whole thing down or turning it into a desolate, abandoned lot…
