Good pics! How are the subway cars there? I'm not too familiar with SanFrans transit. I've used it a few times but I need to check out the subways. I absolutely despise the Red Line here in LA, but it's mostly because of the people that use it(too many hostile homeless people acting dumb) and the train cars suck. They are updating the cars however.

We have 2 different systems, BART and Muni Metro, of course. On the central spine of Market Street, where they are both underground, the 2 systems operate above and below each other, BART deeper than Muni.
BART's cars are very old--from the 1970s--and being completely replaced within the next couple of years: https://www.bart.gov/about/projects/cars .
Muni Metro's rolling stock are modern streetcars that operate in 3 modes: As streetcars, in dedicated rights of way on the surface and underground. They can be linked together into multicar trains but usually not more than 2 at a time. Much of the Muni fleet is also being replaced: https://www.sfmta.com/projects-planning/projects/new-muni-trains

Demolition is happening now at 1699 Market St, the corner of Market St. and Valencia. There will be a 9 story residence built on the site. There is a burst of activity west of Van Ness Avenue this year. The photo is mine. The architectural drawing is from Predidio Development Partners, LLC at http://presidiodp.com/Residential-89.html
It is quite curious that the drawing of the Fox Plaza condo proposal is still at the site. That condo project was to be built in 2005 but died on the vine.

According to the SF Chronicle, the Salesforce Tower will be fully enclosed by the end of July and will be fully completed by Jan 2018.

Feds approve grant for Caltrain electrification project
The Federal Transit Administration said Monday that it will approve a grant to electrify Caltrain tracks, guaranteeing several hundred million dollars for the project and allowing it to move forward.
Sen. Dianne Feinstein announced in a tweet Monday that Transportation Secretary Elaine Chao told her she would sign off on the grant.
For those who don't know, it will replace a diesel dependent train system that goes from San Jose to San Francisco to electricity, which will increase speeds and will have a positive impact on the environment in the area.
Currently, Caltrain from San Jose to San Francisco takes 59 minutes, but with electrifying the train, it will take 50 minutes.

Most importantly to San Franciscans, any train that transits a tunnel from 4th & Townsend to the new TransBay Terminal MUST be electric. Diesel trains can't do it, I assume because their emissions are a no-go in the tunnel. So electrification is a key first step in bringing trains, whether commuter or HSR, into the Terminal.

It also moves more trains, twice as many people, allows for fewer track repairs, new High Speed Rail trains, and finally the ability to enter downtown San Francisco underground. It is an outstanding deal.

Let's just say "it" is a controversial deal (I assume "it" is the TransBay Terminal--the reference isn't 100% clear).
It's there now. Much of the money is spent. But when it was still just a proposal I argued the city's business district was moving south and would engulf the existing terminal at 4th & Townsend while, simultaneously, new transit (the T-Third and Central Subway) was being built to conveniently get people from the old financial district to the existing terminal. I argued we'd get a lot more bang for the buck by building a new terminal at 4th & Townsend and spending the additional money saved on making the planned transit improvements even better (say platforms on the Central Subway allowing longer trains and/or extending that at least to North Beach) to make it even more convenient for more people to get to the new terminal.
But the city didn't go that way. Why not I'm still not sure. It astounded me then and now that the TransBay District Board, with the generally anti-development Chris Daly on it, went for the grandest new scheme. But they did. And while I remain concerned the Terminal building could become a maintenance and safety nightmare and a homeless magnet--and seem rather empty much of the time--I love the new towers that we probably wouldn't have but for the need to pay for the terminal.

The 'it' is Caltrain electrification. You are discussing decisions made over a decade ago, but the person I was replying to was complaining about the recently awarded Caltrain grant. As you implied, the buildings that are growing around Transbay would not have existed if the Transbay terminal was not being built. We would have have gotten a Salesforce Tower & six more towers near 4th & townsend. I think things have mostly worked out well, except we have to finish by getting funding for DTX.

No--that is a possible additional development, but we'll see what happens. It was bought by the owner of Mayes Oyster House who said he'd keep the Grubstake open, but then seemed to change his mind.

Was down in the area today and noticed how much more I like 300 Fremont (Solaire) than I expected to. You have to be close up to notice the aluminum sun shades (or whatever they are ) but they add a lot of interest to the facade:

Yes--many of us said the same thing as its construction wrapped up. It's a nicely done smaller tower, even though it has a conventional shape.

It's a sidewalk retail component as with so many of our projects, separate from the Mercy Housing residential portion. Considering its location next to Solaire on a prominent corner, it's perfectly logical. With so many retail spaces available (witness upper Market, the upcoming Transbay Terminal, etc.) owners and developers are happy to get good leases.

I know, I know. By now there's probably a marijuana dispensary in the Delancy St. housing on the Embaradero. SF is full of irony.
PS: I'm a big Philz fan (because I drink decaf and they are one of the few places that has multiple decaf choices). . . but I can afford both the coffee and market rate housing.

^^Does anybody know if at these projects where the affordable component is a separate but adjacent structure whether there is a single HOA/management or whether the market rate building and the affordable building each have their own? This is one aspect of the whole "affordable housing" program I've never understood. The market rate portion of the combined buildings and ownership substantially outnumbers the affordable portion and so it has always seemed to me the market rate owners might do things (renting retail spaces to very high end retailers is a trivial example) and incur costs for additional amenities or maintenance that might be a financial burden to affordable owners. On the other hand, if the buildings are managed separately then over the years a striking disparity may develop between the services in and even the maintenance of the buildings which could be emphasized by the fact they are next door to each other.

Hotel Via by the ballpark appears just a few weeks away from opening. They're taking reservations for July (http://www.hotelviasf.com/update/summer-starts-at-att-park/) and the rooftop bar is supposed to open later this month.

They're no doubt some sort of anodized aluminum. Yes, they do look good - this building turned out quite nicely.

"No doubt"? I assumed they were some sort of glazed lick-a-brick. Very similar looking to the monstrously ugly new Hampton Inn on Mission.

After seeing the building numerous times from around and while in the ballpark, I really think the color is ugly, not going well with its surroundings.

also agree that the overall form and materials look good, and am glad to have the space activated, but the color ... well, it is across the street from the Giants - the only 'surroundings' it harmonizes with. ;)

There is one new infill building going up here--center shroud in the photo--but what's really interesting are several renovations of really beautiful older buildings including the one behind the far left shroud. I just hope they get going soon on the new projects on the north side of Market and also finish up the renovations on the corners at 7th St--far right shroud in the photo--and at McAllister (both hotels of one sort or another). When all this is done, Market St. could become the gem it should be (although something will need to be done about the scary street people--this has always seemed to me to be the scariest place in San Francisco to walk or sit outside at one of the new sidewalk dining spots; worse even than the Tenderloin whose scariness seems to me to be over-rated).

VERY exciting what's happening on this block!
Although regarding the "scary people", don't forget this is SF so the Mayor and Supes will do absolutely nothing. The best we can hope for is that the scariness will be minimized by two factors:
1) They will get pushed further out to a less populated part of the city.
2) They will remain but the scariness will be diluted due to increased foot traffic and an improving ratio of other folks to street people.

^^My issue with the "scary" folk is personal. About 3 weeks ago I was sitting in the Subway near 9th St having a drink and reading a newspaper when one of them "went off" on me and chased me to the back of the store throwing a soda bottle at me with no provocation at all. And this has happened in this area before--not out on the sidewalk but inside businesses. It really needs to be controlled. I don't know why they are so concentrated on this section of Market vs farther downtown or farther out, but increased beat patrols by cops and other measures would sure help and if the area gets more and more "market rate" residents I'm hoping they demand help from their Supe (allas, the unfortunate Jane Kim I think) and/or the SFPD.

Did you know, you can bring in any size stainless steel water bottle, like a hydro flask, and they will refill it to the best of their capabilities for the size of a small? I have a 64oz hydro flask and they usually fill it to ~32oz (normal price is $3.50 for 8oz and $4.50 for 12oz I believe).

I visited the Venus sculpture at Trinity Plaza. With our typical June weather comes the typical summer winds and fog pattern. The plaza was like being in a wind storm (as can be enhanced by tall and bulky structures)
Yet, what makes Venus awesome is that it is perfectly situated like a tornado at the center of the storm.

boyinthecity - A fantastic photograph! I am surprised that it would be windy as I thought the buildings around the plaza would have protected it. A few days ago I had to hold on to a light post at the corner of Polk and Hayes streets the wind was so strong. It will be interesting to see how the wind changes with the new 14 story building across from the Essex Fox Plaza.

It looks like that's going to be the Bus Storage Facility (http://transbaycenter.org/uploads/2017/03/IFB_17-05_Bus_Storage_Facility_Pre-Bid_Conference_Presentation.pdf) for the TTC.
It looks surprisingly complicated; they'll have to excavate down for clearance under the eastbound 80 structure, and they're building an elevated bus ramp down under the westbound 80 structure.

Due to the aerial perspective it is difficult to discern 22 Franklin. In this map the auto repair shop is shown and is now gone, with the new building in build.
I've marked in blue line the different develops. This is a very hot block with lots happening with only one old building to be left standing by the end of 3-5 years.
One Oak was just approved & now goes before the Board of Supervisors for approval. This one at Oak and Van Ness Avenue will be the tall one!

I disagree. You are probably saying that because One Oak and 1554 Market will be adjacent with the building gone--true--but I believe it's part of 1554 Market, not One Oak according to the renderings. It should be easy to know for sure since 1554 is being excavated: The building should be gone now. I don't know if that's the case because I haven't been by there but Jerry probably does.
I think Jerry's diagram is a bit wrong in that he drew his outline of the 1554 site showing a jog around the little building. I don't think there is a jog. The renderings of a completed 1554 certainly don't look as if there is. They show a straight property line from Market to Oak.

Nobody's disputing that 22 Franklin is the U/C project in Jerry's photo (I and several others have pointed out the French-Amercan tower hasn't even been approved yet). I had forgotten about 22 Franklin until reminded and even the Busness Times "Structures" issue which claims to show all current projects doesn't show it, maybe because it's too small.

^^That is fabulous. I love that. Absolutely it "plays against type" and wish we had a bit more of that and a "mish-mash" neighborhood like the Van Ness/Market intersection is the perfect spot for it. Wouldn't want it plopped down in Noe Valley or on Bernal Heights, but 22 Franklin? Hey, yeah--I'd detour frequently just to see it. The only improvement: Urge "All-Star Donuts" to reopen on the ground floor.

I can see that people don't pay much attention to my posts, since back on May 22 I posted this, which I would have thought would have headed off some of this discussion :shrug: :
