I'm a big fan of this project - it's nothing particularly tall or architecturally groundbreaking, but it adds some major bulk and height for a part of town that is pretty low-rise. It's a super visible site as well. Plus some badly needed affordable housing.

Construction starts on major S.F. office building for first time since 2020

For the first time in more than two years, a major San Francisco office building has started construction, a rare sign of activity in a market hit hard by the pandemic and remote work.

Local developer Urban Land Development began demolition this week at 531 Bryant St., where it is replacing an existing building with six stories of office space. The 50,000-square-foot project will include pandemic-friendly features like outside air circulation and outdoor terraces. Construction is expected to be completed in July 2023.

Susan Sagy, managing director at Urban Land Development . . . . [said] the building’s relatively small size makes it a good fit for a single tenant that wants total control over the building’s interior design and amenities . . . . There’s space for meetings, dining and leisure, such as a yoga room.

The city’s last major project to start construction was the San Francisco Giants and Tishman Speyer’s Mission Rock, whose first phase is nearing completion. Visa signed a lease for a new headquarters at the project before the pandemic in 2019.

Since then, San Francisco’s office vacancy rate has soared from around 6% to a record high of nearly 24%, according to real estate brokerage firm CBRE. A slew of major projects not far from 531 Bryant St. in the Central SoMa area have yet to start construction. Tech firm Pinterest paid $90 million to cancel a major lease at one of the unbuilt projects, 88 Bluxome St.

Sagy said the lack of new office supply will benefit 531 Bryant St. Urban Land Development is seeing an uptick in office demand, signing three recent leases at its 150 Post St. property near Union Square . . . .

The building includes two retail areas: one facing Zoe Street with two small micro-units suitable for entrepreneurs, and another on Bryant St. that could house a restaurant or cafe . . . .

Yeah, we could definitely use more of these types of projects up and down our medium density transit oriented corridors.

Not a bad project although I think they could've gone 10-15 stories for this one to help with gradually building up Central SoMa.

If the developer is aiming at the tech market, they probably didn't want to build a high-rise. Tech companies don't seem to really like high-rises. And, as the article says, they wanted to keep it to a size where a smalll or medium tech company might lease the whole building.

And a few more. Someone even brought their goat and with a Curry jersey on it :haha:. There's something about a downtown SF parade down Market St that just hits different. The cheers echoing down the skyscraper canyon, the people watching from their offices and balconies and rooftops, on Muni bus stop roofs, climbing trees, breaking down the barriers and joining the party in the street. Simply amazing.

Specs:

- 70 units (100% affordable, 1 on-site manager unit, 35 subsidized units for homeless, 34 units for low-income residents making between 40% and 65% of the area’s median income)
- Additional amenities: ground-floor community room, tenant lobby, property management with 24-hour desk clerk, on-site social workers, free fiber internet (courtesy of the City’s Fiber to Housing program), and a second-story landscaped courtyard open to the street, providing much needed green relief to the dense urban neighborhood

IKEA’s Redevelopment of Mid-Market Center Closer to Reality

Following a couple of false starts and mis-reports, the formal application to proceed with the conversion of the ill-fated and long-vacant “6×6 San Francisco” shopping center at 945 Market Street into an IKEA-anchored Market Street Place has been submitted to Planning.

In addition to an 87,000-square-foot IKEA, the conversion will maintain 46,000 square feet of space for other retailers; 21,000 square feet of space for restaurants and eateries; 13,000 square feet of “entertainment” space; and 47,000 square feet of space that was previously converted from retail to office use on the building’s 4th and 5th floors.

Ingka Centres has filed updated plans for the future home to IKEA at 945 Market Street in SoMa, San Francisco. The project will provide a major tenant and new life to the mall under the Ingka Center’s Livat branding for their new urban shops. Gensler, the original architect, will be responsible for recladding and upgrades to the interior and exterior.

The application provides an exhaustive list of work required. The exterior work will include new cladding of the existing building marquee, new cladding of existing cable net curtain wall surround, new retail display window at the building entrance, exterior lighting upgrades, demolition of existing banner outriggers, and new punched window openings at the rear facade. Interior work will include building a new structural pedestrian bridge on the second floor, non-structural partitions, doors, ceiling, millwork, lighting, and new architectural finishes where indicated.

Some really solid infill. The neighborhood appropriate massing/height on a small footprint resulting in high density, the brick, the absence of parking spaces for cars. It's perfect. Hope this gets approved and built.

New plans have been filed for a nine-story residential infill at 1233-1237 Folsom Street in SoMa, San Francisco. The proposal aims to create 44 new homes and a micro tourist hotel space on a 0.1-acre plot of land. Shatara Architecture is leading the design and application.

The 90-foot tall structure will yield approximately 39,800 square feet with 26,060 square feet for housing, 3,640 square feet for bicycle storage, 650 square feet for the ground-level retail, and 860 square feet for the two-key tourist hotel on the second floor.

Unit sizes will vary with 26 studios around 444 square feet each and 18 two-bedrooms averaging 806 square feet. The structure will contain around 5,500 square feet of open space between the private-access rear yard, in-unit balconies, and two rooftop amenity decks.

Renderings show the design by Shatara Architecture is a straightforward brick apartment infill. According to the application, Shatara writes that the exterior “demonstrates both design clarity and an overall organizing idea that expresses and corresponds to the functions contained within.”

Parking will be included for 64 bicycles, with 12 spaces designated for electric bicycle storage. The development will not have on-site vehicle parking, a decision that will benefit the city’s traffic, transit, and environmental footprint.

The property is on a block bound by Folsom, Harrison, 8th, and 9th Street. Several bus stops are accessible in the immediate area traveling in all directions. For regional transit, the Civic Center BART Station is just eight minutes away on foot or by bus.

The proposal uses the State Density Bonus Program, Senate Bill 330, and the Housing Accountability Act. Including four very-low-income units allows the project to exceed existing zoning and increase housing capacity. The base zoning would allow for just 29 units and a rooftop height of 65 feet.

He’s still active on SF Yimby. He was suspended here briefly for violating SSP rules and policies but has decided not to return. We will see if he ultimately decides to return.

Having hit a pandemic high of 21.7 percent in the first quarter of 2022, the effective office vacancy rate in San Francisco was unchanged in the second quarter of this year, representing 18.7 million square feet of vacant office space in the city, with a slight decrease in the amount of space which is technically leased but sitting vacant and being offered as a sublet (which inched down from 5.3 million to 5.0 million square feet) having been offset by an increase in the amount of un-leased space, which increased from 13.4 million to 13.7 million square feet, according to data from Cushman & Wakefield.

As a point of comparison, there was less than 5 million square feet of vacant office space in San Francisco prior to the pandemic with a vacancy rate of 5.7 percent and the vacancy rate in San Francisco has averaged closer to 12 percent over the long term.

In addition, while the tally for the second quarter vacancy rate in San Francisco did include Google’s agreement to sublease 300,000 square feet of space at 510 Townsend, it did not include the 412,000 square feet of space that Salesforce is now offering for sublet in its tower at 50 Fremont Street, the inclusion of which would push the office vacancy rate in San Francisco to over 22 percent with over 19 million square feet of effectively vacant space.

Demolition And Development Permits Filed For 1196 Columbus Avenue, North Beach, San Francisco

A new set of permits have been submitted seeking the approval of a housing project proposed at 1196 Columbus Avenue in North Beach, San Francisco. The project proposal includes the demolition of an existing commercial building on the site in order to construct a six-story residential building.

Linden Station Columbus, LLC is the building owner. Elevation Architects is responsible for the design concepts.

The project site is a parcel spanning an area of 6,420 square feet. The project will bring residential units into a six-story building. The project will include 56 group housing rooms. The building will yield a residential built-up area totaling 28,865 square feet. The building facade will rise a height of 55 feet. The residential complex will include 56 Class I and 4 Class 2 bicycle spaces and approximately 1,413 square feet of usable open space.

A new residential project has been proposed for development at 1010 Mission Street in SoMa, San Francisco. The project proposal includes the construction of a nine-story residential building offering residential units and community space. The site is currently used as parking lot with 15 car parking stalls.

SIA Consulting is the project sponsor.

The project site is a parcel spanning an area of 4,464 square feet. The project proposes the new construction of a nine-story, approximately 80-foot-tall residential building containing 57 single room occupancy (SRO) units. The residential units will span an area of 20,170 square feet, and community space spanning an area of 410 square feet will be developed on the ground floor. The project will provide 57 class 1 bicycle spaces within the building and four class 2 bicycle spaces on the sidewalks. The building will also include a total of approximately 2,250 gross square feet of open space on the ground floor and on the roof. No vehicle parking is proposed.

300 Kansas Street Preps For Vertical Construction, Potrero Hill, San Francisco

Vertical construction is expected imminently for an advanced six-story factory at 300 Kansas Street in Potrero Hill, San Francisco. The proposal will create new R&D and Manufacturing facilities within a high-tech net-zero carbon building. The project is being developed by Spear Street Capital, headquartered in the city’s prominent Spear Towers.

Once topped out, the roughly 70-foot tall structure will yield around 150,000 square feet of R&D Space. Of that, 45,000 square feet will be accessible for vehicles to drive on for potential clients working on cars and autonomous vehicle production. A 4,500 square foot rooftop deck will offer panoramic views of the city. The building will have parking for around 24 cars and 48 bicycles.

The building will be wrapped with curtainwall, with sawtooth-style bay windows along both Kansas and Vermont Street. The curtainwall facing 16th Street will be carved into two flat masses, with one of the three entrances below the break.

As is typical with R&D buildings, the ceiling heights will be generous, ranging between 13 feet, 17 feet, and a maximum of 25 feet. The structure is built on a sizable base with vibration-resident flooring that can withstand as much as 125 PSF live load. Thanks to the hilly geography of the building, vehicles will be able to access three floors.

The project aims to achieve a zero-carbon footprint with LEED Gold certification. Materials are chosen for their lower embodied carbon footprint, including concrete with lesser cement, steel from efficient factories, recycled content, and insulation and technology to reduce the need for air conditioning. With the embodied carbon footprint reduced with these strategies, the developer purchased carbon offsets from a third party for the remaining carbon.

While in operation, the building will be exclusively electric, with energy coming in from renewable energy sources. The envelope and mechanical systems are designed for energy efficiency, reducing the need for overall power. Employees will also find access to showers and bicycle lockers to encourage public transit and cyclist commuting.

The property is located along 16th Street between Kansas and Vermont Street. The project will rise directly across from 101 and I-80, providing the prospective anchor tenant with the opportunity for prominent signage. Employees will find copious public transit available. The 16th Street Mission BART Station is 10 minutes away by bus, and the Caltrain Station is 7 minutes away on a bicycle.

Gosh this project desperately needs to be finished. I think they got their funding shortfall fixed in the latest state budget? Can see that they have poles going up at the SF end of the line at 4th & King.

State Launches Investigation For San Francisco’s Lengthy Approval Process

San Francisco takes longer than any other city in California to approve new housing. For this reason, the State of California’s Department of Housing and Community Development has launched its first-ever investigation with the Housing Accountability Unit. According to the HCD, the team will be “identifying and removing barriers to approval and construction of new housing there.”

The new investigation is the first of its kind for California. HCD Director Gustavo Velasquez shared in a press release the following statement. “We will be working with the city to identify and clear roadblocks to construction of all types of housing, and when we find policies and practices that violate or evade state housing law, we will pursue those violations together with the Attorney General’s Office. We expect the cooperation of San Francisco in this effort.”

The press release estimates the process will last a minimum of nine months and will be conducted in partnership with the U.C. Berkeley Institute of Urban and Regional Development. One such goal will be to understand how the city is three times slower at approving housing than Seattle, a city of comparable size.

Governor Gavin Newsom started the Housing Accountability Unit last year to push cities to create more housing. In a public statement of support published on Twitter, Mayor London Breed stated that “I welcome this review and look forward to cooperating with the state to implement solutions needed to get rid of barriers and bureaucracy that stand in the way of building new housing.”

The process for preliminary approval in San Francisco takes an average of 450 days, with 525 further dates to get permits for construction. The total timeline there is two years and eight months. State law requires San Francisco to construct 82,000 new homes between 2023 and 2030.

Yep, thanks for catching that. The lot below that site is 321 Florida and no work started on that yet. There was a permit filed last month for "Temporary lateral support of excavation for new structure by means of soldier beams,tiebacks, lagging, & internal bracing." - not sure if that relates to the residential permit from 2019?

The bath and kitchen vents look like crap on those new builds, actually they look like crap on every new build. I wish someone would manufacture some sort of completely seamless and near invisible fan outlets for facades so it could stop looking like crap and f'ing them up.

New plans have been filed for two 39-story towers at 655 4th Street in SoMa, San Francisco. The plans, drafted by architecture firm SCB, represent a significant shift from the previously-approved design by Bjarke Ingels Group for four swooping towers. Tishman Speyer is the project developer.

The two 400-foot tall towers will yield a combined 1.144 million square feet, with 1.135 million square feet for housing, 9,450 square feet for retail, and 7,740 square feet for a Privately Owned Public Open Space or POPOS. Parking will be included for 283 cars and 427 bicycles.

The new proposal will provide more dwellings, with 1,148 apartments. Unit sizes will vary with 287 studios, 415 one-bedrooms, 409 two-bedrooms, and 46 three-bedrooms. A total of 138 private balconies will be spread across the two towers.

Solomon Cordwell Buenz is responsible for the design. Renderings show the basic massing for two towers rising from 11-story podiums, divided by an open-air balcony. The project will include new trees along 4th Street and Townsend and an open-air landscaped plaza at the very corner, functioning as the project’s POPOS. Retail shops will encircle the plaza.

The architecture firm will have to contend with the Central SoMa Plan. Among the design requirements, the preliminary project application document dictates that “the Project architecture should substantially differentiate the expression of the two towers, including but not limits to height, bulk, modulation, and architectural expression… They should each add a distinct character to the skyline.”

Undeniably a step down, but I'll wait for more detailed renders to fully judge. I'm no fan of Bjarke and his studio so I'm not mourning the loss of the old design too much, even if it was better than this massing. Mostly just hoping at least one Central SoMa tower proposal actually gets built.

Hoping to see some more traction on these past highrise proposals in Central SoMa. I wonder if the recent news about Newsom investigating SF's housing approval process is playing a factor of this proposal being revived and may bring other developers out of the woodworks as well.

I'd have to agree. Plus the previous massing plan showing the BIG design was kind of messy. Focusing the bulk into two distinct towers will make a better project imo.

New renderings have been published for the Transbay Block 2 affordable apartments in SoMa, San Francisco. The plans will create 334 new homes, split between two structures, the family and the senior housing buildings being developed respectively by Mercy Housing and the Chinatown Community Development Center.

Transbay Block 2 will yield a combined 315,180 square feet with 334 homes spanning 216,100 square feet, 4,720 square feet for retail, and 5,080 square feet for childcare facilities. Of the 334 homes, there will be 52 studios, 190 one-bedrooms, 55 two-bedrooms, and 37 three-bedrooms. Parking will be included for 136 bicycles.

The existing 0.98-acre site occupies a third of the former Transbay Bus Terminal. Now, the site is a community space dubbed the Crossing at East Cut. Block 2 is currently occupied by a community room, surface parking, a children’s play area, and a dog run.

CCDC has confirmed with YIMBY that construction is expected to start on Transbay Block 2 West by 2024, depending on the availability of state funding through the California Debt Limit Allocation Committee.

Looks solid to me, very nice design. This would cover the eastern third of the former temporary Transbay Terminal site, with frontage on Folsom, Main, and Beale. While it would be a great location for some more height, the transbay plan was pretty clear about where the tall buildings go and where the shorter ones will fill in the gaps.

Pretty decent infill. Wish it were a bit taller/more units but considering there used to be a gas station there and how difficult it is to get projects off the ground here, it's still an overall win. I'd also prefer if it used the same uniform facade treatment (the style utilized for the upper and lower floors) throughout all the floors for a cleaner look.

The specs:
- 85 ft, 8 floors
- 90 units (12 of which are affordable)
- 6,850 sq ft retail
- Parking for 24 cars and 90 bicycles

Construction activity has started for the eight-story infill at 988 Harrison Street in SoMa, San Francisco. The activity was spotted just over two weeks after excavation permits were issued by the San Francisco Planning Department. J.S. Sullivan is the project developer.

The proposal will create 90 units of housing, of which 12 will be designated as affordable. Unit sizes will vary with five studios, 49 one-bedrooms, 34 two-bedrooms, and two two-bedrooms. Parking will be included for 24 cars. Residents will benefit from various open space amenities, include a podium-topping courtyard and the rooftop deck.

According to planning documents drafted by RG Architecture, the 85-foot tall structure will yield 91,500 square feet, with 82,700 square feet for housing, around 5,000 square feet for the 24-car garage, and 6,850 square feet for retail. A 690 square-foot basement room will offer resident’s storage for 90 bicycles.

Demolition has already occurred for the former gas station on the site. Construction permits estimate the cost at around $30 million, an approximate figure not inclusive of all development costs.

aha, finally! I remember a few years back socketsite saying that entire block of Sixth could be redeveloped within a few months. only one project actually happened, I believe, and this would be the second. agree this is welcome.

Illustrations For New Plaza East At 1300 Buchanan Street, San Francisco

Plans have been filed for the redevelopment of Plaza East, a 3.6-acre public housing project in San Francisco’s Western Addition. The proposal includes replacement housing for the existing 193 apartments as part of the 755-unit master vision. Strada Investment Group, McCormack Baron Salazar, and Without Walls are jointly responsible for the development.

The future East Plaza will create 755 units. Unit sizes will vary with 160 efficiency units, 236 one-bedrooms, 240 two-bedrooms, 98 three-bedrooms, and 19 four-bedrooms. Along with replacement housing, New Plaza East will feature 292 more affordable units and 270 units of market-rate housing, all within the 20-story tower.

The tallest structure, Building 2, will include 300 units, of which 30 will be replacement housing. The remaining structures will all rise between 7 to 8 floors, with 155 units in Building 1, 126 units in Building 3, 80 units in Building 4, and 94 units in Building 5.

At full build-out, the 3.6-acre site will yield 957,775 square feet across five structures, with 642,700 square feet for housing, 42,000 square feet for amenities, 77,280 square feet for 185 cars, and 11,500 square feet for parking 620 bicycles. The tallest will rise 20 stories to a 230-foot pinnacle with 369,570 square feet for 300 apartments.

The existing site includes 193 apartments across various two-to-three story buildings with 203,240 square feet for housing and just 4,320 square feet of amenities. The existing unit sizes include 19 one-bedrooms, 105 two-bedrooms, 50 three-bedrooms, and 19 four-bedrooms. There is dedicated parking for 69 cars and no bicycles.

The project has received pushback from existing Plaza residents and District 5 Supervisor Dean Preston. The Chronicle reported that Preston said the SFHA was “trying to force residents to accept hundreds of units of market rate housing on this public housing site.”

Reverend Arnold Townsend, head of the Without Walls development firm, argues in favor of the inclusion of market-rate units. Townsend emphasizes that the inclusion of market-rate housing will ensure that the property is well-maintained in a way that is rarely granted for public housing.

I hadn't been aware that this project is in the works. This feels similar to the Freedom West redevelopment project. (https://sfyimby.com/2021/11/new-renderings-revealed-for-2387-home-freedom-west-proposal-fillmore-district-san-francisco.html) Between these two, it seems like some real change is on the horizon for the Fillmore, perhaps beginning to undo the midcentury planning mistakes that have made it into one of the more unappealing parts of the city. I can see this being pretty controversial though, so we'll see how it shapes up.

The 20-story tower would be around as tall or a little taller than the nearby Fillmore Center towers, but likely wouldn't stand out much against the towers perched on Cathedral Hill. The architecture will probably stand out compared to all the concrete 60s/70s towers in the area though.

^ Nice 'ject, with a net gain of 562 units. That whole area is ripe for redevelopment. Glad that replacement housing is being offered for displaced residents. And with Freedom West, and if other low rise blocks get redone correctly, it'll really help tie together Hayes Valley and Japantown, and Pac Heights.

A recent Downtown Large Project Authorization application has revived the proposed residential infill at 430 Main Street in SoMa, San Francisco. The plans would extend from Main Street to 429 Beale Street, creating a nine-story residential complex with 144 homes. Tidewater Capital is the sponsor, with Solomon Cordwell Buenz responsible for the architecture.

The 84-foot tall structure will yield around 158,600 square feet with 140,280 square feet for housing and 17,720 square feet for the 72-car garage. The garage will be accessible from a driveway on Beale Street. Additional parking will be included for 11 bicycles.

Residents will be able to access the building through a lobby along Main Street over the repaved sidewalk, new street trees, landscaping, and bicycle racks. Unit sizes will vary, with 60 studios, 25 one-bedrooms, and 52 two-bedrooms. Amenities will include common open space, a rooftop deck, and a solarium. Two units will be designed as townhomes along Beale Street, creating more individual interaction with the streetscape and more eyes on the street, as was championed by the influential urban design writer Jane Jacobs.

If I recall correctly, there was significant pushback on the height of the development from nearby residents which may be why it's not taller than this. I also work nearby and I'm not convinced retail would really survive in this particular location.

It is very interesting that the top two floors have a worse bay view than the five floors below. Also, that view could easily be blocked if the parking lot across the bridge sees even a modestly sized development. Any more height would block several towers that are to the SW.

I agree with L.ARCH that retail would not survive this location. Better to just get the money by offering a nicer parking experience. They may even be able to make extra money on it -- a lot more money than selling a few lunch time sandwiches at least.

I'm pretty sure retail could survive in downtown SF, one block from the Embarcadero, at the foot of a famous landmark. It's not like it's an empty, or inconvenient, or unknown part of the city.

As for neighbors concerned about their views? lol what a joke, I thought we were trying to get past that kind of shit. This is the downtown area of the densest city in America outside of NYC. A city that's been in a housing crisis for decades. More height/units, more amenities (like a restaurant, or even a boring sterile bank branch), and less parking space (or how about none?) is a great idea for this location.

Updated renderings have been published for the residential infill proposal at 67-69 Belcher Street in San Francisco’s Castro neighborhood. The plans call for 31 units with architecture by one of the city’s most prominent firms, Stanley Saitowitz | Natoma Architects. The new illustrations show an augmentation from the previous iterations, most notably with a perforated aluminum parapet. Along the exterior, the aluminum window frames are to be colored white to match the brick veneer instead of black. Finally, the base level will now include two exposed concrete pillars instead of one.

The 56-foot tall structure will contain around 57,100 square feet with 35,240 square feet for housing, 3,500 square feet for amenities, and 9,300 square feet for the subterranean 15-car garage. Additional parking will be provided for 42 bicycles.

Amenities will include two private outdoor patios, a shared rear yard, and a cozy rooftop deck with views of the neighborhood and the nearby skyscrapers at The Hub.

Of the 31 units, there will be a one-bedroom, 19 two-bedrooms, and 11 three-bedrooms. Three will be offered as below-market-rate housing, allowing the developer to benefit from the State Density Bonus Program, which increases residential capacity and waivers requirements for the height, setback minimums, and exposure.

The building is established by a defined base of curtain-wall glass and black glazed bricks. The rest of the facade will be defined by what the architecture firm defines as ‘flickering bays,’ or triangular Bay Window-inspired articulation on the street-facing exterior. BKF Engineers will be consulting on civil engineering.

This was at some point planned to be another bank retail location and I’m stoked to see this huge lot get the housing this area deserves. Showplace Square is an awesome little neighborhood and it’s 3 blocks from a huge transit hub.

The project, named 7th and Brannan, has replaced a former surface parking lot and will open the eight-story affordable housing complex with units for formerly homeless adults and families by 2024. Mercy Housing is the project developer.

Parking will be included for 151 bicycles and no cars. The property spans 0.87 acres, with the building covering three-fourths of the lot. Residential amenities will include a community room, laundry, landscaped courtyard, and bicycle parking.

Unit sizes will vary with 100 studios, 23 one-bedrooms, 82 two-bedrooms, 15 three-bedrooms, and a management unit. A hundred units will be aimed at families earning around half of the Area Median Income. The remaining 120 units will offer supportive housing services for homeless families or individuals earning between 30-50% AMI.

New renderings have been revealed for a 15-story corner development at 1939 Market Street in Mint Hill, San Francisco. The project will create 100% affordable senior housing, with the team had shared that the expected tenants will be from the neighborhood’s LGBTQ community. Mercy Housing is responsible for the application.

Mercy is co-partnered with Openhouse, a nonprofit provider of LGBTQ senior services in the city, as a development team. The duo previously worked on 55-95 Laguna Street, which created 119 units, new offices for Openhouse, and an LGBTQ community center.

The 159-foot tall structure will yield around 141,630 square feet with 1,520 square feet for ground-floor commercial retail space and 1,590 square feet of usable open space. Parking will be included for 23 bicycles and no cars. Unit sizes will vary with 106 studios, 80 one-bedrooms, and one two-bedroom unit. Units will be offered for residents earning between 15-60% of the Area Median Income.

15 stories is taller than pretty much anything else this far along Market. It's not a crazy height in of itself (and I think the renderings make it look shorter than it would be in reality) but it will definitely be an impactful project if it gets built. Design looks unremarkable but clean. 100% affordable is always great too. Overall, really solid projeect.

The height is interesting. Hopefully it gets built and it'll lead to more acceptance of 15-20 story buildings in other parts of the City, especially along busy commercial corridors like Geary, Divisadero, Mission, 19th Ave, and Irving.
