Bigger is better! And glad they were able to find a way to adaptively reuse the existing base facade. Hopefully the main tower will utilize some of the architectural elements of the existing facade to help with continuity of design.

- 19 floors, 238 ft
- 132 units (37 1BR, 78 2BR, 17 3BR)
- 22 of the units will be affordable

Updated preliminary plans have been filed for a slightly taller iteration at 1088 Sansome Street in the Northern Waterfront neighborhood of San Francisco. The proposal has increased from 17 to 19 floors, with its residential capacity increased by 20 units. Significantly, this latest plan preserves the facade of the existing landmarked structure. Angus McCarthy is the property owner.

Mark Horton Architecture is responsible for the application and design. Illustrations show that the existing structure’s facade will be nearly identical if redeveloped, though details about the potential architectural features of the 16-story tower remain scarce. The elevation shows a curtain-wall glass skin framed by a grid of beams, likely made of metal, though its color and texture are not specified.

The proposal has also been the impetus for an ongoing legislative story, which has led Board President and preservationist advocate Aaron Peskin, who represents the district that 1088 Sansome Street is in, to renege on prior zoning relaxation and reinstate prior density limits to the Jackson Square and Northeast Waterfront Historic Districts. The Board of Supervisors recently approved the ordinance on a vote of 8 to 3.

New proposal but pretty light on the details. I'll prob create a separate thread for it once the details are more fleshed out.

Overall, happy to see some residential being planned for the Northern Waterfront area. I'm curious to see what the actual renderings look like given we only have a basic elevation rendering. Not a fan of the podium, and wish there was a way to adaptively reuse the existing base facade. Would also like to see the parking come down to about a third of what is being planned, in keeping with SF's transit orientation, although I understand this area is not particularly transit rich for SF's standards.

Construction Tops Out For 4200 Geary Boulevard In Richmond District, San Francisco

Construction has topped out less than a year after the groundbreaking for the seven-story affordable senior housing complex at 4200 Geary Boulevard in San Francisco’s Richmond District. The project will add nearly a hundred homes to the busy neighborhood. The Tenderloin Neighborhood Development Corporation is the project developer.

Sorell Raino-Tsui, founder of the ABG Art Group, is responsible for the mural artwork. Illustrations of the project show the art piece reflects the neighborhood’s diversity, with a Chinese Dragon seen above two onion domes with various patterns in the background. Significant progress can be spotted for the mural along the western elevation of the structure, with the larger features being complete.

Y.A. Studio is the project architect. Illustrations show the urban infill will have a well-balanced articulated facade, breaking apart the massing to appear like several structures. Facade materials will include cement fiber panels, composite paneling, ceramic tiles, and board-formed concrete.

Muni usually goes with red for its colorized transit lanes, but for some reason it seems like they do it for bus lines only. They just repaved some parts of L Taraval but did not paint it in any color (https://maps.app.goo.gl/w1fqBi4tnSXds7m27). I think it would look pretty good though if it were red all the way. On N Judah, it's only in certain areas (https://maps.app.goo.gl/ZztmxrhjrrQqRoZn7).

The specs for 3700 California St:
- 18 buildings between 3-8 floors
- 492 units (45 studios, 209 1BR, 208 2BR, 30 3BR)
- 157 of the units will be a senior housing complex
- 75 beds for institutional assisted living and memory care facility
- Parking for 488 cars and 274 bicycles

Prado Group Files Updated Plans For 3700 California Street, San Francisco

Prado Group has submitted plans for the residential proposal at 3700 California Street in Presidio Heights, San Francisco. The new documents share that the developer plans to build 492 apartments on the former California Pacific Medical Center campus.

Prado Group purchased the site from TMG Partners and Grosvenor in late 2022 for $51.5 million, according to city records. Prado shares with the city that the proposal aims to create an urban infill that “knits back together the adjacent neighborhoods of Presidio Heights and Jordan Park.

The planning documents do not specify which architecture firm will be involved with the design. Previous plans were drafted by Robert A.M. Stern, the prominent American architect best known for embracing Modern Traditionalism.

^ Agreed. And in the other thread, I mentioned this, but I also like how they broke up the massing by making it appear as two separate wall-to-wall buildings. It helps to reduce the visual bulk.

Def prefer the David Baker Architect's version. Better massing and materials (at least via what I saw) IMO.

This version is solid though. They could have reversed the height/massing to put the bulk on the intersection vs inside the block to help it feel a little more contextually appropriate.

I just hope this developer can keep up the momentum and follow through. I'm getting tired of all of these seeing everything shelved or selling approved plans.
