Glass is now being put in the windows. In a couple of months we will probably know if the wind will be worse in the area. I suspect it will be fierce. During our recent windy days I had to hold on to a light post to keep from being thrown to the ground at Polk and Hayes.
The floor for level 9 was poured yesterday.

This would be a very tall! It will be interesting to see how this one evolves.
The image is from Hoodline 6/30/17
Here is information from the San Francisco Planning Dept. about the proposal:
2017-008051PPA
Received Date:
Jun 23, 2017
Description:
30 VAN NESS AVE - The existing site is approximately 201,059 gsf of office and retail uses. The proposed project would retain 5 floors of office with some ground floor retail, expand the office use, and add a residential tower that would achieve 33% affordable consistent with the BOS resolution approving the sale. The project would seek a Special Use District and amendments to the City's Zoning Map that would increase the height to 520' and permit general office above the 4th floor. The PPA was submitted on 6/23/17 and the 90 day deadline is 9/21/17.

^^30 Van Ness has a thread: http://forum.skyscraperpage.com/showthread.php?t=227458&highlight=FRANCISCO It says the project is "only" 400 ft, though so it may need some revision by a mod if the 520 ft height is approved.

I've noted before that my impression of this block is that it is quite imposing from across the street, but since it looked from Jerry's pic that the sidewalk was open, I went by yesterday evening (as the fog was rolling in) to get more of a feeling of the close-up impact of the buildings on a walker. (the western third of the block is still shrouded with no access, so these are all from the more eastern portion)

one of the positive aspects of the project is that it should increase walking access to, and activity in, the alley behind it. there is a mid-block passage at the eastern end of the project, between it and the future BMR development to rise next door. looking south from Brannan

Exclusive: Condo owners fight Central SoMa plan, threatening billions of dollars in development
Jul 3, 2017, 1:14pm PDT Updated Jul 3, 2017, 3:15pm PDT
Roland Li
Reporter
San Francisco Business Times
Dozens of condo owners at SFBlu and nearby buildings have formed a group called Central SoMa Neighbors. They're pushing the city to adopt a Mid-Rise Alternative Plan, which would limit most building heights to 130 feet. The city is studying a plan where about a fifth of the 230-acre area would have height limits over 130 feet. The plan area is bounded by Market, 2nd, Townsend and 6th streets.
The Central SoMa Plan began in 2011 to promote growth near the upcoming Central Subway, an extension of Muni light rail, with stops at 4th and Brannan streets and Yerba Buena. The subway is expected to open in 2019 before any buildings are built.
Some of the city’s largest developers, including Boston Properties (NYSE: BXP), Kilroy Realty Corp. (NYSE: KRC), Alexandria Real Estate Equities Inc. (NYSE: ARE), Tishman Speyer and TMG Partners, have proposed billions of dollars' worth of projects in Central SoMa. The city anticipates builders would pay $2 billion in fees that will fund infrastructure, parks and 33 percent affordable housing in the area. $500 million of the fees are anticipated to fund transit, including bike lanes, better sidewalks, Muni and potentially shuttles . . . .

PS: Rode by there again today (ride the 5-Fulton a lot). Not much seems to change over the months. If they are opening in August, at least on the outside it looks like they have a lot to do.
Given that their website shows them universally "sold out" for all of August and September, and yet October 1 is perfectly available, I think this a subtle signal that they are nowhere near ready for August and are falling behind, but don't want to formally announce it.
I too am hoping this will be a game changer. We live at NEMA and while we love the building, we are definitely hoping this and the Hayes Street project add some more energy to the area. The Oak/Van Ness/Market cluster certainly will, but that's a ways off from being finished.

one redeeming aspect of this project is that it is providing a mid-block passage between Third and Tennessee Streets that is supposed to be historically referential to the pier that occupied the site when it was a long, waterfront rope-making facility. (and apparently the building is trying hard in this respect in other ways - 'abaca' is not just a marketing name, as I had assumed in my ignorance, for example - it's a kind of fiber used in rope.) it's hard to make it out in this shadowed pic, but it will be here on the northern end of the current building

It's a student recreation center, something the SF State campus has always lacked. The old Gym off of the Quad will continue to be used for athletics, including the basketball team.
That's University Park South behind and (out of sight) around the new building. It's all part of the six blocks with 267 apartments that the university bought from Park Merced, starting in the early 2000s. The site of the Wellness Center was originally Park Merced's recreational field, tennis courts, basketball half courts, parking garage, and Montessori school.

Yes and yes.
I have seen many periods when there seemed to be little major development happening. I can even recall when a few projects got shut down midway like 530 Mission. The biggest recent fallow periods were probably 2001-2003 (approximate) and 2008-2012 (approximate). I seems like there was a long period before the late 1990s when not much was going up.
We know of at least 1 building over 600 ft that is still on the planning boards: 550 Howard (aka Transbay Parcel F). But there will likely be others to follow, possibly at "The Hub" (although I believe the tallest building currently planned there is 1 S. Van Ness at 600 ft).

That's if you don't count the high-rise boom of the late 70's to mid-80's -under mayor Dianne Feinstein. This was the period referred to as the "Manhattanization" of the downtown. That led to an opposition movement and the Downtown Plan in 1985 which put the kiabosh on growth. But it would probably have slowed way down anyway because of Black Monday (October of 1987 when the stock markets around the world crashed). That of course was followed two years later by the 1989 Loma Prieta earthquake. Even the dot-com boom of the late 1990s didn't produce much in way of tangible results.

Don't forget Prop M.
Yeah, but the development gaps seems related more to economic conditions or other factors than Prop. M because Prop. M affects only commercial buildings and during the periods mentioned (and others) there wasn't much residential development either. In reality, I think we've reached the Prop. M caps only for short periods before recession brought building to a halt. Right now I think we either have just reached it or are just about to.

. . . This is the first year in six years where (the Planning Dept. is) not growing because our applications and our revenues have leveled off. They've leveled off at a record high level, but we haven't grown this year, for the first time since 2010. Our budget hit $50 million for the first time. Our peak was really the year before last.
. . . we had a 50 percent increase in the number of projects that have come through in the last five, six years. The volume has gone up tremendously.
It seems to be the biggest boom at least since World War II, perhaps since the earthquake, in terms of number of units and amount of projects. At any given time, there's about 1,000 projects in process. That's everything from highrise to somebody's house addition.

The 10th floor concrete pour has been done. The building will be 13 stories. The last concrete pour is scheduled for August - on schedule but a very tight one according to a foreman.

I actually don't mind the "balcony" look. It reminds me of the Pelli's other version in Santiago, although I guess it would be too edgy for SF's version which is more bodacious with its smooth, uninterrupted curves.

My main concern about the Salesforce Tower is how it's so big that it makes the rest of the skyline look tiny (I'm hoping the highrises to come ameliorate this somewhat). The Santiago one is even more disproportionate.

Did you have the same concern about WTC1 in NYC? It does the same thing to lower Manhattan.
When I was young and used to visit NYC, I always thought it neat the way the Empire State stood above evrything else. It still does, at least until the current crop of supertalls are finished. I view Salesforce as our Empire State.
I was looking at a video of Jerry Brown signing his cap & trade legislation of Treasure Island today. In the background was the SF skyline with Salesforce prominent on the left and TransAmerica still sticking up on the right. Loved it.

It's not a concern of mine: I love seeing the big boys sticking up proud and alone.
But of course Oceanwide and 550 Howard (aka TransBay Parcel F) will do the same for Salesforce.

This is the perfect example why I don't believe what I see when developers put out an artist rendering of what is to be built. Today windows & panels are being installed which do not look at all like the drawing presented to the public over a year ago. I presume that the white panels are the finished product & the white is not a protective film - will have to wait & see. I was quite startled when I left my apartment building across the street today to see this.
The drawing on the left indicates either brick or stone facing. It will be interesting to see what the final product is like. Depending on what is put on the skin of the building it could be quite nice with the white panels. Stay tuned!

Regarding the Hayes Street cladding, I suspect it will be extremely similar (if not identical) to 100 Van Ness. The white paneling furthers my suspicion. When we toured 100 Van Ness (we settled on NEMA) it was clear that their amenities would be expanded into the neighboring building to give them a gym, etc that could compete with the other new buildings in Mid-Market and Rincon Hill.
Back then they were still treating these as separate buildings, but when we toured 100 Van Ness it was clear they were more or less going to be connecting them.

^^Not only am I not "bummed" but I wish a lot more views (such as from Potrero Hill) were being blocked by much taller buildings in Mission Bay. It is such a missed opportunity to really address the city's housing shortage by putting up much taller towers (with double or triple the number of units) for the housing component. And at the same time, it just reminds me too much of a suburban office park. THAT's what "bums" me.

I'm not against The Exhange, per se, but totally understand what Observatory is saying.
Pedestrian, I don't agree with your viewpoint at all. Potrero Hill is a wonderful neighborhood and I never wanted to see really tall buildings in Mission Bay. The City is crowded enough now with an over burdened, under developed transit system. Much housing is already being built. I'm not bummed at all, except by ugly architecture, of which we have no shortage. People need to go live by those suburban office parks and their work places as much as possible. I'm not anti housing or building, but free for all tall buildings everywhere types aren't going to see it happen. I'm thankful for that.
Pedestrian
Aug 1, 2017, 11:49 PM
^^I don't want tall buildings in Noe Valley or the Haight or North Beach or the Mission or most of the Richmond/Sunset but Third St, served by rail transit, is the perfect place for them and I predict it will ventually have them. Because once the current target zones--Rincon Hill, TransBay, Hub, Mid-SOMA--are built out, as they will be, where is better? I said "most of the Richmond/Sunset" because I think eventually Geary Blvd. will have rail transit too and then it will be an excellent place for much more density which will have to be vertical.

not to mention, MB is more than twice as dense as the City as a whole, so it is no slouch in that department.
More than half the city (geographically) is single family homes which, quite frankly, are not a buiding type that any but the wealthiest new buyers can afford. There should not be, and almost certainly cannot be, any new neighborhoods of single family homes built in the city. Any new development should be much denser. So while Mission Bay is indeed denser, it's still a legitimate complaint that it isn't as dense as it (and other future development on a large scale) should be to have an impact on the demand for SF homes.

forgot these: the mid-block passage, at Abaca in Dogpatch, is open (though still getting some finishing touches). it's supposed to evoke the pier (and perhaps marsh) that used to exist on the site when it was a rope manufacturing facility

No--you can only edit it as you have already done. Do hang around the San Francisco city threads too though!

SF transit agency to vote on $21B wish list, including new subway at West Portal
. . . one section of the SFMTA’s capital plan, which is essentially a budget, expanded by nearly $850 million as the agency ramps up plans to put the M-Oceanview train line underground.
This potential new light-rail tunnel would run between West Portal and Parkmerced and see portions of 19th Avenue redesigned with a bike path and landscaping, all to the tune of at least $2.5 billion. This project, which has not yet been approved, includes a “substantial increase in the length of the tunnel” and additional underground stations, the SFMTA staff wrote in the capital plan . . . .
In a win for streetcar fans, $80 million was estimated in a potential pitch to extend the F-Market & Wharves historic streetcar line to Fort Mason, and the E-Embarcadero historic streetcar may receive its own independent track loop and terminal for $10 million . . . .

And so nothing for a Geary subway (or light rail) for the next 20 years.

Exclusive: Can teacher housing win over opponents of the Mission's largest, most controversial project?
Aug 9, 2017, 3:49pm PDT Updated Aug 9, 2017, 3:51pm PDT
Roland Li
Reporter, San Francisco Business Times
The largest housing proposal in San Francisco's Mission district may add subsidized teacher housing in the face of strong neighborhood opposition.
Developer Maximus Real Estate is considering an unspecified number of below-market-rate units reserved for teachers at 1979 Mission St., adjacent to the 16th Street BART station.
The developer's most recent plan calls for 290 on-site market-rate rental units, 41 affordable on-site condos and 49 off-site rental units, or 23.6 percent affordable housing overall. It wasn't clear how the proposal would be modified . . . .
