With what appears to be lavender and gray, no less! :yuck:

The Icon (it's anything but that) at Market and Noe has awful orange panels on its boxy design. It's by far my least favorite of the new Upper Market residential buildings, already looking dated to me.

I believe I saw on Twitter last night that the BOS rejected the just negotiated sale of 30 Van Ness (for $80m) because it didn't have enough affordable housing. Vote was 7-4 (Peskin, Kim, Breed voted to reject IIRC). This is the Walgreen's building on the corner of Market and Van Ness that the city owns, and is selling to help pay for the new government offices on the old Goodwill Site on Mission between 11th and S. Van Ness.

I can only assume this means the city will get even less for the site (and I think that $80m was less than they were originally projecting) and have to borrow more money to pay for the new offices on Mission.

a very long weekend, AndrewK - thanks for the link/picture as a reminder showing the proposed look. As usual there are differences from what is proposed & what is built. I note in particular the some windows on the east side are much smaller, like bathroom sized, than what was proposed. What you see is not what you will get almost all of the time.

I completely agree with you, Icon is a horribly cheap looking building in a very nice part of town. Literally every other new project nearby looks much better (my favorite of the new crop, architecturally, is the flatiron at Market/15th/Sanchez with the Mexican restaurant at the base).

We can only hope there will be a huge discrepancy between the rendering (remember kids, "render" is only a verb) and the final product at Franklin/Page/Market. It really can't get much worse.

Regarding Page and Franklin: If it were me, for starters I would change the dark and light gray (light lavender?) to one shade of light gray. Then I would change the orange (terracotta?) and brown to one shade of brown or terracotta. I might also rework the massing of the facade protrusions. Somehow the composition of the forms as shown don't quit work well within the limits of the building envelope. Either that, or I would go extreme and replace the ugly plaid pattern of the facades with something else all together :haha:.

Supervisors Reject Sale of Mid-Market Tower Site

While the sale of the City’s five-story building at 30 Van Ness Avenue, a building which sits upon a parcel which is zoned for development up to 400 feet in height, was authorized for sale by San Francisco’s Board of Supervisors with a price of “no less than $87 million,” the City returned to the Board with a deal for $80 million, as we first reported last month.

And with Supervisors Avalos, Breed, Campos, Kim, Mar, Yee and Peskin having voted against the Mayor’s resolution to ratify the sale of 30 Van Ness to Related California yesterday, the $80 million deal, which was structured with a leaseback to the City until late 2018, was formally rejected.

The outstanding debt on the building is now around $28,900,000. And after paying $400,000 in broker commissions and $40,000 in marketing costs, the City would have received roughly $50,600,000 in net proceeds from the sale, not including Related’s agreement to pay the City’s $2 million transfer tax, to help finance the City’s proposed development of a new 17-story building at 1500 Mission Street, on the eastern half of the Goodwill site at the intersection of Mission and South Van Ness Avenue. The proceeds would have also been used to pay Related $14.9 million in rent and operating costs for 30 Van Ness through 2018.

I am also happy that Crescent Heights gave up on Parcel F. That has been a debacle ever since they announced and canceled the auction.

I agree with you on both counts, even though we may be nearing the end of this long running building cycle.

Though that $87m was decided upon before they knew that the building needs $60m in seismic retrofits, which the buyer would have to make before leasing the building back to the city.

yeah, there's never going to be a seismic retrofit there. the socketsite autist fringe aside, i think it's obvious that related was simply trying to hustle the city and it's a good thing that this will be thrown back up for a competitive bid. people (sfgate commenters, socketsite commenters, etc) want to blame the forces of nimbyism and obstruction (i.e. peskin) but when london breed votes against it, you know there's something genuinely wrong with it. people who are just unfamiliar with how thoroughly unmenschlich ed lee and his people are (and to be fair, newsom was worse and willie brown could easily have ended up in federal prison if the FBI had bothered) don't put together how strange it was that the city decided to negotiate with just related. i know you folks want to get the deal done, but your job is not to take the easiest path if it costs the city millions, and the board was 100% right not to let you slide on this one.

12/13/2015 - Today we can now see what was the lobby. I had been in it several times. It was one of the most beautiful lobbies in the city.

Now that the building is reachable by a "chewing machine" the take-down is moving much faster. Later next year we should start to see the 13 story apartment building rising up from Van Ness to Polk along Hayes.

Yes, I know this is an odd post, but this guy owned a huge chunk of San Francisco's rental market. Angelo Sangiacomo died at 91 years of age. The workers paid their respects as the funeral procession drove through the job site.

The CA Department of Finance has released its July 2015 population estimates (http://www.dof.ca.gov/research/demographic/reports/estimates/e-2/documents/pressrelease_package_Jul15.pdf).

San Francisco is estimated to have grown by 10,400 people (1.2%) to 862,470 people. The US Census Bureau's estimates for 2015 will be released in March 2016.

The calculation for 2014-15 brought California’s population growth since the 2010 census to 1.8 million, which indicates that the 2020 census should count about 41 million Californians.

San Joaquin County was the state’s fastest growing in 2014-15, seeing its population rise by 1.58 percent, followed by Monterey and Santa Clara counties. Fifteen rural counties saw population decreases during the year, topped by a 2.56 percent loss in Lassen County in the state’s northeastern corner.

Subway stations are like icebergs...90% of it is below you. Besides, they have until 2019, that is at least three full years and maybe a few months more.

It looks like the old Tower Theater may also have a future (this is the first time I've noticed the sign announcing the Mission Cinema School (http://missioncinemaschool.org/)). While there's something very artistic about it in its current state, it will be great to see this building restored, along with other theaters on this strip of Mission (and no, not as another parking lot!).

The Civic is almost competed & this will probably be my last post for this one. I was very surprised to see that the ground level are apartments. I had expected to see some retail, maybe a restaurant. Being on the ground level the tenants will have no privacy. I had hoped to see more street activity after this one was built. Currently the first 2 blocks of Polk St. had one massage parlor, a beer hall and lost of bums.

I am very happy with this one. A very handsome building indeed. Being it is across the street from my apartment building I am happy with the good architecture!

Based on what I've read regarding permits and financing, my guess (hope) is that the following break ground in 2016:

400 Folsom
706 Mission
100 Folsom (they have financing, just waiting for height change)
50 First (both towers)

The rest probably won't start until the next cycle -- I think construction costs have gotten too high.

Some of "the rest" seem like pipedreams at this point. But it'd be encouraging to see One Oak or 1500-1580 Mission get going.

Everyone seems to think this cycle is getting long in the tooth and is about to end. That seems to me to be a very SF-centric view. On a countrywide basis it seems like things have a ways to go, as we're only now out of the depths of the last crash. The SF market is driven by venture capital. Any signs that's over?

The Bay Area has seen over 130,000 new jobs created in 2015. If it weren't for the fact the tech industry prefers clusters of five-story buildings in an office park to a single multi-story highrise, I'd say there would be a lot more tall buildings going up. With 2016 shaping up as a recovery year nationwide, I see no reason for a slowdown in the Bay Area.

Part of that end of cycle talk is fueled by Prop M, which has been hit and means that some of the office space that has been proposed is not likely to start until 2018 or never. The residential market has stabilized for the time being from early year highs, so it is natural that some are saying that the residential building cycle is slowing down as well. I think for me that is largely dependent on whether the market and van ness buildings are going to start as is, have their height increased (perhaps the likeliest happy news), or are simply pipe dreams. I don't expect too many large surprises for SF in the next two years...most of our focus will be on what has already been proposed and what is U/C. Oakland might have more interesting new proposals than SF to look at in 2016.

I can only hope that Jeanne Gang & Tishman's 160 Folsom get's the nod. Her 'Aqua' tower in Chicago is magnificent. Would be a huge addition to the skyline here.

I believe that the One Oak people are hoping to get all their permits in place by mid-year and to get work started in the second half of the year.

They should repeal prop M. I was looking at some GDP stats for SF, and its incredible just how much the city grew and its affect on global markets. Places like SF should be allowed to grow untamed in terms of office space and even residential. It might not put a big band-aid in the housing crisis, but its something at least. More people, more jobs, better economic outlook.

I'd like to see some of the boom really spill into Oakland and the surrounding suburbs. Oakland could be the JC of the region in terms of cheaper rents and cheaper overall sq footage. Housing is really my biggest concern. Even with all of the units, I think its asinine for America to have this problem. We have people who want to move into cities, but have a hard time due to units being overpriced and not in supply. Shouldn't be that way. The fortress city, NIMBY attitude needs to be overruled. Speaking in general terms. I'd like to see SF have the pro unit attitude of Austin or Houston.

Even micro units are acceptable. I'd like to see 1000's of these built. While space is generally not important to younger folks, getting them to move to cities is important. It adds spice and new ideas to urban areas, and not to our stale suburbs.

Not that what I am about to say is the reason for the boom / bust, but many projects are never even proposed because of developer fear of Prop M. There are developers that would invest in SF if they knew they didn't have to compete against others for Prop M space. Many of these developers go look for opportunities in other cities instead.

I can proudly say that me and my SO have voted in every election since moving to SF. Mail-in ballots are awesome.

I have voted in every SF election since (and including) 1992, with the exception of my college years when I voted in LA.

Prop M was the result of fear of untamed growth. In 1979, it was Prop O that was supposed to defend SF against Manhattanization (it failed at the polls). The aversion to growth is not confined to San Francisco; Austin has for years tried to keep newcomers out (they also failed). As it is, Houston has always been more susceptible to the boom-bust cycle than most places. For better or worse.

41 Tehama should be in the "under construction" list.

Based on what I've read regarding permits and financing, my guess (hope) is that the following break ground in 2016:

500 Folsom
400 Folsom
706 Mission
100 Folsom (they have financing, just waiting for height change)
50 First (both towers)

The rest probably won't start until the next cycle -- I think construction costs have gotten too high.

I think I would be pleased even if the above is all we get out of this cycle. Would round out Yerba Buena, further cement the tenuous link between Rincon Hill and Transbay and go far to transform Folsom, and fill one of the last remaining major gaps in the 'CBD' - the Gang building would be icing on the cake, an ornament for views from the bridge and Bay.

Austin/Houston are also much less built out then SF is so it's much easier for real estate investment groups to buy a large empty lot, then develop 300+ unit mega apartment projects.

Last thing we want is for San Francisco to become more sterile as a result of destroying it's great housing stock in favor of bland midrise/highrise apartment buildings. Let's not destroy the reason why everyone loves San Francisco in the first place.

That being said, SF should re-develop the more suburban portions of the city(The southwest side). They don't add much and are architecturally bland compared to the housing stock in the northern half of the peninsula.

I'm very disappointed with the back of Rockwell as seen from California and Franklin as well as from Whole Food's parking lot, where it will remain exposed for many years. Why does Planning continue to allow this? We gripe about NIMBYs, yet also give them many legitimate complaints.

Because that blank section of the building goes up to the property line so when a neighboring building is built it would cause issues if the wall wasn't already like it is now.

It would have been better to have a taller structure rather than this semi ugly square box. Look at the lower left balconies too--I wouldn't even consider buying one of those units.

You are looking at an unfinished back side that will eventually be covered up. The corner view is much better. People complained all the time about how NeMa looks on the outside, but if you live there you only notice the really nice interiors.

The second image below (from the 50 First thread) reminds me of an image I saved to my computer exactly nine years ago, when the very first stages of a southward skyline expansion became visible on the horizon. We've come a long way since then - the ensuing decade in SF has been one for the history books, an unparalleled period of growth which will completely redefine the look of the City.

We've come a long way since then - the ensuing decade in SF has been one for the history books, an unparalleled period of growth which will completely redefine the look of the City.
The transformation has been (and continues to be) breathtaking.

I don't think I'd be foolish to say that San Franciscos 2019 skyline could rank among the top 3 in the world.... The beautiful bay and bay bridge backdrop with the bay lights on and shinning and Salesforce's tower beacon/crown shinning up in the sky. 2019 can't come any sooner !

Transamerica has always been at the outer edge of the Financial District. Chinatown starts on the block immediately west; North Beach starts a couple blocks northwest; the Jackson Square neighborhood is across the street, due north.

I always thought the SF Planning Department's effort to sculpt the skyline to make it aesthetically pleasing when viewed from Treasure Island to be heavy-handed and bizarre.

Didn't have a chance to take a picture because I was driving, but the site at 600 S. Van Ness (at 16th) is finally being cleared. The empty auto repair shop had been sitting there for quite some time with lumber stacked up randomly across the parking lot. 4 floors of rentals over ground floor retail.

Except it isn't. There are no skyscrapers to the right of Transamerica, when viewing the skyline from TI, because that is the outer edge of the Financial District, and the residential neighborhoods north and east of TA don't want skyscrapers.

I think Pseudolus was referring to the height limits put in place for the Transbay and Rincon areas in order to create an undulating effect with a peak in the center of the skyline (SF tower/50 1st) and end posts of Transamerica and One Rincon that neighboring buildings rise up to.
