Saw some demo going on recently at the corner of 5th and Harrison, former auto repair shop. Anyone know what is happening there? Btw its catty corner to the all-star donuts that is not long for this world.

How the heck is All Star Donuts still around?? lol. I remember going there back in the 00s after some memorable and not so memorable times at an 18+ club called Club Faith on Harrison and 3rd or 4th I believe. Thanks for the memories :cheers:

According to SocketSite, the total number of residential units under construction, approved and proposed in the city of San Francisco has risen to a record 63,400 (http://www.socketsite.com/archives/2016/04/a-record-63000-apartments-and-condos-in-sfs-housing-pipeline.html).

A cool 7,300 of those units are currently under construction. I wonder what percentage of the total units u/c in the whole Bay Area is in San Francisco...50%? Higher?

If most of those come to fruition, that is easily another 120k residents in the City. Muni really needs to develop their subways. Van Ness, and Geary (at least to Masonic) needs to be underground. Do developers pay fees towards public transit as part of the project?

yes, there are impact fees (http://sf-planning.org/impact-fees), including a Transportation Sustainability Fee (http://sf-planning.org/invest-enhance-transportation-support-growth) which residential developments of over 20 units pay.

Every few months I like dropping this, my fantasy extension of the Central Subway up to fisherman's wharf and down van ness. It would also include adding a station to BART for VN, so Market and Van Ness would be a central hub of activity. This goes along with the recently proposed height and density increases at the intersection. Feel free to send this picture to our local politicians, like I have!

325 Fremont has been off the radar for a while, but just had an inspection and was issued permits for shoring. The project is fully approved and financed, with Swinerton as GC. This might move soon.

I was by the CPMC building today. The glass facade is a reflective glass curtain with different sized panels and shades of color. It is too early for me to say if I like it or not.

What will be the tallest sculpture in San Francisco is being assembled now. You can barely make out the stainless figure of an abstract sculpture of a woman. This will be the only view from the street as Trinity Place I, II and III surround the plaza where the sculpture is located. More information available at the San Francisco Chronicle web page here:

I got my first view of the skin in place on the Trans-bay Terminal today. I saw a painter applying a white glossy paint on the large tubular supports - they are hollow & large enough for a person to fit inside. And in the background is the Salesforce tower.

i actually prefer this to the initial glass cladding. so much of what's being built right now is glass heavy, it's interesting that this will represent to future city dwellers a sort of dissent from our era's dominant practice.

The Postal Facility at Golden Gate & Hyde is FINALLY closed and the police are making daily sweeps to make sure nobody is hanging around the building dealing and using drugs (why they didn't do this when it was open beats me). Hopefully we can get tear down started soon.

For those, like me, wondering why 399 Fremont's crown was flipped 180 degrees from its initial design, we have a probable reason:

A giant solar water heater was installed on the roof. It's going to get much more solar radiation with the crown facing south instead of north.

The Apple store is open this weekend & I went to have a look. When it was proposed I did not think much of the design. What is unusual about a glass box? It is in fact an extraordinary glass box! One third of the 2 story front can be opened to the outside!

05/29/2016 - As of today I am able to see a large portion of one of 2 cranes on the Salesforce building from my apartment in the Civic Center. 181 Fremont is visible on the right.

I've always been able to see the south crane for the Salesforce Tower and, due to our different angles, the north one has now popped above the St. Regis. I'm fortunate to have a dead on view of 181 Fremont almost to the ground, so it has been interesting to watch it rise. I can see a sliver of Salesforce Tower next to the south crain almost to the bottom too, but it will have to rise above the St. Regis in order to see the whole thing (after which I will only be able to see the far north side of the Millennium Tower). As you know Jerry, it has been a constantly changing show over the years as layers of buildings have been constructed.

This apartment complex takes up the whole block. It is bordered by 8th, Harrison, Ringold & Gordon Streets. The building at Gordon & Harrison Streets is quite different from the rest of the complex. I find it to be quite dramatic & pleasing to my eye. It is curios that the glass has white dots - decorative or functional?

It's called frit. Could be just a design feature but more likely used to address UV performance or other practical issues.

Here's a new 250 foot proposal at Van Ness and Mission. Really excited to see this area ("The Hub") developed - long overdue.

Gould Evans, on behalf of Align Real Estate, has just submitted the official application to San Francisco’s Planning Department for a 250-foot tower and adjacent 85-foot podium building to rise at 30 Otis Street, at the intersection of Otis, South Van Ness Avenue and 12th Street.

Hey guys. Super avid reader here but rarely post. I have my Masters in Urban Planning but don't practice professionally so its mainly a hobby for me now to keep up with. I travel twice a month for work and am also fascinated in air travel news. I'm surprised there's no SFO thread in this forum especially with how much activity is continually happening there. Do you think it should have its own thread where we can post terminal updates, route news, etc?

06/18/2016 - A telephoto view from my balcony in the Civic Center. The building is almost complete on the outside except for insulation on the penthouse. I have not been to the site so I can't comment much on the look of the building. The building has mechanical car parking stackers, a rarity in San Francisco.

The ~8-9 floor project at Washington and Van Ness appears to be on hold/stalled (and has been for a solid month or two). Some facade is slightly visible beneath the tarp.

The Architectonica designed mid-rise at Pine between Polk and Van Ness adjacent to Grubstake (13 floors) has its tower crane installed.

The 5 story apartments at Market/Sanchez that include a reno of the Swedish American Hall are nearly complete (external).

The market hall at the Forest City development across the street had a soft opening last weekend.

The 92 ft statue of the goddess Venus was unveiled recently and can be seen from 8th St apparently, but won't be publicly available until Phase 3 is finished in 2017.

I see news on Socket Site that the former church building across the street from the condo project is now happening - it has been years since that project was announced.

wow, beautiful building on larkin. i'm still not okay though with how little replacement retail is going in there, and i want zero parking spaces - affordable by design, plus this is not a neighborhood that needs more traffic.

A lot is happening in the 200 block of 10th Street. The Chinese immersion school plans on expanding at 250 Tenth Street. Across the street is the condo development under construction at 241 Tenth Street (see buzzbuzzsteph post #7776). On the corner of Howard and 10th Street construction has begun to remodel the former St. Joseph CC into offices.

Assuming it fills up with stores that appeal to locals and tourists, Market Street Place will be a game-changer for a block that never fully recovered from the disruption of BART/Muni subway construction. The design will likely help. The glass facade will glow brightly, and show off what's for sale on each floor, visually announcing a sea shift along this stretch of Market.

The design will likely help. The glass facade will glow brightly, and show off what's for sale on each floor, visually announcing a sea shift along this stretch of Market.

While not the most architecturally stirring example, the retail structure just south of and facing Union Square in Manhattan has just the sort of presence you described, with stores like Whole Foods, Burlington, Forever 21 and formerly a Filene's Basement. It is all glass and is of extraordinary visual interest, especially at night, and demonstrates a sense of importance to that particular corner of Union Square, and in a larger sense, the surrounding neighborhood. :tup:

I realize I'm in the minority here, but I love Foundry Square's uniqueness in such an urban setting, think it creates an interesting interlude among the towers, and have architectural friends who feel likewise. It isn't going anywhere for a long, long time and certainly wasn't "a colossal error" imo. They form a perfect backdrop to the south side of TT's rooftop park, allowing it to receive much more sun while not being boring boxes.

Foundry Square took some of the only parcels in this part of the world where skyscrapers could have gone--seriously, almost none of Northern California is zoned for actual skyscrapers--and wasted that potential with squat buildings more suitable to similarly-scaled areas like Mission Bay, South San Francisco, Santa Clara, San Jose, etc.

But whatever. Foundry Square brought the suburbs to the Financial District, and we have to live with it.

I understand both arguments about Foundry Square. The design is not spectacular but neither is it horrible. The height thing doesn't bother me much for now. It will give a better view of all the new towers and provide future redevelopment opportunities. I agree that its best not to have only skyscrapers lining the sides of TBT rooftop park. This is not Dubai circa 2005.

foundry square is an absurdity in context. all four of those corners should be 650-1000 foot towers, because, as flint said, there literally nowhere else to build them. i'd be okay with those buildings if could build somewhere else, but we can't. i would be willing to bet that one of those four sites will have a development application pending inside of 10 years.

Foundry Square has always seemed disappointing to me since the start of this construction boom. It really belongs in Mission Bay or San Jose. Does anyone know the average time it would take for it to pay for itself? I know thats not a simple calculation, but I can't imagine the owners wouldn't want to build taller and make more money long term.

A view from the new addition to the San Francisco Museum of Modern Art. Today was my first visit. I like the public areas - gardens, restaurant, cafes. I don't dislike the new building but think it would have benefited if built elsewhere. 07/07/2016
