Perhaps, according to some sources. Condo towers especially seem overbuilt, as foreign buyers pull back. The Vancouver boom especially has popped, and sales and prices are plunging. NYC is also slowing; condo prices in the large number of new towers nearing completion are falling as buyers seem scarce & picky. Chicago has turned glacial, with only a few buildings under construction. Red hot Toronto is slowing too. I think the L.A., S.F. & San Diego booms could slow, but not grind to a halt for this cycle unless the economy enters a recession. Office rents are holding up well, especially in S.F., but a recession could change that too. The current boom has been wonderful & amazing, producing Salesforce in S.F. & Wilshire Grand in L.A., and innumerable other towers, so enjoy it while it lasts.

Yeah, Boston is booming. New Ritz Carlton will be the city's tallest.

One thing I forgot to mention is that so many of the new towers (on the west coast at least) are financed by mainland Chinese money. If and when that dries up, expect to see fewer new towers. In Vancouver they passed a law making it harder for Chinese to come in and scoop up properties, especially single family houses. Locals were being priced out. But the unintended consequences included a drying up of construction financing for new towers. I don't know about S.F., but in L.A. (as well as Vancouver) many of the new towers are financed by Chinese money (Metro complex, Oceanwide, etc.). Wilshire Grand was a So. Korean project. I believe the Oceanwide complex planned for S.F. is Chinese financed--correct me if I'm wrong. I hope it doesn't happen, because the boom has been fun, but a slowdown (at least) could be at hand.

P.S. what is the latest on the Millenium Tower issue? It was widely covered a couple of months ago. Haven't seen anything for a while. Anybody have an update? Thanks!

It's a new Four Seasons that is being built and it will only be the new second tallest there still aren't any proposals for anything taller than 222 Clarendon (Hancock Tower).

It's far more than that and is a serious issue, especially for the current condo owners. The City is gearing up to launch an official investigation; this could go on for a long time because of the big money and parties involved. There will also be suits and counter suits.

If I had plunked down $4 million on a condo I'd be angry. Seems like the developers & engineers may be at fault, at least partially, for not driving the foundation piles into bedrock, if the the reports in the papers & online are correct. But I'm not an engineer, so don't know. Looks like the lawyers will have a field day with this.

SFView - thanks for the links with information on the Millennium's sinking & tilt. If true that dozens of other buildings are not built on bedrock foundations I now wonder if the high rise that I live in is one of them (the Fox Plaza which is 50 years old this year). Maybe it is not such an issue.

I don't believe so. Even for Millennium, it is more likely an issue of negative public perception and resulting reduced property value over anything else.

As we first reported last year, “have no fear, unless you happen to rely on the [130-space] parking lot at 350 Second Street or own a condo at 77 Dow Place that currently overlooks the parcel, an architect has been engaged to start working on plans for a new building to rise upon this lot.”

And the plans for a 21-story hotel with 480 rooms to rise up to 200 feet in height across the Central SoMa site have now been drafted and were just submitted to the city for review:

As designed by Skidmore, Owings & Merrill (SOM), the proposed development includes an 8-story podium building along Second Street with a 21-story tower behind and a privately-owned, public plaza (POPOS) at the corner of Second and Dow Place...

we've had false alarms on this one before, so take this with a grain of salt, but I noticed a couple new pieces of equipment and new construction signs at the 100 Hooper (http://www.sfchronicle.com/bayarea/article/100-Hooper-site-acquired-for-complex-to-house-6371561.php) site over the weekend. maybe finally getting going.

we've had false alarms on this one before, so take this with a grain of salt, but I noticed a couple new pieces of equipment and new construction signs at the 100 Hooper (http://www.sfchronicle.com/bayarea/article/100-Hooper-site-acquired-for-complex-to-house-6371561.php) site over the weekend. maybe finally getting going.

I read somewhere that Kilroy wasn't going to start work on 100 Hooper until they had at least some leasing complete at The Exchange on 16th. Maybe this means they have progress with a tenant at The Exchange?

The new Bayview housing stock is not bad for a massive redevelopment, and the streetscapes are solid. It's nicer than I expected. How is Muni service over there?

Great articles! Can't the buyers void the contracts & get their money back if they weren't informed of the problems? Sellers need to disclose potential problems, don't they? Not sure. Any lawyers who can comment on this point?

Built in 1930, prior to which a number of residential buildings had resided on the Rincon Hill site, the two-story industrial building at 511 Harrison Street has served a number of commercial tenants over the past 85 years, was the site of One Rincon Hill’s original sales office, and is currently leased to the Terra Gallery & Event Venue through the third quarter of 2020.

And the site, which has been zoned for development up to 400 feet in height, is now on the market without a set price.

Keep in mind that San Francisco’s Rincon Hill Plan requires a minimum separation of 115 feet between all structures that rise above 110 feet in height in order to maintain adequate sunlight and air to the streets and open spaces below, a special exception to which was effectively granted to Hines for their adjacent tower to rise at 525 Harrison Street and which could now affect the potential for the 511 Harrison Street parcel, as will the existing (and planned) towers across the streets.

yesterday morning there was a concrete pour happening at the Schlage Lock site adjacent to Bayshore Caltrain along the southeastern border of the city. Altho this was supposed to get going last year (http://www.bizjournals.com/sanfrancisco/blog/real-estate/2014/04/schlage-lock-affordable-housing-universal-paragon.html?page=all), it doesn't look like this is the start of that. they seem to be getting there (http://www.sfhac.org/event/visitacion-valley-workshop-impact-fee-prioritization-schlage-park-design/), however....

I just came across this article (http://www.bizjournals.com/sanfrancisco/blog/real-estate/2016/06/sf-housing-schlage-lock-starts-construction.html) from June:

Developer Bayside Development LLC has started infrastructure work at the former Schlage Lock factory at 2201 Bayshore Boulevard 17 years after the factory shut down. Horizontal construction work will be completed by the third quarter of 2017, the developer said. The first phase of 200 housing units is expected to start construction by 2018, said Jonathan Scharfman, development director at Universal Paragon, which was previously listed as the developer.

I read somewhere that Kilroy wasn't going to start work on 100 Hooper until they had at least some leasing complete at The Exchange on 16th. Maybe this means they have progress with a tenant at The Exchange?

Why not just use heavy lead weights to rebalance the tower, like they did at the leaning Tower of Pisa? It worked and reversed some of the leaning. Lopping off 20 floors like the SacBee article suggested seems extreme, impractical and costly.

Look toward the top of the previous page and back from there. It's only the Millennium Tower that is having an issue and no one is certain if the Transbay Terminal has anything to do with it. The 58-floor, 645' tower's foundations were not drilled into bedrock, even though it's our highest all concrete structure and it was built on bay fill.

The building had already sunk by an unexpectedly large amount before they started digging the hole for the transbay terminal. And since work began on transbay, I'd bet 10 bucks that it's had no effect on the sinking. I'd blame the developers for not anchoring the building to the bedrock, which is what most people seem to be doing (aside from the developers themselves, of course lol). But that makes me wonder...why weren't they required by the city to do so? Maybe I have the wrong impression, but it isn't it pretty much required if you want a skyscraper on landfill to live through a large earthquake?

I'm no expert, but all the structural engineers quoted in the articles I've seen say the building would do fine in an earthquake. All the taller buildings that existed in 1906 (a few were 15-20 stories I believe) survived that big quake, and some are still around. The '89 quake did no damage to high rises either. The Chronicle did a good job with their story on the weekend. They had a map showing the old shoreline, and the foundation types of some of the buildings. Anyone--has the city scheduled another round of hearings yet? Maybe in the next hearing they can call in a panel structural engineers to get their opinions? Can someone provide a link to the Chronicle articles of the last few days, especially the one on Sept. 25 with the map? Thanks!

OK, 5-3 L.A. sice teams moved west. Edited original. It has been a long wait since 1988, have to admit. You got a good manager when you took Bouchy from San Diego. We did have Vin Scully too. Sad he retired--in ATT Park! I was up there when Morgan hit his home run in 1982. Every bit as bad as that home run in '51 by Bobby Thompson ("THE GIANTS WIN THE PENNANT!! THE GIANTS WIN THE PENNANT!!"). Dodgers-Giants, a great rivalry going back to Ebbetts Field/Polo Ground days.
