I wish the Foundry buildings had staggered heights so they don't create such a tabletop effect, but these are very high quality, class A buildings. It could be much, much worse. First world problems for sure.

And yes, Rincon Hill is sorely missed in the photo. But it's still great.

Amazing shot. Crazy to think how much that skyline has changed with the build out of Rincon Hill, and how much it still stands to change with all of the towers going up now, and just getting underway.

When the sun reflects at certain angles on the tile, 388 Fulton reminds me of a Gehry.
Like London's Gerkin, I suggest calling this one.....

I think will all the buildings set to go up around them: 5 skyscrapers quite close with 3 already under construction, the "tabletop" will be a lot less obvious.

I have a question, I looked on the front page for an answer but it seems a bit outdated. I recently booked a room downtown (for late September), but it took me FOREVER to find the room I needed since most were either booked already, too small, too expensive or the beds were ridiculous ( bay area hotels seem to be obsessed with full size beds) what are the hotel occupancy rates downtown ? and are there any more hotels currently in the planning stages or under construction ? I was surprised to see that a lot of the rooms were already booked, even nearly 2 months in advanced. A popular city like SF can absorb the extra hotel rooms even during the slow months. :shrug:

It happens, especially with smaller projects, but let's not lose sight of the forest for the trees. Most everything with a greenlight these days is getting financed, including the bigger projects. It wasn't that way as recently as 2011.

Wow that is a serious tragedy! It's sunk that much already.. can this be seen near the base around the sidewalks? is the ground floor now a foot below ground level? Damn and this is one of my favorite towers in SF. And a 2" lean might not sound like much, but for a 650' tower, 2" every few years will really start to be noticeable. I hope they start drilling those piles into the bedrock, stat, and I hope the taxpayers do not have to pay for this!

If it keeps on tilting to the northwest, I'll be able to see it again. Seriously though, this is a terrible situation. I remember much discussion about its old fashioned heavy concrete construction in its thread; it took forever to build it because of that too.

A 2" rotation at 645' from the ground would tilt a horizontal floor plate at 1" level change per 322'-6". If I am not mistaken, that is a 1:3,870 slope ratio. I'm not sure if that would cause a glass marble roll on a hard polished floor, but I don't think anyone would otherwise notice.

As for the foundation settlement, I am hoping that it has now somewhat stabilized. Maybe it is something like stepping in wet sand or mud. You tend to sink down a little then stop. I am more concerned about earthquake affects. Is anyone here an expert on soils or structural foundations?

16 inches of vertical change seems great. Has anyone noticed any affect around the sidewalks and streets like stress cracks? The building height or distance measured for ground to top of structure is probably unchanged at 645'. I suspect more likely the ground elevation has lowered relative to sea level in and around the area. The building may be shorter relative to its surroundings rather than to itself.

It's extremely concerning that Millennium tower is sinking and tilting, the potential disaster that could happen when a large earthquake hits is frightening to think about, hopefully they get some world class engineers to correct the problem.

Millennium sank 10 of those 16 inches in its first two years (by 2010), so the rate appears to be slowing (if it is still sinking at all). There has been no assertion the building's seismic systems are compromised in any way.

I don't know how common the lean is for newer towers, but I can say with certainty one of the old buildings I see from my office, the gorgeous 1892 Burnham and Root-designed Mills Building at Montgomery and Bush, is leaning substantially. Because of how the streetwall of towers is lined up along Bush, this building's lean is immediately obvious to the naked eye from my office window--several inches out over Bush Street (not detectable in this photo, which is not mine)

Isn't the Mills Building built on landfill?

Yes, the seismic systems of the Millennium are still well within standards set by code and have not been compromised in any way. Earthquakes might still have some impact on building lean and ground settlement though, but it depends on current soil conditions. There is a point where soil compression below the foundation can reach a limit. Hopefully, it is already almost there.

The taller a building is, the slower it is likely to oscillate during an earthquake. Even during the San Francisco Earthquake of 1906, none of the taller structures of the time fell. As we know, more modern structures are much more earthquake resistant.

After the Loma Prieta Earthquake of 1989. There was some sidewalk buckling around the Embarcadero Center, and visible stress cracks where the pedestrian bridges connected to the shopping platforms just above. Sidewalks at the street curbs raised as much as 4” to 6” at some spots. It has since been repaired. There were also noticeable ground settlement changes in areas south of Market populated with low buildings just as Wakamesalad has shown. All these buildings are located on landfill.

All in all though, if I were going to pay big money for a condo (or sign a major lease for a business), I'd feel much more confident in a tower with a foundation sunk into bedrock!

Well something needs to happen to fix the problem. According to the news down here in LA, The developers are blaming the city and the city is blaming the developers. But according to old maps, the site used to be marsh land or something.

At the end of the day, the LAST thing we need is for nimbys in California (in both LA and SF) to grab onto this little problem like a leech and use it for their own arguments as to why both cities shouldn't be building tall towers. They've already used ever excuse in the book from Unicorns to endangered ants.

Two inches is nothing to worry about (two feet wouldn't be much of a worry), SF buildings don't 'fall over' like they would have in 1906, and putting buildings into bedrock is not necessary when both gravity and friction are readily available. Now I make my peace and run. :runaway:

That is like 1/16" of tilt at almost 20'-2" high. If we had a 20' wall that tilted by about the width of a toothpick at the top, I don't think anyone would notice.

Perhaps this (Millennium Conversation) means we will finally get some proper up-zoning of height in Soma. It is a vast swath of land that is extremely under utilized with reference to height. Yes, I know we've seen some in Eastern Soma but Western Soma is severely lacking vision.

^^^There is no big need yet. Wait for 2020's and beyond. However, there a few spots moving towards those areas with some up-zoning already in the works in places like 5th and Mission, and 4th and King.

Work started today on 150 Van Ness Avenue, a 13 story apartment building. Backhoes are digging up concrete, trees on Hayes Street have been cut down (see photo) and a fence extended into the street & on the sidewalk. The structure will extend along Polk, Hayes & Van Ness Avenue.

I have to say it is sad to see the old wind-blocking trees (that were from Van Ness, not Hayes) in my front yard get cut down due to a crappy BRT line (finished 3 years from now) instead of a proper underground muni line.

08-04-2016 - It is quite an impressive hole in the ground for the new medical building across the street from the new hospital construction on Van Ness. A picture of what the completed building will look like can be seen on the wall of the building overlooking the construction site.

the sidewalks have come down with it. if you walk along mission, you'll see serious distortion in the sidewalks and the street in front of the tower, and then when it becomes the mid-rise podium, everything goes back to normal.

the ground floor is still level with the sidewalks.

I just drove back across the bay bridge from Alameda to SF. All I can say is WOW! If you take the Fremont street exit and follow Frenont all the way to Market you now get to most amazing views of all of these massive projects happening at once. Not that I haven't done it before during this phase but with the glass going high on 181 and now some of the fins starting to appear on salesforce and more of the skin being applied to the transbay terminal you really get an idea of how spectacular this entire area is going to be. Truly amazing.

I visited the site of the Millennium Tower today and took a couple of pictures. There is nothing dramatic to see even thought the building has sunk 16 inches & is listing 2 inches. I am not an engineer so I can't say with certainty if the damage I am looking at is from the street subsiding or the building. (I can point out the whole length of Market Street to Van Ness where the sidewalk has sunk, particularly after the 1989 earthquake.)

I used to look at the Millennium with awe and admiration. Now when I look out of my window & see it I have a very unsettled feeling!

I found his distortion of the building to be the much more interesting than the cracked sidewalk. And alarming!

still not much to see, but excavation is done at the office project on Townsend just west of the Sixth St ramps, and they were finishing driving piles earlier this week. (at least I think they are done with the piles - it has been quiet over there the past few days.)

No BMR, north of market, and on top of a historical bank...yeah this one isn't gonna get built. Would be nice to have a dense 500 foot area right there though.

North of market? It's not blocking any views or near the water. Maybe there will be Union Square shadow concerns, but otherwise, I don't see this as an issue. It's also right on market.

historical bank? If Wells Fargo is fine with it, I don't see the issue -- environmentalists and preservationists aren't going to fall on their sword to defend a big bank branch

there was an enormous battle over this building once already when the crocker center was built. part of the deal was that 11 stories of the banking hall building would be removed (they weren't original) and that space made public open space. this makes two big challenges for a project there - preservation of an important building (albeit not in an article 11 district) and a public open space which was guaranteed in exchange for a very significant development.

yesterday morning there was a concrete pour happening at the Schlage Lock site adjacent to Bayshore Caltrain along the southeastern border of the city. Altho this was supposed to get going last year (http://www.bizjournals.com/sanfrancisco/blog/real-estate/2014/04/schlage-lock-affordable-housing-universal-paragon.html?page=all), it doesn't look like this is the start of that. they seem to be getting there (http://www.sfhac.org/event/visitacion-valley-workshop-impact-fee-prioritization-schlage-park-design/), however.

I see that view almost every day when it isn't foggy driving up and down Portola Drive on my commute. There is a lookout point on the east side of the street near the top not far from where Portola connects to Clipper. You can drive and park there if you are lucky. If not, park somewhere nearby and walk. Wait for a clear day and bring your best camera.

This may have been noted already, but the Market Street Cinema is currently being demolished back-to-front. Looks to be over half gone. Just a refresher of the plans to replace it:
