I can't believe the Firehall died for this haha. Fond memories of some gigs there 5 or so years ago.

Based on this (https://www.delta-optimist.com/news/shoddy-workmanship-delays-opening-of-delta-arts-centre-1.23948047) from a couple months ago, looks like the problems are more than just aesthetic too.

All new development northside of 104th has a larger set back. That why Henlong market has a a set back. And the Pho joing has a demo clause as it sits on the right away and is owned in part by the city with Henlong owning the remainder

Yes, by about 1 lane wide. They’d have to remove all the left- turn lane bays to accommodate everything, something which would slow down traffic significantly. They’d also have to demo the Surrey North Service Canada Centre.

I know the LRT planners promised 104 to be 4 lanes later on when they realized it was a massive sticking point. But whether there’s enough money to bother with bus lanes on 104 and buy the few parcels needed to make it happen is a different story. LRT had a 1.6 Billion dollar budget.

Wow I cant believe this crazy idea has gotten this far. With the budget shortfalls Surrey has now do tot the rollout of the new police force I guess the plan is to build this by volunteers.

Have weekend work bees. Joking aside this is a very unstable neighborhood with years of soil contamination from industrial use. 20 years ago Surrey was reviving the area by creating new commercial business parks. But have now gone back to creating residential in a flood prone poor soil condition area.

I wait and see what the outcome on this will be

This hasn't gone far - it's not even in the budget - Hundial is right, this is Mayor Magoo just trying to toss something in the air to distract from the non-evidence-based civic police force farce. I give this about as much cred as Linda Heppner's idea for a Ferris wheel. Hope one day Surrey-ites demonstrate an iota of critical thinking when voting and then we don't have to talk about nonsense to distract from real issues.

To play devils advocate, it's along the river front, it's closest to anyone coming over the Fraser river, it's near SkyTrain. Potentially build up a cruise ship terminal down the road and turn the waterfront into a modern front!

To be fair it's more of a failure of landscaping than architecture. The architecture is boring, but it's really highlighted by a lack of any hard or soft landscaping.

How is a cruise ship going to get there? You've got a new tunnel being built which probably won't be deep enough to allow a massive cruise ship, Alex Fraser Bridge, all of the vessels that use that river to move goods, tugboats moving log booms, Patullo Bridge, the rail bridge.

I doubt any company would ever want to navigate that route.

I don't think that would be feasible.

I think the idea is to eventually revitalize Bridgeview - given it is North Surrey's waterfront. A canal could be a great catalyst for that.

Also, the canal kind of needs to be connected to a natural body of water (ie the Fraser River). Doesn't exactly work in the middle of Surrey City Centre uphill.

Lo and behold - there's already a canal in Bridgeview..."Manson Canal" - fed by "Robson Creek".

The location isn't too bad, fairly central to the future redevelopment.

Decent looking buildings but honestly I'm really not comfortable with the idea of redeveloping existing affordable apartments in a city centre that has so many empty fields and parking lots. Sure it's a big net increase but Surrey is not at a point where it needs to displace housing to create more. Hoping Council and Rize get some real backlash on this.

Backlash under the McCallum regime is irrelevant to him and his four lackeys who completely tune out any feedback from Surrey-ites on any front unless it supports their narrow agenda. I don't imagine any development of any kind would be an exception to this.

35 story highrise on 75a and 120st in Delta has denied in a 5-2 vote. The lot is currently zoned to 6 stories.

I meant central to the South Westminster Neighbourhood, not what's proposed within the neighbourhood.
Manson Canal starts at Tannery Park.

If the canal goes ahead along Manson Canal, I could see a shift in the development plans.
Right now the canal is the border between "Fraser River Waterfront / Scott Road Commercial" and "Light Industrial Business Park"
- I could see that border move south.
Or, if additional canals are constructed branching to the north from Manson Canal, that would get them further into those precincts.
The canals wouldn't be on the main high street (Old Yale Rd.) in South Westminster.

Here is a crazy idea, keep that area industrial!

Seriously, this location screams industrial and event (fairgrounds, amusement park, etc...) purposes.

Seems to me that Surrey already has enough existing low density town centres to focus on.

Its supposed to become the new YMCA Center Block. Theres underground parking and a cutout in the middle of the building as a new avenue to reach the bus loop from Civic Plaza. I dont believe there will be an ice rink in the new building but I could be wrong

When I first saw the excavating the above development, thought they were finally constructing a northbound off ramp from the 99 to access 152nd. I mean, there is no proper connection for even American shoppers to access the stores near 152nd unless they get off at 16th and have the fortune to know how to navigate from there. Looks like an offramp is still a missed opportunity and years away.

Won't be for a while. Not until they twin the overpass there at 152nd which was supposed to be part of the HWY 99 corridor upgrade that included the new Massey Bridge. With that being stopped by the NDP, the whole project stopped. A lot don't realize it wasn't just a crossing but also expansion of the highway through to South Surrey which is just as needed if you drive that route every day.

So any changes at that location is likely 5-10 years away now.

You mean the 57-storey tower, if so, yes!!!! It could feel more appropriate if tall densley placed buildings like a town centre are put around it, but even Metrotown or Brentwood seem better.

Definitely out of place for it. Density around SkyTrain is important but regardless of design, 57 storeys is vastly out of proportion to what a low-level Neighbourhood Town Centre should look like. I'd like to see something more like 12-15.

I wonder if the applicant is just testing the waters of what could be possible, given that Surrey is updating/creating neighbourhood plans for all the areas around the SkyTrain line.

In a modern day housing crisis that is causing families to flee the Lower Mainland because of high housing costs? I'll take it, easily!

Out of place? No. Not when we have Nimbys left and right choking the city by opposing anything taller than 3 floors, and when we have view cones that are stifling significant developments. We need to start thinking about saving our families and the environment with denser developments like this. It makes sense to build densely around Skytrain stations.

Do I think that 57 floors is going to happen? Probably not but if you shoot for the moon then you might land on a star. Realistically I could see this maybe ending up at 50, 46, 44 floors. This has the potential to become a southern Brentwood or Lougheed if it is designed right.

Out of place means nice bright views for pretty much every unit. I dont see the problem with having towers scattered arriund the region. Its in a way better then sticking them all in one area where they shade each other and block each others views. As long as they dont impact their neighbours and shade them go for it.

This is wrong on so many levels. Surrey was wanting to focus development in the city centre... Yes there has been tremendous growth, but still not enough too catch up to even downtown New Westminster by 2040. By increasing FAR outside of the city centre by that much, Surrey city centre will be devalued immensely. Land is so cheap the further east you go. Developers will be given an incentive to move east instead of developing city centre. This is development 101. This will not spurn growth but slow it down and cause crazy infrastructure issues. Why waste money upgrading sewer and water and road systems in a less desirable location. Let the growth move east organically...

Agree that 57 storeys is completely out of touch with this neighbourhood. The Fleetwood Town Centre Plan is undergoing an update, but not yet completed. I wonder how this proposed density / building height fits with that plan. I really doubt this will get built at this height, and if it does, it's a long way out (late 20's).

I wouldn't worry about it devaluing / taking away from growth in the City Centre. There are so many projects in the pipeline in City Centre right now, and so much other land accounted for behind the scenes by major developers.

Currently in City Centre there are 65 applications in process, approved, or under construction. These represent:

over 70 high-rises
over 40 low-rises
approx. 23,000 units
1,600,000 sq.ft. of retail / office


This doesn't include all the sites known to be bought up behind the scenes, nor even future phases of current projects (ie remaining towers of georgetown not currently under application)

This may help preserve space in downtown Surrey for office towers rather than residential towers.

Surrey has town centres - they just haven't done much with them yet. Aside from Surrey Central (downtown) there's Guildford, Fleetwood, Newton, Cloverdale and Semiahmoo town centres.

Why should Fleetwood be treated any different than Metrotown, Brentwood or Loughheed town centres who were also once surrounded by low rise apartments? The fact that we have density in our Burnaby town centres speaks volumes to the successes of skytrain and urban planning.

Metrotown is being made into the downtown for Burnaby - so Surrey Central should be compared to it, while Lougheed and Brentwood can be compared to the other town centres in Surrey.

That said I don't know how tall Surrey wants to build outside of Surrey Central. I know there's been talk of more density in the town centres and have SFH outside of them (just like Burnaby) but I'm pretty sure I haven't seen anything about 57 storey towers outside of Surrey Central.

I think town centres need to be really modest if metro Vancouver wants to make a second downtown for south of the Fraser river. With Burnaby having as much growth as it is, couple that with Coquitlam, DT, South flats, richmond... Surrey can't be spread thin too. With 5 town centres, build out will take for.everrrrr. If very high density was limited to city centre, build out would happen substantially quicker. I.e. look at Brentwood, Lougheed, Edmonds and Metrotown. Take most of the projects in those town centres and pile them into Metrotown... wow. That would be needed if Metrotown were to be the next downtown of metro Vancouver and it would grow so farm fast into something substantial like Brooklyn. Therefore, for the next ten or twenty years, I hope council limits major projects along the new Skytrain line... especially that the project isn't even in procurement phase yet... have focus council. Please have focus while trying to build for the future. We only have one shot at this early stage.

Increasing density doesn't have to require 57 floors. It can be a bunch of 6 floor wood builds or going with the new rules, 8 or 9 floors. Putting 2-3 towers doesn't build out a neighbourhood either.

I wonder if the owners of Fleetwood elementary site will change their plans from townhomes to towers

the area is already like that, now its time to go up.

It's mostly townhomes, the tallest things in the area are churches and civic amenities

The Fleetwood Plan is currently in the early stages of planning / public consultation. It's targeted for completion in Summer 2022. Between now and then, the City will be working with residents to determine appropriate densities and uses along the corridor.

The 57-Storey proposal is unlikely to go anywhere until this plan is adopted, providing direction for what density should go in the area. I doubt the plan will call for such heights.

I think some height will be required to create the sense of a town centre or node.
i.e. no one thinks of the former Carling O'Keefe lands and area as being a town centre, compared to, say, Kerrisdale.

Bah 600 feet is not ridiculous. It's only "ridiculous" because it is in Metro Vancouver where we think 600 feet is insanely tall. Look to other major cities on the planet or even near to us, and Shangri-la, the region's tallest, wouldn't even crack the top 5 and in many cases the top 20 or 30 in other cities.

I think if anything, something this tall, or even if it gets trimmed to 500 feet or a bit shorter, could be a spark even more for Surrey Central. It will really establish that Surrey Central is the new downtown for South of Fraser and I think drive even more development in the core.

B.C.’s population rose by more than 70,000 people last year, hitting 5,071,336 as of July 1, 2019 according to B.C. Statistics’ 2019 population estimates. This is an increase of 1.7 per cent over 2018.

Surrey Mayor Doug McCallum said he wasn’t surprised to see that B.C. Stats had pegged growth at 2.9 per cent in his city, which was the largest hike in the number of residents year over year of any single B.C. community, at 16,382 people.

“We thought we were growing at a rate of 1,000 a month but it’s more like 1,400 a month,” he said.

“We see growth as a good thing, as long as we keep up the infrastructure,” he said. “We recognized that we would have this growth and we got out in front of it.”

He said improvements in infrastructure includes the recently announced SkyTrain extension and the Pattullo Bridge repairs and, mentioning his pet project, the creation of “our own city police department.”

He said the city has three new ice rinks, a new community centre in Clayton and more than a dozen new schools. However, controversially, it has put some projects on hold to help fund the switch to a municipal police force.

The city has been building “a lot of affordable housing” and five to six modular buildings are in the works to provide housing for the homeless.

Holland Parkside heading to Council Monday for Rezoning, City Centre Plan Amendment, and 'General DP'. To be phased subject to market conditions, with separate applications for 'Detailed DP's' to be submitted for each phase.

I'm not sure how this will be phased, as all 4 towers share a common parkade, podium, and are linked to a level 3 central courtyard. Also of interest is a public market of sorts proposed for the podium.

Nicely scaled project and I like the step down in height toward KGB to enhance the street level. Great density around the King George Skytrain. I also like how Central City Tower 2 was purposely included in the rendering to show its relative height and scale.

Another rendering / angle from tonight's Council meeting. Some visual interest with the offset massing between the upper and lower halves of the towers. Also the prominent glass box crown on each tower is nice. Looks like they will be illuminated from within.

Aside from that, good mix of uses. Nice office cluster forming. And the food 'market hall' is of interest. Not sure if that implies food court or public market type vendors.

^It received 1st & 2nd Readings. Will go to Public Hearing / 3rd Reading in 2 weeks. Final Approval is at 4th Reading (once servicing agreement and other legal items completed - typically takes up to a year).

Keep in mind, this application was just for Rezoning, City Centre Plan amendment, and 'General DP' for form and character. Detailed DP's / detailed design will be submitted for each phase under separate applications, subject to their own Council approvals.

Centra just got its plumbing, fire, zoning, and code reviews completed yesterday. This is probably the least talked about project in surrey and it's good to see some progress and signs that it's still happening

Their sales centre closed not long ago. Not sure how sales went, but I assume it will be moving into construction.

Also, Avani Centre has had building permit activity in the past month, good indication it may not be dead either.

Goes all over the lower mainland and to the valley. Soil has many different classifications that determine what happens to it. So some loads go to the landfill in Delta others got to reclaim gravel pits, some areas qualify for ocean dumping.
