None of the Page Museum designs are any good. I need one that is both architectually innovative and preserves the design, or at least the sculptural frieze of the original building. Only one of the proposals does so, but the rest of the design is lacking. I would have loved to see some Los Angeles based firms enter the competition, but I suppose mediocre prestige triumphs all.

Oh wow... for some reason, I never really thought this would happen. I thought maybe the current owner was trying to build a vision to sell to a developer. That area is very anti-development, so it's amazing that this made it through all the legal hurdles. Maybe our auto-centric soul can be saved after all :fingerscrossed:

No pictures yet as I was driving by racing to my next meeting, but the site for the Martin Expo Town Center (https://urbanize.la/post/martin-expo-town-center-takes-step-forward) at Olympic and Bundy (one block north of the Bundy Expo Line station) has been fenced off with W. E. O'Neil (https://www.weoneil.com/) signage, some very light demo on the existing buildings has begun (removing a few of the mansard roof panels), and I spied a couple of people in orange vests and hart hats touring the site. No heavy equipment yet, but it looks like this one is gearing up to start. This is great news, potentially, as it adds just over 500 residential units, including 100 affordable units within close proximity of transit. More of this, please!

New Details Emerge for Immense North Hollywood Station TOD

Park-and-ride lot to make way for office space, retail, and mixed-income housing.

OCTOBER 15, 2019, 7:00AMSTEVEN SHARP

A staff presentation to the Metro Board's Planning and Programming Committee reveals new renderings for District NoHo, a joint development slated to replace the park-and-ride lot which surrounds the North Hollywood subway station.

The project, which is proposed by Trammell Crow Company, would replace a series of undeveloped sites near the intersection of Chandler and Lankershim Boulevards with multiple structures containing:

1,000-1,200 units of market-rate housing;

250-300 units of affordable housing;

80,000-120,000 square feet of retail space;

400,000-500,000 square feet of office space;

Over 2 acres of open space; and

915 parking spaces to use by transit riders.

Renderings depict a mix of low-rise and high-rise buildings, bisected by pedestrian passageways and a new street grid carved into the existing park-and-ride lot. The new construction would be accompanied by improvements to the transit hub, including an expanded bus transfer and layover facility capable of accommodating the Orange Line and future bus rapid transit service to Pasadena and the North San Fernando Valley.

It'll take some anti-NIMBY efforts, but that stretch of Wilshire between La Brea and La Cienega should be a significant development area of under-utilized lots (there are several) over the next decade or so, with the Purple Line extension coming in. I'm hoping to see a lot more highrise proposals in that area, especially between Fairfax and San Vicente, where there are a particularly high number of available or underutilized properties.

Completely agree, that stretch is screaming for more residential development and a total makeover with the subway as bookends.

However, I don't believe there is any other lot with entitlements in progress or a big developer with plans sitting on the shelf. Add in the multi year time horizon to get something approved in this town it will likely be ages before we see another groundbreaking sadly.

Are the twins confirmed to have a final height of 600 feet? If so, taller than the triangle twins across the street by over 30', and tallest outside of DTLA (for now). Will make an imposing sight from the 405. I guesstimate they should top out no later than next spring, maybe April or May? Of course some (needed) rainstorms could slow things down.

Hudson Pacific announces completion of new Netflix building on Sunset

The real estate company is ready to hand the baton to its tenant, Netflix.

Epic features numerous exterior terraces, fire pits, and a rooftop deck. The building is also equipped with “solar energy-generating technology” on its facade, allowing it to use its walls to capture and convert sunlight into electricity, says a rep for Hudson.

Netflix is expected to begin working on the Gensler-designed building’s interiors “soon.” The streaming media giant plans to move into the building in phases, starting early next year.

Its amazing how fast these buildings move once they get past the underground parking/podiums.

Its amazing how fast these buildings move once they get past the underground parking/podiums.

This is exactly why zoning laws that mandate a minimum number of parking spaces lead to less affordable housing. There is significant engineering and construction required for below-ground parking.

Heavy equipment was onsite as of last week and active. Looks like the front parking lot is where they have started the demo work

Urbanized LA posted a separate design of, in my opinion, a much higher quality.

Hope this is the one going forward. The other design strikes me as value engineered.

And a short walk to the u/c Wilshire / La Cienega metro station. I only wish they would go up another 7-10 floors to give this a more "flat-iron" style slenderness.

Seriously lol. Speaking of slow the Constellation Park pit looks fully excavated but I'm told the GC and developer parted ways. We've been waiting on that for what, a decade now?

Thank you very much for the photo updates... was just over there by Century City towers but have trouble posting pics. I am happy to see these towers FINALLY gaining some height! The foot print of this project is truly impressive I cant wait to see the final product! Exciting time for Los Angeles! Hopefully we will continue the momentum and see some more highrise development break ground soon!!!!

I just stopped at the McDonald's on Sunset and Crescent Heights and noticed that most of the businesses in that strip mall have either moved or are permanently closed. They were all bought out, most likely. Expect big news related to the 8150 Sunset Blvd project to hit soon.

I don't know how to format an article within a post beautifully like some of you, but this article is from November 7th, regarding the modifications to the intersection itself as part of the project. Further evidence it's moving right along. The Sunset Strip is becoming quite an architectural playground :tup:

Thank you for the CC towers photo update... They have been rising alot faster now that they are focused on the actual towers THEMSELVES. The scale of the project is really big when you get up close to it and see how much ground it covers which explains why they have taken so long to get where they are now. I think they are a really nice addition to the city... also the Ktown department of mental health project on Vermont has started to get some height to it.. I think they are around the 15th floor give or take a floor drove past it today. Good times for LA highrise development...
