Pretty sure the rendering for the Ametron Electronics site in blackcat's article is for the office tower, which is now off the table. I would expect a different design for the residential tower.

And I wouldn't be so quick to declare that the cycle isn't over - or that it's over, for that matter. If you remember 2007-2008, we had a flurry of proposals come in right before the bottom fell out - we're fawning over 2 of them in the Downtown Rundown thread right now - so just because we're seeing a lot of proposals doesn't mean the cycle is any weaker or stronger than anyone has predicted. What will determine the strength of the continuing cycle is the availability of construction lending, which could be affected by several macro trends over the next few months - the election, Fed rate hikes (or staying put), OPEC oil production caps, etc. - that could either weaken or strengthen developer's ability to obtain financing. So I wouldn't declare the cycle dead or alive and kicking just yet.

What's exciting - or concerning, depending on how you look at these trends - is that we're seeing a lot of serious interest in high-rise development all around the City of Los Angeles.

I have been a resident of West Hollywood for the past 30 years. I live just south of Sunset Boulevard across the street from the Chateau Marmont, a historic and cultural landmark. Over the years our city has changed dramatically with the granting of too many development projects along our famed Sunset Boulevard (and elsewhere in the city). Now, the City of Los Angeles wants to make matters worse with another massive, out-of-scale project at one of the worst intersections in the city. At the base of Laurel Canyon, and at the “F-Rated” intersection of Sunset Boulevard and Crescent Heights, the proposed 8150 Sunset Boulevard project will jeopardize our quality of life...

Sorry, but that's not correct.

Hunter was wrong with everything his year.
Wrong about the amount of towers that would break ground and very wrong about cancelled projects.
It was very wise that he slowed down because people were making fun of him a big time (not only here or online).

There is no end of the cycle and it is not like in 2007-2008 (not even close to that time).
That is the greatest construction boom ever and more towers are breaking ground.

Our population is growing every day.
We will see more high rise in places like Hollywood, the Art District and of course Downtown.
Metro will bring more light rail to L.A., LAX will be very different in a few years.

We will have new stadiums (imagine the construction boom in Inglewood) and maybe even Olympia.

Nothing is slowing down at all. We are living in one of the most vibrant cities in the world and that's the feedback I get from all the experts I spoke to.

Everything I said is very logical. It always was very logical.. that's why I proved Hunter wrong every time we wrote.
I talked to CEO's of projects like 5-OH and they confirmed to me that Hunter was wrong.

This is already the greatest construction boom ever and that boom is just starting.

Seriously. I've lived in LA for 25 years and I've never seen anything remotely like what's going on now. There must be around 20,000 units under construction and another 20,000 proposed just in downtown and Koreatown. LA is being transformed and it's really overdue.

Agreed. I was going to post this in the DTLA thread but I'll say it here. I'm cynical as hell with these new proposals. It is really hard to believe. I'm worried about falling for another Metropolis-esque wait for a lot of new projects like new proposed towers in the Arts District or even the Crossroads of the World project. These things are just too good to be true.

The sheer number of highrises that are going to rehape Hollywood's skyline is unprecedented. The new skyline will stretch from Yucca all the way to Fountain. Impressive.

Notice how many parking lots in this view. Apparently Hollywood, very much like downtown, was gutted in favor of parking space, probably starting in the late fifties up until fairly recent. Makes you wonder what was lost in this process.

But LA would have likely become a city of art due to Hollywood. There's a lot of people who come to LA attempting to enter the competitive industry and that leaves LA with a lot of interesting characters who are inclined towards art.

Fuck parking lots.

I live at Toluca Hills by Forest Lawn and Barham and don't have a car and it sucks how long it take to get to the Universal City Station redline but that wouldn't be as bad if they have a path along the LA River. I am in process of buying a new road bike though I'm trying to find the best store. That should cut my commute time down a lot but a new bike path along the LA River sure would be nice.

Currently the river is getting worked on piecemeal, the overall vision is still in the planning stages

If you are using the bike to commute, consider getting a cyclocross bike instead.

No. See 'Complete Plan Set Part 3'. 15 stories or 205' is the limit in Burbank. The rule is whichever is more restrictive is how large your building can be. This was the result of NIMBY appeasment in the early 90s after office towers were built in the Media District, measuring 34 and 22 stories. There were other silly rules implemented in the Media District Specific Plan in 1991 but the height limit applied to the whole city. Hopefully someday these are reversed.

Same. Looking at recent urban development in different major cities across the country, I've noticed a lot of design trends vary by region. This project kind of breaks one of those trends with how one of the buildings uses a lot of brick. Brick is huge in Dallas which is where I think the developers of the project are headquartered. I know for sure they're in Texas but not 100% sure about Dallas.

I'd like to see more townhouses built in LA, but I don't think regulations/building codes allow for them in most places.

In general we just lack a lot of the smaller "fine grained" projects that other cities have. It's all large apartment buildings and high rises.

especially when city planning is currently appeasing NIMBYs by adding even more regulation to small lot subdivisions.

If you want to see some good recent examples of townhomes, look at Melrose/Gramercy just east of Paramount studios, and Sherman/Hazeltine in Van Nuys, which are currently selling in the $400Ks.

I know this is more related to transportation than projects, but it was posted in the transportation forum already and contains some encouraging details about a few of Metro's future projects.

Here is the news release from Metro:

The Los Angeles County Metropolitan Transportation Authority (Metro) today announced that it has received an unsolicited proposal that provides a unique approach to fund and accelerate some of its mega projects included in Measure M – Metro’s November ballot measure.

The proposal was submitted by Parker Infrastructure Partners and centers around a concept that provides flexibility to fund projects in different stages of progress with the goal of accelerating and improving project delivery. While the contents of the proposal are confidential at this time, the approach offers a chance to deliver multiple Measure M projects sooner than anticipated. The Parker proposal has moved through phase one of Metro’s unsolicited proposal review process, and is now moving into the detailed proposal phase.

“This is exactly what we were hoping for when we put out our call to the industry last February to be our partners in innovation,” said Metro CEO Phillip A. Washington. “We are now seeing how the private sector responds when we empower them to do what they do best – optimize project delivery. This effort is totally market driven by the private sector, and our desire and intent is to rewrite the rules of strategic transportation infrastructure project delivery in LA County and this Country.”

Metro has been paving the way to consider different ways of delivering projects through innovative thinking – the impetus behind the agency’s first major industry forum, Transformation Through Transportation, in February 2016. That’s when Metro officials invited the private sector to bring the agency their ideas for helping Metro deliver projects sooner than they are scheduled.

“This is the first major capital infrastructure proposal to come our way since we rolled out our new unsolicited proposal policy last February,” said Joshua Schank, Metro’s Chief Innovation Officer. “We’ve received nearly 50 proposals on various levels and for different ideas, but this one is the most ambitious thus far.”

Metro has also received three other unsolicited proposals for specific Measure M projects; each is undergoing initial review to see if they have technical and financial merit. They include a proposal from ACS to accelerate the West Santa Ana Branch Light Rail Project through a public-private partnership (P3) financing model; and two proposals from Skanska – one to accelerate the West Santa Ana Branch Rail Project through a P3, and another to accelerate Phase 3 of the Purple Line Extension to UCLA and the Veterans Administration campus.

In Measure M, Metro identifies other projects that are potential P3 candidates including the Crenshaw Northern Extension to West Hollywood, the High Desert Multi-Purpose Corridor in the North County, the 710 South Corridor and the Sepulveda Pass Transit Corridor.

“My desire is that these projects listed above be completed prior to our scheduled opening dates,” said Washington. “An example would be possibly completing the West Santa Ana Branch project by 2029.”

Metro is also reviewing a fourth proposal from Goldman Sachs to provide a regional network approach to develop and manage Metro’s High Occupancy Toll (HOT) lanes. Metro expects to receive additional unsolicited proposals for mega projects in the coming weeks.

All of these proposals are dependent on Metro having an additional funding stream to leverage private dollars, either through Measure M or some future funding that is identified.

Metro is implementing a “shovel ready” plan to bring key transportation projects to a shovel ready state in the event that previously unforeseen funding becomes available. Also, Metro recently named Ernst & Young Infrastructure Advisors, LLC, a recognized authority in the U.S. public-private partnership infrastructure market, to help Metro select the best delivery methods for advancing its major transportation projects in L.A. County.

All I know is that the San Vicente/La Cienega intersection is in absolutely awful shape. One of the worst in LA. It's literally falling apart, and I purposely plan my routes around it. Hope this project takes care of some of that.

Im going to sit this right here.. was going to respond on the LB thread but that page is dead 99% of the time.

This tower brings a smile to my face because Long Beach has a new mayor that is not kneeling down to the nimbys. The nimbys in Long Beach lately have been fighting anything thats taller than 5 floors and doesnt have a 2:1 ratio of parking for each new unit built which is INSANE. But there are a lot of great things coming out of Long Beach, not to mention the new civic center that possibly will have Long Beach new tallest after this one. LA county in general is ON FIRE (in a good way) and im hoping the momentum never stops *I know its wishful thinking but I can dream :slob:*.

What's going on with the 8150 Sunset Blvd project? Looks like it's getting a lot of blowback and if it ever does get built will be significantly reduced in height/scale.

It did get scaled down as of yesterday. I wouldn't say it was significant though, only 20 units.

Oh really? That's good because what I was reading made it seem like it wasn't going to go forward without major reduction. I know some people are fans of Gehry but I like it and hope it gets built.

It's not an insignificant scaling down: they lopped off 56 ft, which is the equivalent of 5 stories, from the taller of 2 towers. So it goes from 234 ft. to 178 ft. Still, if the design is good, it should be a great visual addition to Sunset, and when driving up or down Crescent Heights.

Christened 'Harriet' after the trailblazing abolitionist and humanitarian Harriet Tubman, the massive machine has done some trailblazing of its own, completing excavation for the first tunnel of the line's northern underground portion at Leimart Park Station. The TBM will now be dismantled, transported back to its originating point at Expo/Crenshaw, lowered into the ground once again, reassembled, and begin drilling the remaining tunnel along the same route.

^ Love getting updates on some of these smaller projects. On that topic, I drove by 3033 Wilshire last night (sorry, no pictures) and at least at night it looks really good. The top floor was all lit up and the tower looks more or less done. Would love to see it during the day, but first impression was that it's a great addition to the neighborhood.

^^^ The interesting thing about that article is the fact that they are focused on densifying the Wilshire Corridor and adding huge towers in Santa Monica (Not a chance in hell of that happening) but they leave downtown nearly the same size it is now....

Why spread out a million people along a 14 mile stretch of road when the downtown loop could easily support 2-3 million people with adequate density and transit..... Not to mention developers will face less opposition downtown rather than always fighting Nimbys west of Korea Town.

I was just in Koreatown and Hollywood tonight. In Hollywood there's the 18 story residential highrise that broke ground a few months ago and it's moving fast. It's already on the second floor. There's also that townhome development on Cahuenga just north of the 101. It's finished wood framing. In Koreatown I saw that awful block long 7 story project at Wilshire/Hobart. It's only just beginning wood framing despite breaking ground over a year ago.
