Oh, they're easy to visualize: Vines and plants and branches and leaves hanging off an extended wall. Two current Seattle projects are implementing them, the 550 foot Civic Square and 660 foot Fifth and Columbia building

Breaking: With Conditions, Hollywood Tower Goes Forward

The press secretary from Eric Garcetti's office confirms that the city's Planning & Land Use Management committee approved that Hollywood tower opposed by musicians who work in Capitol Records, who had argued that the development's underground garage would damage acoustics in Capitol's subterranean recording studios. Via the Inbox: "In very simplistic terms, PLUM Committee members approved the Second Street Ventures project (with 28 conditions that Capitol Records and Second Street Ventures negotiated)."

I took these yesterday on Sunday in Century City. The weather was just perfect at a balmy 78 degrees.

The second picture is that very large project that is still unknown now. It's supposed to be twin 47-story condos/apartments and another 12-story residential tower. JMB Realty is the developer. I'm not sure what the status is on these proposed towers, but with the real estate market in its current flailing state, I wouldn't be surprised if this project goes through some alterations before breaking ground. The picture quality is pretty shoddy because I had to just point my camera into the green trap that surrounds the fence. There were no holes in the tarp covering and the fence was too tall for me to point over it. As you can see, the lot is huge (5.5 acres), but nothing much has happened since they ripped out the trees/lawn that used to be here.

Nice update, LAB. The Century is really starting to make an impact on the CC skyline. Though I don't think it will be nearly as tall as the renderings made it out to be. It's already over halfway done, and you can tell it won't eclipse Fox Plaza.

I was hoping for the same thing, too. But every time I drive out there I realize it probably won't look as tall as Fox Plaza or the other buildings. Still, it looks like it'll be a good addition to the skyline.

While Madrone (http://la.curbed.com/archives/2008/07/hollywoods_madr_2.php) marks the western edge of Hollywood development, there's action on the eastern side too. Developer The Clarett Group placed a full-page ad in a recent edition of the tourist magazine Discover Hollywood (http://www.discoverhollywood.com/), and under the banner of "Hollywood's Next Golden Era," Clarett announces progress on its two LA projects: the 10-story office-space addition to Hollywood Boulevard's Pantages Theatre and the giant mixed-used development just across the street known as Blvd6200.

The Pantages stack-on--which was how the building was originally envisioned--is seeking entitlement, while Blvd6200 is movin' on up at a quicker clip. Groundbreaking is declared for this fall (Clarett didn't return calls on a more specific timeline), and if all goes as planned, that crusty parking lot will morph into 1,014 new apartment units, 28 live/work units,175,000 square feet of commercial-retail space, and 12,000 square feet of public plazas for meeting and greeting.

BLVD6200, 1540 N. Vine (with Whole Foods), and Columbia Square are kind of the last three projects that will really anchor that part of Hollywood as a walkable and exciting neighborhood. If those are completed, Hollywood could very well become one of the most urban neighborhoods in America. It'll be connected to a growing regional rail network, it'll have the residents, the tourists, the office workers, the museums, the shops/retail/restaurants, the grocery stores, the glamor, the hotels, the theater, Cirque du Soleil, history, the famous name, LA Film School, etc.

It'll become one of the most important nodes in all of LA. I really hope BLVD6200 and 1540 N. Vine will start construction soon.

The W Hotel and Residences project is moving up fast, averaging a 10-day cycle for the hand-set hotel decks and currently has reached the 6th level. The hotel decks are an average of 18, 068 square feet in size.

The typical size of a condominium deck is 26,684 square feet and the project as recently reached the 7th level deck. Dual man lifts have been installed to service the hotel and condominiums. There are currently 4 man lifts on the W Hotel and Residences. Off-site fabrication of the architectural precast panels that will form most of the exterior skin for both the hotel and condominiums is underway. Erection of the panels is set to start in July.

Concrete is moving fast. In May, concrete was poured every single day. A total of 16 decks were poured during the month of May. Each of these decks averaged between ten thousand and fourteen thousand square feet. Over 3000 cubic yards were placed; often employing up to four of the six placing booms at the same time. Along with the consistent concrete work our team has also placed a sixty-five foot steel bridge at level 2, connecting the hotel and condominiums.

Upcoming milestones in the next few months include the start of architectural precast panel and curtain wall erection, setting of horizontal steel trusses off the 4th and 8th levels of the hotel and framing of walls through out the hotel and the basement.

LOS ANGELES, CA - The Los Angeles office Holliday Fenoglio Fowler L.P. has arranged $27.19 million in joint venture equity on behalf of JPI Inc. for Jefferson at Hollywood, a multifamily development situated near mass transit options and the Hollywood & Highland Center in Hollywood.

HFF senior managing directors Paul Brindley and Doug Bond and managing directors Todd Sugimoto and Mark Wintner represented multifamily development firm JPI, and Fidelity Real Estate Group provided the equity.

Jefferson at Hollywood, slated for completion in 2010, will have 271 residential units averaging 881 sf, 8,500 sf of ground-floor retail and a subterranean 755-space parking garage. Amenities include a business center, clubhouse with concierge services, movie theatre, pool, Jacuzzi, outdoor grill, lounge and a fitness center



Jefferson at Hollywood is located on Highland Avenue adjacent to Hollywood & Highland, home to the Kodak Theatre, and near the MTA Red Line Station. “It’s really a great location,” says Bond, adding, “and one where there’s not a lot of residential currently.”

Brindley adds, “It’s transited-oriented, and the location will support very strong rents. We certainly have the expectation that it will achieve some of the highest rents in the market.”

Multifamily development in the Hollywood area has been fewer than1,500 units since in the last dozen years, the developers say. The West Los Angeles market, which enjoyed increased leasing activity and 1,949 units absorbed in 2007, saw its net absorption rate decrease by 14 units in the first quarter of 2008, with the large volume of new construction over the last 15 months pushing the overall average vacancy rate up to 5.4% in the first quarter, the highest level in at least a decade, according to a recent report by Hendrick & Partners.

Hollywood’s largest multifamily project is the mixed-use project Blvd6200, greenlighted by the Los Angeles City Council in July 2007. The 1.1 million sf project, adjacent to the Pantages Theatre, will provide more than 1,042 units of new rental housing, of which 10% are affordable, as well as live-work units. The $400-million mixed-use project will provide 40,000 sf of live/work/office space; 175,000 sf of retail/restaurant uses; 12,000 sf of open, public plazas; and adequate underground parking for all uses, including the Pantages Theatre. The Clarett Group is the developer of the project, which is situated on a seven-acre site that spans both sides of Hollywood Boulevard at Argyle Avenue east of Vine Street.

Council approved developer Second Street's 6230 Yucca project for the corner of Argyle and Yucca. Musicians and executives at the nearby Capitol Records were worried about noise from the construction site, but the two sides hammered out an agreement with a number of provisions, like using construction trucks with rubber tires to generate fewer vibrations, for example, while Second Street will also create an escrow account that would cover any damages incurred during construction. When completed, the 16-story tower will have 85 condos, 8 live-work units and 14,000 sq. ft of commercial space. [CBS 2/Curbed Staff]

^ Wow, I'm glad the City Council stood up to those irrational, overly sensitive freaks at Capitol Records. That parking lot on Argyle is disgusting and a total blight to the area.

When I went to see Wicked with my family last year (they drove, I rode along), it was VERY SAD to come out of a crowded theater and rush back into our cars parked on surface lots in back of the Pantages almost like we were in some hickville town. The Pantages is located in a such a fringe location where the urban landscape drops off precipitately into a suburban nightmare of surface lots, dilapidated/nondescript commercial buildings and car dealerships. It made me so mad! It just felt so "wrong" to have such a pedestrian traffic generating venue like Pantages (like the Staples Center), but no "LA Live" to act as a net to capture all these theater-goers after the show. I felt like it was such a loss for LA.

That's why I'm very satisfied to learn that the City Council is on the same page as anyone who wants to see Hollywood continue to expand its urban landscape through development connections. Pantages is located in a fringe area now, but after the W Hotel, BLVD6200, this 6230 Yucca condo project, Columbia Square are finished, it'll be in the middle of a thriving area that will be exciting both day and night.

Hollywood is on fire right now, and if Blvd 6200 breaks ground... eruption!!! There is so much going on right now. Thankfully the subway runs right under Hollywood Blvd.

I have passed Madrone several times, and since it is off Hollywood Blvd, I never realized what a presence it has on the Blvd until I saw this picture.

It is such a great building, but I always hated how it sat in the middle of those two parking lots. Even though Pali isn't complete, it already looks better. Yeah, I know the picture doesn't show the huge lot on the other side, but let's hope that's developed soon.

Intersection named "Larry King Square"

Originally uploaded by CD-13In honor of his 50th anniversary in broadcast journalism, I joined Larry King to announce the naming of the intersection of Sunset and Cahuenga Boulevards as “Larry King Square.” The Square is located at the CNN Los Angeles bureau, where King hosted Larry King Live 23 years.

While most know Larry King for his work in radio and television news broadcasting, his influence in the community has reached far beyond that. The Los Angeles resident has established the Larry King Cardiac Foundation, helped organize relief efforts for Hurricane Katrina, and created a scholarship fund for aspiring journalists from disadvantaged backgrounds. King’s recognition for journalism include two Peabody Awards for broadcasting, and he was inducted into both the Radio Hall of Fame and the Broadcaster’s Hall of Fame.

The owner did a beautiful job renovating the structure's interior and exterior. The lights on the front actually change colors (between 2 colors - a light violet and light blue).

I went to a party at Kress last Tuesday. It's definitely an impressive place. The rooftop is the star of the show, with 270 degree views, and lights that change color slowly over time. The crowd being full of some of the most beautiful women I've ever seen helped as well. And being able to post up on John Salley.

The food is just okay, IMO. But they do have a appetizer sampler bento box that has a really good variety and is a meal in itself for only $25. I'd recommend that to start. The lobster lettuce wraps absolutely sucked.

Excellent snaps, LAB. There's no doubt Hollywood is becoming increasingly vibrant. But what irks me the most is how the urbanity is limited to that one stretch of Hollywood Blvd. between Vine and La Brea. It's quite linear in nature. Journey a few blocks south of Hollywood and Highland and you're immediately greeted by parking lots and strip malls.

Anyway, the facade has started on the W. Once you get off the subway and look directly to your right, you'll see it. Nothing speical. Plane Jane white.

I went to H & H last night. Met up with some friends and had a gay ol time. There was this AWESOME salsa band playing. H & H was PACKED! At least a couple thousand people were eating, drinking the free wine that was given away (at a cost of 10 dollars mind you :doh: ) dancing, having a blast. Also, not only did I overdose on D*Lush (best smoothie place this side of the Mississippi), but there is a highly unique new restraunt called uWink. Think of it as a cyber cafe/restraunt. You order your food from computers and you can customize it however you want. Anyway, it's sensory overload. You can play games while you wait, the bar is digital and it's a really good place to take your friends.

Totally off topic but Colemonkee, do people ever tell you that you remind them of Tony Stark (Iron Man)?

Btw..I don't know when it happened but the CNN Building on Sunset has gotten some sort of digital makeover. There is a neat looking LED ticker in the lobby, nice little pink lights on the roof, and the CNN logo on top is now animated. Just thought I'd point that out.

The Los Angeles City Council today approved a 23-story condominium tower on the site of the vacant Spaghetti Factory restaurant in Hollywood, including two billboard-size signs on the building’s south and west sides.

The 305-unit project was approved despite objections from neighborhood critics who argued that it had received too many exceptions to the city’s planning and zoning rules, from higher density to the location of the “supergraphics” –- signs stretched across vinyl on part the building’s exterior. Although the city’s code would have required 512 parking spaces, the developer was allowed to build 416, according to a report prepared for the council on the project.

“This project is drastically under-parked,” said neighborhood activist Ziggy Kruse. “This area already has a recognized critical parking shortage.”

Councilman Ed Reyes said the project is part of a larger effort to encourage residents to walk instead of using their cars. “This is a change in our culture,” he said.

Sunset and Gordon Investors LLC, which is developing the project, has received at least $13 million in financial help to build the project, which will include a park, restaurants and offices, according to city officials.

The developer of the project, Sunset and Gordon Investors LLC, intends to preserve the Spaghetti Factory building, which was built in 1924 and originally housed an auto dealership. Craig Lawson, a lobbyist for the developer, said the project would provide much-needed office space for Hollywood and said his company has a track record of building residential projects with “outstanding design” in Los Angeles.

Today’s vote comes two weeks after the council voted to approve a 16-story residential tower in Hollywood next to the Capitol Records building. Construction is already underway on a 305-room W Hotel at the corner of Hollywood and Vine.

This dirt lot at Wilcox and Fountain in Hollywood was the site of a former convalescent hospital, and this fall, it's expected that developer Master Craft Homes will break ground on 35 townhomes. Eh, what's that brown building behind the gates, you ask? That's the Orchard Gables Cottage, a turn of the century cottage that was saved; the Hollywood branch of the Community Redevelopment Agency hopes to turn it into an arts and education community center. And how's this neighborhood? Quite frankly, it could use some gussying up, but ladies, you will get some nice looks and whistles from the men on this street. UPDATE: Worth pointing out that this project will take advantage of the city's Small Lot Subdivision Ordinance.

Walked by Hollywood and Vine today. The W Hotel is on the 11th floor and the facade is being applied. This massive project has a huge impact from street level.

Market crash or not, there is no stopping development in Hollywood, and last week, the city council approved that 305-unit project that'll rise on the site of the former Old Spaghetti Factory site (http://la.curbed.com/archives/2007/10/on_top_of_spagh.php) on Sunset Boulevard. Here are the latest renderings of the project; we're told the last one is "an image strictly of the pedestrian experience." Walkable! Meanwhile, the building will have supergraphics, ie large billboards stretched on the sides of the development (and it was a contentious issue, according to Los Angeles Times (http://latimesblogs.latimes.com/lanow/2008/07/skys-the-limi-1.html)). But that means this development will fit in well with some of those other large billboard-wearing buildings (http://la.curbed.com/archives/2008/05/sunset_and_vine.php).

The Hollywood Business Advocate reports that the proposed 120-room Selma Avenue Hotel continues to move forward through the hoops of the City's planning process.

The project envisions construction of a nine-story hotel incorporating the renovation and reuse of an existing warehouse building and improvements to an adjacent alley. The boutique hotel will include 120 guest rooms, bar/lounge, a banquet/ballroom facility, rooftop restaurant, pool and patio area, as well as a wedding garden. They will also be transforming the adjacent alley into a public gathering place with outdoor dining.

According to the architect's web site, the hotel, located near the corner of Selma and Cahuenga, will be built atop an existing two-story parking garage and will, judging by the rendering, include a jungle (possibly with monkeys) on the rooftop.

Hollywood: Regarding the northwest corner of Highland and De Longpre, building permits show nothing is happening at the site except some temporary signage around the empty lot, approved on July 18th. The project from DS Ventures purchased from DS Ventures by Lennar Urban, was approved in 2006 (http://la.curbed.com/archives/2006/08/rumblings_bumbl_51.php) for 56-condos with two retail-condos on the site. Van Tilburg (VTBS) (http://www.vtbs.com/index.html) is the architect listed on the plans however no pretty renderings are available online, just the elevations, posted above.

Our last visit and rendering reveal for the Carlyle on Wilshire was in April. Since then, the 24-story luxury tower has added a dozen or so more floors and begun the process of glassing up. The 78-unit building, from Elad Properties, will include a library, A Sports Club LA, private elevators for each residence, and furnishings provided by Fendi Casa. Plus, a private dining room and "white glove concierge service." Units go for between $2.9 million (the poor people units) to $12 and $15 million for the penthouses. The developer web site identifies a completion date of Fall 2008. Hmmm, judging by what we saw, we're thinking Spring 2009 sounds like a much lovelier time of year.

After three name changes, we think we have a winner. The former 1200 Club View project from Fifield Cos. was sold to Dubai developer, Emaar, in September 2007 for $95.4 million. Emaar-owned John Laing Homes Luxury division was touted as taking over the construction of the project. However, neither Emaar nor John Laing Homes feature the tower on their respective web sites, but Fifield still does. Keating-Khang, of Pasadena, continue to be the architects behind the 21-story, 35-unit luxury condo tower which we are told is now dubbed the Beverly West Condominiums. The high-rise project includes views of the nearby Los Angeles Country Club. Per the Keating-Khang (pron. KONG) web site "...each unit can face to the east where both the lower 18 and the upper 18 hole courses of the Los Angeles country club are immediately adjacent and create an extensive landscaped view." No pricing as of yet, although we are checking with John Laing Luxury. Completion is scheduled for late-2009.

Malled: CB2 Possibly to 8000 Sunset

Since posting our last 8000 Sunset update, a number of commenters have given us some good intel. We posted about rumblings that a Cheesecake Factory may be coming into the old Virgin Megastore space, but one Racked reader queries: "While I was signing up for a membership, the manager at Crunch told me that 'CB2' was looking to go into the old Virgin Megastore space. Has anyone else heard this?" To which another reader replies: "Yes, CB2 (Crate & Barrel) has signed a Letter of Intent to move into the old virgin megastore space. TJs has already started construction and both are rumored to open early 2009." Good news for those who, a) don't think there needs to be another Cheesecake Factory in the world, and b) would rather not have to haul up to Ikea in Burbank for less-than-insanely priced furniture.

Along the Wilshire Corridor: Belmont Village

This week we're taking a look at the construction along the Wilshire Corridor, between the 405 Freeway and Los Angeles Country Club. We'll refrain from calling this stretch the Golden Mile, as we can't handle the abuse from the comments. Yesterday, we looked at the The Ashton Wilshire. The elderly and physically infirm - i.e. the oldies - should not be denied the pleasure of living in one of the most expensive neighborhoods in LA. Belmont Village, a new senior living facility, located between Warner Avenue and Holmby Avenue, is proposed to provide 172 units (118 assisted living units and 54 independent living units), per the project approval letter. The new building, like yesterday's Ashton Westwood, will rise only six stories. As an indignant commenter noted yesterday, all of you criticizing the height should know that the Westwood Specific Plan only allows six stories and that the other tall buildings being built were grandfathered in... blah, blah, blah. The architect for the project is identified as RNL Design, a multi-national architecture, engineering and planning firm with offices in Denver, LA, Phoenix and Dubai. Opening of the Belmont Village is scheduled for Summer 2009.

"More Development, More Traffic?" wonders Melrose Action, a neighborhood web site that posts an undated construction photo of the new Tigh Architecture-designed affordable housing development on Sierra Bonita and Santa Monica Blvd in West Hollywood. This project, a five-story mixed use development with 42 one-bedroom units, is also geared towards the disabled and those with HIV, but that's not going to stop some anti-development comments on the site..."over-development planned in our area...it's choking us with traffic etc."

The Century is now at the 34th floor and the pre-cast components are being installed about 8 floors below. They are able to close up the structure to level 9.

W Hotel and Residences is now at the 11th floor (pool and amenities deck) so it is going up fast. The owners have decided to add an additional floor to the project which was not part of the original design. The project continues to pour an impressive 21 decks in 22 days. Plaster wall framing and precast panels which are being installed during the evening and are up to level 6. Windows are being installed as well as a structural steel TV studio on the corner of Hollywood Boulevard and Argyle Street. The condominium portion of the project is up to level 10 and has been making in a 9-day pour cycle, shaving 5 days off of its typical pour cycle. Both the condominium and the hotel building have interior framing and MEPS activities racing up the building.

Does anyone know anything about the TV studio part of the project?

The Daily News reports on the Universal City project's environmental impact(:sly:) report that was just issued Monday (headline: 'Universal gridlock disaster?'). The development could bring two office towers, a 34-story hotel, homes, and retail to the area, and would serve as the West Coast home for NBC News, The Tonight Show (no more Downtown Burbank), and other media outlets—imagine a West Coast 30 Rock. But, as Connie Llanos reports, the EIR says 14,000 car trips per day could be generated when, if, this whole thing gets built by 2015.:umm: The project will sit on top of a Red Line stop; maybe Conan will take the subway?

Not complaining at all, but Wow!. I didn't know you could just add a floor during construction without going through the whole permit process again. They must have had it already permitted at both heights with the intention of making the decision once they had a grip on demand. I'm just guessing, I don't know???

The welders, workers and heavy machinery have finally descended upon the Hollywood Tower Terrace site, just west of the corner of Gower and Franklin. During an early morning drive-by we spotted some fiery welding of steel beams. Ooh, progress. After months of delay, where the site was used as a parking lot, Christmas tree lot and mini-dust bowl, permits for excavation and construction have been pulled and work on the 146-unit apartment building is underway. Per city documents, the four-story building will have 138 market rate units and 8 affordable units for very-low income people. During the long wait, the project apparently lost 10-feet (75 feet to 65 feet) of height and lost two levels of subterranean parking. Also, per the plans available online we see that the project has been redubbed as the La Belle at Hollywood Tower.

Workers have appeared on the property yesterday and today, the address having sat there doing nothing for the past six months, marking sites and drilling for what appear to be soil samples.

So perhaps, even in this slowing economy, the market for high-end condo's in CC appears to be strong. I shall keep an eye on this particular development, since I'm right next door, and report any other earth-shattering movement on the 45 story Nouvel tower. :cool:

The owner of this property, SunCal Cos, was recently profiled in the Wall Street Journal. The article stated Lehman Bros is the main investor in their projects. Lehman might not be around much longer. I have no idea how this might affect the 10000 Wilshire project, but it can't be helping any.

In late 2005, Lehman syndicated $320 million in loans on several SunCal projects.

The properties include the 2,000-acre McAllister Ranch in Bakersfield, Calif., which was supposed to give rise to 6,000 homes and a professional golf course. Today it is a shimmering expanse of construction debris and dirt, and is in default on some of its debt. By contrast, some of the Lehman-SunCal better-situated properties include 248 acres on the Orange County waterfront and a parcel overlooking a country club adjacent to Beverly Hills

Overall, Lehman says its SunCal exposure is almost entirely in the form of first mortgages, which means the firm would have priority over other creditors in the event of a default.

The busy bees at Hanover Co. (http://www.hanoverco.com/index2.asp) have yet another project in the works in the LA area. A 20-story mixed-use project is proposed for the corner of Hollywood & Gower, on top of the parking lot next to the Henry Fonda Theater. Via the Hollywood Chamber:

"Hanover Co. is proposing a 20-story, mixed-use building at the southwest corner of Hollywood and Gower, which will feature 176 market-rate apartments and 7,200-sq.ft. of ground floor retail space. The project is currently in the entitlement process and developers are preparing a draft Environmental Impact Report (EIR)."

Over the past month, Curbed has reached out to the Planning Dept, Eric Garcetti's office and the developer for a rendering, landscape plan or an elevation - anything to satiate our render porn addiction. Sadly, nothing was provided so we can't make fun of something we haven't seen yet.
