A half-year after our last update, the concrete frames of a two-tower residential development from Jamison Services, Inc. are starting to take shape at 3545 Wilshire Boulevard in Koreatown.

Located across the street from the Wilshire/Normandie subway station, the project spans a half city block along the west side of Ardmore Avenue between Wilshire and 6th Street. Plans call for a combined total of 428 apartments and 10,000 square feet of ground-floor commercial space, served by an 850-car parking garage.

Designed by Gruen Associates, 3545 Wilshire features a 22-story building facing Wilshire and a 14-story structure fronting 6th Street to the north. An above-ground parking garage occupies the center of the site, splitting the two high-rise buildings.

Planned amenities include rooftop decks, a dog park, fitness centers, and a club room, as well as co-working spaces, a game room, a private screening room, and an indoor golf range.

At the time of the project's groundbreaking, a representative of Jamison Services indicated that construction was on pace to be completed within approximately 22 months. Under that timeline, the apartments would open for residents in 2024.

Jamison has pursued several alternatives for the 3545 Wilshire property over the past seven years. After considering a podium-type apartment complex for the property, which sits directly north of the Wilshire/Normandie Station, Jamison discarded that proposal in favor of a project featuring a taller 32-story tower facing Wilshire. However, after a feasibility found that a lower-scaled tower would reduce the overall project budget by approximately 20 percent and shorten its construction timeline, Jamison elected for the now under-construction project.

The towers at 3545 Wilshire follow a long list of Koreatown developments from Jamison Services, including an adaptive reuse project across the street and more than a dozen proposed and under construction ground-up buildings.

Hopefully this is better than the Great Park that replaced the El Toro Marine air base, which after about 25 years, is a balloon and some benches. What a tremendous missed opportunity that was.

I don't support any plan for the airport that doesn't turn some portion of it into housing. Santa Monica is deficient by tens of thousands of housing units . This airport could easily be a huge park and still add a couple thousand units of housing at least.

In Pico-Union, heavy equipment is slowly razing the series of residential and commercial buildings which have long stood at the southeast corner of Olympic Boulevard and Vermont Avenue, clearing the way for a new mixed-use apartment complex from a North Carolina-based real estate development firm.

Grubb Properties, which acquired the project site at 1000 S. Vermont Avenue last year as part of its move into the Los Angeles market, is moving forward with an approved plan permitting the construction of an eight-story building which will feature 228 apartments - including 12 moderate-income units - above approximately 50,000 square feet of ground-floor commercial space and parking for up to 565 vehicles.

According to an October announcement from the developer, Target has already agreed to lease the ground-floor of the new building.

Urban Architecture Lab is designing the project, named Link Kora, which is depicted in renderings as a contemporary podium-type structure with a C-shaped footprint above the second floor. That would leave space for a large, landscaped amenity deck with a swimming pool overlooking Vermont Avenue.

The project site, which city records show was acquired for $20-million in February 2022, spans a full city-block which also has frontage along 11th Street to the south and Menlo Avenue to the east. Prior improvements include a gas station, a medical office building, and 32 existing housing units.

Grubb Properties, which advertises a focus on middle-income housing, has four additional projects in the works within the City of Los Angeles. Those include a 77-unit building slated for a nearby site on Berendo Street in Koreatown, a 128-unit mixed-use building on Lankershim Boulevard in North Hollywood, 151 apartments on Vine Street in Hollywood, and a 70-unit building north of the US-101 freeway on Western Avenue.

Per the announcement, Fred Shaffer of Saiko Investment, Matthew Stroyman of Blackridge Ventures, and Randall Reel of Allied Urban serve as local development partners for the five projects.

The color of those concrete rooms has me worried. It's the color of freeway overpasses. Don't know much about the construction process, but I hope there's some type of finish that improves the color. The last official statement said that LACMA would be a "natural grey" to complement the existing buildings. Hope this isn't it, because that's just plain old concrete shade we use for freeway.

I go back and forth, but I disagree here. West Los Angeles while an incredible place to live, lacks a signature park. An open space where people can walk, play, relax, etc.

Just about every world class city has one (Central Park, Golden Gate Park, etc).

As soon as you start carving up parts of the airport for housing, it'll likely evolve to those wanting other active uses (schools, offices, etc) and soon what could finally be Los Angeles' marquee Westside park is just another development.

I'd much rather see Downtown Santa Monica, everything down Wilshire and each of the Expo Line stops up-zoned vs. chunking up the airport.


There is plenty Santa Monica can do with infill given its good urban bones.

The intelligent decision would be to ring the park with housing, helping tie the open space into some form of urban fabric. As is, the park will be cut off from Santa Monica, and only accessible via automobile. Building an urban neighborhood around the park will only improve the park itself. Of course, this won't happen, but a man can dream!

*Just* a massive park? I love parks(!), but is no new housing being considered for this plot? For instance, a human-scaled wall of apartments and townhouses ringing the park on several sides? A plan like that would still have plenty of open space, but, like we need housing.

(Sighs) This feels like a clever way to prevent housing production in Santa Monica by making it an oversized amenity that is difficult to challenge against (in this case, a park).

Hmm, its possible. My company is involved and they are moving forward on it. But I think it's kinda early imo. But its alive.

Some really interesting projects could start construction in LA soon. :) granted, these aren't in downtown tho.

since I'm rarely in this part of LA, I didn't realize this hotel had opened...several yrs ago, in fact. I just know that its neighbor, the beverly hilton, is a 1950s era hilton, from around the same time the statler hilton was built in dtla...now the wilshire grand.

Agreed. The rooftop at the Waldorf ain't cheap... but the views are some of the best you can get. The lobby bar of the downtown Intercontinental is another one on this list.

Please post some photos! Southern California is stunning after the winter storms when you have the clear air and you can see from the ocean to the mountains, with the palm trees and the snow on the mountains.

I remember back when I was in high school and we lived in Orange County. It snowed in the Santa Ana mountains. I went mountain biking in the snow at Saddleback mountain and my brother went surfing on the same day.

This week, the West Coast arm of Related Cos. announced that it had secured $385 million in construction financing from Bank of America for its 710 Broadway development, which was initially proposed in 2020. The project, which would replace a Vons and its parking lot, calls for the construction of a new eight-story building featuring 280 apartments above roughly 90,000 square feet of ground-floor commercial space - including a new Vons location to replace the existing supermarket. A large, park-like open space spanning roughly 30,000 square feet is also proposed at the center of the building.

Apparently that was hail not snow at Mount Lee (where the hollywood sign is), but it did snow in the foothills near altedena, santa clarita, and san bernardino

Anyone know what is going on with the Whiskey Hotel (Wilcox) or Hyatt Place Hotel(Cahuenga) in Hollywood? Both projects are fully framed, but I haven't seen any cosntruction activity in months, if not years in the case for the Hyatt.

^ The architect of the apt bldg shown in that youtuber's screen shot, & which was built not too many yrs ago at the SE corner of Wilshire & La Brea, should have had his eyes checked. But the city's DWP deserves even more blame. As for the the bldg on the NE corner of that intersection, I don't know why the owner had to chop down the light tower once sitting on its roof & that at night had a rotating beacon...

I prefer the original Morphosis design because it was so different and iconic, but if materials are right and they don't skimp, the Architectonica design will look nice enough, especially from the street.

Fox Studios is looking to entitle a $1.5 billion expansion according to urbanize.la. Most of the large studios are working on something like this now. These are a big deal - studios create a huge amount of jobs from middle class to very high income and make it easier to support multifamily, restaurant/retail, hotel, and office development in the area. The filming boom has been huge for LA's economy and specifically our development ecosystem. Hopefully these keep coming!

The rise of streaming services has prompted a boom in soundstage development across Los Angeles, with owners of studios looking to keep up with surging demand for content. One of the most storied names in the entertainment industry is now jumping into the mix with a project that will change the Century City skyline.

This week, Fox Corporation submitted plans to the City of Los Angeles to overhaul the historic Fox Studio Lot, which occupies 53 acres of Century City real estate, bounded by Pico Boulevard, Olympic Boulevard, and Avenue of the Stars. The property is home to various Fox productions, including Fox Sports and Fox NFL Sunday, although Disney ranks as its largest tenant. Plans call for the construction of nine new soundstages, bringing the total on the lot to 24, as well as production facilities, and high-rise offices in a project dubbed "Fox Future."

“The Fox Studio Lot is one of the most iconic and treasured production locations in the history of entertainment and is a rich part of our history,” said Fox Corp. executive chair and chief executive officer Lachlan Murdoch in a news release. “The Fox Future project represents a long-term commitment to our industry, to our community, and to the City of Los Angeles.”

Similar to other planned overhauls of studio properties, such as the recently announced revamp of Radford Studio Center, the changes at Fox are intended to respond to both increased demand for film and television content, as well as technological changes that have swept through the industry. Likewise, the project will incorporate new post-production facilities and basecamps to address the logistical challenges of production.

Among the most visible changes to the campus are a proposed 24-story media campus, which would be located along the northern side of the lot toward Olympic Boulevard. The building, which is intended to achieve LEED Platinum certification, would feature both shared and private offices, all tailored for film and television production.

The plan would also accommodate the construction of a taller 35-story building toward the northeast section of the Fox Studio lot, adjacent to Avenue of the Stars, should Fox find a development partner. But while the building will have a direct connection to the studio lot, as well as a more direct walk to the new Century City subway station at Constellation Boulevard, the tower is capable of functioning as independent office space, and is pitched as an opportunity to attract new corporations to Century City. According to the Los Angeles Times, just 8.5 percent of Century City office space is unleased at this point in time - less than half the 19 percent for the total Los Angeles market.

Outside of new construction, plans also call in upgrades to existing facilities on the lot, including a historic preservation plan, seismic retrofits of older buildings, and a renovation of Fox Sports Studio A.

According to a project website, the Fox Future plan is expected to cost $1.5 billion and generate nearly 8,800 jobs in Los Angeles County. An economic impact study indicates that the project will generate $9 million in annual tax revenues, as well a $20 million in transportation mitigation fees.

The Times reports that construction could begin in a few years, following the entitlement process.

The current vision for the Fox Lot is Fox Corporation's second attempt at a new master plan in the last decade. In late 2015, Fox began laying the groundwork for what would have been a 1.1-million-square-foot overhaul. However, the years since have seen many changes to Fox - including the sale of many of its assets to Disney - and changes in demand for the industry as a whole.

Although new office high-rises have been rare in Los Angeles in recent decades, rental activity suggests there could be demand for another big building in Century City that would rise next to a shuttered hotel south of the 2121 Avenue of the Stars office tower. That red-granite and glass building was formerly called Fox Plaza but may be better known to movie fans as fictional Nakatomi Plaza, where Bruce Willis fought terrorists in “Die Hard.”

At a time when most office centers including downtown Los Angeles are experiencing a slowdown in leasing caused in part by companies’ shifts to remote work and fears of a slowing economy, the Century City neighborhood stands out as a robust market commanding some of the highest rents in the region.

“It’s probably the strongest office market in Southern California,” said property broker Carl Muhlstein of JLL, who specializes in entertainment real estate deals.

Only 8.5% of offices in Century City are unleased — compared with 19.4% countywide — according to brokerage CBRE, and landlords there ask for rents 50% above the county average.

There are few locations left in the neighborhood to build big office buildings. Last year one of Hollywood’s leading talent agencies, Creative Artists Agency, agreed to become the anchor tenant in a 37-story tower being built on Avenue of the Stars, where construction activity is still mostly underground. Other businesses have agreed to move in when it opens in 2026.

“The CAA tower hasn’t even risen above sea level,” Muhlstein said, “and it’s already 50% leased.”

For sure. In the flight to quality, Century City is the clear winner at the moment. Ares, Canyon, and CAA are leaving 2000 Ave of the Stars so it will be interesting to see how the backfill goes on that one. It was one of the highest rent/sqft offices in LA pre-pandemic so there's gotta be some desirability to that building.

^ I whipped through a lot of that vid on a changing part of inglewood, which is just a bit east of LAX. That area is competing with dtla for certain sports & entertainment events. But the following segment was the most interesting to me....it shows a foreground of old Inglewood. As true of large portions of dtla, Inglewood originally was never really ready for prime time. So just as dtla in 2023 compared with yrs ago is in certain ways in better shape, the same idea applies to Inglewood too.

As for LAX, I notice that a row of old apt bldgs, some which may have been known as dingbats, whose back side used to sit along century blvd...a high visibility street...a few blocks west of La Cienega Blvd was finally torn down. Google map street views indicate they were demolished around 3 or 4 yrs ago. The land is now set aside for the car rental agencies & entry station for the airport's people mover. LAX's clogged horseshoe should have been taken care of yrs ago. But better late than never.

Drove by this two weeks ago because Barham going over the hill to Warner Bros. was closed, and I swear there was no glazing on it. Wasn't paying attention but there's definitely a lot more glass there than two weeks ago.

In other news in the area, the two Frank Gehry Warner Bros. buildings look more or less complete - and really nice - from the outside. Even have landscaping in place on the terrace areas.

this proj is really hemmed in by other properties...warehouses...& what not. Certain drone shots show older devlpt throughout the area in the background. What was built in sections of LA in past generations hasn't aged too well, although some ppl become nostalgic about things like 1940s, 1950s low priced housing (residences for around $25,000!) or dingbat apt bldgs.

In Beverly Grove, construction is complete and leasing is now underway for a residential high-rise from prolific Santa Monica-based developer WS Communities.

NMS La Jolla, located at 6401 Wilshire Boulevard, is named for its location at Wilshire's intersection with La Jolla Avenue. The 16-story high-rise features a total of 112 apartments, seated above a podium structure featuring a parking garage and 6,000 square feet of ground-floor commercial space.

According to a leasing website, the property offers a mix of studio, one-, two-, three-, and four-bedroom floor plans - including co-living arrangements. Monthly rents are listed as starting at $2,336 for a studio unit.

The complex, in addition to housing, also includes amenity decks at the rooftop and above the podium garage.

Steinberg Hart designed the roughly 193-foot-tall building, which has a unique look when compared to the older towers of the Wilshire corridor.

"Rethinking the typical relationship between building skin and balcony at a per unit level, the tower is conceived as singularly connected elements with the ability to respond to the two forces of program and/or view as required," reads a narrative from the firm's website. "The result is a geometric manipulation expressed along the exterior building edge, which allows for idealized programmatic distribution throughout every unit from the top the bottom. The form of the tower echoes the shape of a lens, with an irregular, undulating façade to add visual interest. The convex profile allows residents to easily access view corridors between the taller buildings along Wilshire Boulevard. The malleable building edge opens Los Angeles to residents, and reframes one’s relationship to the metropolis."

The tower at 6401 Wilshire Boulevard originated with an entitlement application filed with the City of Los Angeles more than 16 years ago. After the original plan to realize prior to the Great Recession, developer UDR, Inc. purchased the land in 2015, and later sold the site to WS Communities for $38 million in 2019, according to city records.

NMS La Jolla may be a sign of things to come in Beverly Grove, with the arrival of the D Line subway extension's two stops at nearby Fairfax Avenue and La Cienega Boulevard. An application was submitted last year to the Planning Department seeking approvals for a similar 20-story high-rise a short distance to the west.

Although it has previously developed projects in the City of Los Angeles, WS Communities is best known for a vast collection of mixed-use projects in its hometown of Santa Monica.

Great to see Wilshire densify and diversify with it's uses in this area, though I'm not the biggest fan of this design. It's not bad, in my opinion, just busy. I totally get the need to shape the building in a way to create access to view corridors, but there are more graceful ways to do that and still have a dynamic facade. That being said, this will hopefully help to activate that stretch of Wilshire a bit more with the hotel across the street.

The infill on Wilcox/Selma/Hollywood is starting to look good. So many midrise developments between Arglye and Highland now. :cheers:

I remember it was pretty empty in 2014 or something. On a side note, I noticed FAR FEWER tents/homeless people on Holllywood blvd and nearby streets. Like barely any at all. Same for North Hollywood.

The metro redline also didn't have homeless on it.

There's definitely a change going on.

The area with the green sheeting is definitely for the tower, and you can see the indents for sump pumps. So there is active work being done on the office tower now, which is amazing. Hard to tell if the steel and concrete columns are for the tower as well, but they are definitely under the footprint of the eventual tower. The station work is mostly to the left of the fence that goes down to the bottom of the picture. Exciting to see this moving forward!!!

Across the street from Metro's La Cienega/Jefferson Station, Carmel Partners and TCA Architects have made it official: the massive Cumulus District is complete.

Located on a 14-acre site at 3333 S. La Cienega Boulevard, the project replaced a radio broadcast facility with multiple mid-rise and high-rise buildings featuring a combined total of just over 1,200 apartments and 100,000 square feet of commercial space. The final component of Cumulus, a podium-type apartment complex dubbed Vox, features a total of 910 apartments and townhomes in studio, one-, two- and three-bedroom floor plans, ranging between 504 to 1,456 square feet in size.

“Vox at Cumulus is one of the largest mixed-use communities to open in the Los Angeles area,” said TCA Architects principal Eric Olsen in a news release. “Not only does it provide much-needed housing options for the community, but the Cumulus District will be one of the city’s most desirable neighborhoods due to its immediate proximity to the La Cienega/Jefferson Metro station which gives residents access to downtown Los Angeles and Santa Monica without the need for a car.”

The apartment complex wraps around an approximately one-acre green space at the center of the property, which was designed by Studio MLA. That new park-like amenity is flanked by approximately 100,000 square feet of commercial space, anchored by a new Whole Foods Market which opened for customers in August 2022.

In addition to providing an amenity for customers of Whole Foods and residents of Vox, the park also serves as to capture storm water and reduce the heat island effect. Those elements go hand-in-hand with more than 1,700 solar panels built into the complex, which helped the property achieve Green Point Rated Platinum status.

While Vox comprises the bulk of the housing within the overall Cumulus development, the most visible component of the project is Arq, an adjoining 31-story high-rise which features 300 apartments above commercial space and parking. That tower was designed by Solomon Cordwell Buenz.

Other key members of the project team partners include DCI, AMPAM, Psomas, DFDA, and Seal Electric.

The project is the largest in a growing residential and employment district surrounding La Cienega/Jefferson Station, joining new projects such as Wrapper, a 17-story office complex which was recently completed on the opposite side of Jefferson Boulevard. Samitaur, the company behind Wrapper, is also planning a 22-story tower to replace a parking lot farther south.

Other projects also in the works nearby include Lendlease's new office and housing complex next to La Cienega/Jefferson Station, a proposed 254-unit apartment building at 3200 La Cienega Boulevard, and Kilroy Realty's planned expansion of the Blackwelder office campus to the north.

While work on Cumulus has now wrapped, Carmel remains active in the City of Los Angeles. The San Francisco-based developer is now in construction on Alloy, a 35-story apartment and office complex in the Arts District, and has announced plans another residential high-rise on La Cienega just south of Beverly Hills city limits.

The Whiskey Hotel in Hollywood has revealed its facade

Not sure why but I thought this was a brick facade. Not a fan of exposed concrete and gray. The windows look great though.

The renderings show brick. The developer did a bait and switch here. I am guessing the hotel operator will end up being something like a Comfort Inn, Motel, 6, or Howard Johnson than something like the Dream down the street.

The renderings showed board formed concrete, whereas the concrete pouring process they used lacks that texture. It was never brick.

I'm loving all the infill in the neighborhood I called home back in college. Sawtelle/West LA is notable for how much it has changed, especially along Santa Monica Blvd., in the 20 years I was away in San Francisco. A lot of the area is zoned for fairly high densities, so a lot of single-story and otherwise low-density structures have been getting replaced over time with dense multifamily like this project here.

Huh? Why would good news involving LA...of any type or variety....be unwelcome to me? If anything, I always seek out good news. I'd also be surprised if that person from UCLA & quoted in that article is not very well traveled & has visited fewer places than I have.

also, at the very least, the taller power pole, like the ones along barrington, reaching about 70 or 80 ft in the air, is definitely not common in most major urban areas of America, & definitely not in any of the main cities of europe. Just as LA has been a laggard in installing underground transit, it also has been a laggard in installing underground utilities. Even this smaller city about 25 miles south of LA is getting its act together.

This section of Anaheim now actually comes closer to a European standard...it looks cleaner & more sophisticated....whereas its previous condition was more like that of Barrington in west LA.

Another thing: I've seen ppl often complain about the design or architectural style of a new proj in LA....in dtla or elsewhere...while they rarely or never say anything about utility poles & overhead wires. How come?

Streetscapes with power lines that are taller than the actual buildings and/or aren't softened by trees are ugly. I also think that the presence of power lines signals a general disregard for sidewalk design and detract from pedestrian-friendliness, let alone aesthetics.

Power lines are one part of the urban design puzzle though. There's also sidewalk/street width (absolute and relative), ground-level interaction (blank walls, sparse storefronts, setbacks, parking garage entrances), lack of painted crosswalks and dual curb cuts, and scale of buildings (horizontal skyscrapers). And rail.

I'm with citywatch on this. I absolutely hate that the city of Los Angeles doesn't have plans to remove street poles, especially on major streets. Even one major street a year would be a massive, tangible improvement. It's so obvious when you go from a neighboring city into LA.. Pasadena, Glendale, Culver City, Beverly Hills, Santa Monica, West Hollywood... All have street infrastructure and maintenance that's roughly 1000x better than LA.

It's easy to dismiss these kinds of things but they are very important in my opinion. We need people in power that actually care to improve the look and aesthetic of LA. Every one of those polls should be replaced with a tree.

I had a post that gave the other example of the underground program in the city of San Diego. So 2 key sections of Socal, anaheim & the larger San Diego, both have a better sense of how to clean up & modernize their environments. Why the city of LA is such a laggard, I don't totally get.

However, a city council member several yrs ago wanted LA to look into creating its own undergrounding program, but he got pushback from the DWP. I believe the employee union said underground lines would require less work to maintain & that poles & overhead wires provide DWP workers more time on the job. :gaah:

I recall talking to a person from taiwan over 10 yrs ago. We were driving down a major street in Socal, but not in the city of LA, & I asked her whether Tapei had the type of power poles that are on a street like Barrington in West LA. She said no.
