No doubt. This proposal has been dead for so long I can't even remember if they have approvals or not and what the findings were on the earthquake fault studies. Also likely to be Nimby lawsuits needing to be settled.

That said, the area around the Capitol Records building has come a long way of late with the Argyle Tower set to open, the new Kimpton hotel across the street, and even the Eastown garbage down the block.

Yes as far as WeHo, but then it should probably been down La Cienega to Wilshire and Expo. Otherwise, it overlaps too much with the purple line.

Driving to work today, there were 15-20 double-trailer soil hauling trucks parked along Pico Blvd, between La Cienega and Robertson. Anyone know of any major projects getting ready for excavation in the immediate area? That's a lot of trucks to be parked in that area for no reason.

Thank you, ChelseaFC! The senior housing project is the old surface lot, which has been fenced off, but I haven't seen drilling rigs there, so wouldn't think it would be ready for that level of excavation. I rarely go down that stretch of Robertson where the hotel is going, but will check that out and see if that's the case. Now, if they could only get rid of the CVS that's on the corner of La Cienega and Pico...

This new construction on Ventura, in Encino, just wrapped up.

There's been a small spate of these mixed users around the area, but this one is far and away the most handsome of them all. Nice massing, and great attention to detail on the facade (rare to see faux brick in LA, let alone one where they apply the tiles so well.)

I dig it. It's a bit of a behemoth from a street presence, and would like to see the massing broken up a little bit more design-wise, but it's a nice departure from the stucco-heavy designs of TCA in the past. Remains to be seen how the spandrel glass will be treated (there's a lot of it), but getting slowly better. At least in rendering form...

I know the Thompson Hotel is being constructed to the west of Mama Shelter and the Tommie Hotel is being constructed south of Mama Shelter, but that northeast corner of Selma and Wilcox has something going on as well. On a side note... I checked out the rooftop bar at the Dream Hotel a couple of weekends ago... what a beautiful view from up there!

Probably not enough to make opposition for the project go away completely, but makes for a much better argument against the opposition in the public sphere. This is an excellent play of the cards by the developer, and I hope this moves forward. If there's any place to put 1,000 units of housing, it's kitty corner from a subway stop.

Agreed. Also, I think we are prone to getting too worked on on these forums based on initial renderings. A lot of the time, renderings evolve... and choice of materials makes a big difference in the final product.

The Fairmont Miramar redesign looks so much better! It’s shorter*, but way sexier with the glass and curves. And the building take up the entire site.

*For me, height is totally unimportant in Santa Monica. I prefer mid-rise and quality design.

The Fairmont design is gorgeous. I will always prefer good architecture and urbanism to height, and this is a great example of both.

The only aspect I don't love is the comparatively clumsy retail integration on the Wilshire facing side, but that can be refined later on.

Yeah, I was gonna say, I don't feel like Pasadena is far from LA at all. In fact I think it's the right distance.

I live in South Pas, and have been for the last 20 years. It's convenient to downtown LA, the great ethnic restaurants of the SGV, hiking... the only thing that I can conclude that it *is* far from, are the beaches. If South Pas/Pasadena were right on the beach, (read, great weather), then I think it'd be perfect!

Before I moved to South Pas, I used to hang out on the Westside a lot. Since I've moved to South Pas, over the years, I've been going to the Westside less and less. LA's eastside neighborhoods have far more character and are more interesting than the Westside, I find, and of course South Pas/Pasadena have a lot of character too. Pasadena also has arthouse/indie cinemas, so, I have less reason to go to the Westside too (that's why I often would go to the Westside when I was younger, to watch indie and foreign films).

LOL, I'm from the Pasadena area, and I always say the reason why it's my top choice to raise a family is that it's close to LA, but doesn't feel like LA. I currently live on the Westside, but I purposely spend a lot of my free time around Pasadena and the SGV.

Trees and mountains, quiet residential streets, a nice urban core, what's not to love?

I'm surprised Nimby-ridden Santa Monica would even approve of a 9 story building, so be happy.:D Don't be surprised as the construction heads up to floor 7 that they change their minds and cap it off there!:D

One of these days they may even shave off 10 floors of that existing 1970 tower next door, being that it sticks out like a sore thumb!:D I'm sure it's an embarrassment to many in Santa Monica, and a number have cried out for its total demolition! I'm sure many have thought: If we had been more organized in 1970, that monstrosity would never have gotten built!

Such an important project for Hollywood and that rundown stretch of Sunset. We need to connect Hollywood Blvd, Sunset Blvd, Santa Monica Blvd and all the perpendicular streets with projects like this along with solid infill. Lots of progress has been made but some much more to be done. If every block looked like the area between vine and Cahuenga between Hollywood and Sunset, It would be an awesome neighborhood

Crossroads Hollywood def got value engineered a bit, but it's not too bad. I like how they kept the old Hollywood Reporter building. It's a good touch.

I agree. Only a few places can pull off a beachside skyline. Gold Coast, Australia is one of those places in my opinion.

Contrary to popular opinion, I really like these apartment typologies. I've seen like five or six proposed in the past few months, and think they will go a long way to help urbanize and pedestrianize Santa Monica's low-slung commercial corridors. It doesn't hurt that, perhaps because of Santa Monica's architectural review board, they are all fairly attractive looking. Here's another proposed for Lincoln Boulevard:

All these 8 - 20 story buildings in Hollywood are great. If the whole area was built with similar aesthetics as the Dream Hotel, The Thompson, etc, it would be awesome.

I agree. At first I was mad that Hollywood was turning into stump central but seeing how its evolving, 7-21 story buildings is working well for the area. It doesn't need a massive skyline like Century City or Downtown to be relevant and the infill being wall to wall is turning Hollywood into something that LA doesn't necessarily have yet which is a good thing.

Yup the scale is great for pedestrians. I like that there are some taller projects in the works but im happy with most of core Hollywood being in that 10 - 20 story range
