Expo Town Center is a near perfect project, trading a car dealership for density and urbanity. Could do without the giant billboard on the side of the office tower though...

It reminds me of the now defunct Bergamont Station/ Papermate project from Hines for some reason. Will be interesting to see if the pitchfork crowd comes out again to try to squash this project. Does AIDS Healthcare Foundation have offices nearby that will be inexplicably impacted? :sly:

Two interesting projects with "Undisclosed" as location. Pure speculation but they could be for Mid-Wilshire as they are working with a developer there per an earlier Urbanize post (http://urbanize.la/post/stalled-mid-wilshire-towers-getting-active)- The heights of 19 and 15 floors nearly match the floor count mentioned in that link.

I just noticed the giant hole which has been there forever next to the former Century City Hospital was just turned into a parking lot when there are tons of massive parking garages nearby. Also Fox Studios might sell off parcels in the future.

2016 Hollywood seems to be poppin off. In addition to Eastown blvd 6200 breaking ground, The Mole Richardson Art Deco killer lot at La Brea and Willoughby that has been inactive for several months, just received heavy equipment and the earth has been moved. Also on a much smaller scale there seems to be an assemblage of bungalow properties at Willoughby and sycamore that just got green fencing around them. Looks to be these buildings are about to be demolished. Does anyone know what's to go in here? It's probably not big enough to be on anyone's radar; its 2 properties up for demo

Two things. One is one of the five planned mixed-users on Santa Monica Blvd. in West L.A. is actually getting going. The old car dealership has been torn down and they're digging the hole (when it's not raining). I believe this one will contain a grocery store below apartments.

Fox is not selling any land. They are planning a massive building spree on the lot (see blackcat's post a few pages pack).

There are still plenty of land in Century City for future high rises. Lots of short buildings on Century Park East (e.g. the AAA building) and all those garages as someone already mentioned. And Century Plaza Hotel twin towers are about to break ground... hotel is closing in March.

Fingers crossed that they actually end up using the materials depicted in those renderings of 11800 Santa Monica Blvd. Architecturally, it's pretty run-of-the-mill.

Yeah, well it used to be a car dealership. So, I guess I'm not crying that it's not an architectural marvel. Now my walk to the grocery store will be a half mile shorter.

I am thinking of a block west where Blvd 6200 apparently just closed off the parking lot for demo and construction a couple days ago. Hollywood/Gower would be even more fantastic if the tower were also going up at the same time.

If it gets onto the ballot, I'll honestly care more about it being defeated than who becomes president.

The group pushing it is also planning to put up billboards in Hollywood saying "Stop Manhattanwood" When they do I have this crazy idea of how to counter it. Write a brief explanation on a flyer of why these NIMBYs are idiotic and put it up around the area. Might not do much but I want to try and inform the uninformed people in the area so the NIMBYs don't take us down a path that leads to a future in which LA rents are as high as SF rents.

Yeah tell me about it. I took a trip to Long Beach yesterday, went to the "Outlets at the Pike"....I was severely underwhelmed, especially after I saw pictures of what the original pike used to be. If only I had a time machine. Very poorly designed shopping/entertainment center.

In other news, looks like they are indeed digging down for tower 2 of "The Current Project" or at least they dug up the parking lot and went down a few feet it looks like. The first tower isn't completed yet with its exterior but it looks like it may be a descent looking tower when its done at 18 floors if I counted correctly.

"want to actually afford to live in LA, help keep rents and home prices from rapid sky high prices by supporting more built housing"

"Deal with traffic or live closer to work and have cheaper rent???

"My rent keeps going sky high... What can I do about that??? Vote..."

"Think home prices are expensive now... Wait... Vote To support the mayor build housing and increase the supply"

Can't find an apartment?? Vote so we can build more housing opportunities"

Ask major LA developers to pitch in on the campaign

^^^OH NO WAY ! I had no idea they finally broke ground on that way, where in the hell have I been. Hollywood is easily becoming one of my favorite areas of LA, saying that in the 90s would have easily landed me in a mental hospital for a psych evaluation LOL.

SCREW YOU NIMBYS ! something needs to be done, if that does get enough votes to become a ballot measure, better believe they are going to spend tons of money trying to pass it. Looks like we need to contact some developers to get some support to fight that ballot measure if it makes it that far.

Downtown, Century City, Hollywood, Wilshire corridor, Santa Monica, Long Beach and all other transit hubs need to be exempt from nimby fingers, if you're that loony enough to live in areas of the county that are for sure going to densify and see increased tourism/business/investment, then you need to reevaluate yourself. Move, easy. Cant stop progress because you want LA to stay as it was 60 years ago.

I contacted Anderson Pacific, The people behind the Long Beach "Current" project ( also know as The Gateway Project) including a 17 story tower that just topped out and a 35 story tower that has apparently already broken ground.

So they were nice enough to call me back and actually left a voicemail, love them already, And they said as of right now tower 2 ( the 35 story) has already broken ground. They are waiting on a permit and some other things before they move forward apparently, the gist of the voicemail

" Some of our neighbors are concerned about some key elements, "AKA NIMBYS", and we are working diligently to solve any concerns as we go forward, this project has been in the works for over a decade and we look forward to working with the city of Long Beach and the citizens of Long Beach to see the project gets completed"

Generic response but I'm happy. I'm guessing they thought I was an attorney or something since my new number was apparently connected to a law firm in Long Beach a few years ago.

Thank you for pics, San Frangelino. This is HUGE news for Hollywood, as that massive parking lot broke up the energy of Hollywood Blvd.; hopefully we can keep pushing the walkability eastward, since it really picks up at Wilton and goes all the way past Western Avenue. A strange hole that still exists is the parking lot at Hollywood & Vine; a smart developer would plunk a hotel there ASAP.

We do have to worry about the ballot initiative, but what is currently under construction in Hollywood? These are the big projects I could remember/have seen:

-Blvd6200 Phase II
-Vine office building
-SBE/Equinox mixed-user on Vine
-Kimpton Hotel north of Hollywood Blvd.
-Columbia Square
-Dream Hotel
-Office project on Sunset Blvd., adjacent to 101 (Sunset/Bronson?)
-Apartment project on Sunset Blvd., across from massive office development

I agree, Hollywood is nothing like, never will and never should look like Manhattan. If anything, I would call it "Torontowood." Basically...pockets of high rises, retail and density along transit lines. If done correctly, this should be the future of our city.

Heritage Square Station adjacent. Suppose to be affordable housing vets and some for homeless or maybe homeless vets. I pass it all the time on the Gold Line so fuzzy picture.

Funny thing about all these NIMBY's in Hollywood is that I actually think it is easier to get around there now then it was when I first moved to the neighborhood in 1997. Back then you had to get in your car and drive to the west side if you wanted to go anywhere adding to the traffic. Since then so many more retail shopping, entertainment and restaurant options have opened up in the neighborhood that you can walk to your destination rather than get in your car and drive. It is the mentality of some people though.... I walked to the gym four blocks from my complex but there were people in that same complex that still got in their car to drive to the same gym. People refuse to get out of their car even when it is the less convenient option to drive and they expect the roads to be wide open and empty. These NIMBY's are not going to be pushing for continued investment in more transit and they want the housing prices to remain high since they tend not to be the renters but the people who own homes in the neighborhoods. They want to continue to see their values climb.

My parents, who are the same age as you, had similar experiences. They came LA a few years before you did and lived in Los Feliz. My dad worked across from the cineramadome until 2003 and he found it extremely frustrating how there was nowhere to eat around there within walking distance. It wasn't until right after he changed jobs that new restaurants closeby started moving in

I took a lap around there also yesterday. The Dunkin Donuts in Phase 1 is popular and surprisingly the street interaction and courtyard are decent even tho the upper levels look terrible.

The one project that looks amazing is Colombia Square. The residential tower in particular is spectacular up close and the whole thing should be ready to open any day now.

Columbia Square is a breath of fresh air, architecturally. Don't get me wrong about Blvd 6200: it's well-programmed from an urban design standpoint and is welcome as it brings housing and proper street interaction. They could have just done a better job with the aesthetic design and execution. Hell, a squirrel could have done a better job with the aesthetic design and execution.

Judging by the original renderings of Blvd 6200, I thought they'd at least come out looking something similar to The Huxley or The Dylan on La Brea Ave. The end product however looks absolutely nothing like the renderings. The design is already uninspiring but that dark grey color is just depressing looking and a total eyesore. It's so unfortunate being in such a prime location!

Even though I think the design will sadden us all, at least we will benefit with the death of another one of our most hated parking lots.

I just wish Hollywood (LA) would fix the sidewalks in the area. Was hanging out last night with some friends and noticed some of the stars are cracked and they just simply put plaster cement on some of the stars.

One of Hollywoods, and LAs, biggest tourist draw is the Hollywood walk of fame. They could at least take care of them, and not just the "Famous" ones.

The "residential tower" was driving me crazy, because I felt like I knew the location. I was right. It's the corner of La Jolla and Wilshire, looking west. A great spot for that tower!

They certainly seem to own a lot on wilshire. they also own one anti-pedestrian stumpy old bunker hill office building which seems ripe to be redeveloped. Also seems to be pretty empty....

Wish Steinberg was LA developers' go-to architecture firm. I love their stuff.

Instead it's Gensler. Which is does good work usually I think, although they've designed some bad stuff too.

Maybe not patriotic, but very accurate. Hell, my family has two german luxury sedans, as you'd say. I see more luxury cars here than any other city I've been to.

Regardless, is there any proof these two designs are happening besides architectural renderings? It's not uncommon for architects to post renderings of projects that have either been cancelled, or that are going ahead with a different architect. I think it's a little premature to act as though these buildings are going to happen, or are even being planed to be constructed.

From what I've read, the Carson plan is dead. However, it's likely that the Chargers may join the Rams in Inglewood (http://www.nfl.com/news/story/0ap3000000621645/article/voting-now-rams-likely-to-relocate-to-inglewood-bolts-can-join) since the Raiders have declined to pursue relocation. Since the Carson plan was a joint effort of the Raiders and Chargers, the Inglewood stadium is the only option for the Chargers.

NFL owners in Houston voted 30-2 to ratify the Rams' relocation application for an immediate move to L.A., where the team will eventually begin play at owner Stan Kroenke's proposed stadium site in Inglewood in 2019. It's a seismic decision that returns the highest level of professional football to the country's second-largest media market after a 21-year absence.

The Rams could be joined by the Chargers, who have a one-year option to decide if they want to to relocate and join the Rams in Inglewood. The window creates the possibility -- however slight -- that the Chargers could remain in San Diego. The city is hosting a June vote for $350 million in public funding toward a new facility to replace Qualcomm Stadium. It is possible the Chargers put off a final decision until that vote takes place.


The Raiders -- the third team that had L.A. aspirations -- withdrew their application for relocation on Tuesday and will work with the league toward a stadium solution, most likely in Oakland. If the Chargers do not exercise their option to move to Los Angeles, the Raiders will have a one-year option to join the Rams in Inglewood.

NFL Commissioner Roger Goodell said during a Tuesday night news conference that the league will provide $100 million to both the Chargers and Raiders if they remain in their current home markets.

Stadiums tend to be used more than that like somebody else stated before. If it were downtown it would be used a whole lot more but since its way in Inglewood, we can expect concerts and other sporting events done here since as of right now they are pushed to the rose bowl and staples center, Event organizers love the staples center but from what I heard its a headache holding events at the rose bowl other than college football.

Yup thank god. That was a bad idea to begin with. No rail service for miles away, at the interchange where 3 major freeways combine, The use of some lengthy tax breaks and other perks. That plan was dead before it even got to the drawing boards. Glad the NFL didn't back that plan.

Exactly, The Chargers need to stay in San Diego. Sadly, this is the NFLs way of forcing San Diego to build a stadium by giving the Chargers the "Option" of moving to LA within the next 3 years. It wont happen. But in a panic, the city of San Diego will cave in.

Sadly, I foresee the citizens of San Diego receiving a huge bill for a brand new stadium. San Diego offered to build one downtown if I remember correctly, not sure why the Chargers passed that deal up.

Yup. The NFL is money hungry, they aren't entirely stupid. San Diego is a large Media market and the NFL wont let that mistake happen again. The only reason why the NFL is allowing the Rams to leave St. Louis for LA is because they know the cash flow for their organization is going to increase dramatically, not to mention the super bowls that will be held here.

But. in the long run.... You better believe that the Raiders will pick up and leave Oakland. They are "giving" them a portion of a loan for a stadium. The Raiders will end up in St. Louis or San Antonio so that everyone is happy. 2 cities willing to somewhat help pay for a stadium. The rams just wanted to leave St. louis because they know LA is a hot market right now.

You might be surprised. Watching the news right now and they are going around getting fan reactions from all the cities involved in this mess (LA, SD, Oakland an St. Louis), Of course the St. Louis fans are upset but they recognize they originally stole them from LA to begin with, but the interesting thing was most of the people interviewed in SD said they hope the city and the Chargers come together to make a deal.

There's no way the Chargers will move to LA now. The current owner of the Chargers hated the Inglewood idea and even said today he has no plans on doing business with the Rams owner. The only move he was interested in was the Carson deal with the Raiders. As of now, the Chargers wont leave, I can almost Garuntee that the city of San Diego passes a tax increase for a new stadium. Sad I know but its going to happen.

IF any future move is to be made in the future, the Chargers will look to either St. Louis or San Antonio. If that happens. The Raiders may tap San Diego on the shoulder for something, also unlikely, but San Antonio and St. Louis both may be getting teams soon unless Jerry Brown wants to intervene and step in.

California only needs 3 teams (LA, SD, SF). Somebody has to go.

^Was just at Warner Center yesterday (and will be there periodically for the foreseeable future as a client of mine is located there), and can attest that there's a loooooong way to go before that area is considered walkable. But glad that the effort and plans are starting to materialize, and that developments are beginning to follow suit.

The massive development planned will now go ahead. They are adding a lot of retail and residential... basically creating a 2nd downtown for Inglewood.

There is a lot of potential upside for Inglewood... it doesn't need gentrification because housing stocks are overall in good shape. Airplane noises are a thing of past due to quieter planes and better sound insulation. Just need hipsters priced out of Hawthorne to move in :D

People sometimes get Lawndale and Torrance city lines mixed with Hawthorne and the same for culver city with Inglewood. Maybe that's the case here? lol because both aren't sitting cute right now. Sorry.

Completely wrong. The Chargers are leaning towards coming to Inglewood but if not they stay in San Diego for the year and if they don't get a stadium then come to Inglewood. There is no way they leave San Diego for STL or San Antonio. They are better off in their crappy stadium in SD than moving to those cities.

The Raiders will come to LA if the Chargers don't. Otherwise, if the chargers leave I would expect the Raiders to either move in with the 49ers, move to SD, or move to San Aatonio.

This is what almost every sports reporter is reporting.
