What do you think the chances are of its passage? I doubt it has the support of most Angelinos, but will people bother to vote against it in a spring election?

The worry is that most who vote during spring elections will likely be the demographic that votes against it. Not enough young people vote during smaller elections. Another thing is the massive amount of "undecided" voters. That could go either way but Measure S supporters have been really pushing it. I've seen a few large billboards for "Yes on S", which worries me.

If it passes my only hope is things get so dire on the affordability front that it will prompt action from action from the state to undergo sweeping land use reform.

Measure S would only be positive in that it would finally cause the city to update the zoning and planning laws, formally allowing the type of development that previously needed a special exemption. Measure S is, after all, only a symptom of a larger problem that should have been addressed years ago.

it's rare that a measure is wholeheartedly bad, but measure S is undoubtedly that. LA is way underzoned and spot zoning is essential to just try to keep up.

if it passes, pretty much the only good thing to come out of it, like other forumers have said, is that it would push the state to tackle NIMBY-induced unaffordability with sweeping state measures. that would suck for us up here, because as pro-growth as i am, i want it concentrated in certain neighborhoods (leave the haight alone, grow the southern and western neighborhoods). but overall, if it's for the greater good, then so be it.

It's official. The large park and ride lot adjacent to the Expo Line's Culver City Station will close on February 14, making way for the construction of the Ivy Station TOD. This project ranks near the top of my list of what I consider the most important, game-changing projects.

Thinking of the value of that land, it's hard to imagine they wouldn't be able to come out way ahead by selling to some developer and relocating their facility to a more industrial conducive area.

I realized recently there is one good thing about car dealerships being the last thing to go when redeveloping around a transit station. Their sites will be fully utilized. Take North Hollywood station area for example. Look at the buildings that were first built in the early 2000s when the station opened. 3 story residential. Way too small. When the Ford dealer north of the station finally decides to sell, hopefully we'll get a tower.

Totally agree, that was a great keep on their part. It'd be great if they could be a bit taller than the rest of the towers, but its an awesome address anyway.

I think Paris will get 2024. 100th anniversery of 1924 Olympics in Paris, made famous in "Chariots of Fire". L.A. a good pick for '28 or '32.

I'm against measure S, and I hope the construction unions & builders fund a "NO on S" campaign. The fallacy of "S" is that restricting building and new supply of housing will somehow keep housing affordable. They don't understand supply & demand. Or maybe they do...by restricting new housing supply, current homeowners & apt owners will reap higher house prices & rents because of scarcity. Totally selfish.

Will these be the tallest buildings in Century City?

A bit taller than the twin triangular office towers across the street I believe. 600-620' would be my estimate. Twin office towers across the street are 571', 44 stories.

Are these towers safe from wicked NIMBY measure "S", if it passes? If a building is under construction, "S" can't stop it, right? What if a building is approved with financing, but construction hasn't started--can "S" stop it? Will "S" block zoning transfers to add height to a project? The Library (U.S. bank) tower was approved for added height by buying rights from the central library across the street. This height transfer payment partly funded the library rebuilding & upgrade. Will "S" allow this sort of creative height transfer from one parcel to another?

The big white wall that faces the Harbor Freeway on the west side looks like a good place for a giant mural or something more interesting. Maybe something with lights, that changes with the season? Is the building still leased by AT&T? Any plans to convert it for apartments or condos? This was the tallest building in L.A. for a couple of years, until the ARCO twins passed it in 1970/71.

I don't mind the parking because below the parking is all retail. This activates the street three dimensionally. Instead of just the main east / west streets becoming activated (Wilshire and 6th), a side street is now a commercial corridor as well. This is how actual urban neighborhoods are made, not just linear automobile-oriented shopping districts.

Jameson must have growing clout in city hall. Getting the planning commission to to ignore the almighty union demand to throw this project out over CEQA is a pretty big win these days. But they will still have to abide by the new requirements of JJJ I believe.

I just drove through K town this morning and saw just how much property Jamison owns. It was almost every other building on Wilshire. They have some serious assets

Locals are going to continue to fight this, from that article-

Opponents are pushing for the 2.5-acre site to be used as a public park (instead).

The park should be “generous enough to allow children to toss balls and run and play without fear of obstacles and barriers,” said Tricia Crane in a letter sent to the council Monday on behalf of the Northeast Neighbors association.

I think it's valid to point out weaknesses in the current system. Zoning should be such that projects that make sense are generally by right. The planning system in LA is much more complicated than need be, and it's legitimate to argue that some kind of low level corruption is enabled by that in which developers have to make political donations to get their projects built. The approvals process adds expense to any development that gets built, prevents many developments from being proposed in the first place, and exposes developments to legal challenges. This is a core issue decreasing housing supply and driving up costs across the board in Southern California.

I am pleased to announce that the Hollywood/West Hollywood Development Map has been expanded to include all of Central LA, which now includes neighborhoods such as Koreatown, Mid-Wilshire, Mid-City, Hancock Park, and Beverly Grove. Boundaries of the new and improved Central LA Development Map include Doheny to the west, the 10 freeway to the South, the Hollywood Hills to the north, and roughly MacArthur Park to the east.

As always, if any information needs correcting, (i.e. a missing project, an incorrect status, outdated renderings, etc.), please drop a PM. I can say there are a handful of projects whose details need updating, so any information would be appreciated.

I also believe that the current system is broken and much about it needs to be fixed, and many of the complaints of Measure S are valid (save for the traffic concerns). But Measure S is not the way to address them. Measure S is kind of like addressing a termite infestation in your house by burning down all the houses on your block.

That LA times article is such bullshit, lazy reporting. Developers pull their applications if they know it isn't going to pass, which is why the approval rate is so high. It's the same in other cities as well.

I love this project if it does adhere to renderings. But, I have a question: how is this getting past the NIMBYS in the Hollywood Hills? Certainly this building will obstruct views for those living in the lower reaches of the hills. And, given its elevation and actual height (200 ft.?) it will appear to be as tall as the cluster of buildings at Sunset and Vine from various vantage points

I will be shocked if the no side will get over 35%

We need to start mentally preparing for S to pass by an overwhelming margin. If you only hang out in forums like this, you get a very false sense of what the electorate is like for an off-year election.

The people who are likely to vote in this election probably all think S is a fantastic idea. :titanic:

There was a poll on the news last night. I believe "Yes" was 37% and "No" was 47%. I can't recall who the poll was conducted by though... so I guess take this with a grain of salt.

I won't be shocked, but when I talk to "non-urbanists" they overwhelmingly think that S is a good idea. Most seem to get why it's bad when I explain it, but without really thinking most like it when they first hear it. Sad.

Unions turn out heavy for elections, and I imagine most construction unions and labor unions are heavily against Measure S. Moreover, most polls have it narrowly loosing. I think all the negative attention recently is starting to pay off. I'm cautiously optimistic.

Huh? If that were the case it wouldn't stand a chance here.

However I do agree with you that it has a good chance of passing. I drove up Laurel Canyon yesterday and it's littered with "Yes on S" signs.

It blows my mind how people regularly vote for higher taxes and more restrictive housing laws and then complain about how expensive and unaffordable it is to live here. It's insane but whatever, I'm already a homeowner and will benefit greatly when values skyrocket after this passes.

Of course the architectural marketing will make up a different story depending on local context, it can somehow represent water, the sky, mountains, or whatever they think the client wants to hear!

As for this, I would say the new building is meant to mimic the designs of the rest of the recent expansion, which has been driven by Fentress Architects, who basically specialize in airports (their most acclaimed being Denver DIA.)

Let's not "level" every wavy roof. It's not marketing in all cases. When like Foster you make the success of the design contingent on your wavy roof floating free of the glass walls, it is not marketing. That's engineering as art.

As to Fentress, it also was more than marketing. We would have seen that again in his design for the MSC. But LAWA wanted a different method of delivery and compromised design for efficiency. Gensler's design looks nothing like the Fentress concept for the MSC.

This is one of new Coolist things I've seen. 80s Retro aesthetic and there's no outrage what's so ever to it's destruction. There is no serious historic preservation, just excuses by NIMBYs to block development. There are very few places like that left. When the 80s mall interior s have been destroyed.
