The only aspect of the station under the Hudson's Bay Building is the retail concourse from Granville and the staircase on Seymour.
With the entrance on Dunsmuir, they could close off that entrance like they did for the escalator replacement if they intent to excavate deeply.
If anyone has any sense, they'd negotiate a temporary RoW with Holborn and build a temporary station entrance to the ticketing hall using the Dollarama escalator and basement area under the Bay Parkade.
Maybe they'll wait for the Holborn project to finish since they would also need their parking spots. It'll be a mess with their traffic circulation down those back lanes/Hudson's parkade access... maybe buy out Gotham and turn the Seymour side into more of a two-way access.
