The ticketing hall itself is under Seymour Street.
The only aspect of the station under the Hudson's Bay Building is the retail concourse from Granville and the staircase on Seymour.
With the entrance on Dunsmuir, they could close off that entrance like they did for the escalator replacement if they intent to excavate deeply.
If anyone has any sense, they'd negotiate a temporary RoW with Holborn and build a temporary station entrance to the ticketing hall using the Dollarama escalator and basement area under the Bay Parkade.
