If you haven't been to the Blarney Stone, it's a great restaurant. I felt something like that belonged in Fargo moreso than Bismarck (no offense to Bismarck), but it seems like that would be a great fit downtown rather than in the sprawl. Either way, I'm excited for it to be here!

GJF85, I apologize for the late response to your question, but if you wanted to find out what was previously at the Noridian building, you could go to whatever the library is at the Skills and Technology Center north of NDSU (maybe the Center for Regional Studies?) and review the city directories. I think if you went to City Hall you could also find something, or you could pay for a private party to perform the search for you (probably costs like $75, and I don't really trust their results when all it takes is a little legwork to get more accurate results). Hope that helps!

The Fargodome is looking at expanding again to the southeast creating more conference room space. Proposals also include a fourth floor "skybox" of sorts in the current dome to be used for parties during football games and other large events. Skywalks would also connect the new section of the dome to the currently under construction BSA to the south.

Also, plans are confirmed for a Sonic in Fargo. Corporate officials have stated that there should be a Sonic in the next 18 months or so in Fargo. They have plans for more than one in the area and in the areas of Grand Forks, Bismarck, Dickinson, and Williston. Minot already has one under construction.

I'm sure most of the local people on here already know, but Chilis is moving from their standalone building in the mall parking lot to a space in the mall in the former Grizzly's spot. Panera will be moving into the then vacated Chilis building. It will be the first Panera in North Dakota.

IronRanger, is that McDonald's going up just to the north of 52nd Avenue on the west side of 45th? I'd seen a sign for that in that location late last year, but it was up only for a couple days.

Yes, that is correct. It will be on the south side of 49th Ave on the west side of 45th. There will also be a Freedom Community Credit Union about 4 blocks north, but not sure when they will start building.

To add on to IronRanger's information on the developments along 45th in the Osgood area, it looks like Casey's General Store will be putting in a gas station across the street to the south of the existing Holiday/Hornbacher's gas station.

In other news, one of the tenants moving into the main floor of the under renovation Loretta Building on Broadway is going to be Smiling Moose Deli. They have one location on 45th Street now south of 94, but are now opening one on Broadway as well. I have no idea what the other tenant is as of now, but i'll keep doing my research!

Big project! Too bad it can't incorporate some sort of living above it or something.

I do have to post a correction about the Smiling Moose; it will be actually located in 102 Broadway, also owned by the Kilbourne Group. Most likely in the space right behind Halbertstads where the pop up store Tag was located during the Christmas season.

According to the March 5th Planning commission agenda plans are in the works to FINALLY develop the large open lot on 45th St. in between Scheels and the U.S. Bank Service Center. (between 15th and 17th avenues. The plans are calling for anew Ashley Furniture store with attached werehouse, a 4 story hotel, 2 restaurants and a strip mall.

Any word on when Fargo can expect a significant tower (20+ stories) is going to be constructed in the downtown area? I would figure with the "boom" the city is experiencing, that something like this is inevidable.

The kilbourne group is working with SOM out of Chicago to design a tower on the us bank block downtown. I've seen some renderings of the building and they keep bouncing between 20 and 40 storeys yet they think it will top out at around 25 floors. The floor heights, they said, would be higher than most buildings. So even though it would only be seven storeys taller than the Radisson it would be much taller. It will probably end up being taller than the Capitol building in Bismarck. They're talking with many tenants to fill spaces like hotels, offices, and even a culinary institute that overlooks the plaza. Apartments condos retail space fill out the rest with the Dakota club covering the top two floors. An observation deck would be included there

Shinook, according to the Kilbourne Group, they would like to see construction start next year, but they are also wanting to take time to ensure their design is the best possible fit for the site and for Fargo.

I'm hoping to be back in the Fargo area in the near future and would like to dine at that restaurant again. Does anyone know the name of that restaurant, if it's still open?

FYI - I believe this restaurant had a name change to Stella's and is now the Taste of Italy. I haven't heard much about the restaurant though so I have no recommendation if you should try it.

IronRanger, yes you are right. It changed names two more times. As the Taste of Italy, it moved across the street to the second floor of the Avalon Building where it then later closed after about a year in business. The Beefsteak Club is now in the former location where Isabella's used to be. It's a higher end restaurant with really good food.

Yes, it was Isabella's as I checked out photographs of the old restaurant. Too bad it's gone, as it was a good place. Guess I'll just have to try a new restaurant!

People's Organic, an organic restaurant, has filed for a building permit on 45th Avenue in the Urban Plains development. Should be interesting to see how a restaurant like this does in Fargo, may be the next wave (like the burrito, sushi, and hamburger waves we've most recently been engulfed by) if it does well.

Cambria Suites and Convention Center is breaking ground at the northwest intersection of 9th St. and I-94 in West Fargo June 28th. An aloft hotel is going to built across the street from Cambria shortly after. Cambria is set to open late summer of 2014 and aloft in the fall of 2014.

Do you mean 45th St S. because 45th Ave is in Osgood not Urban Plains development?

I had not heard about this; I had no idea he was battling this. This is very sad, so young.

I actually met him a few times, he loved to follow the NDSU Bison and I sat next to him at a few basketball games. Great guy, very optimistic. He posted frequently on NDSU's message board and that is how I learned about his cancer and his passing.

Very sad to hear about SmileyBoy, I was curious as to why I hadn't seen him on here for a while. My heart goes out to his family, it's scary when a young guy has to go through those battles.

On another note, I indeed mistakenly said "45th Avenue" instead of "45th Street", looks like the People's Organic will be between the Holiday (as previously referenced) and the Smiling Moose/AT&T/Five Guys building.

It looks like Spicy Pie is coming to a new mix-use development called Boulevard Square at 745 31st Ave E in West Fargo. And the sign went up for the Marketplace at the Preserve across from Costco and they have there first tenet Taco Bell already signed.

Does anyone know what's going up to the southwest of the Hilton Garden Inn (the northeasat corner of 17th Avenue and 44th Street)? I believe that is across the street to the east from the proposed Ashley Furniture/Hotel/etc. development that was revealed within the past couple months.

Well, the original plans for the HGI included a waterpark and vast pool area. This may be that project underway? According to the local GIS map, the same ownership group (Fargo Lodging Associates ES) as the HGI does still own that piece of land.

According to the Inspections page, that building being constructed is a Home 2 Suites by Hilton. The waterpark was supposed to go on the east side of the building but that has yet to come to fruition.

A few years back when I was working for the Service Center before the Hilton construction, it was told to us that a Cheesecake Factory was going in that corner lot. That was years back though and I always thought that was interesting at the moment.

From what I heard (and this is all hearsay), the initial plan was to build a water park near the HGI, but the hotel did so well (or at least the value of the hotel increased so quickly) that the hotel was sold to another group who does not plan to build a water park. It's unfortunate, I think a water park akin to Thumper Pond or any of the resort-type towns in the region would do quite well.

^That area is known as the District at the Pines. It will have commercial along the 52nd Ave. corridor as well as along the 45th St. corridor once they extend that road. Behind the commercial (so further south) is where a park and a single family housing development is being constructed. That is what you most likely saw.

The city wanted to wait to expand past 52nd avenue west of I29 until many of the large parcels of land north of 52nd, had plans set in place. With Brandt Crossing, Valley View, and Urban Plains all starting to take shape, the city is allowing more growth southwards.

FARGO – If the Fargodome tacks on a 50,000-square-foot expansion, will people come?

A leading downtown developer says it’s not likely, and dome board members are interested in exploring the downtown alternative he suggested Tuesday night.

Doug Burgum, local entrepreneur and Kilbourne Group founder, asked the Fargodome Authority at a meeting Tuesday to consider putting a potential new convention center downtown instead of adding on to the dome, which is on the city’s north side.

Fargodome officials have been brainstorming an expansion to the building’s south, including more flexible exhibition space and meeting rooms – needed assets if the dome wants to attract more events and conventions, according to those who run the facility.

Burgum argued that the dome’s 19th Avenue North corridor is not convention-friendly. There are only 15 restaurants within a half-mile of the Fargodome, 10 of them national chains.

If the convention center were to be placed downtown, there would be 32 restaurants within a half-mile, 25 of them “uniquely Fargo,” Burgum said.

Downtown also has the infrastructure and is walkable, a huge draw for conventions, Burgum said.

“Go to where the amenities are,” Burgum said. “Put your facilities there because the ‘build it and they will come’ (theory) doesn’t happen, and we’ve proven that over and over.”

Before Burgum’s pitch Tuesday night, the authority unanimously agreed to hire consulting firm HVS to study the feasibility of a new convention center – including possible locations and price tags. Following the presentation, the board unanimously voted that downtown should be vetted as a potential location.

“They’re good thinkers, good salesmen,” Deb Mathern, the Fargodome Authority’s president, said of Kilbourne Group.

Prior to hearing from Burgum, board members had been leaning toward adding on to the Fargodome, Mathern said.

“It all makes so much sense,” she said after the presentation. “A lot of it is going to come down to dollars. Can we afford to build downtown?”

The feasibility study was bid at $83,500 and must be approved by city commissioners. Fargodome General Manager Rob Sobolik said it could be finished by mid- to late October.

‘Dream much bigger’

Fargo has the ability “to really think and dream much bigger,” Burgum said, than simply adding space to the Fargodome, where the last major expansion was a $6.8 million lobby that opened in 2000.

Burgum’s proposal for a downtown riverfront renovation would include building a new City Hall, too.

City commissioners agreed unanimously Monday to establish a task force to study a new City Hall, as the existing facility is aging and cramped.

In his presentation Tuesday, Burgum proposed demolishing the 24,000-square-foot City Hall and using the nearby parking lot to make room for three new buildings.

On the southern side, there would be a 20,000-square-foot, three-story new City Hall, and on the north side, a performance hall similar to the Chester Fritz Auditorium in Grand Forks. Abutting that to the west would be a 50,000-square-foot convention center, “which could be a remodel of the Civic Center, or it could be brand new,” Burgum said.

It would create a pathway directly to the river, a goal of the city’s long-term planning.

“With City Hall gone, that opens up the plaza and a green space that goes all the way to the river, creating a great civic quad, if you will, really at the heart of the city,” Burgum said.

It could be a public/private partnership, he said. If private developers and the city work together, “we would end up with something much greater than we could build individually,” Burgum said.

Residents concerned about parking needn’t fear, Burgum said, noting that there are 72 acres of parking downtown.

The board should look no further than when the Microsoft campus – then Great Plains Software – was built in south Fargo, said Burgum, who founded the software company later sold to Microsoft for more than $1 billion.

“Can you name how many restaurants were built near our campus in the first 10 years? Zero,” he said, adding that no restaurants have been built near the Alerus Center in Grand Forks since its construction about 10 years ago, not counting the three eateries that operate inside the convention complex.

“You can’t just build a convention center and expect this stuff just to magically happen,” he said.

If the Fargodome Authority wants to even consider having convention hotel space with the expansion, downtown is the place to build, Burgum said.

“Downtown hotel rooms is about ready to explode, and it just needs one little tipping point to cause that to happen,” Burgum said.

Advantages downtown

The Fargodome has been running in the black ever since it opened, which Burgum called a unique opportunity.

The authority’s reserve fund is around $34 million, and Darrell Vanyo, the board’s former president, at one time said he believed the board would be willing to put about half of that toward an expansion.

The originally proposed addition to the Fargodome would cost between $34 million and $36 million, Fargodome general manager Sobolik said, but he said that was a “very, very rough number,” that could change depending on where they decide to build.

The authority set aside $95,000 Tuesday to pay for the feasibility study. That money comes from budgeted dollars leftover from other projects, Sobolik said.

“It might be very prudent on our part to take a little time before giving actual marching orders to HVS to consider what we’ve heard this evening,” said John Q. Paulsen, the board’s vice president.

Vanyo, also a Cass County commissioner, told Burgum that he still believes there are advantages to adding onto the dome.

“I can’t disagree that there’s advantages as well for taking a look and having a consultant pursue that in terms of a downtown (site),” Vanyo said. “So I’m open to it, and I think that it’d be foolish for us not to (look downtown).”

A small housing subdivision is planned for the currently vacant land at the northeast section of 52nd Ave South and I-29. The single family homes will be constructed near the current housing subdivisions of Fox Run and Timberline. Multi-family and commercial is also planned in that area.

The former Arby's building vacated earlier this year will soon have a Jimmy Johns as the tenant.

The small patch of vacant land located directly south of Home Depot is going to be yet another hotel. Holiday Inn Express will be building their second location in the City of Fargo.

Microtel Hotel and Suites is going to be building in Moorhead along 30th Avenue South next to I-94 and the 8th Street exit.

Plans for the new City Hall are moving along. Although still in the site location planning stages, it seems to have been narrowed down to three viable options in the Downtown Area.

A new elementary school is going up in the Valley View housing subdivision located just west of the Sincebaugh Addition and just east of Veterens Boulevard. Valley View will have mostly single family homes with a decent mix of row houses, apartments, and twin homes/duplexes.

I'll let you know of more as I remember it. It seems there's a few new things everyday. Hard to keep track.

Ok, I know this is not the forum for this, but why not film Fargo in Fargo? Kinda makes sense doesn't it. Flat, cold, and a better economy than Winnipeg and Calgary combined.

Was not trying to insult anyone, just trying to point out the fact that it is stupid to film a show called Fargo and not be in Fargo when they could. And trust me, it is plenty cold and snowy enough around here for them to do it. Another point is, and maybe they will figure this out somewhere along the way, our culture and way of life does not revolve around the winter when it is cold. Anyone who lives here knows how much people from this area take full advantage of all the seasons and I hope the producers of this show will too.

OK, I know there is a lot of activity going on in Fargo, we need updates. I see Panera Bread is moving along. Also there was recent information about the West Fargo Aquatic Center that looks promising. Others....

Tim Horton's announced that they will be opening in Fargo. There is a new $30 Million new development planned for south Moorhead where a former developer left at Stonemill Estates. The new Aquatics center in West Fargo gets the go ahead but need to find money. Finally a restaurant goes into Cityscapes Plaza downtown. It is going to be a German style pub.

The Forum article (it doesn't seem worth the trouble to post the link) says "Tim Hortons to open Fargo, Grand Forks locations" and says that the project is on the fast track. The Grand Forks one is opening near the Alerus Center and CanadInns, but they have not settled on a location in Fargo.

In Fargo, any remaining undeveloped lots along 45th Street near West Acres Mall are prime real estate. Several projects are planned for the area, including a $13 million, 60,000-square-foot retail strip mall dubbed Prairie Stone Center. The center is owned and developed by a new partnership between Rick Berg and Ace Brandt, two well-known names in real estate. Goldmark Schlossman Commercial Real Estate Services Inc. is the project’s broker. As of mid-August, a groundbreaking for the center was scheduled for early September, with an anticipated completion date of next spring. Jim Buus, vice president of Goldmark Schlossman, says the center is being developed with an eye toward quick-serve restaurants, high-end retailers and service providers and women-centric health and wellness businesses. He expects the project will draw in national chains that are new to the area and higher-end businesses. “Due to the higher than average rent structure and the high-impact location we expect it to be upscale-types of retailers and service businesses,” he says. Thatzza Pizza has closed it's doors. Just saw this today, does anyone have any speculation as to what may go into that location, or is it too soon for any such speculation (I just saw it today, not sure how long ago that happened)? That's a pretty prime location and with Gastropub and the soon-to-be JL Beers coming in, a restaurant with a bar in it might do quite well there.

Reading this thread from the beginning is a mixture of amusement and disappointment. The 52nd/I29 corridor could have been so much better, and I'd love to have a Target closer to my house so I don't have to drive all the way up to the West Acres area. I also liked the speculation that, as Downtown gains momentum, more one-ways would be put in. Instead, the two one-ways that were down there were converted...and I haven't ventured off Broadway since. I thoroughly enjoy coming back here from time to time and seeing what lies ahead for the future of Fargo.

FARGO - Doug Burgum hopes to fill a “gaping hole” in downtown here by constructing the state’s tallest building, a $125 million private project the prominent developer envisions dovetailing with up to three pending public projects that could tap tens of millions of dollars in taxpayer money.

Kilbourne Group, a firm owned by Burgum that has bought and renovated several downtown buildings in the past dozen years, has for years been open about wanting to build a multi-use tower on the US Bank Plaza on Broadway between Second and Third avenues north.

But Burgum recently told The Forum he’s an anchor tenant away from going ahead with the 23-story building with a working moniker of “Dakota Place.”

That would be impressive for the skyline of a city Fargo's size. Hopefully you all have a design review process with some teeth though, because that is one of the ugliest building renderings I've seen in a long time.

It reminds me of some horrible mix of post-modernist and soviet style commie blocks. You simply can't or shouldn't have a giant blank wall on a building of that height.

Definitely not a giant blank wall. There are extensions off the windows, so from that angle it looks like a solid wall but there are windows.

I agree, I thought there'd be more discussion regarding this, especially about any potential anchor tenants. I kind of doubt US Bank (identified in the article as a candidate) would leave Minneapolis, but I think some kind of a financial outfit would really add to the aura of downtown.

The things that I find the most appealing would be the expansion of the skywalk (i.e., perhaps some restaurants and shops), the potential for shopping in the proposed tower, and the ripple effect throughout the downtown area. I really hope this gets built, and the other potential amenities (conference center, city hall, flood wall) are also very intriguing.

It would be 352' tall. The tallest now is 209': the Radisson.

Heard about this from a friend this morning. It'd be fantastic for something like this to go up and overshadow the Radisson. That building is atrocious.

Not to mention how amazing it would be to have a retail concourse in a downtown highrise. As it is everything is pretty closed off.

Does anyone know if there are any plans to address parking downtown? They really need to build another parking garage or something.

EDIT: Oh wow the plan includes a parking garage and a restaurant/bar up top. Build this thing now!

I do think if all this gets done(the building, convention center, etc) it would really take downtown's development to new heights. It is really cool to have somebody like Doug Burgum who not only has a big vision but he has the resources to make it possible.

I never thought there would be a building like this in downtown Fargo. Given that Doug's name is attached to it there's a real hope of this one coming to fruition.
