Sanford-MeritCare plans new facility in southwest Fargo

A large parcel of land awaiting development in southwest Fargo will be the focal point of Sanford Health-MeritCare’s future expanded metro medical services.

Executives of the health system later this month will present their concepts for a major new medical center at Agassiz Crossing, described earlier as a $250 million to $350 million facility.

Following ongoing planning and design work, the target date calls for construction to begin in 2013 and continue into 2016, said Dennis Millirons, president of MeritCare Medical Center.

They're actually undercounting everyone. They might have Moorhead short a couple of thousand, ditto for WF. Fargo is short about 5K. WF might be right around 26K right now, and there is more than one guess at Moorhead pegging them at 38K or slightly higher.

I also think they're all under. i think the only one that is remotely close is horace. since 2000 that's an over 100% increase so i'm pretty sure thats true. Horace has grown quite a bit. i also think west fargo is larger than mandan by now.

Sanford Health-MeritCare plans to build a new center in southwest Fargo dedicated to helping athletes boost their performance.

The center will be modeled on one built two years ago in Sioux Falls, S.D., that cost $2.5 million but will be tailored to athletic needs in the Fargo-Moorhead market, a Sanford Health-MeritCare executive said.

“We’ll customize that facility to what the needs are,” said Kevin Lampe, a Sanford Health-MeritCare vice president who oversees its orthopedic and sports medicine programs.

In a related matter, Sanford expects soon to have an agreement to provide sports medicine services for the North Dakota State University Bison, perhaps as early as this week.

Gene Taylor, NDSU’s athletic director, was traveling Friday afternoon and couldn’t be reached for comment on the talks or what the planned performance enhancement center could mean for Bison athletics.

Innovis Health has long provided team doctors and trainers for the Bison but recently announced that it would not provide those services after Wednesday in light of discussions taking place between NDSU and Sanford-MeritCare.

Through a spokeswoman, Innovis declined comment Friday on Sanford-MeritCare’s latest plans to expand its sports medicine and orthopedics services.

Demand for sports medicine services is strong in the area, given the multitude of teams fielded by NDSU, Minnesota State University Moorhead, Concordia College, and many high school programs, in addition to the area’s many serious amateur athletes, Lampe said.

The performance center will work with athletes of all skill levels. Programs will include speed strength, weight training and agility training.

Sanford Health-MeritCare is striving to develop an orthopedics and sports medicine program with a reputation that will attract athletes from around the country, he said.

Sanford’s National Institute for Athletic Health & Performance opened two years ago. It’s directed by Dr. Michael Bergeron, who is known for his research in exercise, heat stress and athletic health.

Research, in fact, will be an important part of the work done by the performance center, with athletes sometimes serving as research subjects.

Sanford Health-MeritCare – which will drop MeritCare from its name in July – plans to have a medical residency program in orthopedics in 10 or 12 years to help attract physicians specializing in orthopedics and sports medicine, Lampe said.

“You need to build the research base” to attract top specialists in the fields of orthopedics and sports medicine, he said.

Discussions between Sanford Health-MeritCare and Orthopaedic Associates, which are exploring a possible partnership, continue, Lampe said.

The performance athletics center is separate from the recently announced $12 million fitness and wellness center Sanford will build in partnership with the YMCA but also will be located at the Urban Plains development in southwest Fargo.

The new performance center got final approval last week from the health system’s local trustees and will proceed in the new fiscal year, which starts Thursday.

The exterior of the building likely will resemble the “power bubble” look of its Sioux Falls counterpart, a 21,000-square-foot facility near the football stadium for the University of Sioux Falls, although no designs have been drawn, Lampe said.

Details are being worked out in consultation with local athletic officials, but the facility’s activity areas will include artificial football turf, track lanes and a wooden basketball court floor for athletes to train on.

“I’d anticipate there’d be some hockey support we’d put in that facility,” Lampe said, noting the popularity of hockey in the Fargo-Moorhead region.

Sanford Health-MeritCare is not involved in talks for a possible indoor aquatics center or other community athletic facility, such as a soccer complex, but is interested in exploring partnerships, Lampe said.

“Our history is one of working with community groups,” he said, noting as an example that Sanford donated land in Sioux Falls for a junior football facility now under construction and has a sponsorship supporting youth soccer in that city.

F-M area home sales improve

More new and existing homes are being sold in the Fargo-Moorhead area this year than last year, builders and real estate agents say.

Tax incentives have helped, but so have consumer confidence and a relatively stable economy, they said.

Housing permits through June are up 42 percent over the same time last year, according to the Home Builders Association of Fargo-Moorhead.

There have been 356 housing permits issued so far this year compared with 251 last year at this time, the association’s 2010 second quarter permit report shows.

“We believe that the economy here is pretty stable, and we haven’t seen the highs and lows of other parts of the country,” said Terry Becker of Terry Becker Construction and association president.

While incentives have helped, Becker said it still takes people to qualify for a loan and relative certainty in the economy before they’ll take that step.

Tyrone Leslie, chief operating officer for Heritage Homes in Fargo and the association’s president-elect, said what it really comes down to is confidence.

“Homeowners right now are extremely confident and are excited about new construction in our local economy,” he said.

Steve Larson recently had a new a home built by Heritage Homes in West Fargo. The federal tax credit for move-up home buyers prompted him to move forward and he didn’t have reservations about the local market, he said.

“We could get what we wanted, and we didn’t have to settle for a used home,” Larson said. “They fulfilled all of our wants and needs at the price we needed.”

Real estate agents saw a slowdown in existing home sales after the opportunity to cash in on federal tax credits expired on April 30, but sales are still better than last year, said Peggy Isakson, Coldwell Banker First Realty agent and Fargo Moorhead Area Association of Realtors president.

The number of contracts written in June is down 51 percent over June 2009, but the number of housing sales that closed for 2010 through the end of June is up 44 percent over last year at this time, she said.

“We had a big boom right up to the end of April when people could still get in on the tax credit, so a lot of people bought who typically would have waited,” Isakson said.

Dave Branson, Edina Realty Fargo office manager, said it’s similar to what happened to car dealers after Cash for Clunkers.

“They had a big lull after the storm, so to speak, and I believe that’s where we are,” he said.

Isakson stressed that with interest rates for a FHA loan as low as 4.25 percent, it’s an ideal time to buy a home.

A new five-story apartment building going up this year will help expand Fargo’s downtown development farther to the west.

The $4 million project proposed by developer Jay Alsop of APM is expected to get under way this fall, and the planned 48 apartments aimed toward college students and young professionals will open by the end of next summer.

The old Interior Lumber building at 21 8th St. N. will be demolished next week to make way for the new development.

“It’s a fun addition to a very blighted area,” architect Terry Stroh told the Fargo Renaissance Zone Authority on Tuesday, when the board approved the building’s project application.

“It’s a really good location from a student’s perspective,” he said.

Pilot bought out Flying J earlier this year. As I understand it, as part of that transaction all Flying J truckstops will convert to Pilots, including the one in Fargo. It should be interesting to see how well it can compete against a Love's which has a McDonald's and Subway, not to mention modern facilities.

When is Pilot Flying J opening with Dennys? Is Dennys taking over the bar area too? I heard a rumor. More space is what they want They would like the whole restarant/bar and make a nice kitchen and have a normal size Dennys. The bar would be gone.

When is Taco Bell going in by Mexican Village? This was mentioned earlier and I would love it. I am fond of Taco Johns, also. I think what they should do with Mexican Village is get rid of Mexican Village and put in a Zorbaz. Zorbaz would be a great fit for that area, who doesnt like their smothered burritos, macho nachos, and all the good pizzas!! Now we are talking about a place to go after the game and tip a few beers! Somebody get on it. We only need the one Mexican Village downtown.

Why not put in a Hardees in down south here. I love Hardees , but do not even think about the one near Broadway, let alone the one near I29.

Also, when is Outback coming back? I thought it was going to be some anchor store to the Hilton or something. It is missed by many.

What is up with the silo they are putting up near Billiards? No idea what.

On a side note I was just eating lunch I ordered chicken from Pizza Ranch. I just get 6 legs and 6 breasts. Boy add in the mashed potoes/gravy and the coleslaw and that is a meal for many. KFC has nothin on Pizza Ranch.

I see UPC is now Scheels Arena. That is way cool.

I heard of the mexican in the old steak buffet on university, and some japenese going in on 45th near 17th ave, but I havent heard too much. Something about a Sonic coming soon and a Smashburger. Now that Timberlodge is closed maybe we could get a Fudruckers back!! Just a thought. That was cool. Other than that I will eat a fast food burger or just make one at home.

Southfargo, the only thing I can provide any speculation on is the silo-looking thing going in by Billiards, and I think that's another water tower to supply the booming area around 45th with adequate fire protection. All the other items I'm not entirely sure on, but you make some good points, and you made me hungry!

It would be good to see some more information/discussion on this page; I usually don't have much in the way of information but I frequently check this site because I love to get some insight on the developments around Fargo-Moorhead, and often times there's a good deal of interesting/valuable information on here, but it seems to have waned recently.

Also, there's a new bar opening in Osgood this weekend - the Bulldog Tap! Some people may have reservations on drinking establishments, but this is long overdue for the Osgood area since there aren't any other drinking establishments in the area. I'm still waiting for a sit-down restaurant in the open pad to the south of Hornbachers, and maybe the success (which is likely, given the lack of competition and sizeable market in the area) of the Bulldog Tap will entice someone to open a restaurant there.

Question for you Fargonians :D

As your population grows, has anyone noticed an increase in the hispanic population? I was checking some stats for both Fargo and Grand Forks, and both cities have a hispanic populations that make up between 2-3% of the cities total populations. I was actually quite impressed that such small cities have such proportionally large hispanic populations, especially being situated as far north as they are. I know that here in Winnipeg, and Manitoba, our Latin American populations are growing quite quickly, and there are now a larger number of Mexicans coming up to work and setting down roots as it is much easier to become Canadian citizens than American now-a-days. It may not be as significant as what is going on in the US, but it is increasing every year up here. I absolutely love the hispanic/Latin American culture. Having been to both Cuba and Mexico, and even experiencing a very hispanic vibe down in Arizona, I only wish the continued growth of this culture and related cultures in both my city and surrounding cities, including Fargo, Grand Forks and the Twin Cities.

I'm just curious to know what effect this fast growing Mexican-American populations are having in your city and what you think of it. I know I love it up here in Winnipeg!

Well according to www.city-data.com, Fargo is 2.1% hispanic, 2.3% asian, and 2.8% black. I think the hispanic population has been growing the fastest though. I welcome the much needed diversity. It adds to the culture and we have a couple kick ass mexican restaurants finally in town. We're becoming more cultured and and I love it. I'm on the same page as you RTD.

In other news...the Moorhead Center Mall is still adding stores. Good for them.
Trade Talk: Moorhead mall adds Virgo’s pizza

When the Moorhead Center Mall announced the addition of a handful of new tenants in early August, leasing director Jeremy Horst told me the shopping center, once beset by a number of vacancies and waning foot traffic, was “taking the right steps” toward a return to vibrancy.

Four months later, the plan seems to be working. The latest sign came this week, when Virgo’s Pizza branched out into the mall in a location formerly occupied by a snack shop. In addition to pizza, Virgo’s serves hot dogs, sandwiches, salads and snacks.

Virgo’s fills a significant void in the mall in that it’s the only food court-style eatery in the mix (the mall also has Vic’s Bar & Grill and Thai Orchid, which both offer sit-down fare).

Horst told me the mall approached Virgo’s a few months ago because it was looking to add a quick, convenient restaurant.

“We’re looking to create more of a food-court atmosphere, and this is a good first step,” he said.

Virgo’s is also an intriguing addition because it’s an import from West Acres, where the restaurant’s original branch resides. Aside from Herberger’s, West Acres and Moorhead’s mall (which opened a few years apart in the 1970s) haven’t had much in common over the past few years: The former anchors one of the busiest intersections in Fargo and has positioned itself as the region’s fashion-shopping capital, while the latter has grappled with empty storefronts and is still working to get to full capacity.

Horst, for his part, said he’s talking to many restaurants around town about coming to the Moorhead Center Mall, not just those that already have a foothold in West Acres (then again, most things Moorhead Center can do to emulate West Acres are probably good things). Adding Virgo’s, as Horst told me, is a good start.

Smashburger coming in December
If you’ve been working up an appetite for beef ever since we told you in September that the Denver-based burger chain was coming, the wait is almost over: Smashburger has been putting out ads for staff and is set to open in early December.

The restaurant is located on 45th Street and 17th Avenue South, near HuHot Mongolian Grill. The menu features third- and half-pound burgers, Haagen-Dazs shakes and malts, and a variety of sides.

I don't really notice the Mexican population. I think they live more like in Moorhead and Dilworth, MN. Minnesota has more handouts, would be the reason. I am surprised they can handle the cold. But I will say I do love their food. I enjoy going to Acapulco Restaurant for the super burrito with shredded beef. MUY BEUNO!! There used to be more migrants before Roundup Ready beets.

Anyway, I am sure enjoying the new Love's Truck Stop. I am most happy for the Subway and the McDonalds. I think they are 24-7. Which is good cause if Grand Forks can have a 24 hour Subway, I am sure the one in Fargo will get enough business.

I cannot wait to try Smashburger. I will for sure have a Haagen-Daz malt!! I am still waiting for the Taco Bell which was supposed to be built just north of the newer Mexican Village. Does anybody know anything more about that?

A Baymont Inns & Suites will be built next to the La Quinta in SW Fargo. The Urban Plains area is getting more streets. Looks like Amber Valley Parkway will connect with 9th St/Veterans Blvd. Also they have started the construction on the new Gym Facilty next to Scheels Arena. Also new apartment complex is up behind Taco Johns. Another new apartment complex just south of 32nd Ave S on Veterans Blvd. Alot of booming in the South/SW Fargo area. And the Subway in Loves is 24 hours. The Mick D's i dont think is 24 hours since i drove by this morning from the gym and didnt see it open. I could be wrong though---dim lighting? ha

The Hispanic population is not very large in Fargo not because of what South Fargo speculates, but because immigration tends to be based on employment and kinship networks. Immigrants don't come for handouts. They come out of desperation to work so they can support their families back in their home countries which have generally neglected investment any type of human capital - in this case, Mexico. Most immigrants don't want to leave their communities and families, but feel compelled to based on the collapse of their local economies - largely in Southern Mexican states like Chiapas and Oaxaca.

The Northern plains has never had a large Hispanic population, so the kinship networks aren't there - families have to be in an area first before more families of the same social group join. Employment networks matter a lot too. In immigrant circles, laborers tend to learn of jobs through social networks - people they know who have already migrated to an area. That is why certain industries have become quite immigrant-concentrated like meat packing, and North Dakota doesn't have much meat-packing. The packers in West Fargo shut down many years ago. Packing is concentrated more in Iowa, Nebraska, and Kansas. Meat packers like Tyson and IBP went through Chapter 11 and laid off most of their highly-skilled union workers in the 1980s. They automated and de-skilled the work and lowered wages until no one wanted to work at those places except desperate immigrants.

The sugar beet industry employs migrant workers, but as pesticides and herbicides replace manual tilling, their numbers are dwindling in that industry as industry. Still, Minnesota has more sugar beet acreage than North Dakota, so that might explain why more immigrants live on the other side of the river.

There’s no guarantee the winning designs will make their way into the actual development of the plaza. There’s no current timetable for building on the plaza. The Kilbourne Group is about halfway through a three-year deal that gives it the option to purchase and develop the site, which currently houses the bank, a pedestrian mall, and a parking lot.

Doug Burgum, the group’s chairman and one of the judges, said the idea of the contest was to stir the public imagination regarding the space rather than pick a ready-to-build winner. But he said the winning designs “seem completely doable” under the right circumstances.

Burgum said he was thrilled at “both the breadth and the quality” of responses to the contest, which produced 160 entries from 23 different countries.

F-M hotel industry seeing growth despite sluggish occupancy

If Mary and Joseph’s trek had taken them through Fargo-Moorhead, there most certainly would have been room at the inn.

The number of hotel rooms in the metro area increased nearly 14 percent in the past five years with the addition of six new properties, according to Smith Travel Research Inc.

At least three more hotels are in the works, public records show.

With the new and proposed additions, existing hotels are investing millions in their properties to stay competitive in the hospitality industry.

“It’s critical,” Doug Anselmin, general manager of the Doublewood Inn in Fargo, said about its current $1.5 million remodel. “If you don’t stay competitive, people have a lot of other choices.

“We are certainly inundated with rooms.”

Fargo, West Fargo, Casselton, N.D., Moorhead and Dilworth are home to 50 hotel properties totaling 4,372 rooms, according to Smith Travel Research’s Trend Report.

Newcomers to the Fargo hotel scene in the last two years include the Hilton Garden Inn, Settle Inn & Suites and La Quinta Inn and Suites, preceded shortly by Expressway Suites and Best Western Kelly Inn and Suites. All are located in southwest Fargo.

This appears to be the landing ground for at least two more new hotels.

Fargo inspection records show plans to build a four-story, wood-framed Hampton Inn Motel at 4777 23rd Ave. S. There are currently more than 1,600 Hampton locations, according to its corporate website.

Plans also have been filed to construct a three-story, 73-unit Baymont Inn and Suites at 4611 Amber Valley Parkway. Baymont is part of Wyndham Worldwide, which also includes Days Inn, Super 8, Ramada, Howard Johnson and Travelodge.

A third new hotel in the works is an 83-room Holiday Inn Express, to be built with an office complex in West Fargo near the new Ninth Street East/Veterans Boulevard interchange with Interstate 94.

That project would be worth $9.5 million, according to an application for facility bonds filed in August with Cass County by Minnesota Hospitality, a Fargo-based company that owns and operates commercial real estate.

Cole Carley, president of the Fargo-Moorhead Convention and Visitors Bureau, said these new facilities reflect investor confidence in the market.

“These are people that are already doing business here in Fargo-Moorhead. They already have a sense of how the travel industry and hospitality industry have done and how they think it will do,” Carley said.

Occupancy rates dip
People in the industry pay close attention to hotel occupancy rates, as well as a figure known as RevPAR, or revenue per available room.

As of October, average occupancy in the Fargo market for 2010 was 63.3 percent, a decrease of 4 percent from a year ago, according to Smith Travel Research. Occupancy rates also dipped in 2009 compared to 2008 after a few years of steady increases.

Revenue per available room has also been slightly down or stagnant in the last two years. As of October, it was $46.69.

Still, developers sense a business opportunity, Carley said.

“Overall there’s always been optimism about the state of business in Fargo-Moorhead,” he said. “Some people may be trying to take advantage of interest rates or property deals or low construction costs.”

In the hotel market, new additions can be welcome news if a city is under-built. But when the economy slows, typically you’re overbuilt, Carley said.

“Right now, I would guess that a lot of hotels would not want to see more properties coming into town,” he said.

Raising the bar
Increased competition has not meant lower prices for consumers. Average daily hotel rates in the Fargo market have increased more than 21 percent in the past five years.

The average daily rate for a hotel room in 2005 was $60.48. The average rate in 2010, as of October, was $73.74, Smith Travel Research shows.

The addition of new sites can be good for consumers, however, as it means upgrading of existing rooms and facilities.

“When new properties open up, when other properties start to renovate, it raises the bar for all the other hotels in town,” Carley said. “Owners can’t afford to let their properties get tired. Our hotel owners in Fargo-Moorhead have always been pretty aggressive about that.”

There are currently a number of major renovation projects going on at local hotels.

The Doublewood Inn’s ongoing renovation includes new beds and televisions in all 172 rooms. Anselmin, the general manager, said about two-thirds of the rooms were redone as of this week. Other projects include a new patio with pergola, cosmetic upgrades to the bar and extensive work to the entrance and lobby.

The changes to the lobby seem to elicit the most comments, Anselmin said, specifically, “It’s about time.”

“If I had a dollar for every time I heard that, the construction project would be paid for,” he said.

The Radisson in downtown Fargo has begun work on a new street-level lounge that is part of a larger project to renovate much of the hotel’s public space, General Manager Sandi Adams previously told The Forum.

A little over $3 million is being put into the Courtyard by Marriott in Moorhead “to make it just as nice as new again,” said Tom Ashbaugh, general manager.

Ashbaugh said the renovation they are going through now, seven years after opening, is usually done at the 12-year mark.

The exterior was painted this summer. The rooms are getting new beds, carpet, wallpaper and high-definition televisions. The lobby will be completely renovated by the end of January, Ashbaugh said, and will feature an interactive touch screen where guests can find directions to restaurants or print boarding passes.

New landscaping is planned before a grand reopening event this summer.

“It’s exciting. It refreshes our image. It says … we’re willing to step up to the plate and take care of you,” Ashbaugh said.

The Ramada Plaza Suites at 1635 42nd St. S., Fargo, has been undergoing a renovation since 2008. The pool area, patio, fitness center and guest rooms have been redone. Work continues in the lobby, front desk, restaurant, lounge and business center.

For Ramada General Manager Carol Johnson, it’s less about competition and more about meeting customer demands. She said technological innovations have changed guest needs, including the number of electrical outlets in a room.

The 80-room C’mon Inn at 4338 20th Ave. S., Fargo, is updating its breakfast area and has done a full exterior renovation.

“We’re trying to sort of brighten the exterior of the building, make it more noticeable,” said Paul Hoglin, general manager. “You’re always looking to try to make yourself stand out. Trying to keep that market share, basically.”

It’s kind of hard to fathom this right now, since we’re still nursing our double-shot blizzard hangover, but Fargo might be the best city in America.

Either that, or it’s the best city in America for people who like to make lists of the best cities in America.

I’m not just trying to be clever.

Look at the various rankings of “best cities” for whatever, and Fargo seems to be on most of them.

Men’s Health magazine just listed Fargo as the second-best place to live in America for 2011 – Madison, Wis., came in first.

Women’s Health also ranked Fargo as the second-best city to live in – behind Plano, Texas.

There’s more.

In November, the Milken Institute credited Fargo as the best small city in America for creating and sustaining jobs. And in 2009, Forbes called Fargo one of the nation’s best places for jobs.

Also in ’09, Children’s Health magazine said Fargo was the third-best place in the U.S. to raise kids – Burlington, Vt., and Madison, Wis., (again) finished ahead of us.

Last year, U.S. News and World Report listed Fargo among its best places to retire.

This past May, Bicycling magazine ranked us at 48 of the top 50 biking cities in nation – to which I say, duh, no hills.

And Men’s Health also says only eight other cities have better teeth than we do – trust me, we’d be ranked higher if my British smile left town.

Of course, Fargo does show up on a few “negative” lists, too.

In November, Men’s Health said Fargo was losing its religion, placing it at 94 of 99 on the list of the most religious cities.

And then there’s the list that got everyone talking before New Year’s, The Daily Beast’s claim that we’re the second-drunkest city in America, after those classy drinkers in Milwaukee. But let’s be honest, there’s a segment of our population that wears that ranking with pride.

Regardless, it’s worth wondering why Fargo pops up on so many lists as a great place to, well, exist.

And since Men’s Health, seems to put Fargo in every list it puts out, they seemed like a good place to find an answer.

“Fargo is one of the surprises,” says Matt Marion, deputy editor of Men’s Health.

He’s never been to Fargo. And, apparently, the magazine’s art director hasn’t either, since its online entry for Fargo shows a person snowboarding – downhill.

Nonetheless, Marion says Men’s Health ranks cities purely on stats.

“We’re always fascinated by patterns that emerge,” Marion says. “When we see cities finish pretty consistently in the top 10 or 20, it reinforces to us that how … we come about the results is on the money.”

In other words, it’s legit. Fargo is one of the greatest cities in America. Especially if you don’t live here in the winter.

Justy's BBQ is closed for good, but I've heard they are looking for someone to reopen it.

Asian Fushion Samuri is open over on 45th St. It sounds like a good place to eat with a medium to high priced menu. Smashburger is open as well in the same area.

JL Beers is also now open at their West Fargo location.

Stay downtown if you can. Hotel Donaldson and the Radisson are both good choices. Downtown Fargo is significantly different than in 1988, you won't recognize it. Entertainment: music, theatre (movie and stage), museum. Dining: many good choices depending on your budget. Shopping: locally owned, one of a kind shops. Park the car and walk around dowtown.

If you want to shop at chain stores and eat at chain resturants (nothing wrong with that) then you'd be better off near West Acres Mall.

But for a true taste of genuine Fargo...downtown baby!

Hello everyone!!! I've been a follower of this thread for some time, finally thought it was time to add my thoughts. I recently talked to a project manager for one of the larger commercial contractors in town. I'm told that in the area just west of Shanley High school or next to the new Don's car wash there will be a LOT of construction this summer. To list a few, a Subway, a Dairy Queen, a bank, a strip mall, and what i'm most excited about and new chain restaurant to Fargo. Althought he wouldn't tell me exactly what it is going to be.

Hopefully the southern part of the metro can focus on some more sustainable projects in the future and less on sprawly developments like they are now. That area of town does need some commercial development though so I'm looking forward to seeing all that good stuff.

I dunno if it was mentioned, but according to the 2010 Census, the state of ND grew by 30,391 people from 2000-2010 to 672,591. Just 8,254 people shy of the record population ND had back in the year NINETEEN-THIRTY. (What is it with ND'ers aversion to growth??) It's expected (from what I'm hearing) that the new data may show F-M's (Cass/Clay) metro to have over 210,000 for the census number.

I live FAAAAAR FAAAAAAR away from F-M now, so I can't see things there for myself as far as developments go. Hopefully in the near future I can go see the brand-new six-laned 45th Street (that should've been completed when I was living there).

Two possible restaurants that may be going into the 52nd Avenue/25th Street area are Cracker Barrel and Cheesecake Factory. I'm only basing this on that I heard both of these restaurants were looking at coming to Fargo in the near future. I've also heard that Outback may be returning, but that was only a rumor as well and it's not "new" to the Fargo area so I don't know if that would be a possibility for the Don's area.

On another note, has anyone heard anything on how the Urban Plains and Brandt Crossing area are going to be as far as development this summer and beyond? And is the Brandt Crossing development going to be residential, commercial or a mix?

Actually, IKEA wants a city to have close to a million in its trade area before they enter that market. I know they're building one in Winnipeg, and there's about 1.1 million people living in south central Manitoba. There's something like 400,000 people living within 80 miles of F-M, so F-M has a loooong way to go. That idea's more of a dream of mine.

Two Downtown Buildings Slated for Renovation

FARGO, ND: Broadway in downtown Fargo will again see movement forward as the Moose and Dixon buildings are revitalized. The buildings’ first floors will be for retail use; the second floors will be renovated for 11 contemporary one-bedroom and efficiency apartments. Construction is scheduled to begin within six weeks on these vacant buildings at 305 and 307 Broadway, just south of the Fargoan, and across the street from the Fargo Theatre.

Urban Plains Land Company owns the buildings. “We’re excited to renovate these historic buildings and allow them to contribute to the growing momentum of downtown Fargo,” says Matt Baasch, real estate developer for Urban Plains, who has been working with Fargo city planners to re-purpose the Moose and Dixon into useable space. “This project will expand the very active retail cluster in that area and add to the diversity and quantity of housing. It’s a great project,” says Bob Stein, Fargo City Planner.

Terry Stroh will serve as the architect and construction manager for the project. Apartments will be upscale and vary in size from 500 to 800 square feet. Underground parking will be available for residents. “The Dixon-Moose buildings are in the hottest part of downtown Fargo. We’re looking forward to creating some very unique spaces,” says Stroh. The apartments should be ready for occupancy in September 2011.

All of the new "ethnic restaurants" and the explosion of sushi locations. I could go on and on.

We are very fortunate to have the quality of local restauranteurs that we have in this area.

Supporting locally owned restaurantants is important, they do not have the buying power of chains or the marketing and administrative support of chains. Nothing wrong with chain restaurants, they serve a purpose, but the locally owned restaurants are what makes our area unique.

Good points...when I lived up there in the 90s we had pretty close to none of this, and when I swing through the region now I'll make it a point to visit these. Santa Lucia was about the extent of ethnic dining back in those days.

It’s something Fargo-Moorhead area residents seem to long for almost as much as a flood-free spring – a SONIC Drive-In.

When a recent Forum Trade Talk column invited readers to email Business Reporter Marino Eccher about restaurant rumors they wanted him to check out, the vast majority were inquiries about SONIC.

A SONIC spokeswoman told me the company does plan to open a restaurant in Fargo, but it’s still too soon to speculate on an opening date or location.

She said a SONIC might open in Fargo in 2012.

There are more than 3,500 SONIC Drive-In locations across the country, but the closest to Fargo is 190 miles away in Elk River, Minn.

The drive-in fast food chain offers burgers, hot dogs, chicken sandwiches and an array of slushes, limeades, and ice cream treats.

Family Healthcare Center expansion to transform historic downtown building

FARGO – The new Family HealthCare Center took a step forward this week with signatures on legal documents that open the door for a remodeling project that will transform a historic downtown building.

The $15.5 million project will double the clinical space available for the center, allowing it to provide primary care to 23 more patients each day, or 6,000 more every year.

“We have been very pressed for space,” said Patricia Patrón, the center’s executive director. The women’s clinic, for example, is located in the basement, apart from other clinic services.

The Family HealthCare Center, which opened in 1994, has its main clinic in the Fargo Cass Public Health Building at 306 4th St. N.

It serves more than 12,000 unique patients each year, most of them uninsured or underinsured, including more than 1,000 homeless people.

The population served by the clinic has grown five-fold over the past decade, Patrón said. The homeless clinic population has almost doubled over the past three years.

“The last couple of years, we have been limited by the space we have,” she said.

Current space is so limited, with only one room for procedures, that if a patient needs intravenous medicine, a patient requiring minor surgery must wait for the room to become available, said Dr. Napoleon Espejo, the clinic’s medical director.

The clinic also needs more space for uses such as diabetes education and counseling.

“The operations here are pretty tight,” Espejo said. “The space is a huge factor.”

The new clinic, slated to open late next year, will occupy four refurbished buildings on NP Avenue, including a building that originally housed Pence Auto.

That cornerstone building, with glazed brick and a decorative band of terra cotta as well as a metal cornice, is on the national historic registry. A grant to help preserve historic buildings is one of three federal grants providing core funding for the project.

The refurbished building will feature terrazzo floors, in keeping with the original, and will preserve a marble staircase.

The added space will allow 18 more clinical positions, with new services to include mental health, optometry and a wellness program. Current staffing is the equivalent of 83 full-time employees.

When the new center opens, the homeless health clinic will move from the basement of St. Mark’s Lutheran Church at 670 4th Ave. N.

The clinic serves a large area of southeastern North Dakota and western Minnesota, with some patients traveling as far as 200 miles for medical or dental care.

Between 25 and 40 percent of the clinic’s patients don’t have health insurance. The problem is especially acute for adult males, since public health insurance programs target children and mothers, Espejo said.

“The number of uninsured patients keeps growing,” he said, “therefore the need for our services keeps growing.”

Renovation of the new location, at 301 NP Ave., should be completed and ready for operations by September 2012.

Also across the street in the Kohls parking lot, there is excavation going on for what looks like the new Ulta building. Peppers is also going to be putting a patio on their west side of the building and eliminate the parking in the front. Looks like a new retail center (Prairie Grove Retail Center) is going up near the new Don's Car Wash on 52nd and 25th, although the contractor is only looking at putting the foundation in for the time being.

Also, Osaka Sushi and Hibachi looks like it's going in at the old Timberlodge building; I imagine this is going to be something like Kobe's.

I've heard from an unspecified but reliable source that Costco is indeed coming to the location south of I-94 and west of Veteran's Boulevard; no idea on a timeline but it sounds like it's pretty certain.

WEST FARGO – North Dakota might get its first Costco Wholesale in the not-so-distant future.

But don’t get too excited: That’s still a pretty big “maybe.”

The Washington-based retail giant has recently scouted potential locations in the metro area – with a particular eye on a prime piece of undeveloped real estate in West Fargo.

For about a month, Costco representatives have been talking with a local developer about available land southwest of the Interstate 94 interchange at Veterans Boulevard, Senior Planner Steve Zimmer said Tuesday.

Costco sells items in bulk to customers who purchase store memberships, much like its main competitor, Sam’s Club.

Zimmer said Costco contacted the city earlier this summer to check whether local ordinances met the company’s desires.

Beyond that, the conversations have been mostly between Costco representatives and the developer, Zimmer said.

The potential location is in an up-and-coming area called “The Preserve” – more than 500 acres of farm land that’s planned for a mix of residential, commercial, school, park and religious properties.

The first subdivisions of the development – Mapleridge and South Pond – are already under construction.

The potential Costco property would be in the North Pond at The Preserve.

Neither Costco nor Dan Bueide, the Fargo attorney representing the majority property owners of The Preserve, would comment on any potential conversations between them.

City officials don’t know whether Costco will indeed come to the metro, but they’ve heard the same floating rumors around town.

“As far as anybody in the city, we don’t have a definite confirmation either way,” Zimmer said.

West Fargo Commissioner Lou Bennett said he knew of the conversations, but “nothing official is being released yet.”

West Fargo leaders have been hoping for at least two years that a big-box retailer would locate to the Veterans Boulevard corridor – one of the few remaining expanses of land left for development in West Fargo.

However, given the economic recession, national retailers have been reluctant to open new stores.

Costco Wholesale operates 428 locations in the United States.

The nearest stores to the Fargo-Moorhead area are at least four hours away in either the Twin Cities or Winnipeg, Manitoba

The fact that the video shows dual hospitals planned for the site, would put the estimated valuation of the project close to $750M when it's all said and done. Add the $40M-$50M private medical clinic and that plot of land will be approaching close to $800M within a decade. Opps forgot the parking garages, I see three in that image below - add another $75M-$100M for that portion of the project. Not to shabby for a metro of 210k people, a hospital development worth almost $1B. The growth from the additional jobs will be unbelievable...

A side note: I was driving around town the other day and I was really surprised to see the amount of construction already taking place in the section of land bordered by I94 to the north, 32 ave to the south and veterans blvd and the sheyenne river to the east and west. Houses have already started to go up as well as roads and I believe the parts of the new elementary school out there is starting up. Neat stuff out in that area. I also believe there is supposed to be another Holiday Inn Express going up near the intersection of I94 and Veterans Blvd.

Seriously you're getting extrodinarily excited about a 10 story hospital on the fringes of town? And another big box? Where is the innovative, urban lifestyle that is the mark of real cities. Spend some time in an actual city, and you'll realize how far Fargo has to go (same for Sioux Falls).

It's nice to have some civic pride, but you forumers take it to unhealthy (and unrealist) levels.

I'm sorry that our excitement about what may seem to you as umimportant projects is bothersome. It is your opinion, however, it is not polite or professional to attack another's opinion out of the blue with such crass. I'm sorry that your time in Fargo-Moorhead was not an enjoyable one, I really do. I, and I think I speak for the rest of the local forumers, think that this area is a great place to live and there are many national rankings that support that claim. Every development, whether how big or how small, affects the city and adds to the economy. This hospital will bring in many more jobs and improve the qualtiy of life in the area. Yes, we are not on the levels of Minneapolis, Chicago, New York, or other cities you may consider to be true representations of an urban lifestyle location. But we're certainly taking steps to try to acheive some sort of "urbanness." Our downtown has been revitalized and continues to show signs of progress, the bus system is expanding, walking/bike paths continue to take shape, and bike lanes are being implemented on city streets. That's pretty impressive for a community in a state that has less people than the Minneapolis area, Chicago, New York, and yes, even Charlotte. With all do respect, I would pick on someone your own size.

Fredstrom, I agree with F-Misthebest. I don't think we (the FM area) have much of a desire to become a huge metropolis, or even a Minneapolis. I moved to Fargo from Minneapolis to get away from a lot of the trappings of a larger city, and the progressive nature, which may be perceived as self-centered, of the FM area. I enjoy the excitement over a large hospital and a big box store coming to town, as well as the revitalization of the downtown area, not to mention the progression of many other portions of the area. As far as the FM area being "boring", it may seem so to many people, but I've never had an unfulfilling day in Fargo (if you count recovering from a hangover as fulfilling, which I do).

All told, you are more than welcome to your opinion of Fargo or any other city, but I'll take the shortcomings of Fargo any day. No offense to you or any other person from elsewhere, but during the relatively poor economy of late, our lifestyle in the Upper Great Plains, and Fargo in particular, has thrived while other areas suffer. Although we may not have all the extravagance of other areas, I wouldn't trade it for anything, nor would I want anything beyond what's around me. Please feel free to come back and visit and/or consider a career here, and I hope your experience is better next time. Otherwise, best of luck to you in your endeavors.

Fargo's population is 210k, I'd say it is ok to get excited about a 10 story hospital that will greatly enhance the city's and region's quality of health care. I won't even get into how many jobs it will create. Seriously I think even larger cities get excited about projects that exceed $350 million but maybe I'm wrong.

I do have zero interest in the big boxes and chains, I go to them but it isn't anything to get excited about. We have enough. The additions of places like Rhombus Guys pizza is much more exciting to me.

I just did some checking, North Carolina's budget defecit next year will be $3.2 billion, that's with a B. North Dakota will have a surplus of over $1 billion. Our jobless rate is one of the lowest in the nation, so is our crime rate. Quite frankly Fred, you can keep Charlotte and your North Carolina troubles, I'll take Fargo and North Dakota any day. BTW - I grew up in the Twin Cities and moved here out of college. I like to go back and visit, but glad I live where I do.
